how homes at Graphite Square on the site of a former bed factory offer luxury in vibrant south-west London

Vauxhall hasn’t exactly been in want of new homes over the past few years. Regeneration behemoths such as Nine Elms and Battersea have seen a vast swathe of south-west London transformed along the Thames.

Located about half an hour from Canary Wharf via Tube, the area continues to be transformed with an extensive influx of both new residents and amenities.

For those considering a move, Australian developer Third.i recently released the final tranche of homes at its 105-apartment Graphite Square scheme.

A 10-minute walk from Vauxhall Station, the site was historically home to Horatio Myer And Co’s bed factory before the new-build properties went up.

One and two-bedroom apartments are currently listed as available, with prices ranging from £825,000 to £2,695,000.

Julian Baker, UK sales director at Third.i said: “We are excited to see our prestigious project Graphite Square coming to life.

“We have worked with a carefully selected team of renowned experts for the development’s

architecture, interior design and construction to deliver a best-inclass development that people will be proud to come home to.

“We anticipate the strong demand continuing, especially with our new show apartment showcasing the lifestyle available to prospective buyers.”

The developer said around 70% of properties at Graphite Square had already been sold, with the first residents set to move in over spring next year.

Designed by Ben Adams Architects, the scheme’s sawtooth roof is a nod to previous industrial buildings locally and includes private raised gardens for residents.

The design of the communal areas is by Spot This Space, while a two-bedroom show home kitted out by interior design firm BoxNine7 is available to view. Prospective buyers can expect

open-plan apartments with winter gardens and full height windows. Kitchens are by Gardiner Of England and come with Siemens appliances, while bathrooms feature large marble tiles, oversized showers and double-ended baths.

Other features include engineered oak timber flooring to the living areas, built-in storage to the bedrooms and Hyperoptic internet connections for rapid broadband.

Premium residences and duplex penthouses are also available with significantly boosted specifications.

In addition to the residential properties, Graphite Square also includes 80,000sq ft of commercial space and some 18,000sq ft of public space.

For those travelling to east London, the natural route is via the Victoria line to Green Park and then the Jubilee, however the development is well connected including to Uber Boat By Thames Clippers services.

Properties are available to purchase at St George’s Jade Wharf in Wapping off-plan

how Jade Wharf offers homes with outdoor space that overlook gardens as Wapping continues to regenerate

The translucent hues of a semi-precious stone much prized across Asia and readily imported over generations by the British, have given the latest phase of residential development London Dock its name.

Jade Wharf in Wapping is part of St George’s 2,000-home scheme and presents buyers with 99 apartments to choose from ranging in size from studios to three-beds.

The properties, which feature open-plan design and outdoor space as standard, are available to purchase off-plan now. Prospective purchasers can expect floorto-ceiling windows and kitchens set out with oak herringbone flooring, stone-effect worktops, a choice of colours and integrated smart appliances.

There’s also a Curators Collection of apartments that feature add-ons such as app-controlled security and Alexa-controlled lighting and music. Bathrooms will boast free-standing marble basins and stone floors.

St George, which is part of the Berkeley Group, will also be undertaking extensive landscaping for residents to enjoy, promising a “calming and tranquil” communal garden with water features, trees, plants and places to sit.

Facilities at the development include The Club, which boasts a gym, squash court, virtual golf suite, swimming pool, jacuzzi, sauna and steam room as well as a private screening room.

Freshly launched alongside Jade Wharf is the scheme’s Mauretania Lounge, offering residents a wealth of facilities themed on a 20th century ocean liner.

Extending to some 6,000sq ft of space, these include a private dining room, an observation lounge, a drawing room and a Palm Room dedicated to relaxation.

St George managing director, Marcus Blake, said: “The London Docks was a bustling area of discovery and travel in its heyday and we have carefully honed this spirit into the creation of our latest collection of homes in Jade Wharf.

“The combination of artfully designed apartments, private gardens and hotel-style amenities,

nestled between two of the largest financial centres in the world, creates a captivating offer for buyers.

“An established and friendly community, London Dock is already home to many residents who love the harmonious balance of living amongst 7.5acres of tranquil open space, just moments from the hustle and bustle of some of London’s most dynamic neighbourhoods.”

As a major regeneration project, London Dock already offers a selection of on-site amenities including established hospitality businesses such as Champagne Route, Urban Baristas, Slurp Noodles and Motherdough for pizza.

As well as a pharmacy, there’s E1 Crossfit and the recently launched Club Pilates (see Page 12) for those seeking to boost their fitness levels.

Located within walking distance of Shadwell DLR and Overground stations and Tower Hill Tube, the development also benefits from its proximity to the attractions of St Katharine Docks, Tower Bridge and the Tower Of London.

Residents can also easily walk to Whitechapel or Aldgate East for more restaurants, bars, shops and connections to the Elizabeth Line and District and Hammersmith And City lines respectively.
