B
irch House – part of Berkeley Homes’ Kidbrooke Village development in Greenwich – is both a product of its environment and champion of its surroundings. Buyers have flocked to purchase the 90 properties spread over its 18 floors, with only four still remaining – a pair of two-bedroom apartments priced from £592,500 and two duplex penthouses from £1,045,000. Designed by Christophe Egret and David West of Studio Egret West, the development’s flagship tower was a response to the landscaping of nearby Cator Park, created as part of the regeneration. The architects said in a joint statement: “We saw tree-lined paths converging towards the location of Birch House and thought it would be a great idea to extend the park up the building. “The material palette takes inspiration from the colours in Gustav Klimt’s painting Birch Forest. “He was the master of balancing of colour and texture to construct depth, and the use of shades of white, tints of green, and rich golden red tones are reflected in the use of bronze and green rainscreen panels and a blend of silver-white bricks, which we hope will create a close relationship with the landscape.” The resulting building – due for completion early in 2020 – has gone on to significant success for its creators. “It has proved really popular,” said Berkeley Group Holdings sales director Lyndon Nunn. “We’ve only got four properties left now, while the majority were sold off plan. “We’ve got two out of four penthouses remaining – both three-bedroom, three-bathroom – that are absolutely breathtaking in terms of the views that you get of Kidbrooke and the surrounding area, including Canary Wharf. “They’re ideal for owner-occupiers – fantastic homes – as they’re split level and they’re very large. “The smaller one extends to 1,217sq ft, while the larger

Our urban house on the same development, by comparison, is about 1,400sq ft, so the penthouses offer a lot of liveable space and because they are duplexes, they feel more like houses. “Walking into those properties, one of the things that will hit you is the overall space. “They’re slightly different. For the smaller apartment, as you enter there’s a staircase to the right, there’s a nice open-plan living and dining area, while the kitchen’s off-set with a separate utility cupboard. You’ve also got an L-shaped balcony which goes round the corner of the building. “Then, going up the stairs, you’ve got three bedrooms, a shower room, an en suite and another terrace. “The bigger apartment is more lateral, so it’s wider. You come into the hallway, which is quite large. The kitchen is set back and you’ve got quite a large dining area and a separate living area. With this one you’ve got two big balconies on the lower floor. “Going upstairs, you’ve got another full-length terrace that goes across all of the three double bedrooms. “It has a lot of outdoor space. The terrace on the top floor of the second one is about 145sq ft, which is pretty large, then lower, on the balconies, you’ve got another 60sq ft – a lot of extra space. “The interesting thing about Birch House is that everything about it is unique. “The best example of this is, when you walk in, one of the key features is the herringbone flooring, which is real wood. “Every individual plank is laid by a family-owned business. Things like that make it a bit special – it’s not something we normally do – you can see the craftsmanship that goes into it. “You’ve also got the Sky Lounge on the fifth floor of the block, which is just for those living in Birch House. “The whole design of the building is unique to that particular block on the development.” While the penthouses represent the very top end of the properties available at Birch House, the pair of two-bedroom homes may attract first-time buyers with a price point that places them within the Government’s Help To Buy scheme. Lyndon said: “Those looking to get on the ladder should look at Kidbrooke for its transport links, its value for money and because of the Berkeley quality. “You arrive at the development and instantly feel at ease – it’s one of those schemes where you immediately feel relaxed – it’s a lovely place.

how Belvedere Gardens offers an exquisite finish in one of London’s most sought after areas by Jon Massey

everal years ago I visited Andalucia’s Museum Of Memory in Granada and it taught me the importance of finish. rchitect lberto Campo Baeza’s minimal megalith looks stunning from a distance. It’s all perfect white forms, long corridors of polished concrete a study in exacting geometry. But a closer look reveals a building let down. Those charged with realising Bae a’s designs either lacked the budget or simply didn’t care about the details. Wall panels are mismatched, tiles are out of alignment. Gobs of filler are squashed uncomfortably between elements that ought to sit in harmony – a desperate
rescue attempt that only serves to create the ghostly illusion of what Baeza was trying to achieve. It’s a place that crumbles and irritates upon closer inspection. I would, however, bet that even those visiting Canary Wharf Group’s first completed residential building with a magnifying glass and a spirit level won’t find a single element a millimetre off kilter. Built, not on the east ondon business estate, but as a joint venture with atari iar under their Braeburn states partnership, the bron e metallic panels and light stone of Belvedere Gardens sit adjacent to the hell Tower overlooking the ondon ye. nd as the first residents begin moving in, a final collection of properties has just been released at the tower, which is part of the outhbank Place development located more or less on top of Waterloo Tube station. Prices for the 19 two and three-bedroom apartments, which include two dressed to offer buyers an example of what might be done with the spaces available, start at £2.25million. Interiors specialist Goddard Littlefair is the firm responsible for the feel and finish of the building inside and it has done an extraordinary job, worthy of the

inding a home that offered peace, tranquillity and privacy but still allowed for an easy commute into the city sounded like an impossible dream for Farhan ia and his family until an online search led him to Parva Green, Broomfield illage just outside Chelmsford. Chartered accountant Farhan loved the idea of his almost threeyear-old daughter growing up in a village location but didn’t want to add to an already long working day as he explains. “I have a young child and a very busy working life and didn’t want to increase an already long day by a lengthy commute,” he said. “When I found Parva Green, one of the things that really appealed was just how close it was to the town. It is very secluded and the only tra c is from people who live here but it is also very accessible into Chelmsford. “There are lots of buses into the town taking between six to eight minutes and then I can get a train direct to iverpool treet station in about 5 minutes. o from doorto-door, I can be at my desk in just under an hour. If you move deeper into ssex, this commute would significantly increase.” In fact, Farhan really dug deep and found that many other developments that were situated just a little further away, were not as well served by public transport as Parva Green. “If you missed the bus, you could potentially be adding another 45 minutes to your journey to wait for the next one,” he said. Farhan and his wife bought a four-bedroom, semi-detached property at Parva Green, a small boutique development of three and four-bedroom houses in Broomfield illage, just outside Chelmsford. Built by local housebuilder Higgins Homes, the development ticked many boxes including an easy commute into work, a goodsi e garden and drive and good local schools. “The house is over three floors and the rooms are all very spacious,” said Farhan. “I use one of the bedrooms for a home o ce, which is ideal because I often work from home so it is great to finally have a dedicated area. There’s also lots of space downstairs, which is something that was really important to us. “We are able to have a goodsi ed dining table, which means we can start entertaining more at home and when the weather is good, there is a large garden and patio area so we can have some comfortable outside furniture for alfresco dining.”
