Axe (oh sorry I meant tax) to grind Welcome to Politics greatest grab - The property industry! I cant think of another industry that is taxed as much as this one. The property industry has become a tax mine. Ok your own home is a tax haven (for now) but if you buy another property and sell it for a profit you will pay capital gains tax - you will also pay tax to buy it that’s called stamp duty. If you happen to buy a commercial property and its subject to GST you will pay GST and possibly stamp duty on the total. Now when I started selling homes in this area you could buy a house for $100,000 (even less). a really nice home was $200,000 and a palace for $300,000 - stamp duty was figured into the equation but it was really an incidental tax something we had to pay - in effect a luxury tax which mostly effected people purchasing wealthy properties tax rates up to $100,000 were quite low (but remember you could buy a reasonable house for that). Not Now!! If you buy an average home in this area you will be up for 20k plus in stamp duty (that’s a lot of money). If you are lucky enough to buy a property for $1m it will cost you over $42,000 - now that’s a good car or kids school fees for a couple of years or a really awesome family holiday - starting to get the picture! The reality is that the transaction costs are now starting to impact on sales volumes of houses (way down). This doesn’t just affect Real Estate agents as the spin off industries from the Root Real Estate transaction are huge. When you affect sales volumes you affect all of these: Finance · Settlement agent/Lawyers · Builders · Pest control companies · Removalists · Insurance Just to name a few. The reason I’m saying something about this is - at the moment we have both sides of politics promising things around property and taxes. These policies (suggested) could affect you - I’m not saying vote for this side of politics or that side but what I think is important is to be aware of what is going on (if its important to you) once you are informed you can make a better decision.
