how Town Quay Wharf plays its part in Barking’s ongoing regeneration story
by Jon MasseyWeston Homes is set to expand its regeneration activities in Barking – adding to its 1,118-home Abbey Quay scheme on the River Roding. The developer recently exchanged on land to the south of that project in partnership with Be First London on behalf of Barking And Dagenham Council.
Together they will create Town Quay Wharf – 147 newly built one, two and three-bedroom riverside homes on a site of just under one and a half acres off Abbey Road.
Designed by PRP Architects, the development is intended to reconnect the town centre with the waterfront in similar fashion to Weston’s scheme to the north.
The homes, 42% of which will be designated as affordable housing, will be split between three blocks – one of 11 storeys and two of seven.
Weston says their design has been inspired by nearby mill and maritime buildings with pitched roofs, dormer balconies and warehouse-style brick façades all featuring.
Town Quay Wharf will also feature around 10,000sq ft of commercial space with plans for hospitality units, workshops and artists’ studios on the ground floors of the blocks as well as parking bays and cycle storage.
The scheme also allows for a new waterfront public square to be created facing onto the Roding and overlooking the mill pond.
Weston Homes’ chairman and chief executive Bob Weston said: “We are delighted to announce our partnership with Barking And Dagenham Council at our new development Town Quay Wharf, not only providing a large number of private market sale homes in the regeneration area, but also providing 42% of vital affordable homes.
“At Weston Homes, we pride ourselves on offering high quality
homes for everyone at affordable prices.
“We are excited by this partnership with the council as it truly enhances the accommodation options in what is quickly becoming one of the most vibrant and visited parts of east London.”
Town Quay Wharf is located within easy walking distance of Barking station, offering connections to Canary Wharf in as little as 13 minutes via C2C rail services and the DLR. Connections to London Bridge are equally rapid via C2C to West Ham and onward journeys via the Jubilee line.
In addition to the many amenities of Barking town centre, residents will benefit from the neighbouring regeneration of Abbey Quay – a development worth around £350million on six acres along the river.
This project will also include a new restaurant, shops, cafés, a gym and a community hub.
The scheme has proved popular with buyers so far and its first phase has now sold out. The next phase, featuring one and two-bedroom homes, is set for release soon – although no official date has been confirmed. Those interested in purchasing a home there can register online. Go to weston-homes.com or call 01279 873 300 for more details about either of these schemes

how Berkeley is selling waterside homes in Poplar
by Jon MasseyBerkeley Group division St William has unveiled the latest phase of riverside apartments at its 2,800-home scheme in east London. The Heron Collection comprises 83 properties in Porter House – a block that is set to sit on the edge of the Lea beside a newly landscaped 2.5-acre park.
Residents will have access to co-working spaces including a business lounge, open-plan areas and meeting rooms.
The wider development includes the Riverside Spa, with a 20-metre swimming pool, a vitality pool, a salt inhalation room, a steam room and treatment rooms. There will also be a residents’ lounge complete with cinema and games room.
Part of the plan for the development includes a new pedestrian bridge across the River Lea, which will connect it directly to Canning Town station for Jubilee and DLR services. It is a 12-minute bike ride from Canary Wharf.
Prices for The Heron Collection start at £479,500 for a onebedroom home. For Porter House, which will contain some 176 properties ranging from studios to three-beds, prices start at £443,000.

the expert view
New Providence Wharf has been a long standing favourite of ours. Being one of Ballymore’s earlier developments this attractive horseshoe-shaped building mirrors the bend of the River Thames allowing for superb southerly views across the river and towards Greenwich Peninsula.
These apartments offer a good amount of internal living space and the on-site facilities offered are second to none.
A 4,000sq ft residents private gym, heated pools and even a spa are certain to impress those fitness fanatics too. Positioned to the east of Canary Wharf, New Providence Wharf is in a great spot, being just a short five minutes’ walk from the estate.
It’s often an over-used phrase by us estate agents, but in this case it’s fully justified – New Providence Wharf really does tick all the boxes.
