David says sellers should spend time choosing an agent and look for inventive, industrious firms

ould you entrust your pension finance to a volume boiler house-type operation, who only charge a very low fixed fee? Would you have a lifesaving or life enhancing medical procedure performed by the cheapest physician from the internet? So why would you choose an online-based, fixed-price agency to sell your most valuable financial asset – your home? Estate agents have often been vilified and tainted with the brush of poor service, shoddy communication and lack of result. I would suggest there are good and bad agents. Many are hard-working, industrious and inventive. Others less so. The first rule is the value of your property will be determined by the sum a willing buyer is prepared to pay for it. While we can get a rough sales value from evidence of previous local sales, this is only ever indicative. So how do I choose the best agent to sell my property? Look for the hungry independent, the local business that knows the area. The agent who, when inspecting your house, immediately has Choose your agent two or three people wisely. townhouse living as City Island launches septet A collection of seven riverside townhouses have gone on sale at Ecoworld Ballymore’s London City Island development. The properties are the largest homes available at the scheme, which has seen the entire Leamouth Peninsula regenerated and a new bridge to Canning Town station created. The properties, which feature a reflective red brick facade, are situated at the east of the development. Sara Pope’s work focuses on paintings and sculptures of lips, often elaborately decorated a minute with Sara Pope part of Futurama at Intimate Modern I chat to Sara Pope away from the launch party in a part of The Stage marketing suite reserved for showcasing the property itself. The self-taught former shoe designer, turned artist has several pieces on display as part of Futurama. “When I first started painting I was only interested in the face,” she said. “The character that people express is there, the mood, the emotion – everything is communicated through it. So I started painting portraits but quite quickly, I isolated the mouth because I found it really expressive. “If someone comes down the street with really amazing lips I do notice – I have been known to approach them and ask them if they would like to model for me. “The works are based on real people’s lips. I begin with a model, I organise a photoshoot, do their makeup, get them to express lots of different things and that becomes the starting point for the painting. “I like to play with is gloss and reflection. The human brain is attracted to that and my works have become more stylised and reflective as time has gone on. Because we’re predominantly made of water we’re attracted to things that are reflective because we perceive them to have water in. “It means life – if your eyes aren’t sparkly and your lips aren’t wet you’re not alive. Conversely, the more of that there is, the more you’re attracted to it. That’s why when people see 12,000 Swarovski crystals on one of my works, they’re drawn to it.” You can see Sara’s work at The Stage until May 30. W

hy are there artworks in the property section? In a fairly unusual move, the partners behind The Stage development in Shoreditch have given over a sizeable portion of its marketing suite to displaying the work of artists. Galliard Homes, Cain International, McCourt, Vanke and The Estate ce Shoreditch have brought in emerging artist specialist Imitate Modern to run the space under two brick-built, disused railway arches, named The Viaduct. Located on Fairchild Place, the gallery will run a programme of exhibitions designed to pull people into the 2,800sq ft facility. While there, they can easily pop next door and find out more about The Stage – a £750million project to transform 2.3 acres on the site of of William Shakespeare’s Curtain Theatre. When complete its central square will be surrounded by 400,000sq ft of mixed use space including cafes, restaurants and shops in four buildings including a 37-storey residential tower providing 412 homes for private sale apartments. There will also be two o ce buildings providing over 257,000sq ft of commercial space and a performing arts pavilion. In the immediate, Imitate odern’s first exhibition Futurama – runs until May 30 and features works by Sara Pope, Thomas Webb, Lauren Baker and Eve De Haan. Caroline Argirakos is creative director and gallery manager at Imitate Modern, which has a base in Mayfair. She is responsible for curating Futurama. “Imitate Modern’s new space at The Stage gives us the opportunity to showcase our artists’ new work with monthly exhibitions,” she said. “The artists we feature definitely come with great personality and a really good attitude. They’re young and emerging – people who have just started. “ ur first exhibition is very futuristic as the name implies. We have neon artworks and

When putting together a show like this you ask yourself what you’d like to look at and whether you would buy a piece. “Sometimes it’s about the artist and where they are going – what they are going to do next. For example, we have Thomas Webb in the show. “When we decided to feature his work, we didn’t know he was going to have a Valentino campaign in Japan, it just happened. “He didn’t train as an artist, in fact what he’s doing is the raw coding for these pieces and you

have to be really smart to do that.” Imitate Modern was founded in 2011 by Jacqui Brantjes. She said: “I was doing interior design and wanted to open up a store based around that. “I met this artist, I thought I could work with – Max Wiedemann – so I started hanging his work in the shop. “It just evolved from there, more shows. We were one of the first to create exhibition launches with DJs, for example. “As for the future of the space at The Stage, we will definitely look to run some workshops. We will make it very inviting – ideal for people to come and have some ideas and collaborate. We’d love to find someone to provide coffee, fresh juices with tables and chairs outside so it becomes very much a meeting place for people living at The Stage. “It’s so thrilling to be working with Galliard Homes. I’m so excited for when someone comes to look at the properties here and then views the art and decides they want it in their home.” Galliard Homes executive chairman Stephen Conway, said: “The creation of the new gallery at The Stage is another step in the delivery of the scheme and part of turning it into an arts-themed destination for Shoreditch. “Construction at The Stage is well underway, the first phases of homes are sold and the development is scheduled for completion in late 2021.” The developer’s head of marketing Gary Conway added: “This is the second art gallery that Galliard has been involved in creating. “The first was the avid Bailey gallery at The Chilterns in Marylebone.
