Introduction | Executive Summary The 600 Building project involves the historic rehabilitation/conversion of the existing office tower located in downtown Corpus Christi into multi-family residential, shared office space, and retail. The renovated building will offer 126 apartments, with dynamic views of Corpus Christi Bay and downtown cityscapes. The building features six floors of integrated parking comprising 143 spaces, which will allow residents to park and travel by elevator directly to their floor. A wide range of amenities will be offered to the residents including a swim spa, exercise rooms, steam and sauna, movie room, billiards, communal gourmet kitchens, an electronic gaming room and more. The ground floor will include approximately 2700 square feet of commercial restaurant space, allowing the public to engage with the building while encouraging increased pedestrian traffic and street life. The 21st floor will be a co-work office space, a trending business model that typically generates greater lease revenue than class A office space. The building will continue to lease roof space for communication antennas. The 600 Building (c.1963) began its life as an office tower during the Texas oil boom of the early 1960s. Designed by the architectural firm Jenkins and Hoff, the building projects an eclectic modernist style. American cities were in a period of change during that time; due to increased economic prosperity, a rise in car ownership and changing socio-political ideals, population began shifting to the suburbs. The average American worker in the 1960s typically drove from the suburbs to their place of work. The 600 Building was a reaction to this movement, accommodating suburban lifestyle with integrated parking, air conditioning and high speed elevators. Today, America is seeing a correction to the population shifts of the 1960s. There is a re-population of the urban core within our cities; nationwide, the average miles driven to work have decreased. People are rediscovering the conveniences and an improved quality of life by residing in an urban environment. As the 600 Building eased the transition of suburbanization, it will now allow people to live an urban lifestyle without giving up their personal transportation. The neighborhood surrounding the 600 Building features restaurants, bars, cultural venues, access to the marina and the seawall- all within walking distance. In addition, the building is located within Corpus Christi’s main business hub, which will allow for residents to have a car free commute. Corpus Christi has been investing in efforts to attract downstream oil and natural gas production and inter-related industries which have paid off. Currently, there are over $28 billion in new projects in construction or permitting within Corpus Christi, and by 2018 more than 2,000 new jobs will be created. The City has also invested in the expansion of the port facilities to accommodate the additional shipping demands from oil and natural gas production. In a $325 million project, Christus Spohn Hospital is expanding the Shoreline hospital complex. The conversion of the 600 Building to a mix of residential, office, and a restaurant will further fuel the growing economy and bring critical mass to the already existing movement to repopulate downtown Corpus Christi. Beyond the on-site amenities, the convenience of integrated parking, surrounding restaurants and cultural establishments, the natural beauty of and connection to the Corpus Bay will offer the 600 Building residents a high quality urban lifestyle.

Lead Developer Bios - Marcel Wisznia
Marcel Wisznia’s dedication to urban redevelopment is visible from the ground up. An entrepreneur, community leader, developer, architect, risk taker, trendsetter, Wisznia has worked throughout his career to better the communities that he develops in. Originally from Corpus Christi, Marcel moved to New Orleans to attend the Tulane University School of Architecture. After graduating in 1973, Marcel opened his own practice, and eventually teamed up with his father Walter Wisznia, who had a prolific career as an architect and developer throughout the State of Texas. As Marcel’s career progressed, real estate development became more and more appealing – providing an opportunity to combine design sensibility and creative problem solving. As an architect & developer, Wisznia felt he could create a better balance between design and cost. That viewpoint is reflected in the firm’s motto, [ design-driven-development ]. Wisznia is currently focusing on the redevelopment of urban centers through mixed-use (commercial / residential) rehabilitation of historic structures. Recently completed projects include Union Lofts, The Maritime and The Saratoga, all three located in downtown New Orleans. They have a combined project costs of over $95M and bring 293 residential units downtown. The Garage, another mixed-use New Orleans project currently in predevelopment, has a projected development cost of approximately $42M+. And in downtown Birmingham, Marcel is leading the design and development of the conversion of The Pizitz, a historic department store, into 143 apartments, offices and a ground floor public market. Wisznia has successfully combined unique financial models and creative design solutions in innovative ways that others emulate. The Maritime Building (1893), is the first building in the country to use a revolutionary new funding structure, becoming the case study & template for deals of its type. It has been written up in multiple industry publications. The Saratoga Building is also a special case- as it is a mid-century international style building. Wisznia worked diligently to convince stakeholders that mid-century architecture has historic value and is worth protecting, winning an important victory for the preservation of an entire generation of significant architecture. As a leader in the utilization of smart economic development incentives, he has formed relationships with development advocates & lending institutions around the country. Marcel is also a founding member of the Consortium for Redevelopment, which was instrumental in spearheading New Orleans’ recovery after Hurricane Katrina. Wisznia remains active in service of his alma mater, and sits on the Dean’s Advisory Board of the Tulane School of Architecture. In addition he is Past- President of the New Orleans chapter of the AIA. Marcel is a prognosticating pioneer that will continue to demonstrate leadership and innovation for years to come— indeed, his best work is still ahead.

Lead Developer Bios - Russell Palmer
Russell joined Corporate Realty in 1982 and was President from 1987 – 2010. Palmer has exchanged his title and position President to Director. He is able to pursue more regional business and focus on new business for the firm. Prior to his employment with Corporate Realty, Palmer directed the leasing, management, and property development departments of a local brokerage company. Russell is a life member of the Million Dollar Club of the New Orleans Board of Realtors, and has been a frequent award winner for transactional volume. A native of Selma, Alabama, he received a B.A. degree from Tulane University where he served as Vice President of his graduating class and was named to Who’s Who in American Colleges and Universities. Palmer was also the vice-president of ZBT Fraternity and a member of the varsity basketball and baseball teams. He received his M.B.A. from the University of Texas with a concentration in finance. Russell has an extensive background in leasing, managing, developing, investing and financing a variety of real estate projects. His specialty is brokerage of large income properties, completing over $750 million in sales. He has leased and managed over 20 million square feet of buildings including some of the largest projects in the Sunbelt region. As President of Corporate Realty, Russell was responsible for all financial and operating aspects of the company with approximately 60 employees and several million square feet of commercial space. He has been a principal in the ownership of numerous ventures and product types including office, retail, residential, raw land and office parks. Palmer has served on the Board of Directors of the New Orleans Jewish Community Center and on the Board of Trustees of St. George’s School and the Institute for Southern Jewish Living. He has been a board member of a regional bank in Texas with assets exceeding $1.0 billion. He is a member of the Urban Land Institute and International Council of Shopping Centers.
