The Biggest Challenge On a regular basis our professional organizations are asking us for feedback on our markets. One of the questions is what the biggest challenge is we are facing. Very clearly ours is inventory. As of this morning Corvallis has 47 active listings. I think that might be a new record low. One listing that came out last week had 13 offers. A new listing I launched yesterday on 5902 NW Fair Oaks Place for $450000 had 11 showings on the first day. Of course the time of year plays a role in this. Lots of sellers are of the opinion that selling in spring is the best time, thus a lot of listings are probably coming up in the next few weeks and months. But the need for waiting until spring does not translate to our market, especially not now. Of course a house sells best when well prepared. A pre-sale inspection might turn up things the seller was not aware of and is able to fix before going on the market. Cleaning, decluttering, staging, all this helps the get the best price. Even in this market, a well prepared launch will pay off. And overpricing still does not work. A well priced home will generate plenty of interest and will
most likely be bid up. An overpriced home will still sit and grow stale. Buyers need to be perfectly prepared before they start house hunting. A pre-approval letter from a good local lender is paramount, a solid down payment makes you more competitive. Offering other incentives like for the seller to stay in the house a few days after closing might help win the bidding. Be prepared to offer above the asking price and get a good market analysis that shows you what range a bid could have. Be flexible and don’t cling to wishes. Yes, all hardwood floors would be great but if the bedrooms have carpet you can change that. It might be more important to buy with the interest rates still low than finding the perfect wall for grandma’s hutch. The wall color is the least of your worries. Location, floorplan, size, those are hard criteria, concentrate on those. Off to the battle…

A Morning Stretch for a Healthy Start
By Kris Denning I remember watching in anticipation as my newborn baby began to wake up. Before she even opened her eyes a crack, she was yawning and stretching and moving her body parts in all directions from head to toes. It seemed to take her a half an hour before she would complete her pre-wake routine. I didn’t exactly have as much time to watch my second baby’s wake up ritual, but I’m sure it was similar. It is in our nature to stretch our bodies upon awakening. Think about how long we spend lying in bed at night, hopefully at least 7 -8 hours. How jarring to go from lying down for so long, to getting out and moving around without a little preparation! I’m not suggesting you get out of bed and start a stretching routine every day, (as a Yogi I recommend it, but I’m also realistic). I’m suggesting a good stretch before you even open your eyes. Whatever it is that
wakes you up in the morning – the smell of coffee, the coo of a baby, birds chirping, or that dreaded alarm clock, give yourself the snooze time to stretch and loosen up your joints before you step foot out of bed. When you first start to wake up, take a nice deep breath of gratitude – why not? It’s always a good day when you wake up and still have that breath of life, right? Now, slide the pillow over and take a full body stretch, turning your ankles and wrists, stretching your fingers and toes. Eyes still closed. Draw one knee in towards your chest, pointing and flexing your feet. Repeat on the other side. Then, slowly roll onto your stomach, hugging the pillow under your torso, and if you can, bend your knees so that you can sit back toward your heels. Child’s pose. Eyes still closed. Perhaps shift your hips from one side to the other if it feels good.

Take several breaths with each stretch, letting your body decide how long to hold them. Add or subtract any of those recommended stretches to suit your needs. The important thing is to give your body a little time to loosen up and adjust to waking after that long slumber.

After that, gently roll onto your back and bring yourself up to sitting. Open your eyes and take one arm toward the ceiling, reaching up and over as far as you can. Breathe. Repeat on the other side. Then, hug the pillow or a couple of pillows toward your chest, and fold forward with your knees bent. Then, lift your gaze and your chest as you inhale, and fold forward again with your legs lengthened. Once you climb out of bed, stand tall for a moment and open your chest by interlacing your hands behind your low back, reaching down and away.

Pickleball
a paddle sport created for all ages and skill levels, is a fast-growing sport now found in all 50 states. With a name as interesting as its story, the sport has roots tied to the Pacific Northwest. Originating on Bainbridge Island off the coast of Seattle, it was invented in 1965 by three dads — Joel Pritchard, Bill Bell, and Barney McCallum — after they came home from a game of golf. Finding their children bored, the dads pieced together items they thought could entertain. After lowering a badminton net, collecting a wiffle ball and fabricating paddles of plywood, their backyard pastime has grown to a sport with an estimated 2.5 million participants nationwide. Helping Benton County residents stay fit since 1980, Timberhill Athletic Club has several pickleball courts. With appeal to an older crowd, pickleball is played on a court about a third the size of a basketball court, and combines elements of tennis, badminton and ping-pong. “You still have to run around a bit, but it doesn’t beat you up like tennis or racquetball,” said Randy Huber, owner and general manager of Timberhill.

Most experts recommend 10,000 steps a day and seven-anda-half to eight-and-a-half hours of sleep a night for optimum health. Nutrition requirements vary but a doctor or health coach could help you determine yours. When the fitness tracker works best is when you can see clearly where you need to improve. Setting small goals and then meeting them keeps you on track and is encouraging. In conjunction with other tools like health coaching and support from a primary care provider, fitness trackers have the potential to greatly improve your health and even help manage chronic conditions such as diabetes and obesity. The interactive nature of a fitness tracker also appears to be a benefit. Clinical trials show greater improvement for participants using a fitness tracker than those who use a pedometer to count their steps. “We see fitness trackers as a tool,” said Bangen. “It’s only a small piece of the puzzle and it’s up to you how you want to use it. Creating a Charitable Giving Strategy By Sten Carlson
For many of us, the New Year signifies a fresh chance to align our spending with our priorities. If charitable giving is an important part of your budget, now is a good time to take a step back and reevaluate your giving strategy. There are a myriad of causes and organizations you can support, which can leave even the best-intentioned philanthropist confused and overwhelmed. The following steps can help ensure your money is being used effectively and efficiently by the organizations you choose to support.
Step 2: Consider each organization’s mission. Once you have determined which organizations meet your criteria, research each charity to make sure their programs, mission and goals match your expectations. Consider meeting with an executive or local leader to hear about the charity’s strategy and their impact on the community first-hand. During the meeting, ask about the organization’s short- and long-term goals as well as how they measure success. You want to be sure that the charity is making progress toward achieving its goals.
Step 1: Clarify your own values and preferences. Before you reach for your checkbook, ask yourself a few questions. What causes are important to you? Is there a particular demographic or group of people you would like to support? Would you prefer to give to a local, regional, national or global organization? As a donor, what do you hope to see in the organization’s leadership or structure? The answers to these questions can help you make a list of charities that will allow you to align your financial resources with your personal values – making your donation even more meaningful.
Step 3: Investigate each charitable organization’s financial health. Look into how each donation is used and what percentage of the money goes directly to the cause. Fundraising and administrative expenses help the charity do its work, however you should be cautious about organizations with higher overhead costs. Ask the charity for a copy of their most recent annual report and Internal Revenue Service (IRS) Form 990. These forms outline the charity’s budget allocation and financial plans, and can provide you with insight into how your money is used to make the intended impact. If you’d like an objective perspective on a charity’s financial health, fundraising practices, day-to-day efficiency and accountability standards, look at how watch dog groups evaluate the organization. BBB Wise Giving Alliance (www.give.org), GuideStar (www.guidestar.org) and Charity Navigator (www. charitynavigator.org) are several national groups that offer unbiased evaluations.

Healthy Houseplants Recently, there’s been a renewed interest in houseplants that improve air quality, with an emphasis on plants to help you sleep. There are several reasons that plants help your indoor environment: some fragrant flowers aid in relaxation, many houseplants filter out harmful chemicals present inside homes and offices, and they absorb carbon dioxide and release oxygen (some of them at night). Much of the research on air purification dates back to the NASA Clean Air Study, the results published in 1989. The lead scientist, Dr. Bill Wolverton, followed up with a book in 1997 entitled How to Grow Fresh Air. My husband and I have had houseplants in our home environment individually and together. With my background, you can see why. My husband grew up in the hippy era. He has yet to fully explain to me his love of houseplants, but I know his grandmother worked in agriculture and loved gardening. She endeared me to her when she tossed his pathetic fern into a lake the day before we got married. I can easily get lost in research about which plants are best for certain situations. I find science and nature to be endlessly fascinating. Every study, book or blog has a different set of criteria for their selections. After looking over the study, the book and a number of blogs on the internet, I chose easy to grow, readily available plants that do one or more of the things listed above to help your indoor environment. Here are my picks. Areca Palm: A top oxygen producer, NASA top plant and one of Wolverton’s top plant picks. It prefers moderate light and is easy to grow. Snake Plant (Sanseiveria trifasciata) : A top nighttime oxygen producer. Tolerates a wide range of growing conditions including low light and drought. The internet claims it reduces headaches. You’ll have to check that out on your own. Peace Lily (Spathiphyllum sp.): Per NASA, it filters out all 5 of the top indoor toxins. It likes moderate light but will live in low light. Plus, it has interesting flowers. It’s my personal favorite houseplant. Tri-color Dracena (Dracaena marginata ‘Tricolor’) : Top air cleaning plant, eliminating 4 of the 5 toxins. Other species are great air purifiers as well Zee Zee Plant (Zamioculcus zamiifolia): A nighttime oxygen producer that grows well in low-moderate light. Super cool look. 18
Aloe Vera: A medicinal succulent that produces oxygen at night. Jasmine: this one is on the trendy list because of its soothing scent that promotes sleep quality. As opposed to Lavender and Rosemary, which made the most recent list as well, Jasmine grows better as an indoor plant. I prefer to grow my lavender outside and dry the flowers to use as a sachet near my pillow. Recommendations for air purifying are 1 plant per 100 square feet of space. That’s 18 plants in an average home. They do recommend to start with a few and add slowly. Or you can go for the gusto and create a jungle. Whatever you do, may it be a pleasure and not a burden. Gardening, indoor or outdoor, should be fun. Happy Indoor gardening.

He had a vision of following his dream of performing around the country and the world with a beautiful talented woman and after discharge from the Army it became a reality when he met Lynn Wallace. It was love at first sight. Soon they were performing together as a team in Vietnam for the USO. After their tour they hit the road and performed thousands of shows for schools, colleges and communities around the country. Music and comedy with a “save the environment” theme. Inuit natives, Kimo and Quannick are, of course, primitive and very much in love and living their lives out in what they know to be their only existence. Where they had been before these lives began is a total mystery. But they both have unusual insight in their mysterious dreams and visions of their past and their future. The Lives of Carl Atman follows these soul through many lives in different countries, cultures and ethnicity as they to come together again and again. Evidently not by chance but by some kind of divine guidance. In essence, this saga is a sample of how souls might discover their destiny in life after life and how (out of millions of souls) they wind up with their beloved each time. It is a 500 year love story and more than once Mr. Walker has been told, it is destined to be a “chick flick.” Which pleases him no end.

Seattle Let’s skedaddle to

or a quick getaway, Seattle is a great choice. We just took a quick trip, and it was a delightful and relaxing couple of days. We drove up through the “Snowpocalypse” in Portland. That drive was not so relaxing, kind of more the opposite. Thankfully blizzards on I-5 are few and far between. Normally the drive, from anywhere in the Willamette Valley, is a breeze. As an alternative to driving, which we thought about a lot while driving, Amtrak offers service from numerous cities all the way up the valley. And on the Seattle end, the train drops passengers (at the King St. Station) just a few short blocks from Pike Place Market and the Seattle Waterfront. We stayed on the waterfront at a fabulous hotel, The Edgewater. Built in 1962 for the Worlds Fair in Seattle, at the same time as the Space Needle and the monorail, The Edgewater earned a place on the map of the Rock & Roll world when the doors were

thrown open to welcome the Fab Four, John, Paul, George and Ringo -- the Beatles. In 1964 “Beatlemania” was raging and a number of downtown hotels turned the band away in light of the turmoil their presence would have caused in day to day operations. Not a “day to day” hotel, the Edgewater welcomed them in. They fenced off the parking lot, and people were still trying to swim out into Elliot Bay to catch a glimpse of their long-haired heroes. That took some dedication, Elliot Bay’s water temperature ranges from 42 degrees to maybe 62 degrees, on a “warm” day. The Edgewater is built on a pier, so when you open the window on a bayside room, the water is below. There’s a now famous photo of the Beatles fishing out the window of their room. Word got out among fellow rockers and since then, the Edgewater has hosted Led Zeppelin, Mick Jagger and Keith Richards, The Monkees and many others.

It’s easy to see why rock stars, who can stay anywhere they want, stay at the Edgewater. You’d be hard pressed to find a better view, not just in Seattle, but anywhere. Looking out over the bay at the ferry boats and the Olympic Mountains in the distance, is breathtaking. The service at the Edgewater is second to none, all of the staff is constantly attentive (without hovering), the rooms are cozy and “northwesty,” and the bar and restaurant don’t just share the spectacular view from huge picture windows, the food is fantastic, and the drink choices are extensive. Dinner at the Edgewater began with fantastic Rosemary / Sea Salt Sourdough bread. Right away I knew we were in for a treat. If the bread was that good… For an appetizer I enjoyed the best crab cake ever. Shrimp and crab actually, it was seriously good. Not the usual flakey cake that falls apart, this one was done in a French style with creamy egg to hold everything together — so so good. The main course was salmon, seared and finished on

a cedar plank and then drizzled with a light hint of honey. The salmon was cooked to perfection. If you’re a salmon lover - make sure and go enjoy this at the Edgewater - you will not be disappointed. For desert, a personal Key Lime Pie with fresh whipped cream. One would think the best Key Lime Pie would be found in Key West Florida. Wrong corner of the country, the best Key Lime Pie is at the Edgewater in Seattle - seriously. Dinner at the Edgewater was one of the best meals I’ve ever had, and I’ve had some meals. I did not imbibe, but if you’re interested in a drink, the beverage menu is 28 pages long — they have what you want. The service, thanks to our server Laura, and the rest of the staff, was fantastic, which we’d come to expect after 24 hours at the Edgewater. Currently, Seattle is undergoing a huge waterfront redevelopment project. The main issue is the Alaskan Way Viaduct, which
was built years ago when the waterfront was viewed as merely a terminal for passengers and goods that came and went by ship. The Viaduct bisects the waterfront from Pike Place market and downtown. Now, residents and visitors want to take advantage of the fabulous view, the recreation opportunities, and of course the tourism dollars that Seattle’s beautiful waterfront generates. The Viaduct is on the way out — or down rather. The elevated highway is being dropped to ground level and huge infrastructure improvements are underway to allow access by foot to the waterfront. That’s good news because the Edgewater sits front and center along Seattle’s downtown waterfront. You can walk from the Edgewater not to Pike’s Place Market, and downtown. And if you’re a Mariners, Sounders, or Seahawks fan, they all play a short punt from the Edgewater. Uber drivers are everywhere, as are Lyft drivers, if you’ve headed up from the Willamette Val-
ley, do yourself a favor and download the apps before you go. Request a car and driver and one magically appears in moments to take you wherever you want to go. Or you can easily walk to the Seattle Aquarium, The Great Wheel (the ferris wheel at pier 57), or you can hop on a ferry and cruise across the bay to explore Bainbridge Island, Bremerton and beyond. For the shopping crowd, you can walk a short way down the waterfront boardwalk, take an elevator up to Pike Place and you’ll find yourself in the heart of downtown Seattle surrounded by great shops. Seattle is a fun place if you want to shop till you drop, of just kick back and enjoy the view. During the month of February, there are museum deals if you’re an art lover - see the sidebar. Whatever you like to do, you’ll like to do it in Seattle. Go!

The IMPACT of a backsplash choice Backsplashes are a wonderful piece of the remodel puzzle, and are a great opportunity to tailor the style of a room. A backsplash can range from a high contrasting focal point to a neutral backdrop depending on personal preference. In our many years in this industry we’ve had the pleasure of dealing with quite a wide variety of materials, layouts, and styles. Here we’ll highlight a few interesting backsplashes we’ve had the privilege of installing. Who knows – maybe you’ll find inspiration for your new backsplash here!
This backsplash takes the idea of a standard backsplash layout and combines it with a mosaic look. The flow and color combination of the center wave are vibrant, but set in a neutral background tile to allow it to be visually pleasing while not becoming too busy. It’s a striking look that really draws attention to it.
This one features what we call a waterfall mosaic. Tiny, glass tiles with shimmer cascade down the wall invoking a feel of falling waters. Two colors, a vivid blue and a more subdued grey, are mixed and create a nice contrast. Though there are bright colors and movement, the blue cascade quickly becomes a neutral color to allow other details in the kitchen to stand out. It’s a unique and fun design.
A popular choice lately has been custom mosaics created from various types of slate. A variety of colored slate is chosen and hand cut into smaller sizes to create the installation pattern. This can be a more time-consuming backsplash to do, but the results are a very custom and afford the client a lot of personalization. The other advantage is that it goes well in quite a few styles of kitchens.
In each of the aforementioned designs the entire room was taken into consideration before making a final choice, with the help of our designers. The backsplash is a part of a whole design, and the options are nearly limitless. It’s for this reason that, no matter how many we design, layout, and install, there always seems to be something new.

Recently, a third-party survey asked LB iLearn students how they felt about the school, its coursework, and content. This is what they had to say: Why choose online instead of on-campus learning? Research shows that a large population of online learners nationwide are either working professionals or adults who have families. To no surprise, survey results reflected this to be true for LB iLearn students as well. Nearly 64 percent of respondents said their decision to enroll in online classes instead of inperson classes was “other obligations including children and jobs that prevented them from taking traditional courses during the day.” How good is the quality of course content? Since the advent of online education there has been debate about its quality and 32
effectiveness. In recent years, overall quality has improved drastically, and, in some instances, has improved learning outcomes with its personalized platform. Of students surveyed, over 71 percent said course content was of “high quality” or “very high quality.” As for the difficulty of course content, nearly 76 percent said it was “just the right level of difficulty for the course level.” Does the curriculum help you learn content needed to pass courses? Creating curriculum that not only prepares students for the job or skill-set in which they are training, but that also uses real-world examples to help comprehend what they have learned can be difficult. LB iLearn incorporated relatable curriculum to retain necessary content, and over 81 percent of students surveyed said the curriculum helped them learn content either “effectively” or “very effectively.” Programs at LB iLearn were chosen based on labor market data that showed a need in healthcare- and businessrelated programs. Therefore, all programs at LB iLearn aim to help Oregonians learn the skills they need to jump-start their career in those fields so they can live better and learn better.

hen we tell ourselves we can do something, we are telling all three pillars of our consciousness, mind, body and soul, to get involved. As Walt Disney once famously said, “If you dream it you can do it.” This may sound cliche, but how many of us have heard successful people say they continued to believe in themselves no matter what adversity they encountered? They are telling us what science has discovered; your thoughts, actions, and perceptions shape the direction of your life. Have you ever said “I felt it in my gut” or “I knew it in the back of my mind?” Those are examples of the ways in which we express the subconscious connection of our mind, body, and soul. But how do you become more aware?
Get sleep
people who skip out on sleep and use phrases like “I’ll have time to sleep when I die.” This is dangerous to your longevity and deprives your body of the time it needs to rejuvenate. Humans need six to eight hours of restful sleep each night. While you sleep your stress system is turned down, your immune system gets stronger, your brain gets cleaner, and your body releases hormones that regulate your metabolism. If you don’t get adequate sleep, your body is kept aroused by adrenaline, a stress hormone. Stress hormones can wreak havoc on your body, accelerating the aging process and negatively affecting your brain’s ability to function. After time, it can weaken your immune system, contribute to weight gain, and lead to depression.

DIY Nail Care Tips From a Pro!
Stacey Cummings, veteran nail artist and esthetician, has some pointers for you. Doing your own manicure can be cost effective, but it can also come at a cost if you don’t follow a few basic rules. Your nails are delicate, and nail technicians take certain steps to prepare your skin, nails, and cuticles to protect from damage. Tips from Stacey: 1. When giving yourself a manicure, do not soak your hands in water. Nails absorb water and become softened when wet. When they dry out they also lose some of their natural oils and become brittle. Doing your nail care after your nails have absorbed water, for example after washing dishes or swimming, is not recommended. 2. Apply a high-quality cuticle oil, not only on the skin surrounding the nail, but on the entire nail plate at least once daily. This prevents dehydration and brittle nails while promoting strong supple nails as well as preventing excessive growth of cuticle. 3. Use a nail file with a fine grit rather than clippers to shorten, shape and/or smooth any breaks in your nail. A natural nail requires a finer grit because it is much more delicate than what an acrylic nail can withstand. A good rule of thumb when picking your nail file is the lower the number, the higher the roughness. Look for a grit of 240 or higher, anything rougher can damage your natural nail.

Drink Your Breakfast! In a society that makes not-so-good-for-you foods readily accessible, it’s a good idea to start your day with essential vitamins and minerals so you don’t find yourself grabbing prepackaged foods to keep the edge off. But that’s no secret, is it? The secret is how to do it quickly and easily every day. A smoothie is a great way to get a good dose of nutrition any time of the year. Depending on the season, there are always fresh fruits available to keep your smoothie different and delicious. Smoothies also give opportunity to add an array of other foods that may otherwise make an odd pairing on a breakfast plate. With the help of friends who also “drink their breakfast,” I have combined several ingredients for my smoothies that help make a well-rounded meal that lasts for hours. I have done a fair amount of research to choose my ingredients, and since drinking on a regular basis I feel the difference in my energy level, have seen my hair grow faster and my nails grow stronger. And that’s just what I can see externally! Let the yum begin as you work towards your 2017 health goals. DIY Bath Bombs You’ll find out why these are called “bombs” when you drop them in the bath and the citric acid reacts to water. To get the full effect, fill your bath first, then drop in your bomb when you’re settled and ready to relax. INGREDIENTS ● 1⁄2 cup baking soda ● 1⁄4 cup cornstarch ● 1⁄4 cup Epsom salt (scented or unscented) ● 1⁄4 cup citric acid ● 3-4 tsp coconut oil ● 2 tsp almond oil ● 1-2 tsp water ● 1 tsp essential oil of your choice Choose your own mold. Anything from a muffin tin, ice tray or cookie cutter works. It all depends on the size and shape you desire. If you use a muffin tin you can use cupcake liners for an easy grab-and-give gift. Your imagination is the limit on how you want to present them. You can even add a few drops of food coloring for fun. INSTRUCTIONS 1. Combine all dry ingredients in a bowl. 2. Gradually add wet ingredients, stirring with a whisk until thoroughly mixed. 3. When mixture is wet enough to stick together in clumps, press it firmly into molds. Remove excess from sides. 4. Let mixture sit in the molds for at least 5 minutes. 5. Carefully remove from molds and allow bombs to dry for 24 hours. (If your mold is pliable enough you can choose to let them sit in the mold for the entire 24 hours.)
DIY Bath Scrub This scrub will hydrate your skin for days! Sugar naturally draws moisture from the environment into the skin, so when you apply products with sugar they help hydrate by holding in moisture. Epsom salt can reduce inflammation, while sulfates flush out toxins, leaving your skin exfoliated and glowing. INGREDIENTS ● 1 cup Epsom salt ● 1 cup sugar ● 2 tbsp coconut oil ● 2 tbsp almond oil ● Essential oil of your choice (add drops until strength of scent is to your liking) INSTRUCTIONS 1. Combine salt and oil. Mix well. 2. Heat up coconut oil in microwave until liquified, making it easy to measure and pour. 3. Add coconut oil, almond oil and essential oil. Mix well. 4. Scoop scrub into jar of your choice. TIP: Coconut oil will become hard as it cools. Too much coconut oil may result in scrub too hard to press your finger in and scoop. The almond oil will stay in liquid form, giving the scrub a smooth, easy to rub consistency. After 24 hours, if you find your scrub is too hard or too soft for your liking, take out the ingredients and re-mix after adding the appropriate oil.
