When is the time right to enter the property market This is a dilemma for many individuals and companies alike at the moment. There has been plenty of talk about the economic ‘green shoots’ appearing that will indicate the beginning of the end of the current turbulence. Whereas that was initially anecdotal, there is now a growing amount of statistical evidence to support this viewpoint and is reflected across both consumer and business analysis. Whilst most anticipate anything but a smooth ride out, there appears to be some room for cautious optimism. For those well positioned financially, the beginning of the now infamous credit crunch heralded a period of opportunity to build their property portfolio, be it residential or commercial. Prior to this period it had been near impossible to find a purchase that provided a satisfactory return as access to finance was so easy that a flood of amateur landlords had been created who had dreams of becoming overnight property millionaires! Indeed, some did find a fast track to wealth but many more have come unstuck as their reliance on constant capital growth and the ability to access their equity meant they couldn’t withstand the removal of those factors, despite the historically low interest rates. Many barriers to entry have returned property investment to a more exclusive business, with equity requirement being top of the list. The shrinking of the Buy To Let mortgage market has meant that the availability of funding for the amateur landlord is limited and associated fees have hugely increased from recent years.
If you are reading this article as the typical amateur landlord, then I’m probably rubbing salt in your wounds. If, however, you read this as an established landlord or someone with genuine substance and an appetite to enter the market, then this article should be greeted well. Many clients have added to their portfolio over the last 6 months as they have been able to find good yielding assets. We have regularly leant on our clients overall strength to remove the requirement for significant equity and to negotiate good pricing. Reading this publication means you live, or work, in London or the surrounding counties. We tend to operate within the prime markets across that geography which means we are particularly familiar with high value properties, corporate tenants and complex borrowing vehicles often with international influences. In addition, borrowers in London often purchase multi unit properties or those with a split between residential and commercial use. Many lenders do not understand these markets and it needs genuine knowledge along with the correct presentation to secure the appropriate funding. It is true that lenders are enforcing higher margins in their lending, but borrowing is still historically cheap. In the commercial sector we have also successfully negotiated a multitude of
fixed rate deals on bespoke terms that suit the portfolio and the borrowers other exposure. Competition appears to be slowly creeping back into property funding. For a period of more than 12 months, lenders were tripping over themselves to find reasons not to lend but now that they are confident asset prices are nearing their bottom, they are more comfortable with their security. This has already led to a change of approach whereby lenders are now looking to protect their market share which, for some, means aggressive lending for the coming months. As that competition increases, lending terms will become more favourable and criteria will become more flexible. As opposed to the traditional mortgage market, we are now introducing a lot of borrowers to private banks whose appetite has synergy with our clients requirements. We have relationships with the majority of well known private banks as well as some small, niche banks that are less recognisable. 2010 and the latter part of 2009 is a period of genuine opportunity. For those that have survived the vigorous shake-up in the property sector, they should be able to take advantage of the market conditions over the next 12-18 months and leave themselves in a stronger position than they were at the beginning of the economic turbulence in late 2007.
