At the recent Chamber-sponsored State of the City event, over 130 members of the Whittier Chamber, community leaders and residents were pleased to learn that, despite a challenging economy, city leadership continues to make infrastructure improvements a priority and is working on making future development processes more streamlined. “We want to take the necessary steps now so we are prepared to act quickly when the economy improves and opportunities come our way,” shared City Manager Steve Helvey.

“The State of the City event provides a great example of the type of leadership we have from Whittier’s City Council and City staff.

We commend them for looking out for the long term interests of Whittier and taking steps to ensure the viability of our future without having to cut services or raise taxes,” stated Chamber President Ben Greer.

Whittier officials, Chamber leaders, residents and business owners alike celebrated a huge victory when, on June 10, 2011, the State Public Works Board approved the sale of the 73 acre Nelles property to Brookfield Homes. “This is a project we have been actively supporting for a number of years and we are thrilled that it is finally happening,” said Greer, also Chair of the Chamber’s Economic

Development Committee. Residential, commercial buildings and some historic preservation are all potentially part of the scope of the project. “We are about a year to 18 months from seeing anything happen on the site while the developer meets conditions established by the state,” concluded Helvey.

The City budget was one issue that officials discussed. In 2004 car dealerships in Whittier provided $2 million in sales tax revenue back to the City. This past year only $500,000 in sales tax was generated by the car dealers still in business in town. Despite a shortfall of nearly $2 million, City leaders have been successful in balancing the budget through cuts, reserves and revenue enhancements. “Whittier is very fortunate to own water rights. We don’t use all the water we own so we sell it to generate revenue estimated at $1,500,000,” stated Assistant City Manager Jeff Collier.

The sale of City-owned water is one way Whittier is using its natural resources to generate income. Mineral extraction from the local hills could also produce greatly needed revenue through the sale of natural gas and oil although Helvey noted that, “the City Council hasn’t made a decision or taken a position on oil drilling in the Whittier hills. They want to see the facts.”

Public hearings will be scheduled later in the fall. This is the opportunity for the public to submit written or verbal comments regarding the draft EIR.

Other items discussed included the revision of the Uptown and Whittier Boulevard Specific Plans. “These Plans give you the rights to do some things you want to do, and these guidelines will allow you to get it done faster,” explained Helvey. With regard to the Uptown area, officials commended the Uptown staff and board for being invested in area improvements. Uptown will continue with sidewalk repairs and has recently begun a Sunday Market Place event. In addition, Council approved a Parking Management Plan for Uptown that addresses current and future parking needs. The recommendation includes parking meters and an additional parking structure.

Chamber Offers “Summer Camp” Educational Series for Businesses Summer is a great time for vacations, family reunions and relaxing at the beach. Although you may take some time off from your business during this time of year, your business does not stop during your absence! While the Chamber’s B.O.S.S. (Business Owners Seminar Series) program, in partnership with the City of Whittier, takes a little summer break, members still have the opportunity for some valuable education as part of our new “Summer Camp” series in July.

On three consecutive Wednesdays in July, from 11:30 a.m. to 1 p.m. at the Whittier Chamber office, members can learn more about Social Media, HR issues and Self Defense from Chamber experts in their respective fields.

The first seminar on July 13 is “Facebook (and other Social Media) 101.” Presenter Alex Manriquez, owner of My Social Calling, will show attendees “nine easy ways to use Social Media to boost your business.” She will cover topics like whether your business should have a personal (profile) page or business (fan) page;

why Twitter is a good marketing tool; and other social media sites that could be helpful to you. “I am very excited to partner with the Chamber to educate businesses on how to use social media.

Nothing takes the place of opportunities to build personal relationships – like those you can get from belonging to the Chamber – but there are other things you can do to increase the exposure for your business,” explained Manriquez.

The second seminar “HR Boot Camp” will be on July 20. Rebecca Byrne will be leading the Boot Camp with topics such as non-exempt vs. exempt employees, interviewing and hiring and return to work issues. “These are all topics that every employer needs to know,” said Rebecca Byrne, a consultant with HR Direct Response who specializes in providing Human Resource consulting support and direction to small and mid-size businesses through retained partnerships or on a project basis. “A lot of common mistakes can be avoided by knowing the law and learning the correct ways to do things,” she explained.

The last “Summer Camp” seminar on July 27 is on “Self Defense in the Workplace.”

Presented by trainers from the Aloisio Silva Brazilian Jiu-Jitsu school, this special class will help you learn simple and effective self defense skills and common sense precautions that will help you feel safer in any situation. “We know that many employees work different schedules and often leave their place of business in the dark. The demonstrations we will do, and skills we will teach, will incorporate Brazilian JiuJitsu and Muay Thai moves that will focus on anti-kidnapping, rape prevention and releasing the threat,” explained trainer Natalie Andrade.

“This Summer Camp series is a great way to get expert advice on a variety of important topics.

Just bring your own lunch and we will fill you up with good information!” explained VP of Business Information Leighton Anderson. The seminars are $10 each, or all 3 for $25. Summer Greetings from the Whittier Chamber! I can’t believe it is already July. I love the summer in Whittier. You might even find me strolling through our shopping districts, relaxing in one of our exciting restaurants or perhaps enjoying some music at our free Concerts in the Park.

At this time of year, however, when the business pace slows, I take the time to nurture my business relationships. Extra phone calls to check in with clients, a marketing mailing to prospects and thank you letters to recent customers all get extra attention.

However, one regular tool I use to build and maintain my business Ben Greer, relationships is the Whittier Chamber. In Commercial Real GM Properties Estate, the hardest thing to get is “FACE TIME,” - a face to face meeting with a potential client or decision maker. The Chamber provides me with regular “FACE TIME” with the Whittier business community, without the constant pressure of having to close a deal. I get to know the client casually, often years before I will need to be of service in a real estate deal, or before that individual is in a position to give me a referral. In my career, the single best source of building meaningful business relationships is the access to other businesses that the Whittier Chamber has provided me. The Chamber also provides great visibility and it’s true that if you are out of sight, you are out of mind. If you want to be noticed, attending Chamber events, advertising in the Business Focus, participating in our Door 2 Door Residential Flyer Program or sponsoring an event are sure ways to keep your name in the forefront of your competitors! There are many other benefits of belonging to the Chamber. If you are not yet active, or perhaps need some help getting connected, let’s talk.

It is now held on the third Wednesday of every month. This month the date is July 20th and it will be held at the Harmony Center for Spiritual Living located at 12907 E. Bailey Street in Uptown. Our Tasty Tuesday Networking Lunch will be at Whittier College on Tuesday, July 26th. Tasty Tuesday is an informal delicious way to stay connected. I know if there’s food around, I’ll be sure to be there! These, and many other business and recreation activities, are listed on the Chamber’s website calendar. One of the events I want to spotlight is the Grand Opening and Ribbon Cutting for “Art with Sara” at 1 p.m. on Friday July 8th. Sara is a terrific example of a young entrepreneur starting up an exciting new business in Whittier. She offers art classes for kids, teens and adults and is located at 13017 Bailey near Crepes and Grapes restaurant.

Finally, thank you to Mayor Cathy Warner and City Manager Steve Helvey for the State of the City update last month at Whittier Area Community Church. There are a lot of positive and upbeat happenings in our city and we are grateful for the leadership our City staff and City Council provide.

The State of the City Address held last month was a great success! Thank you to the Whittier Chamber for coordinating this event and thank you also to the Whittier Area Community Church for hosting the State of the City. We were pleased to provide insight on City accomplishments and updates from the past year. Highlights included sharing information on the Fred C. Nelles site, whose sale was finally approved by the State Public Works Board to Brookfield Homes, on June 10th. If you were unable to attend, you can watch the presentation on the government access cable channel 3.

At the June 28 meeting, the City Council formally extended the Local Economic Stimulus and Business Assistance Plan’s incentives Cathy Warner, Whittier City Mayor that were due to expire on June 30, 2011 for the 2011-2012 fiscal year.

Business and property owners are encouraged to make improvements to their buildings during this next year to benefit from the fee subsidies on planning and building permits. The Plan has a total of nine economic development activities and includes the following fee reductions for businesses and property owners: 1. Temporary Banner Sign Permits Reduced from $152 to $25; and 2. 50% Planning Entitlements and Building Permit Fee Subsidies, for a potential savings of up to $20,000.

The Local Economic Stimulus and Business Assistance Plan was designed to help business and property owners save money during the recession. Last month we celebrated the unveiling of the Uptown Galleria Art in Public Places Project. This most recent installation of public art includes four art pieces throughout Uptown. The next time you are out shopping or dining in Uptown, be sure to look for the “Dress” located at the walkway by Mimo’s Restaurant, “From the Tree” located at the grassy lot adjacent to Jeanology, “Red Rascal” in the walkway north of Vinatero Wine Shop and “Crab Louis” located at the walkway north of the Whittier Village Cinemas. The intent of the Art in Public Places Program is to provide a collection of nationally recognized artwork throughout the City for public benefit.

Summer Concerts in the Park are back! Co-sponsored by the City of Whittier, the L.A. County Arts Commission and County Supervisor Don Knabe, the concerts are held from 7 to 8:30 p.m. on Mondays at Central Park and Thursdays at Parnell Park beginning July 11th with a Tina Turner Tribute through August 18th. As parking is limited at both parks, the City encourages you to carpool with your friends and neighbors; and don’t forget to bring a lawn chair or blanket. Last, the City invites you to the 2nd Annual Flag-Raising Ceremony and Freedom Walk at the Palm Park Greenway Trailhead on July 4th in honor of Independence Day. Following the flag-raising, there will be a community walk along the Greenway Trail beginning and end at the Palm Park Trailhead. UPTOWN UPDATE The Whittier Uptown Association offices are buzzing with business!

We have just completed the 5th week of our new Sunday Market Place event. Each Sunday from 10 a.m. to 4 p.m. we host our Sunday Certified Produce Market. Each of our current vendors are doing well and are pleased with the event overall.

To make the experience even better, we have also added face painting, a balloon maker and a children’s jumper, just to add excitement for the whole family. Each week we bring in 3 different bands and local musicians who entertain the shoppers Allan Nakken, visiting the Market Place. On July 3rd (4th of July Weekend), Executive Director we will have a number of new bands performing. These bands bring nearby residents and Sunday goers into the event make the experience of shopping even more enjoyable. Please come by with your family and enjoy the Sunday Market Place together! After shopping, we hope you will find your way into some of the many shops and restaurants located in our beautiful Uptown Whittier area.

On August 20th, the Whittier Uptown Association will host our 11th Annual Hot Rod and Muscle Car Show. This year we will bring back the nostalgia and love of hot rods and muscle cars to the streets of Whittier. You may even find a few dragsters! We have promised our restaurants and stores that we will not be bringing in outside food vendors in order to drive customers into the many great eating establishments we are fortunate to have in Uptown. We hope for several hundred cars to be displayed in the show and look for thousands of neighbors and visitors to come out for the annual family event.

The Uptown Board Members recently voted to have two car shows per year due to the overall popularity and success of each event. Our second show will take place in May of 2012, and will be a themed Vintage Car Show. This show will feature low customs, vintage, antique, foreign and exotic automobiles.

We know from experience that our continued effort to put on great family events brings in large crowds and therefore additional revenue into our members’ businesses and restaurants.

BUSINESS UPDATE IRS Announces Increase in 2011 Standard Mileage Rates The Internal Revenue Service (IRS) recently announced an increase in the optional standard mileage rates for the final six months of 2011. This rate may be used by taxpayers to calculate the deductible costs of operating a car for businesses and other purposes. The rate will increase to 55.5 cents a mile for all business miles driven from July 1, 2011, through December 31, 2011. This is an increase of 4.5 cents from the 51 cent rate in effect for the first six months of 2011. The IRS made this special adjustment for the final months of 2011 in recognition of recent gasoline prices increase, the agency said in a news release. The IRS normally updates the mileage rates once a year in the fall for the next calendar year.

While the price of gas is a significant factor in calculating the mileage figure, other items enter into the calculation of mileage rates, such as depreciation and insurance and other fixed and variable costs. The option business standard mileage rate is used to compute the deducible costs of operating a automobiles for business use in lieu of tracking actual costs.

This rate is also used as a benchmark by the federal government and many businesses to reimburse their employees for mileage. The new six-month rate for computing deductible medical or moving expenses will also increase by 4.5 cents to 23.5 cents a mile, up from 19 cents for the first six month of 2011. The rate for providing services for charitable organizations is set by statue, not the IRS and remains at 14 cents a mile.

The IRS reminded taxpayers that they always have the option of calculating the actual costs of using their vehicle rather than using the standard mileage rates. For more information, visit the IRS website at www.irs.gov.

are exciting things on the horizon. Both the Mitsubishi and Chrysler sites have new owners and the Ford and Cadillac buildings are expected to be demolished soon. There is already interest in developing those properties. The Whittwood Town Center was recently sold to Cole Capital and the Center has released information that 2 new major food retailers will be joining the tenant list. On the Stats property, plans are being finalized to welcome a specialty market store. Over at The Gables in East Whittier, a new buyer has pulled permits and will continue development on that housing project.

One ray of hope on the horizon is the Metro’s Light Rail Project. “We are fighting real hard to try to get the rail line to come down Washington Boulevard. It’s a very important policy issue that’s taking a lot of time,” explained Helvey. Other cities with light rail, including Pasadena and Long Beach, have seen a positive impact from having the rail located there.

The Chamber and Whittier officials will continue to be involved in discussions and will closely monitor Metro’s decisions.

Officials also spoke of needed infrastructure improvements including street improvements, alley improvements, new water main, curb and gutter repairs, LED street lights, underground electric and street lighting, new bus shelters and playground compliance upgrades to name a few. Repairs will continue to be a focus in 2011-2012, mostly funded by federal money.

Whittier also recently renovated the Civic Center area including building a new $30 million Police Headquarters. The Center now includes a newly rededicated Peace Memorial as well as “The Final Salute,” a gift from the Whittier Community Foundation in honor of the men and women of the Whittier Police Department. “The Civic Center now looks appropriate,” commented Helvey. Helvey also spoke of the recent appointment of Police Chief Jeff Piper and the confidence the Council has in his leadership abilities. The Police Department has a new website (found at cityofwhittier.org) and can now be followed on Twitter (@whittierpd).

The Department has recently renewed its contract and long-term commitment for policing with the city of Santa Fe Springs and looks forward to continuing service to that city. With regard to crime, in calendar year 2010, Part 1 crimes (robbery, retail burglary, GTA) were up 14% compared to 2009, mostly driven by property crimes such as auto burglaries.

The Chamber extends a special thank you to breakfast sponsor California Grill and venue host Whittier Area Community Church. WACC Pastor Bill Ankerberg shared that through their recent capital projects they have invested $9.7 million into campus improvements and provided 170 jobs during the construction phase. “Whittier Area Community Church is a good neighbor and community partner,” stated Helvey.

FINANCIAL UPDATE Rollover IRAs Offer a Wide Range of Benefits

IRA assets can generally be divided among multiple beneficiaries in an estate plan. Douglas M. Rowan, CFP, CMFC Compared with employer-sponsored retirement accounts, a rollover IRA can provide you with the broadest range of investment choices and the greatest flexibility for distribution planning. Also, a rollover IRA can be operated with fewer restrictions. This brief overview Douglas M. Rowan, highlights some of the key benefits of a rollover IRA compared with an employer-sponsored plan.

CFP, CMFC • More control: As the IRA account owner, you, with or without the aid of an Investment Advisor Representative, can make key decisions affecting management and administrative costs, overall level of service, investment direction, and asset allocation. You can develop a suitable mix of investments best reflecting your personal risk tolerance, investment philosophy, and financial goals. You can create IRAs that access the investment expertise of any available management complex, and can hire and fire your investment managers by buying or selling. You also control account administration through your choice of IRA custodians.

• More flexibility: IRAs can be more useful in estate planning than employer-sponsored plans. IRA assets can generally be divided among multiple beneficiaries in an estate plan. Each of those beneficiaries can make use of planning structures such as the Stretch IRA concept to maintain tax-advantaged investment management during their lifetimes.

Beneficiary distributions from employer-sponsored plans, in contrast, are generally taken in lump sums as cash payments. Also, except in states with explicit community property laws, IRA account holders have sole control over their beneficiary designations.

Efficient Rollovers Require Careful Planning One common goal of planning for a lump-sum distribution is averting unnecessary tax withholding. Under federal tax rules, any lump-sum distribution that is not transferred directly from one retirement account to another is subject to a special withholding of 20%.

This withholding will apply as long as the employer's check is made out to you -- even if you plan to place equivalent cash in an IRA immediately. To avert the withholding, you must first establish your rollover IRA, and then request that your employer transfer your assets directly to the custodian of that IRA. Keep in mind that the 20% withholding is not your ultimate tax liability. If you spend the lump-sum distribution rather than reinvest it in another tax-qualified retirement account, you'll have to declare the full value of the lump sum as income and pay the full tax at filing time. In addition, the IRS generally imposes a 10% penalty tax on withdrawals taken before age 59 1/2.

Also, if you plan to roll over the entire sum, but have the check made out to you rather than your new IRA custodian, your employer will be required to withhold the 20%. In that event, you can get the 20% refunded if you complete the rollover within 60 days. You must deposit the full amount of your distribution in your new IRA, making up the withheld 20% out of other resources. When you file your tax return for the year, you can then include a request for refund of the lump-sum withholding.

TAX TIPS Choices for Holding Investment Property Now that prices are off sharply from their peak levels of a few years ago, you may want to invest in real estate. If so, you are looking for a promising property at the right price. Assuming you find such an opportunity, you’ll have to make still another crucial decision: how to hold your property.

Outright ownership The simplest option is to hold the property in your own name.

You’ll have absolute control and flexibility. You can make the Richard Scrivanich, decisions on capital improvements, tenant selection, and so on; you Harvey & Parmelee can sell the property or refinance it.

LLP You’ll face some disadvantages with this form of ownership, however. Depending on the amount of capital you’re willing to invest, you might be limited in what you can buy. You’ll also have to be sure that you’re adequately insured against any liability resulting from someone being injured on your property.

Joint ownership Married couples especially might want to hold investment property as joint tenants with the right of survivorship. That way, when one owner dies, the surviving owner inherits automatically. The real estate won’t go through probate, which can be expensive and time consuming.

The downside? When property is held as joint tenants with right of survivorship, no other heirs can inherit it. If you have remarried and hold property in this manner with your spouse, for example, you can’t leave all or part of this investment to children from a previous marriage.

General partnerships As another approach to real estate investing, you might pool your capital with others to form a general partnership.

Example 1: Tom Adams, Richard Baker, and Harriet Carter form a partnership to buy investment property. When they find something for sale that they all like, each will contribute one-third of the capital.

With this method, the partners will have access to more expensive real estate (compared to what they could have bought as individuals), and they will have extra hands to help oversee their investment. Any investment losses can be passed through to each partner.

Suppose that the partnership of Tom, Richard, and Harriet buys an office building. In 2011, the property posts a $30,000 loss for tax purposes. As per their partnership agreement, each of the co-owners will report a $10,000 loss on his or her tax return for the year. That loss may be deducted now or in the future, depending on the taxpayer’s adjusted gross income and the partner’s adjusted basis in the venture.

As with anything, general partnerships are not without drawbacks. Conflicts may arise if the individual owners disagree among themselves on issues relating to the real estate. Also, each partner is personally liable for debts the partnership incurs. Even with insurance, the investors’ personal assets might be at risk.

Limited partnerships Some limitations to the general partnership might be more appealing. A limited partnership is a specialized form of partnership, with two types of partners.

Santa Fe High School saw 580 Santa Fe High School seniors accept their diplomas during a graduation ceremony held at Cerritos College in Norwalk. Valedictorians were Jesus Vargas and Michelle Ramirez. Associated Student Body President Ryan Rodarte welcomed guests to the ceremony. Jamie Adams and Rolando Gutierrez were chosen to be the Class of 2011’s student speakers. Adams’ speech was entitled “A New Beginning” and Gutierrez’ speech was entitled “A Dream.”

Whittier High School graduated more than 500 students at a ceremony held in the Vic Lopez Auditorium. The class of 2011 had three Valedictorians: Gregory Lum, Veronica Heap and Carlos DeSousa.

Sierra Vista and the Whittier Adult School held a joint commencement in the Vic Lopez Auditorium. Sierra Vista graduated 150 students and Whittier Adult School saw 32 students attain high school diplomas. Jessica Abundis was the first student speaker representing Sierra Vista High School. Representing Whittier Adult School, Matthew Taton spoke on “Motivation for the Future” and was followed by Helen Cabrera, also representing Sierra Vista High, who spoke on “Envisioning the Future.”

The ceremony’s Valedictorians were Lizet Morales and Garrett Miller. The Salutatorian was Robert Andrews. Five graduates were acknowledged for meritorious community service: Celeste Alday, Layla Carranza, Karen Correia, Cirilo Gomez and Alyssa Gutierrez.

Frontier High School celebrated the graduation of 160 students in a ceremony held at First Family Church in Whittier. Students Amanda Balderas and Eliana Sotelo addressed their classmates and the audience which was filled with family, friends and well-wishers.

“Each and every graduate sitting in this sanctuary has his or her own story to tell, but there is one thing we all share in common that I feel must be acknowledged and celebrated,” Balderas said. “The special quality that is mastered

by Frontier High School students is resilience the ability to recover from stress, change or misfortune.

Resilience is our invisible Olympic medal that we will carry into each new chapter of our lives.”

Clad in colorful caps and gowns and flashing 100-watt smiles, close to 3,000 Whittier Union High School District students received their high school diplomas during commencement ceremonies held last month. Graduates from California, Frontier, La Serna, Pioneer, Santa Fe, Sierra Vista, Whittier high schools and the Whittier Adult School celebrated their accomplishments together. Parents, friends and family joined teachers, staff, administrators, members of the Whittier Union Board of Trustees and representatives from local school districts to congratulate Whittier Union’s seniors for receiving their high school diplomas.

“We're very proud of our students, faculty and staff who have committed their time and efforts toward the goal of commencement," said Sandra Thorstenson, Whittier Union High School District superintendent. "It's a joyous time for all of our students."

In their commencement speeches, graduates recounted stories of triumph over adversity.

They spoke with nostalgia about their schools, friends and the experiences they shared and they spoke with unwavering optimism about their futures.

The majority of Whittier Union High School graduates are headed for higher education ranging from four-year universities and community colleges to technical education colleges. Whittier Union High School District graduates will be attending prestigious universities such as Stanford, Cornell, Dartmouth, Brown, Notre Dame, USC, Loyola Marymount and most of the colleges within both the University of California and California State University systems.

California High School had 675 graduates proudly received their diplomas in a celebratory event that took place at the California High School Stadium. The class Valedictorians are Hailey Sharr and Lita Cauhana. The Salutatorians are Michael Neel and Amanda Peña. Associated Student Body President Natalie Gallovich gave the welcome, Amanda Peña took “A Look Back,” and Samantha Pillitiere offered “A Look to the Future.”

La Serna High School celebrated the graduation of 524 seniors in a ceremony held at Downey High School’s Stadium. The class Valedictorians are Alexander James Ruiz and Sooyoung Shawn Wi. The Salutatorians are Jason Richard Block, Adrian Robert Flores-Navarro and Mark James LaVigne. The student speakers were Associated Student Body President Bill Haner, Senior Class President Janice Garcia and fellow student Pamela Perez.

Susie Cruz has owned her small business named Simply Susie’s Boutique for over eight years now in the city of Whittier and dedicates all of her time to what she considers to be her passion in life.

“Eight years ago I was cleaning out my closet because they were coming to change my carpeting and when I took out all of the clothes, my husband said to me that if I sold everything, we could pay off the house and have spending money after that! He was kidding, of course, but the seed was planted and the next thing you know, I was opening up my own business,” Cruz says.

Susie had a five-year business plan prior to opening the doors officially and never fully imagined she would still be running the show after almost nine years. After following all of the necessary steps to open her new business, she had to register and file for a business name, apply for a seller’s permit and finally a business license to operate within the city of Whittier.

Although it may have appeared a daunting task at the time, Susie looks back at it as a major learning opportunity, as she currently works on her fifteen-year plan.

However, getting started on your own business isn’t as easy as one, two, three and it definitely doesn’t happen overnight. It took Susie three months to set up her own shop and about three to four years to actually build up her business and clientele. She maintains there are no special classes you need to start your own business. “Passion for the job is all you need!”

“I work endless hours, there’s no set time, but I love what I do so I never calculate that sort of thing,” she explained.

With so much to be done before and after store hours, Susie maintains that keeping her customers happy is one of the toughest parts of owning a business.

“In order for people to spread the word about my store,” says Cruz, “they need to be happy when they are here and when they leave with something. Getting your name out can be very tricky and even with some advertising, many small businesses will burn out early on and cannot afford to market like larger companies often can. What has worked for me is hosting fundraisers and fashion shows at the store for various non-profits, churches, schools and other organizations. By promoting for them, I usually get the word out to new people and end up with lots of customers I wouldn’t have otherwise seen.”

With all of her contributions, assistance and help within the community, Susie has not only managed to run a successful small business, but there is no question that her good fortune will only get better in the future. Here is one word in the English language that can be a noun, verb, adjective, adverb, preposition, etc. The word UP is a two-letter treat!

Read until the end... You are sure to laugh!

This two-letter word in English has more meanings than any other two-letter word, and that word is UP. It is listed in the dictionary as an [adv], [prep], [adj], [n] or [v].

It's easy to understand UP, meaning toward the sky or at the top of the list, but when we awaken in the morning, why do we wake UP? At a meeting, why does a topic come UP? Why do we speak UP, and why are the officers UP for election and why is it UP to the secretary to write UP a report? We call UP our friends, brighten UP a room, polish UP the silver, warm UP the leftovers and clean UP the kitchen. We lock UP the house and fix UP the old car.

At other times, this little word has real special meaning. People stir UP trouble, line UP for tickets, work UP an appetite, and think UP excuses.

To be dressed is one thing but to be dressed UP is special.

And this UP is confusing: A drain must be opened UP because it is stopped UP. We open UP a store in the morning but we close it UP at night. We seem to be pretty mixed UP about UP! To be knowledgeable about the proper uses of UP, look UP the word UP in the dictionary.

In a desk-sized dictionary, it takes UP almost 1/4 of the page and can add UP to about thirty definitions!

If you are UP to it, you might try building UP a list of the many ways UP is used. It will take UP a lot of your time, but if you don't give UP, you may wind UP with a hundred or more.

When it threatens to rain, we say it is clouding UP. When the sun comes out, we say it is clearing UP. When it rains, it soaks UP the earth. When it does not rain for awhile, things dry UP. One could go on and on, but I'll wrap it UP, for now… My time is UP! Oh, and one more thing: What is the first thing you do in the morning and the last thing you do at night?

OFFICE LIFE Three Major Misconceptions About Networking

Once you overcome these misconceptions, there will be nothing to stop you from building a powerful network that provides continuous business and opportunities.

Think about the most successful people you know. What do they have in common?

They have built a network of contacts that provide support, information and business referrals. They have mastered the art and science of networking, and business flows to them almost as a matter of course.

It has taken these successful networkers years of hard work and perseverance to build their networks. It will take a similar commitment for you, too. However, many people, before building networking prowess, need to overcome three major networking misconceptions.

1. “How do I network if I’m not a naturally outgoing person?”

Go ahead and breathe a sigh of relief—because you don’t have to become Mr. Public Speaker, Person About Town, to be a successful networker. Most business people, given a little real-world experience, naturally develop a certain level of comfort in dealing with customers, vendors, and others in their day-to-day transactions. Even people who are not gregarious or outgoing can form meaningful relationships and communicate.

Over years of teaching people the art of networking, I’ve found many techniques that can make the process a whole lot easier—especially for those who consider themselves a bit introverted. For example, volunteering to be an ambassador or visitor host for a local business networking event can be a great way to get involved without feeling out of place.

Think about it. When you have guests at your house or office, what do you do? You engage them, make them feel comfortable; perhaps you even offer them something to drink.

What you don’t do is stand by yourself in the corner thinking about how you hate meeting new people.

By serving as a visitor host at your local chamber event, you effectively become the host of the party. Try it! You’ll find it much easier to meet and talk to new people.

2. “Getting business by person-to-person referral sounds like something that used to happen when my great-grandfather was selling horse-drawn buggies. Why should I waste my time on a marketing method that’s generations out of date?”

Yes, networking has been around a long time. It used to be the way that most businesses operated. In a small community, where everybody knows everybody, people do business with the people they trust, and they recommend these businesses to their friends. Smalltown professionals naturally tend to refer business to each other, too—usually to those who return the favor, but often simply on the basis of whose service will reflect best on the referrer. If you’re a plumber and you refer a customer to a dentist you know, you don’t want that customer complaining to you a week later about what a lousy dentist you sent him to.

Today, most people do business on a larger scale, over a broader customer base and geographic area. More people now live in cities, and in even a small city most people are total strangers to one another. The personal connections of the old-style community, and the trust that went with them, is mostly gone. That’s why a system for generating referrals among a group of professionals who trust one another is so important these days, and it is why referral networking is not only the way of the past but the wave of the future. It’s a cost-effective strategy with a long-term payoff. It’s where business marketing is going, and it’s where you need to go if you’re going to stay in the game. As the great hockey player Wayne Gretzky said, “I don’t skate to where the puck is, but where it’s going to be.”

3. “Networking is not a hard science.”

I once suggested to the business dean of a large university that the business curriculum should include courses in networking. His response? “My professors would never teach that material here. It’s all soft science.”

I should not have been surprised, because I’ve run into this attitude many times at many business schools. But it shocked me to hear it at a progressive major university.

We give people bachelor’s degrees in marketing, business, and even entrepreneurship, but we teach them hardly anything about the one subject that virtually every entrepreneur says is critically important to his or her business—networking and social capital. Why don’t business schools teach this subject? I think it’s because most are made up of professors who’ve never owned a business. Almost everything they’ve learned about running a business they’ve learned from books and consulting.

Can you imagine a law course taught by someone who’s not an attorney, or an accounting course taught by anyone without direct accounting experience? Yet we put business professors in colleges to teach marketing and entrepreneurship with little or no firsthand experience in the field. Is it any wonder, then, that a subject so critically important to business people would be so completely missed by business schools?

The science of networking is finally being codified and structured. Business schools around the world need to wake up and start teaching this curriculum. Schools with vision, foresight and the ability to act swiftly (the way business professors say businesses should act) will be positioning themselves as leaders in education by truly understanding and responding to the needs of today’s businesses.

At the end of our conversation, I asked the dean, “How are courses on leadership any less a soft science than networking?” He didn’t have an answer.

ArOUND TOWN Symphony Announces Upcoming Free Concert Season

Neal Welland, retired Santa Fe Springs Fire Chief, was re-elected and installed as President of the Rio Hondo Symphony Association at the Installation Tea at the Clarke Estate in Santa Fe Springs in June. He will preside during the orchestra’s 79th season of four free concerts.

“I’m honored to be the President of such a fine organization once again. The orchestra provides a rare opportunity for the community to see, hear and experience the rich and uplifting nature of classical music,” said Welland.

“The 78th season was a resounding success in spite of the fact that the greatest challenge was dealing with a $42,000 deficit.

Through a combination of factors, including more contributions Neal Welland and in greater amounts, the deficit is now just $15,000,” he continued. He added that, with everyone working together once again, he expects the 79th season to be awesome.

Other officers who were elected and installed were: Vice President, Leighton Anderson; Treasurer, Charles Barth, and Secretary, Les Woodson. Continuing on the board will be: Rick Censullo, Charles Claver, Mary Herrera, Joan Meister, Anne Young and Guild President Dorothy Carras. Serving on the Association’s staff during the 79th season will be: General Manager, Sue Walker; Orchestra Manager, Lou Anne Barth; Orchestra Manager and Librarian, Kathy Egbert, and Publicity and Advertising Manager and Program Editor, Dorothea Cummings. The season brochure will be available August 15, 2011.

The Whittier A.M. Y Service Club, who proudly generates funds to support the Greater Whittier YMCA (with its three facilities in Uptown, East Whittier, and Camp Arbolado in the San Bernardino mountains), recently presented Executive Director and CEO Mike Blackmore their annual donation in the amount of $26,000.

If you have after-tax contributions in your employer plan, you may opt to withdraw them without penalty when you roll over your assets. However, if you wish to leave those funds in your retirement account in order to continue tax deferral, you can include them in your rollover. When you begin regular distributions from your IRA, a prorated portion will be deemed nontaxable to reimburse you for the after-tax contributions.

Potential Downsides of IRA Rollovers While there are many advantages to consolidated IRA rollovers, there are some potential drawbacks to keep in mind. Assets greater than $1 million in an IRA may be taken to satisfy your debts in certain personal bankruptcy scenarios. Assets in an employer-sponsored plan cannot be readily taken in many circumstances. Also, you must begin taking distributions from an IRA by April 1 of the year after you reach 70 1/2 whether or not you continue working, but employer-sponsored plans do not require distributions if you continue working past that age.

Remember, the laws governing retirement assets and taxation are complex. In addition, there are many exceptions and limitations that may apply to your situation. Therefore, you should obtain qualified professional advice before taking any action.

Limited partners are usually investors with no say in the management of partnership assets. They are liable only for the capital they contribute and any notes they sign. Often, any real estate losses are allocated largely to the limited partners for tax purposes.

One or more general partners runs the business. In a real estate limited partnership, the general partner is responsible for managing the property or delegating that responsibility.

The general partner bears liability for all of the partnership’s obligations.

Limited liability companies A limited liability company (LLC) might offer the best features of all the other structures.

As an LLC investor (or member), you’ll benefit from partnership taxation. That is, any losses from the real estate are passed through to each member’s tax return. In addition, LLC members enjoy the same type of limited liability that corporate shareholders have, so their other personal assets are not at risk.

In these litigious times, you should not downplay the threat of personal liability from real estate investments. By recognizing the danger, you may be able to limit your exposure.

Example 2: Jane Clark invests in several rental properties. She has no co-owners. To minimize her paperwork, Jane could create a single-member (one owner) LLC to hold all those properties. Instead, Jane creates a separate single-member LLC for each property. Therefore, if a tenant is severely injured at one of Jane’s properties and sues for damages, the risk can be confined to that one property rather than affect all of the investment real estate Jane owns.

Black Mat MMA is an official 501 (c)(3) non profit organization teaching Mixed Martial Arts to boys and girls, young adults and to help “at risk” and “under-privileged” kids in the city of Whittier and surrounding areas. BMMMA was founded in 2003 to provide boys, girls and young adults a safe haven; a place where they could feel safe, be respected, and be treated with dignity and honesty; a place where they can grow as a martial artist, but most importantly as human beings.
