We at CHK continue to strengthen our position within the residential letting market. Our market share has grown considerably in the past year as many new clients have come on board to experience our quality letting service. I am pleased to mention this is mostly driven by recommendation from other clients, as well as a recent successful direct marketing campaign. In comparison to the Spring time the enquiry level in the Summer softened slightly, particularly as we went into August, this was typical as most people were away on holiday. Most of the relocation agents reported fewer corporate moves mainly as there was such a surge during the Spring time. Early indications however, suggest that the Autumn will experience more enquires not only from the corporate sector but from families who have successfully sold their property over the particularly good Summer period for sales and seek good quality family homes to rent whilst considering their buying options. How are you finding the market? Despite a good year for lettings on the whole with the overall volume of transactions up by 30%, prices at the end of 2008 have inescapably softened. The rental market in the Surrey Counties has reacted more slowly to the ‘credit crunch’ than other sectors of the housing market, however since the beginning of 2009 rents have unquestionably seen a significant drop, especially at the higher level, i.e. rents between 6,500 –15,000 per month therefore Landlord’s in this price bracket have been forced to adjust their expectations - a situation created by a large amount of property coming to the market, coupled with the reduced demand from potential Tenants mostly affected by the City down turn and reduced demand for Corporate Relocation. The middle market, i.e. rents between £1,800 – £4,500 per month seems to be thriving particularly as the demand is more intense for cheaper properties resulting from reduced corporate budgets and potential investors in the property market being halted by unavailable financing, however only the best properties are letting easily. Those properties are well priced and neutrally decorated with up to date Kitchens and Bathrooms.
Recession demands a change of approach to make companies more competitive and successful, recession creates necessity for quality service, this is why despite the uncertain economic conditions CHK is experiencing significant growth and demand for our suite of services.

What are the prices of property CHK deal with as a company? We have property starting at £1,000 per calendar month going up to £25,000 per month; due to the close proximity to the International School we have many enquiries for smart executive homes.
When you are out in Esher in the evening, where do you go? Esher is great fun, we are lucky to have the choice of so many restaurants. My favourite is ‘The George’ the fried zucchini is delicious!
Where is your favourite part of the world and why? I love the French Alps; getting lost in the mountains on a pair of skis certainly gives you the ‘good to be alive feeling’.
