Starting weekly rent for an apartment on the top floor of Vertus’ 10 George Street in Wood Wharf
how Vertus’ top floor apartments at 10 George Street offer more than just breathtaking views across east London by Jon Massey
A
collection of rental apartments has been unveiled at Wood Wharf’s 10 George Street. The nine properties are owned and operated by Vertus - Canary Wharf Group’s residential leasing business – and boast panoramic views across east London from their position at the top of the 35-storey tower. A studio, five one-beds and three two-beds are available in a variety of different layouts ranging in size from 445sq ft to 1,015sq ft. From their position, 128 metres above the ground, those in the apartments can expect to see much of east and south-east London including The O2, Greenwich, the Thames Barrier and Canary Wharf itself. The build-to-rent properties all have an open-plan design with dark wood furniture and fitted wardrobes in the bedrooms. Balconies have glass balustrades to maximise the amount of natural light entering each apartment. Vertus managing director Alastair Mullens said: “Across London, build-to-rent apartments continue to be in great demand, but here in Wood Wharf we can offer residents a truly unique experience – contemporary homes in architecturally remarkable buildings with the levels of service and facilities more commonly found in luxury hotels. “Our latest apartments at 10 George Street are some of the best build-to-rent homes we’ve offered yet, providing exceptional living spaces in a thriving new community, and with amenities that more than meet the demands of modern work patterns and the desire for

engaging and interactive social spaces.” The tower, which welcomed its first residents in February 2020, was Canary Wharf Group’s first build-to-rent block and has since been joined by nearby 8 Water Street and Newfoundland to the west of the estate. The structure, designed by Grid Architects, includes around 6,000sq ft of communal social spaces furnished by Angel O’Donnell. These include a lounge with TV, games consoles and board games and an expansive south-facing first floor terrace with outdoor heaters and a BBQ overlooking West India South Dock and Harbour Quay Gardens. As the pandemic recedes, more and more local amenities are arriving including restaurant and bar Emilia’s Crafted Pasta at 12 George Street and MMy Wood Wharf – which will offer a blend of street food, live jazz and high-end groceries in a sustainable package – on the ground floor and basement levels of the tower. These join nearby Hawksmoor, on one of two floating barges off Water Street, and convenience store Amazon Fresh. Prices for the nine properties on the top floor of 10 George Street range from £510-£920 per week and include utility bills, high speed broadband, access to all the communal facilities, a 24-hour concierge service, a Samsung Smart TV and a TV licence. idely considered the UK’s number one landlord and property investment exhibition, the National Landlord Investment Show connects thousands of landlords, investors and property professionals and is a beacon for anyone with an interest in managing or investing in property. Started by husband and wife team, Steve and Tracey Hanbury, in 2013 the show has grown exponentially year-on-year to meet the nation’s appetite for property investment, having delivered no less than 71 live exhibitions at key locations across the UK since. On March 15, the show returns to Old Billingsgate, in the heart of the City for what stands to be the most spectacular Landlord Investment Show event to date. Co-founder Tracey Hanbury said: “We are absolutely delighted to be returning to Old Billingsgate after the huge success of last year’s London show. “We have over 100 exhibitors from all compass points of the property and investment sector, plus more than 50 expert speakers offering excellent advice and four brilliant panel sessions. “Our March event marks our 72nd live show so we really know our audience. Being landlords ourselves, we also know exactly what the market needs, and how to translate that requirement into producing top quality events. “As always, access to all of this is free – you just need to register via our website. Although I’d be quick as the tickets are going like hotcakes.” The National Landlord Investment Show has everything you could conceivably need as a buy-to-let landlord or potential property investor, offering legal advice, finance suppliers, investment opportunities, tax experts, property management, education and mentoring, latest proptech, furnishings and decor and myriad other helpful services, all under one roof. Tracey said: “Our live show locations are carefully selected to

ensure attendees and exhibitors get the most from each event. “Old Billingsgate is a stunning venue which spans two floors. Spacious, impressive and easy to navigate, moving our London events here in 2021 took the exhibition experience to another level and cemented our position as the UK’s number one landlord and property investment exhibition. “In November 2018 we also added the National LIS Awards to our portfolio – a prestigious and hugely successful event at the Grosvenor House Hotel in London. To keep you informed we publish Landlord Investor magazine and have our very own property news portal Property Notify, which publishes independent news, views and opinions from the cream of the industry. “In 2019 we successfully launched Landlord Investors Club, during the challenges of lockdown we added online shows to our roster, delivering four huge virtual events over 2020 and 2021, and as of June last year we launched Landlord Investor Hour, our very own online TV platform. “All of our events and media are 100% dedicated to the UK buy-to-let community and are free to access.”

Sometimes you need nuance beyond the statistics

veryone loves a good property story. Rightmove came out with data this week quoting “asking prices” at an all time high. My great pal Nick Ferrari (LBC radio) obviously saw the story on his drive to the studio Monday morning and says to his producers “get hold of DG, get him on at 7.40am to discuss with me”. He must know I do the school run on Mondays, so the timing just about worked. Where am I going with this? I have a problem with portals and experts releasing data with such a broad brush. The assumption from the headline and the article’s contents would be that everything is rosy in the residential sales garden. The information is seldom nuanced, never really sense-checked. Show that headlines to the sales teams in the City or Canary Wharf and a wry telling smile will appear. New housing developments and existing housing stock, particularly in the regions are selling well and, I believe, at good price levels. I have a problem with We have a couple portals and experts of joint ventures with house builders in releasing data with Birmingham and near Ipswich and both are such a broad brush. showing substantial The information is demand among first and second-time seldom nuanced buyers without a spade David Galman, Galliard Homes in the ground. Anecdotally I hear of friends selling in the suburbs in quick fashion. However, for a variety of reasons things are different in town. Successive governments have put hurdles in the way of international buyers, pushing large scale developments and regeneration areas into the hands of institutional fund managers, which they think will create a professional lettings market. In all honesty, all it has done is increase rents. I guess the property market has always had divides across the country – the north-south divide has for years been a turn of phrase – which is why I think it’s a little bit disingenuous for Rightmove to help create what in reality is an unhelpful headline. “The market is booming”, “House prices at a record high”. Rather than use inaccurate statistics without nuance, why not chat to sensible voices at the coal face for an informed view. If it’s good enough for Nick, it should be good enough for the broadsheets and tabloids. lanning permission has been granted for a 230m-tall residential tower on the Isle Of Dogs. Developer Far East Consortium’s proposal is for a 56-storey building housing around 500 flats with more than 130 designated as affordable. The company says it expects to complete the tower in 2026. The planned structure will be located just across Marsh Wall from FEC’s Consort Place scheme, which is already under construction and expected to be complete in 2024. That development, in addition to the refurbishment of the North Pole pub, includes the 65-storey Aspen tower. Costing around £250million, Ensign House will see the demolition of an existing office block on the South Quay site, just north of the raised DLR trackway. This will be replaced with the tower as well as public space. The building will provide around 54,000sq ft of space inside, including a single, top floor luxury penthouse. Designed by Maccreanor Lavington Architects, it is understood enabling works could begin on-site before the end of 2022. FEC head of UK development John Connolly said: “Ensign House marks a new milestone in our commitment to deliver best-in-class residential homes in the heart of the capital. The acquisition will represent the latest instalment in the regeneration of South Quay. “FEC is looking forward to working alongside Tower Hamlets to provide affordable homes to locals, transforming the surrounding area into a much-needed quality public realm and a highly desirable place to live.” The proposed tower is close to Quay House, a site on the dock edge opposite Ballymore’s Wardian towers, where developer Rockwell won planning permission in 2020 to build One South Quay, a 35-storey building to house a hotel and serviced apartments.
