The penultimate collec tion of apartments has been launched at Wood Wharf’s flagship residential building.

One Park Drive, designed by architects Herzog & de Meuron, rises 58 storeys above West India South Dock, surrounded by the lush vegetation of Harbour Quay Gardens and a wooden boardwalk along the water’s edge.

Four properties on the tower’s 55th level have recently gone on sale with only the building’s penthouses still under wraps.

Whatever your view of the pandemic – of lockdown, masks, screens and the sheer enormity of that unprecedented period in our lives – most businesses, organisations and ways of life have seen some change as a result of it.

Developers are no different. The flight to the countryside and desire for outside space was definitely a thing, albeit one I believe has been short-lived.

As homeowners mature, they have always made the move from starter flats to larger homes, typically moving out of the centre of cities into their forever homes. They pursue more space, a garden, a garage, a spare room for granny and a special lounge for Christmas day only.

What the pandemic has created is an increase in demand for home office space. Those spare rooms have become workspaces, even if only for occa sional use.

In larger complexes – not just residential towers – demand for multi-purpose residents’ lounges and business areas has increased. These facilities, along with screening rooms, are the most popular amongst tenants and leaseholders across all of our developments and are regularly at full capacity. One of the main legacies of the pandemic is that property developers have to be more mindful of residents’ requirements.

There is no doubt we have to design, build and create developments where people feel comfortable and safe. They must have enough room to expand their families and space to live and work in harmony. Other changes mean more outside space, the best possible internet connec tions and co-working, and increasingly co-living, environments.

Perhaps a better quality of life and a smarter work life balance will be the positives to take from Covid – not just the huge expansion of ‘doggy day care’ as a result of the exponential rise in pet ownership over that period and the subsequent return to the office.

Greenwich Millen nium Village looked a lot different when the first residents posed with prime minister Tony Blair, having moved into their new properties in the year 2000. Fast forward 22 years and the regen eration project marches ever onward as it steams towards a target of more than 2,800 homes on the Peninsula.

Joint venture partners Taylor Wimpey Central London, Countryside and the Mayor Of London recently celebrated the latest milestone in that journey.

Workers officially topped out construction on The Galleria, a 104-home chunk of real estate that forms the penultimate part of the release of the Parkside Collection. Filled with one, two

and three-bedroom apartments and maisonettes, it is located overlooking Southern Park with views towards the London skyline and the Thames.

Buyers can expect balconies or terraces for each property, floor-to-ceiling windows, highspeed internet connections and flexible living spaces.

flooring, carpeted bedrooms, underfloor heating and fully fitted kitchens with integrated appliances and stone worktops.

A number of properties within The Galleria will overlook a central podium garden exclu sively available to residents with landscaped features, trees, shrubs and openings at both ends to allow light and air into the space.

The proposal for the building also includes space for a cafe, a nursery and a communal terrace for residents on the sixth floor.

Greenwich Millennium Village director Chris Bladon said: “The structural completion of The Galleria is a key mile stone for us, and we are very excited to be entering the next stage of the masterplan for this flagship scheme.

Greenwich Millennium Village’s Southern Park extends to four acres and has been designed with ecology in mind, specifically to attract a range of wildlife.

The wider development, which has more than 3,400 residents, boasts a range of amenities including a Co-op, a barber and a pharmacy. There’s also a dry cleaner, a hairdresser, a beauty spa and a cafe at nearby Village Square.

The development is within walking or cycling distance of North Greenwich Tube station for one-stop access to Canary Wharf via the Jubilee line or Royal Docks via the cable car over the Thames.

Other nearby amenities include The O2 arena and a growing number of attractions

at Design District, a thriving commercial development close to the station.

Prices at The Galleria currently listed online start at £449,995 for a one-bedroom home on the first floor.

The developers are currently running an incentive scheme where family members who support the purchase of a home at Greenwich Millennium Village are rewarded. Placing art in workplaces is nothing new. Canary Wharf’s towers and its public spaces are filled with both permanent installations and a packed programme of exhibitions, for example. But what impact does this actually have on those working amid the canvases and sculptures?

That was the question Brook field Properties, which co-owns Canary Wharf Group and is based at One Canada Square, sought to answer through research in collab oration with mental wellbeing organisation The School Of Life.

Together they recently released the Art Of The Workplace Report, an investigation into the impact working in an environment enriched with art, culture and entertainment can have on employees.

Its findings are based on an online survey of 3,000 office workers – 1,000 in London and around 200 each from 10 other cities in the UK – conducted by Perspectus Global. Respondents reported working in a range of environments, some with little more than corporate branding on display and others highly enriched with art.

Similarly there was a spectrum with regard to cultural events with some enjoying them regu larly at work and others not at all.

While it’s perhaps unsurprising officer workers said they preferred environments enriched with art and pleasant activities, the report’s granular findings offer greater detail on exactly why.

Overall, 24% of respondents said they felt inspired in their job, a figure that rose to 39% for those working in enriched office environments. Similarly, of those exposed to a large range of cultural, wellbeing and social

events at work, 34% strongly agreed they felt inspired by their jobs compared to 13% of those who had no such exposure.

Enriched environments and cultural programmes were also found to have positive effects on employees’ perception of their creativity, wellbeing, efficiency and work-life balance.

With hybrid and home working an increasingly common topic following the pandemic, the report also took a look at the impact of enriched spaces on people’s attitude to their place of work.

It found a majority – 62% – of all respondents preferred working in an office to doing their job from home, but that the kind of environment had an impact. That figure rose to 75% if working in an art-filled space or 72% for those with access to cultural events. It fell to 53% for those working in purely functional spaces and 48% for those who had no access to cultural offerings.

In addition 75% of workers said they enjoyed being involved in the wider community of their office space, a figure that rose to 84% for those with access to a programme of cultural events.

Finally, 72% said they felt motivated by the presence of colleagues, a figure that fell 9% for those in functional surroundings.

Brookfield Properties executive vice president Dan Scanlon said: “There is no doubt that the pandemic has disrupted working habits, and as a result companies are re-examining their working environments and engagement with their employees.

“The findings from this research reflect feedback from our occupier base and support our continued belief and investment in cultural and wellbeing programming.

“We hope the Art Of The Workplace Report will help support the business case for employers to invest in creating spaces and cultures that enrich their employees’ lives – not just their productivity and creativity at work, but their mental health and wellbeing as a whole – and aid future planning for the workplace.”

The countdown to Halloween is on, and it has been giving me a magical feeling. There’s something special about pulling out last year’s knitted jumpers and chunky boots and maybe even switching to a darker lipstick.

I recently became the owner of a Victorian terraced property, which requires a lot of work to bring it up to date.

I have been looking for a statement piece for my living room ceiling, whilst being reluctant to part with too much cash.

Docklands Tenants’ spiralling energy bills are about to become Docklands Landlords’ problem

As gas and electric bills rocket for Docklands tenants, Docklands landlords who do not start to make energy efficiency upgrades face lengthy void periods and will have to discount their rents. This is irrespective of the Government’s plans to change the rules on renting properties with low Energy Performance Certificate (EPC) ratings.

Until six months ago, out of the thousands of tenants I have shown around Docklands properties in all my years as an agent, I can count the number of tenants who have requested to see the EPC of the rental property on the one hand. Now, it’s the first question tenants ask.

The better the EPC rating, the lower the gas and electric bills.

Docklands tenants are leaving their poor EPC-rated properties which are too expensive to run and moving into higherrated EPC rental properties.

The average heating bill for the 12,567 Docklands (E14) tenants will rise from £68.38 per month to £177.78 per month.

And their hot water bill will rise by £32.50 per month and lighting by £21.80 per month.

Each Docklands tenant will have to find an extra £163.70 per month for their gas and electric bills.

To give you an idea of the extent of the money being spent by Docklands tenants on heating alone (ignoring hot water or lighting), last year it was £10,311,314.72, and by 2023, it will be £26,809,418.28 a year.

Yet these stats don’t tell the whole story.

It is a legal requirement for every rented property to have an EPC which rates a

property on its energy performance (like those washing machine or fridge ratings, albeit for a property). A is the best rating, and G is the worst.

Whilst the law states property cannot be rented with an EPC rating lower than an E in England and Wales, there are exceptions to this, meaning Docklands rental properties are still being let legally with an F and G rating. Although legislation for a minimum E rating EPC requirement in Scotland was scheduled in 2020, it never passed through the Scottish Parliament because of the pandemic.

Let me show you the average saving in energy bills between the EPC rating of an average Docklands rental property.

•A Docklands rental property with a D rating will cost £38.50 more per month than a C-rated property

•A Docklands rental property with an E rating will cost £67.66 more per month than a D-rated property

•A Docklands rental property with an F rating will cost £97.16 more per month than an E-rated property

Both Westminster and Holyrood governments now propose introducing a minimum EPC of band C for all new tenancies from 2025 (and 2028 for existing tenancies).

Irrespective of this new potential legislation, those Docklands landlords with low EPC ratings will now need to seriously consider making those energy efficiency upgrades to ensure their

Docklands rental properties continue to appeal to tenants.

I can see Docklands rental property’s energy efficiency ratings filtering into rental prices over the winter months.

Docklands rental properties with low EPC ratings will probably rent for between 4% to 10% less than higher energy proficient properties.

This means Docklands landlords could have to accept between £134.08 and £335.20 per month

less for an average Docklands property with a low EPC rating compared to a high-rated EPC rental property.

Any Docklands rental property with a lower EPC rating will also take longer to find a tenant, especially during the winter. This means some Docklands landlords will have the prospect of void periods early next year.

I have seen more Docklands rental properties coming onto the market in July and August, so if this trend continues, this will give Docklands tenants much more choice. With the increased supply of rental properties, I certainly believe some tenants could decide to offer less on Docklands rental properties with low EPC ratings.

Interesting when compared to the averages of 27,351 sales agreed per week in 2021 and 26,382 sales agreed per week, year to date in 2022.

It hosts playcare services and its halls are home to a variety of activities for the community including sporting, social, recreational and educational activities.
