how Greenwich Millennium Village is a place to put down roots amid ongoing regeneration

Making an investment in a property is a long-term decision. On average, UK residents spend more than two decades in the homes that they own. But often apartments and houses are marketed mainly on the basis of facilities and amenities in the present rather than what’s in the pipeline for an area’s future.

On the one hand, this is perfectly understandable. It’s easier to say what’s already in a place than it is to accurately predict what’s coming down the track.

However, with some of the larger schemes it is possible to look ahead with a view to understanding not just the present attractions, but also the shape of things to come.

Take Greenwich Millennium Village (GMV), for example. While all developments evolve and change during construction to meet demand and the desires of buyers, there are some sure bets.

Firstly, regeneration in the area around the development will continue, with more homes and amenities built to serve Knight Dragon’s neighbouring scheme, the arrival of the Silvertown Tunnel and plans to create new housing and business space to the south of the scheme.

Within its borders, GMV is about two thirds of the way through its second major wave of construction.

“We’ve built 1,016 of the consented 1,746 homes, so we’re around 60% of the way through the development,” said Chris Genner, GMV project director of the joint venture between Countryside Partnerships and Taylor Wimpey London in association with the Mayor Of London.

“We have 241 homes under construction at present and, by the end of 2023, we will have completed everything that I would class as on the north side of West Parkside.

“We’ve got a community there that’s already thriving and, with the hoardings coming down, that will become permeable with

The Galleria is the latest phase of homes to hit the market at GMV. It offers both apartments and maisonettes and is the latest phase to go on sale at GMV with one, two and three-bedroom homes available on the edge of Southern Park. Prices start at £449,995.

GMV, a joint venture between Countryside Partnerships and Taylor Wimpey London, is offering to pay up to £1,000 a month towards a buyer’s mortgage on the majority of plots for 12 months or to contribute up to 5% towards a deposit on selected homes. T&Cs apply, naturally.

Southern Park. A lot of the play spaces, the community centre, the nursery and the retail is already there and established.

“That really draws a line under about two thirds of the development and will allow us to concentrate on the parcels of land that are closer to Bugsby’s Way and Southern Way – working our way to the edges of the site.

“To a certain degree, that means we will be leaving most of the site in terms of construction because we won’t be working in such close proximity to the homes we have already built. It will be a really special time for the development as it brings all the fragments together.

“Working on the next phase will see us build about 488 properties. That’s over a collection of five buildings in what we refer to as phase four of the development.

“Then we also have phase five, which will be an office building of about 5,000sq m of space. This will act as a gateway to the development as a whole, engaging with the wider retail area to the south.

“We think that will really stitch the masterplan together and make the whole development flow much better than the separate parcels of land that were in existence during construction.

“That project will run all the way through from 2024 to about 2029 when all the remaining units will be delivered.”

The other reason for looking at the future is for buyers who aren’t quite ready to step on the ladder or trade up yet, but will be in a few years’ time.

“The way we have looked at GMV is that there are areas that command a higher price point –perhaps because they are closer to the Thames or overlooking the park,” said Chris.

“The homes in phase four are more mid-level products and so we want to pitch them at all levels of affordability.

“We’ve always prided ourselves on being one of the more affordable developers on the Peninsula – walk 10 minutes towards The O2 and you’re looking at quite different price points.

“We have a sales model that targets predominantly domestic purchasers. Because Help To Buy doesn’t exist any more, we’re working hard to pitch a really great collection of one, two and three-bedroom homes at a level people can afford.

“We very much look at purchaser profiles where people are looking for their first property but also, perhaps, their forever home.

“We have seen people who have upsized within the development itself. Perhaps they bought a property in phases one or two – 10

years ago – and are purchasing larger homes in our latest phases as they want more space or to grow their families. That’s really the best feedback we could have.”

Located one stop on the Jubilee Line plus a 10-minute walk, the development is well situated to take advantage of much of the regeneration of east London with direct connections to Stratford and Royal Docks also in place.

Having begun construction in 1999, a wealth of amenities are already present locally with much more in the pipeline as the developers look towards completion.

“It’s been a very successful joint venture,” said Chris. “We really benefit at board level from people who have been involved in the GMV project for a very long time.

“We now have a five or six year window to complete a scheme that started in 1999 and it feels like we’re approaching the end of an era.

“There’s been a recession, a judicial review of the original planning permission and then Covid to contend with. And what buyers want has changed over that time too.

“We have had to remain agile to respond to the demands of the market and the trends that have emerged. I’m sure what we’re planing will continue to evolve.

“One of the things we hope to bring forward is to take up the opportunity to see whether there might yet be more to do on this site and that will bring more to the development. It’s very exciting to contemplate and show the final pieces of the jigsaw as we look to final completion.”

how Warley HQ marks the opening of a third chapter for this storied site in Brentwood, now a place to live

On the one hand, Warley HQ is a place to live. The Brentwood development by Land Charter offers prospective buyers one and two-bedroom apartments, with a collection of penthouses set to be launched in the near future.

But it’s also so much more than that. In the late 1950s Warley Barracks closed, ending its 140-year association with the Essex Regiment and marking the start of a new chapter in the area’s history – the end of its time as a rural military base.

Some 25 acres of the site was purchased by the Ford Motor Company, which spent a little over seven years creating a home for its European headquarters.

Designed in the modernist style by architects TP Bennett, the Ford Building mirrored the company’s worldwide HQ in Detroit and opened in 1967.

In 2018, after more than half a century in operation, Ford decided to relocate to a site in Dunton – a few miles away –selling the Warley building to Land Charter.

The developer brought TP Bennett back to the site alongside John Finch Partnership to redesign the facade and convert the building for residential use.

Located approximately 20 minutes’ walk from Brentwood station, the Elizabeth Line offers rapid connections all the way across London including a journey to Canary Wharf in about 40 minutes.

It also boasts direct connections to the likes of Liverpool Street, Bond Street and Heathrow.

The apartments themselves feature open-plan living areas with fitted kitchens and integrated appliances, video entry systems, Amtico flooring, dedicated utility spaces and built-in storage. Prices for the properties, which all come

with residents parking, start at £267,500.

Amenities at the development are focused on a communal area complete with a cafe plus a co-working floor with hot desks, meeting rooms and high speed internet, located on a mezzanine floor. A gym is also set to open and there’s a residents’ lounge with screening facilities and pool.

Outside there are shared gardens and table tennis as well as dedicated barbecue areas.

Lampposts across Aberfeldy Village have been festooned with banners designed by a local artist. Commissioned by Poplar Harca and EcoWorld, the project saw Lola Lely of Wax Atelier – a resident at the development – produce the artworks via free workshops.

“This commission has pushed the boundaries of my work in terms of scale and experimentation,” said Lola. “It has been a brilliant experience to collaborate with so many local people and businesses to realise this project.

“The foraging walks with groups of residents to gather dye materials were a particular highlight. I discovered so much more about this fascinating part of London – its history, its landscape, and the strong community ties local people have to this area.”

Titled Aberfeldy Stories: Colours Of Home, the installation comprises 20 banners with motifs inspired by both natural and architectural features of the local area. These will be on show at the development until the end of June and can be viewed for free by the passing public.
