Once you have some names, go online and look at how they present other properties. Are the pictures professionally taken, with clear and relevant descriptions? A good agent will invest in marketing to ensure your property stands out, is attractive to buyers, and gets the best price.

Consider costs - how are their fees structured? A fair estate agent will have a simple and completely transparent fee structure in place with no hidden costs or unnecessary admin charges. They should be happy to share this with you upfront.

Opening hours: A surprising number of agents only work during the week, which means they are less accessible to potential buyers. Are they willing to work outside of office hours to accommodate your schedule as well as potential viewings?

Viewings: A good agent will have familiarised themselves with your property before doing viewings, so that all questions can be answered confidently and accurately. Check that they will accompany potential buyers during viewings. How much notice will they give you when bringing a potential buyer to your property?

Feedback: You should have contact with staff after each viewing. What system do they have in place to provide you with feedback? If negative feedback is repeated, will they give advice on improvements that may help? Can they provide trusted tradespeople and quotes for any suggested work?

Professional oversight: Do they have any estate agency or sales qualifications or are they members of an accredited independent ombudsman service?

3. Making your choice Do they come across as honest and open? A good estate agent will want to give you a fair and competitive service, so they should ask you lots of questions and

listen carefully to you. You should feel confident that the figures they provide you are well-considered and realistic, and backed up by clear evidence.
