Lease Extension Cost According to the Statue (Lease Reform (Housing and Urban Development) Act 1993), eligible tenants have the legal right to obtain lease extensions from the landlord. What are the main eligibility criteria? The lease must have been granted for more than 21 years and is owned by you for more than two years. How much do I have to pay? Valuations are complex, but mainly based on ground rents, yields and lengths of unexpired periods. If you are more than 80 years from the date of notification to the landlord, you must include the value of the marriage payable to them. Is it necessary to conduct a valuation? Since you must specify a price in the initial notice, it is best to get a formal estimate - if the price is impractical, your notice may be declared invalid.

How many years does my lease extension take? In addition to the unexpired term of the existing lease, there are 90 years. Do I still need to pay the rent? Land rent should not be paid any more. If the tenant’s notice is invalid or revoked, what is the next step? Another claim cannot be extended for another 12 months and the landlord will be entitled to the relevant fees.
