The city features excellent schools, various housing options, and a socially engaged population Richland also has things to do for all ages including, visiting the town's numerous parks, recreation programs, and the library Richland, Washington is commonly referred to as "The Atomic City" due to the significant role it played in World War II as a former hub of activity for nuclear production The U.S. Government purchased the once small farm town in 1943. The government turned it into a bedroom community for the workers of the Manhattan Project, the project that brought us the first nuclear weapons With the shutdown of the last production reactor in 1987, the area transitioned to environmental cleanup and technology Today, many of Richland's residents work on the environmental cleanup mission at the Hanford site The Hanford cleanup site and the REACH Museum contain the Tri Cities' only reminders of its atomic days Nowadays, this peaceful town is known for its environmental efforts, the technology sector, and agriculture. The economy is driven by its technology and research efforts, mainly by Pacific Northwest National Laboratory over the past 50 plus years Another interesting fact about Richland's residents is that more people specializing in computers and math live here than 95% of the other places in the U S

Richland's Housing Market
Richland was created for the sole purpose of housing the workers at the federal Hanford site. The U S Government owned all the buildings and land, offering them to workers for a small rent The engineers in the Army oversaw much of the city's planning Homes were allocated based on the size of the worker's family, causing the need for several floor plans known today as the "Alphabet Homes " While Richland is known for more than Hanford, its historical Army roots can be seen throughout the streets running across town. Most roads have been named after famous Army engineers, including the main road - George Washington Way (aka G-Way) named after our first president, a surveyor
Today, Richland real estate consists mainly of single-family homes Classic style and modern features are blended effortlessly to create beautiful dynamic neighborhoods with excellent curb appeal. Both existing properties and new communities offer affordable real estate perfect for new homebuyers and young families. In addition, community events, outdoor recreation, and quality city services make Richland a desirable community to put roots down
Richland homes are affordable, with value-adding features such as upgraded kitchens and bathrooms Typical homes for sale in the area are modern properties built in the past 20 years However, older mid-century homes are also available in Richland. Welcome to Wine Country!
Locally we have three American Viticultural Areas (AVA)
The largest is the Columbia Valley AVA, housing 99% of all wine grapes grown in Washington State (58% red grapes and 42% white) The valley encompasses two local AVAs known as Horse Heaven Hills and Red Mountain Horse Heaven Hills, located near Benton City, produces 27% of the Tri-Cities area grape production Red Mountain, located just outside West Richland, has Washington's most highly prized red wine grapes More than 200 wineries surround TriCities; the recommended local hotspot favorites are below. It is essential to note that you should always make reservations to have a great winery experience on your wine tour! That way, the wineries can best serve you and your party If you have four people or less, call ahead to your winery of choice and see if they can get you in for a tasting Tastings are typically from 12 pm - 6 pm The wineries then close for the day or open for formal dinner service (Check with the winery for exact times of operation) For more information on our area's wine country visit, DiscoverWashingtonWine.com

Your 1st Step In Home Ownership
Why Get pre-approved?
Shopping for a home may be exciting and fun, but you don't want to fall in love with a home out of your budget Most sellers also expect buyers to have a pre-approval letter and will be more willing to negotiate with those who prove that they can obtain financing By getting preapproved, you'll know how much house you can afford and let sellers and real estate agents know you have the finances lined up and are a serious buyer
Things to Have for Preapproval:
Your Residence History
- Your previous address for last 2 years and length lived at each If you rent, the landlord's contact info to verify recent rental history
Your Employment History
- Names & addresses of employers for the last 2 years Date of employment, gross income amount from paystubs for last 30 days
Savings, Checking, and Investment Accounts
- Balance of checking, savings, & mutual fund accounts on 2 most recent statements.
