A realtor must do diligence on behalf of buyers and sellers, including checking to see if there are any listings with similar properties within a small radius that have changed status to pending in the last ten days- this will give them an idea about whether or not offers are at list price or going over. This information is beneficial to both buyers writing and offer and as a seller to understand what to realistically expect. The current knowledge of demand in any market can be invaluable and tends to change a week at a time. The buyer needs the knowledge to not over pay for the home. The seller needs the knowledge to understand what the "Best" offer can look like in this moment in time.
