Town Hall Recap Q1 2017 DEVELOPER UPDATE Real Capital Solutions and Club management hosted a member Town Hall Meeting on January 23rd. Please find a re-cap of our communication topics below. We have a new face in the Winchester sales office as Erina McGhee joins Susan D’Arcangelo. The team has a variety of homes and sites they are presenting, including a completed and staged home, 6 homes in various stages of construction and 2 homes just starting the grading process. The sales team currently has 3 of the homes and a custom site under contract. We continue to audit our features lists on homes that the builder will take through completion. We feel like there is still opportunity to adjust the included features while leaving room for individual buyers to modify for their own personal tastes. A team of RCS and Comstock will be making additional enhancements in the coming weeks. We have concluded that the most effective way to showcase the Winchester lifestyle is by allowing potential new residents and members to experience, first-hand, what Winchester has to offer. We are in the process of building a Show Home complete with Casita – designed for “Stay and Play” opportunities. The Show Home and Casita, located on homesite 290, will be completed this spring. Residents are welcome to refer potential new members to Susan or Erina to schedule a stay. We have engaged a local agency from Roseville to enhance the creative messaging for Winchester. The Augustine team has a depth of development and tourism experience that will position Winchester as a destination. They will provide us with brand management, public relations, events management, social media, and traditional marketing management. Included in Augustine’s experience is the refined branding for Downtown Napa Association, Conejo Valley, Yosemite/Mariposa County, Discover Torrance, and Diamond Peak. We look forward to resident feedback on the new messaging.
Town Hall Recap On the land development side, we have completed the process of budgeting and bidding the 72 future home sites in phases 5 and 6 of Winchester. We will be working through the existing finished lots before beginning any development work on these phases, so we don’t anticipate any land development work there in the coming year. On the Club front, questions were raised about RCS and future plans for The Club. While our ultimate goal is to return ownership of The Club back to the members, we have plenty of time to work through how this might be facilitated. We will engage the Winchester membership as we get closer to having a plan in place. The Troon management group sent out a second membership survey in December to compare to baseline feedback from February of last year. With 116 respondents, results were measured against last February, as well as the Troon PrivÊ median. Anyone interested in the details of these results should contact Ryan Eckroat, but the overall Net Promoter Score increased by almost 30%. Furthermore, every category from Food & Beverage, Golf, and everything in between showed notable improvement over the year. Congratulations to the Club Management and Staff! We look forward to seeing 2017 as a successful year for Winchester members and residents.

Did You Know? NCGA Computer Update
The new update to our golf shop NCGA computer is a welcomed change. Our program is now web based instead of software, which means that scores will be immediately uploaded to the NCGA database. The interface is more user-friendly and instead of only using the keyboard we now have use of our computer mouse for easy navigation.
