how homes at Greenwich Millennium Village come with a wealth of services, venues, restaurants, bars, schools and transport options as standard Pages 14-15

Stop on the Jubilee line from Canary Wharf, Greenwich Millennium Village is located at the heart of the regeneration of east and south-east London
on site services already on offer at GMV
>> One of the main benefits with GMV for buyers is that it is already a mature community with the first residents moving into their homes more than 20 years ago. As a result it boasts a full complement of shops including a Co-op, dry cleaner, cafe and pharmacy on site.
There’s also the Ayurveda Pura Health Spa And Beauty Centre, which offers a wide range of holistic treatments. Then there’s Rush&Ry, a hair, beauty and aesthetics unisex salon, offering everything from blow-dry to laser hair removal.

Greenwich Millennium Village and the areas that surround it offer a wealth of attractions to buyers
childcare, nursery and school provision
>> Education and provision for young people is an essential consideration for buyers, both for themselves and their family, but also in gauging how attractive a property will be should they decide to sell in the future. GMV benefits from having Millennium Minis Nursery on site as well as Millennium Primary School nearby (the latter rated ‘outstanding’ by Ofsted). St Mary Magdalene C of E School, which takes pupils all the way from primary to sixth form, is also within easy walking distance and is rated ‘good’.
open spaces
where to find nature on site and beyond
>> One of the chief attractions of living in this part of London has to be access to its vast open blue and green spaces. GMV itself boasts a massive Ecology Park and the green spaces of Southern Park for residents to enjoy on their doorsteps.
Then there’s the Thames, which can be enjoyed from the land or via the various aquatic activities offered by neighbouring Greenwich Yacht Club.
The wider Peninsula also offers some impressive open parkland – including the route to the Tube from GMV. But travel just a little further and some truly spectacular parks are to be found.
Greenwich Park and Blackheath are both huge spaces to explore and serve as the surroundings for both the Royal Observatory, the National Maritime Museum and the Queen’s House.
Travel one stop to Canary Wharf and, in addition to the estate’s own garden squares, the Isle Of Dogs boasts Mudchute Park And Farm, the largest institution of its kind in Europe.
Head the other way, and wild swimming or wakeboarding in Royal Docks beckon, before a visit to Thames Barrier Park to take in an engineering marvel.
place
getting a sense of
Buying a place to live involves many different factors. Yes, there’s price and the prospect of an asset appreciating. But there’s also location. In this article we’ve taken an in-depth look at the many facilities and benefits buyers can expect when purchasing at Greenwich Millennium Village (GMV) purely in virtue of where it is – that’s why we’ve gone into depth about the area’s attractions.
The Galleria, which offers both apartments and maisonettes, is the latest phase to go on sale at GMV with one, two and three-bedroom homes available on the edge of Southern Park. Prices start at £449,995.
GMV, a joint venture between Countryside Partnerships and Taylor Wimpey London, is offering to pay up to £1,000 a month towards a buyer’s mortgage on selected plots. T&Cs apply. Go to greenwichmillenniumvillage.co.uk or call 020 8023 7177 for more details of the scheme or to arrange a viewing
entertainment
music, art and cinema
>> As if having the world’s most successful indoor entertainment venue 10 minutes’ walk away – namely The O2 – isn’t enough, there are many other options to choose from.
In addition to a nearby Odeon cinema, GMV residents can take a short trip into central Greenwich where five world-class museums take centre stage alongside a Picturehouse and Greenwich Theatre.
lifestyle
fitness, activities and more
>> GMV residents are located at the heart of an area packed with things to do, with the Peninsula itself ideal for exploring on foot either running or walking.
For those who prefer group exercise, there is community-focused gym Outrivals. Many local businesses offer craft sessions such as ceramics with Made By Manos. There’s also a golf driving range and plenty of activity-based venues under The O2’s expansive roof.
transport
tube, river, cable car, bus, bike and foot
>> Greenwich Peninsula is a highly connected part of London – a key consideration for buyers who commute or who want to enjoy everything that the city has to offer.
First of all, the area is extremely safe to both walk and cycle around, with numerous dedicated routes including the Thames Path, which connects to Greenwich and beyond. GMV itself is located 10 minutes’ walk from North Greenwich station on the Jubilee line. That means it’s one stop from Canary Wharf and Canning Town and four from both London Bridge and Stratford.
eat & drink
places to dine, drink and relax locally
>> From the site of what was once Europe’s largest gasworks has sprung a vibrant mix of housing, venues and, of course, plenty of places to eat and drink. In addition to the many options in The O2 itself, recent years have seen the arrival of Canteen at Design District – a market hall featuring a selection of street food vendors – and nearby Enderby House, a new pub on the Thames. For beer lovers, both Meantime Brewing Company and Brew By Numbers are within walking distance of GMV, which also benefits from The Pilot pub a few minutes’ walk away.
There’s also a regular river bus service within walking distance from Uber Boat By Thames Clippers, London’s only cable car over to Royal Docks and eight bus services for easy access to a wealth of local destinations.
For drivers, the area is well served by the A2, with the Blackwall Tunnel (and soon the Silvertown Tunnel too) providing connection under the Thames.
With east and south-east London developing rapidly, GMV sits at the centre of a web of areas that are all seeing the benefits of regeneration – facilities its residents can easily enjoy as a result.
For higher-end meals, nearby five-star hotel The Intercontinental At The O2 recently opened Kinaara – a fine dining restaurant with views over the Thames that’s focused on south Asian cuisine. The hotel is also planning to refurbish a jetty to create a new venue on the river – among a wealth of new openings expected locally in the near future.
For those who prefer rotating street food traders or to source their ingredients from independent suppliers, Greenwich Peninsula Market runs every weekend close to the river boat pier from 11am to 6pm.

There may be blue skies on the horizon for the sales market as mortgage rates ease and surveyor optimism increases
positive vibes as falls in price start tailing off
by Jon MasseyFair to say, the property sales market has experienced a rough ride over the past year. While mortgage rates began to climb as early as January, Liz Truss and Kwasi Kwarteng’s wrecking ball budget flung the markets into panic with rates shooting up to highs of more than 6% for some two-year 90% loan-to-value products. This ultimately made borrowing money to purchase a property substantially more expensive than it has been for a decade.
Since then, even with continued rises in the Bank Of England base rate, products have become steadily cheaper again, with five-year 60% loan-to-value mortgages dipping back towards the 4% mark.
While this is still high in comparison to the historically low rates seen before the pandemic, it’s a little below the average over the last 25 years and looks to be on a downward trajectory, making buying and owning a home more affordable.
Skipton Building Society’s decision to offer the first 100% loan-to-value product since the financial crash – albeit only to first-time buyers with strict criteria on who will be eligible – is further evidence lenders are becoming more relaxed with a view to the medium and long-term outlook. This should be welcome news to those looking to sell and buy a property.
There’s evidence too that the market itself is starting to stabilise. The Royal Institution Of Chartered Surveyors, which polls its members nationwide monthly on the business they are doing and expecting to do, found more optimism in their responses than last month – well up on a 14-year low in February.
Its report found fewer surveyors were reporting house price falls in the last three months in April than there were in March – a trend continuing since February. It also reported that the number of surveyors expecting house price rises over the next 12 months had risen again from April for the fifth month in a row.
The picture for London itself remains a little more nuanced – however, surveyors in the city placed the capital third among the regions in terms of the number of sales expected and were also the third most optimistic in terms of price rises.
On the lettings front, the surveyors were bullish with a clear majority expecting rental prices to rise amid a continuing shortage of stock and steady demand. That’s similar to the picture nationwide with most regions expecting the rental market to keep growing amid a fairly widespread shortage of stock. Go to rics.org to read the full survey
