trio of show apartments have been unveiled at New Garden Quarter in Stratford. The three properties at the Telford Homes development have each been dressed by a separate interi r esi n fir ith the intention of showcasing their potential as spaces. Online interior design service Homewings has dressed a one-bedroom apartment, Dapa Interiors has dressed a three-bedroom lateral apartment and Studio Morton has dressed a three-bedroom garden villa. In celebration of their launch, el r is erin ers h reserve a home the chance to have their new property individually designed and furnished by Homewings at no extra cost. Those taking up the incentive will collaborate with an online designer to create mood boards for their property’s rooms. Once the visuals and furniture are nfir e an in sit n the scheme, Homewings will curate a shopping list of all the items and arrange a consolidated delivery on a day of the buyer’s choice within two-to-four weeks of an order being completed. With more than 70% of the development already sold, there are 51 apartments available through the current release ranging in size from 553sq ft to 1,428sq ft. Designed by PTE architects, New Garden Quarter contains a mixture of one, two and three-bedroom homes as well as garden villas and sky villas. Billed as “a modern interpretation of a classic London Square”, the development comprises 471 properties and six commercial units. Some homes are available for private rent, while others are being
sold on a shared ownership basis by Notting Hill Genesis. Telford group sales and marketing director David Campbell said: “Once complete this summer, New Garden Quarter is set to become an inspiring neighbourhood, providing high quality homes for buyers wanting the best of both worlds – a high spe ifi ati n pr pert l se t the city and a thriving community on the doorstep. “Investment and regeneration in Stratford has transformed the area with much more still to come, making it an increasingly desirable

halegrove Properties is another developer keen to draw parallels between its contemporary work in east London and the classic garden squares of Mayfair, Knightsbridge and Chelsea. he e i eren e et een those secluded oblongs of emerald green, often locked to the public and surrounded by uninviting iron railings, an the ra ri h a ilit at Landmark Pinnacle, however is height. Instead of being on the ground, Panorama Garden are fills the h le the il in s th r the st re t er stret hin t 8,700sq ft of space, laid out in what’s described as “tradi tional English” style. The facility, which will also have a specially designed play area for kids, is located some fi e iles r the nearest classic garden square in Fitzrovia. Chalegrove project coordi nator Rami Atallah said: “The gardens are a really important aspect of what we’re looking to achieve at Landmark Pinnacle. “We’re striving to build an active community where every resident has somewhere to engage with their neigh bours, let their children play in a safe environment or just enjoy some downtime. “The residential garden is steeped in London’s history as an aspirational amenity and we wanted to bring that here r the first ti e whilst creating a truly unique
outside space within one of the city’s tallest towers.” Charlegrove has split its Panorama Garden Square in half, intending to imbue each one with its own character. The developer said the West Garden would provide a calm space, with sofas and benches set around specially selected trees, shrubs and plants – “chosen to provide the look and feel of a typical private gated square”. It will boast views across the Thames and to central London and feature a “relaxation area” with lounge chairs as well as a table tennis room. The East Garden will, Charlegrove promises, appeal to young children with overgrown paths, play areas and activity tables. The garden will include seating areas so parents can gather and socialise. Views from this side of the building include West India South Dock, Canary Wharf and The O2. The development also eat res a le hei ht r terrace – the tallest in London – which can be exclusively reserved by residents and Pinnacle Park, a 4,500sq ft plaza which provides a space all the way down at ground level with a commercial unit

he gap between the cost of buying and renting is down 59% to its lowest level in nine years, according to the most recent Halifax Buying Vs Renting Review. The study said in 2017 buyers were saving an average of £900 a year compared to renters but the latest figures showed this annual saving was down to £366. Halifax’s review found average housing costs, including a mortgage on a three-bedroom home in the UK, were £729 a month in December 2018, compared to an average monthly rent of £759 for the same property type. Buying in recent years has meant lower monthly costs than renting across the UK but the latest picture shows a much more varied picture across the country. Outside of London, Scottish buyers had the highest average annual savings of 20% (an average of £1,574) when compared to tenants. In contrast, owners in Yorkshire saved little as the average cost of buying was only 5% lower than renting. Halifax said new buy-to-let mortgages had slowed down and first-time buyers were now driving the number of house purchases with a mortgage.
Its study found the number of first-time buyers in 2018 hit 370,000 while the number of mortgages for landlords purchasing properties fell for the fourth year to 66,400. Remortgages however had been rising over the period, showing the effects of recent changes impacting landlords including an additional charge on stamp duty for new buy-tolets and the removal of mortgage interest tax relief. Halifax managing director Russell Galley said: “The gap
Rents have ‘remained flat’ between buying and renting is narrowing, primarily driven by reduced first-time buyer prices deposits in some regions and continuing house price growth, meaning buyers are paying more on their mortgages. “With more products available for borrowers, these factors have pushed up the price of buying quicker than the price of renting. “Meanwhile, the cost of rent, household maintenance and average deposits have remained broadly flat.”

Here in our E14 office, we're not sure if we can remember another time when there were so many opportunities out there in our property market. The last 12 months have been one heck of a time working hard with sellers to put a smile on their face, and we've done this by continuously keeping on top of all the latest movements in the market.
The chart above illustrates a very good reason to be happy. Long-term house price growth in the area has been strong, with the average annual rate of growth since 2000 sitting at an admirable 15.2 per cent. The broad base of the market and the solid fundamentals underpinning it mean we expect this to continue in the medium and long term.
A key part of our approach is how we complement our unrivalled knowledge of local opportunities with a firm grasp of market movements. We do this by regularly looking at the various property-related statistics that are available to us. The most important source is the Land Registry, which records all home sales and tells us what's happening to sales rates and price levels.
On the whole, the thing we're noticing most is how much sanity there is in the market at the moment. Because mortgage lending is a lot more sensible since the credit crunch, price froth hasn't built up, which is good news because it lessens the chance of a crash. We've got so much more to say, so why don’t you pop into our office for more info? Spencer Fortag spencer@lmlondon.com

This chart shows how the price of ats and houses in the local area have moved over the last ten years. Looking at the change in prices over the longer term avoids some of the volatility that would be seen if we were looking at changes in the short term.
e ro le of tenure
rivate re te
The mix of tenure of properties is a substantial yardstick of the attributes of homes in a local market. One of the best parts of the planning system in the is that social housing is heavily mixed in with the private stock, so we don't get large geographical divides between people as is the case in urban rance.
