Sales & Marketing SEPTEMBER DEVELOPER UPDATE Sales and Marketing Susan D’Arcangelo is doing a great job of introducing prospective buyers to the wonders of Winchester, and has sold 3 Winchester-built homes since our July update that appeared in the July/August Community Association newsletter. We have an additional 4 homes under construction, with completion dates spanning over the next 4 months. Please ask Susan for pricing and floor plans. Visitor traffic has picked up, and we continue to promote 1 to 6-acre home sites from the $200 - $900K’s, semi-custom homes from $1.25 - $2 Million and the opportunity to build a custom dream home. As for visitor traffic to our website, the highest percent of visitors are coming from within California, but we are also seeing a fair amount of visitors from Nevada and New York. Within California, the highest concentration of viewers are from San Francisco, followed by Grass Valley, Sacramento, Roseville, Alta Sierra, and then Rocklin. Other initiatives on the sales front include moving the sales office across from the ladies room to offer views of the golf course and access to the back patio, plus establishing an Ambassador Program to connect visitors with members. Sales & Marketing TEEING OFF WITH TROON What’s New at the Club? It has been nearly seven months since Troon joined Winchester Country Club as the operator and we couldn’t be more pleased. The Verve has made member communications a breeze and we’re excited by how popular it has become. We recently capped off a great summer event season with the annual Harvest Dinner and were thrilled to see that it sold out! Since the transition to Troon, we have a net growth of 8 memberships and with the steady improvements that we are seeing in Food & Beverage, Agronomy, Lifestyle, and Golf, we look forward to seeing continued growth.
BUILDING A COMMUNITY Development and Construction Update On the architectural front, Real Capital Solutions has been working closely with Comstock Homes on the new home program at Winchester. We have incorporated many of the finish suggestions provided during our focus group sessions in May. Real Capital Solutions and Comstock Homes have collaborated with John Packowski Design and Chris Heinritz Architecture to develop four new single story floor plans and elevations, all of which have been presented and approved by the Winchester Design Review Committee. The floor plans range in size from approximately 2,900 square feet up to approximately 3,800 square feet. We plan to start three new homes in the next 45 days – lot 292 being the first of these. This home will serve as our model home and sales office. We anticipate completion in the spring of 2017. The next two will be built on lots 292 and 337. Finally, we have four additional lots in various stages of construction in the community; lots 315, 268, 267 and 326.

Sugar Pine Trail November 1 8:30am | Meet in WCC parking lot
Time to return to our gorgeous and challenging Sugar Pine Trail. Approximately 6.5 miles of easy, moderate, and difficult slopes; however, the difficult sections are brief and rewarding. They culminate with a spectacular view of the valley! If you own hiking poles, this is a perfect hike to utilize them. Water and sturdy footwear are both strongly recommended.
