ou never really know someone until you live with them, so goes the tired, old saying. It’s equally true for properties. After four years, I’m still discovering the various idiosyncrasies of my property and its builders’ curious approach to plumbing. But there’s a lot you can tell even after a single night and that’s exactly the period of time my companion and I spent recently in one of Telford Homes’ quartet of penthouses on the st floor of its Manhattan Plaza development. n arrival, the first thing to note is this brick-clad tower’s location. Set in its own landscaped plot, just across Aspen Way from Canary Wharf, it’s within easy walking distance of the estate and in even closer proximity to Blackwall DLR station. But once ensconced, it would be easy to stay put. Stepping through the doors, we’re met by the friendly smile of the concierge who rules a generous lobby full of ample soft furnishings and glamorous reflections. The dual lifts are rapid – an essential if you’re going to be living on the 21st – whisking us up to our temporary home. Dressed lavishly by Honky Interiors, the two-bedroom property is neatly arranged. Entry is via a decent-sized hallway that flows through the centre of the penthouse – family bathroom and utilities to the left, master and second bedroom to the right and grand living area straight ahead. The ceilings, in contrast to many new-builds, are high, giving the home a feeling of airiness. We’re immediately drawn to the openplan living space, which has a long curved wall o ering views of Canary Wharf to the south and the City to the west via intermittent vertical windows. These o er an une pected balance between celebration of the tower’s superb vistas – you can see the Thames at both ends of its meander around the Isle Of Dogs – and privacy. There’s an expansive lounge area that stops short of cavernous and a kitchen-diner with glossy white units and space for a table to easily seat six.

The gym at Manhattan Plaza is very well equipped While we don’t cook during our visit, it’s easy to imagine hosting dinner parties with the Wharf as a backdrop. Better still, there’s a snug balcony o the lounge to step out on for a more immediate connection with the view. Because this is wrapped around the solidity of a supportive pillar, it feels sheltered and secure – ideal as I’m terrified of heights and inspired as a breeze blocker. Despite the altitude, I remain untriggered. Equally impressive is the size of both the bathroom and the en suite. There are baths in each in case you like to alternate soaking locations and tall, capacious units to house all the bathing paraphernalia. We sleep soundly in the big soft bed, due in part to the impossibly deep pile of the carpet and the e cellent soundproofing that completely deadens the noise of the DLR passing by and the planes from London City Airport – no mean feat. The apartment is luxurious and it’s in a good place but there’s more than that. With 95% of homes sold, Manhattan Plaza is becoming a community. It feels welcoming and inhabited. And then there are its two other deeply attractive features. The first is a panoramic communal roof terrace (up a single flight of stairs from the penthouse o ering some of the best views in existence across London. The second is its very well equipped first floor gym that has both cardio equipment and weight machines and an air of exclusivity and quality about it. I could have stayed a lot longer. Three penthouses are still available at Manhattan Plaza with prices starting at £897,500 – a significant saving on comparable homes along the South Quay strip. The estate has grown and developed significantly as a destination in recent years with a special emphasis on boosting its food and drink offering. Its Crossrail station is the closest part of the Wharf to Manhattan Plaza as the crow flies, so where better to road-test the penthouse lifestyle than at upmarket Danish-Japanese restaurant Sticks ‘n’ Sushi? We opt for The Extravaganza – the most likely option for a couple dining away from their top-floor pad. At £98 it delivers a multitude of tastes from the calm simplicity of sesame-oil grilled edamame beans through raw slivers of fish to a ceramic smorgasbord of sushi. It’s a powerful showcase when combined with a bottle of mineral-rich Chablis at £50, with the stars a yakitori selection featuring black cod, beef and scallops and bacon. While the desserts are miniscule and pricey (the whole meal with the exception of the wine is on the costly side), there’s a certain decadence in rounding off the meal with a couple of shots of Hakushu Japanese whisky; certainly the sort of beverage a penthouse owner would have on their drinks table. stamp duty hike for second homes, damaging tax relief changes and now a ban on letting agents’ fees. Ministers have been waging a fairly sustained war on the buy-to-let sector for some time. When faced with all these pressures, it’s natural for landlords to be filled with questions about the future of their businesses. And that’s where husband and wife team Steve and Tracey Hanbury come in. The couple co-founded the National Landlord Investment Show (NLIS) in 2013 as a forum for those looking to invest and for existing landlords to access a wide range of advice, network, take part in debates and to identify future hotspots in the UK. laying foundations “We are landlords ourselves and we have longevity in terms of our family business, which was started by my dad about 40 years ago,” said Steve. “We came up with the idea for the show in 2013 – there was a gap in the market for UK landlords like ourselves to attend an event, to gain knowledge and to help each other on their journeys. “Things were getting a little bit better after the lull of 2007-2008. We were reading the Sunday Telegraph and it was reporting on UK buy-to-let hotspots, so we said: ‘OK, why don’t we create an exhibition to go to those areas with exhibitors from the property industry to help landlords?’. “We decided to have speakers on a di erent range of topics – auctions, legality, investment opportunities, finance and more and we did five shows that year. “Fast-forward to 2019 and we’ve now done 65.” design changes Since then, the brand’s focus has evolved, concentrating on growing fewer larger shows including the forthcoming edition at Olympia on June 13. “One year we did 14 and that nearly killed us,” said Steve. “Now we have decided to change our strategy – it was really good to do 14 in a year around the country to get our name out there. “But now, Olympia has got much bigger – we’re making the large shows larger. “We’ll have done six by the end of 2019, we’ve had one at Olympia in March, one in the Midlands at Aston Villa FC in May and the London one in June. “Then in October we’ve got one at Manchester United FC and another one at Olympia in November. “In a nutshell, the ethos behind
the show is to really help landlords and people thinking about getting into property as well as accidental landlords who have perhaps inherited property. “They can come to a show – it’s free for them to attend – and meet with various service providers, learn things and sit in on seminars. “They’ll also come away with a booklet filled with nuggets of information that can help them.” on site What can landlords expect when attending the forthcoming show at Olympia? “People can expect to meet with companies covering investment opportunities, legal matters, tax and finance as well as property trainers all under one roof – it’s a very diverse bag,” said Steve. “The day begins at 8.30am with a networking event – we’re the only show to do this. “Being a landlord can be an isolated game – you’re often out there on your own – and landlords like to network with other landlords to get advice, ask questions and to join the community. “We also have professionals coming along to this – accountants and solicitors, for example, who want to find out what the show s about with a view to exhibiting in the future. “At 10am in the main auditorium, which has a capacity of 450 people, we have a massive debate. “Last time it was standing room only. It will be chaired by journalist and broadcaster Andrew Neill who’ll take charge of a panel debating the future of the UK housing market. “We have expert panellists such as Tony Gimple, the founder of Less Tax 4 Landlords, Steve Olejnik, the managing director of Mortgages For Businesses and former Mayor Of London Ken Livingstone. “Last year we had Iain DuncanSmith and other Government figures, but we felt that with the Labour and Conservative parties very much involved in the UK housing market as well, we wanted to take a spin on it. “People who don’t want to attend the debate can, of course, chat with exhibitors during this time.

Our shows are growing so there is still demand from landlords. At the end of the day they have to treat this as a business. “If you had cash to invest, depending on how much you’ve got, there’s the Northern Powerhouse market, and a lot of landlords are investing in Manchester,
Liverpool and even Hull on the east coast. The returns can be very good, so they buy a lot of property up north, so you’ve got to take into account your management fees. A lot of people are buying in blocks or units and people coming to our show are buying around the South East market too. We have estate agents there who are bringing their hot properties to the shows.” buying bricks and mortar Despite all the pressures on the sector, Steve said investing cash in housing was still worthwhile. “Property is still a good bet, but you’ve got to think about it long-term,” he said. “You can’t think of it as a get rich quick scheme. ou ve got to have the right mindset, you have to be professional and, ultimately, a good UK landlord. “You’ve got to manage the property yourself, or get in a company, in which case you’ve got to show due diligence in terms of the quality of the service it provides. “By all means, put that company in place to oversee what needs to be done, but you’ve also got to keep a handle on it as well. “You can’t just walk away and forget about it – it’s your property, it’s an investment. “You’ve got a client in your property. We tend to think of them that way rather than as tenants. That’s the best way. showing growth Demand for the market is looking healthy, be that from potential landlords looking to invest an inheritance or put a bonus into property, or existing landlords looking to manage and grow their portfolios. “In March we had more than 4,000 people through the door – the biggest attendance we’ve ever had,” said Steve. “People are coming out, coming to the show and our exhibitor list is increasing too. “We have companies who want to do one show, then say that they’ve tested it and then they want to book for all the remaining shows for the rest of the year. “We’ve got more than 100 exhibitors, 45 seminars to choose from and three panels that we change all the time, so we constantly keep things current and always think about di erent ideas. “We can obviously improve the show and make sure that di erent people are coming to the event as well. We like to have fresh faces. “There is a new dynamic coming into the market and to our events. There are people coming from abroad, I’ve seen people coming with suitcases fresh o flights from Europe, just to come along and see what’s happening in the UK. “I must say, however, that we are 100% committed to the UK

further developments Beyond the shows themselves, NLIS continues to develop as a brand. “We’ve got other sides to our business,” said Steve. “In 2014 we launched a landlord investor magazine and that’s an extension of the show. “We have guest columnists who write about all manner of di erent topical things, like buying at auction, legal advice, financial advice, and we have advertisers in there as well. “We print thousands of those a month and they’re sent out to our database from the shows. We also send it out digitally to our database of more than 70,000 people. “Then, at the end of 2018, we launched our awards and we had our first presentation ceremony at the Grosvenor House Hotel, and that was presented by comedian Rob Beckett. “We had an industry celebration of 11 companies, winning awards in many di erent fields. This year they will be held on November 21 at the same venue. “We’ve also created the Landlords Investor Club. “We thought there was a need to provide a bespoke event, where seasoned investors could come to a network and hear speakers every quarter. We held our first one in April. “We had four sponsors – one covering tax, one investment, one legal and one finance. “We supply all the food and drink and it’s a chance as well for our exhibitors to be in a room with 150 landlords with 15 or more properties drawn from our database. “We are planning on growing it with an idea to arrange large conferences, possibly at Olympia. We’ll use the same model but just increase the numbers. “We’ve also launched an online portal covering house prices, government issues and housing policy. “It’s called Property Notify and we’re really excited about it and send it out every Sunday morning at 10am “It’s a Sunday morning brunch, if you like – landlords can wake up, look at their phone, see what’s happening in the market and read some really good stories. ransport for London has reopened the entrance to Waterloo Tube station at Southbank Place. The entrance had been closed for three years for refurbishment funded by Canary Wharf Group, which is also behind the development of the surrounding area, which will see shops, restaurants, bars, and office space created as well as luxury homes. London Underground managing director said: “The entrance to Waterloo Tube station will once again make the South Bank more easily accessible, will boost businesses in the area and provide access to new homes.” The completed entrance features three new escalators and will provide direct access to CWG’s Southbank Place scheme. Howard Dawber, of project developer Braeburn Estates, said: “The opening of the entrance is another milestone in the delivery of Southbank Place. “This completely rebuilt station entrance will not only restore and improve access to Waterloo Station, but opens up new connections for the South Bank through our development. “It will offer added convenience for residents, workers and visitors alike, and we are proud that our scheme will be one of the few in London with a station entrance built directly into the project.” Go to southbank-place.com

What a year it’s been for the E14 property market so far. The amount of positive sentiment I've been picking up from buyers and sellers who visit the branch every day confirms that this part of the country is better insulated from the cold spell being experienced in some other parts of the UK market. It didn’t take long before I started to see why people have been so positive. Data from the Land Registry shows that prices rose by 16.8 per cent over the last 3 years and now sit 146.5 per cent higher than they did in 2000. For context, that means that the average E14 home has increased by £18,100 per year over that period.

does this mean that the market has peaked? Not by a long shot. In fact, I think that the E14 property market has a lot of steam left in it. The reason is simple; every market is underpinned by supply and demand. Here the supply is made up of a very high-quality housing stock, with a manageable amount of new build. The demand side, which is essentially all the lovely people who want to live here, is diverse, motivated and growing.
So I have lots of reasons to be confident that upward pressure on prices will continue and our market will go from strength-to-strength.
