Collier County is a county located in the U.S. state of Florida. As of the 2010 census, the population was 321,520. Its county seat is East Naples, where the county offices were moved from Everglades in 1962. Collier County comprises the NaplesImmokalee-Marco Island, FL Metropolitan Statistical Area, which is included in the Cape Coral-Fort Myers-Naples, FL Combined Statistical Area. History Collier County was created in 1923 from Lee County. It was named for Barron Collier, a New York City advertising mogul and real estate developer who had moved into Southwest Florida and established himself as a prominent land owner. He agreed to build the Tamiami Trail for what was then Lee County (Lee, Collier, Hendry, Glades & Charlotte Counties) in exchange for favorable consideration with the state legislature to have a county named for him. After the county was named, Collier was quoted


as saying “When I first came here on holiday with Juliet, I never expected that I would buy a whole region of it, nor did I expect to pay for the new Tamiami Trail, or half the things I’ve done. But I really didn’t expect to have a whole county named after me.” Geography According to the U.S. Census Bureau, the county has a total area of 2,305 square miles (5,970 km2), of which 1,998 square miles (5,170 km2) is land and 307 square miles (800 km2) (13.3%) is water. It is the largest county in Florida by land area and fourth-largest by total area. Virtually the entire southeastern portion of the county lies within the Big Cypress National Preserve. The northernmost portion of Everglades National Park extends into the southern coastal part of the county. were 251,377 people, 102,973 households, and 71,257 families residing in the county. The population density was 124 people per square mile (48/km²). There were 144,536 housing units at an average density of 71 per square mile (28/km²). As of 2000, 86.06% of the population was non-Hispanic White, 19.61% was Hispanic or Latino of any race, 4.54% was Black or African American, 0.29% Native American, 0.62% Asian, 0.06% Pacific Islander, 6.19% from other races, and 2.23% from two or more races. Languages spoken: 75.3% spoke English, 17.8% Spanish, 2.3% French Creole and 1.2% German as their first language. In 2000 there were 102,973 households out of which 22.70% had children under the age of 18 living with them, 58.10% were married

couples living together, 7.20% had a female householder with no husband present, and 30.80% were non-families. 24.50% of all households were made up of individuals and 11.90% had someone living alone who was 65 years of age or older. The average household size was 2.39 and the average family size was 2.79. The county’s population distribution by age was spread out but older than the U.S. as a whole, with 19.90% under the age of 18, 6.60% from 18 to 24, 24.60% from 25 to 44, 24.50% from 45 to 64, and 24.50% who were 65 years of age or older. The median age was 44.1 years. For every 100 females there were 100.30 males. For every 100 females age 18 and over, there were 99.20 males. The median income for a

household in the county was $48,289, and the median income for a family was $54,816. Males had a median income of $32,639 versus $26,371 for females. The per capita income for the county was $31,195. About 6.60% of families and 10.30% of the population were below the poverty line, including 16.20% of those under age 18 and 4.30% of those age 65 or over. The county continues to experience significant growth and is becoming increasingly diverse. As of the 2010 census, the county’s population had increased to 321,520, an increase of 27.9% over the 2000 census. As of 2012, the United States Census estimates the county’s popula-

tion at 332,427, an increase of 3.4% since the 2010 census. As of the 2010 census, 65.7% of the population was non-Hispanic whites, 25.9% was Latino or Hispanic, 6.6% was African-American and 1.1% was Asian. For the 2010 census, the Latino or Hispanic ethnic group represented the greatest source of population growth since the 2000 census, growing from 49,000 (19.6% of the total population) to 83,177 (25.9% of the total population. Purchasing property in an unfamiliar market can be daunting. Here is some guidance that you may find helpful. First, find a Realtor. The way U.S. real estate transactions are carried

out differs from many other countries. Some rules change from state to state. However, the following applies throughout the states: The commission is paid by the seller. Buyers do not need to pay anything to have an agent work on your behalf. Information on properties listed for sale is shared by agents using a multiple listing service. This means that you do not have to work with the listing agent. Buyer’s agents have the same access to all available properties, including new construction communities, and together you can determine which homes best meet your criteria. This can save you considerable time. In fact, it is often preferred to work with a buyer’s agent as they will represent your interests, not the seller’s. Your Realtor will guide you through the entire process with no “scouting fee”. Real estate agents need to be licensed to operate. Certain education and examinations are required based on the state in order to be qualified to represent consumers with their real estate transactions. A real estate Broker is an agent that has an additional license that requires further education and specific experience. A real estate licensee or “agent” must work under a licensed Broker. Financing is another area that has different requirements

for foreign persons. It is possible to get financing, but be prepared to have 30-40% down payment. Some banks require a certain amount to be deposited with their institution. You will need proof of income, assets and good credit. It is beneficial if you open a bank account even if you do not need financing. It makes the whole process much smoother. International buyers may take title to property the same as a U.S. citizen. However, there are certain concerns that you should be aware of. Such as, how the property would pass to your heirs in the event of death and what the tax implications may be. Your Realtor should not advise you, but most likely works with an attorney that is familiar with international real estate law and put you in contact with them. Taxes are

also a consideration. While property tax is assessed the same for citizens and non-citizens in the county, international buyers are not eligible for some of the exemptions that are available for Florida residents. Collier County has one of the lowest tax rates in Florida. Foreign Investment Real Property Tax Act (FIRPTA) that was created by the IRS states, in part, that 10% of the sales price of a property owned by a foreign person must be withheld when they sell the property. There are specific rules and criteria that determine the actual amount, if any, of taxes to be paid. Each situation is unique, so it is recommended that you consult with your real estate attorney to discuss how this may affect you when you decide to sell your property. (NOTE: Please check with your local taxing agency for any tax implications that may result from owning in the U.S.) After you and

your Realtor have found the type of property that best fits your needs in a community you desire, he or she should be able to show you comparable properties to determine the market value and guide you in the amount to be offered. The Realtor will prepare all required paperwork, present the offer to the seller’s agent, and negotiate on your behalf, if necessary. Once the price and terms are agreed upon and you have a contract, it is recommended that you have the property inspected to let you know if there are any major defects or problems. Again, a list of recommended inspectors should be provided by your agent. There are deadlines and obligations that must be adhered to as set forth in the contract. Your Realtor should monitor the transaction and keep you apprised of these contractual milestones.

The average time you can expect from the time of an accepted offer to taking possession is 30-60 days. Some exceptions would be short sales and new construction. You do not have to be present at the closing. Your Attorney and Real Estate Agent will facilitate all aspects of the transaction. It is very common for closings to take place via mail, email and fax. There are other things to take into account when purchasing in the U.S. Insurance, maintenance, management fees if using as a rental, and any other fees should be factored into the cost of ownership. There are many more details and variables with each unique transaction. This is just a brief synopsis of the process. As longtime residents of this city, Kristi (over 30 years) and Melody (all her life, she won’t say HOW MANY years!) know just about everything there is to know about Naples, including the “locals” top secret and favorite places. So, they decided to put a list together of not just great restaurants, but also things to do, see, and hear in fabulous Naples, Florida! Right off the bat, the beaches are, of course, a must do. Naples

beaches are world renowned for their sugar sand and stunning sunsets. They have consistently been chosen as the best beaches in the country. Which beach should YOU go to? Obviously, the Naples Pier is a landmark. With plenty of room to fish, or just hang out on the beach, the Pier has survived Hurricane Donna and millions of visitors, and will not disappoint. Maybe you prefer a more secluded beach? Just head south on Gulf Shore Blvd, and there are “finger” streets with parking and access the beach. Or, you can venture just a bit north to Wiggins Pass State Park. This is a state run facility, with beautiful beaches, grills, picnic tables, and even a pavilion available to rent for those large beach events! Seagate and Barefoot Beach are a little less known and our favorites. Naples offers some of the most unique dining experiences around. Everything from sandwiches to fine dining, whatever you crave, we have! Some of our most favorite LOCAL eateries are Grouper & Chips, Flaco’s, Inka’s Peruvian Kitchen, Naples Pub, Mama Mia’s, Jimmy P’s Butcher Shop, Skyline Chili, Pelican Larry’s, Pastrami Dan’s, and Spanky’s Speakeasy. Waterfront favorites are Buzz’s Lighthouse, The Turtle Club, M Waterfront Grille and Kelly’s Fish House. So many to choose from. For a sweet tooth, visit Grace & Shelly’s Cupcakes, Norman Love Chocolates, and Royal Scoop Ice Cream. Two of our favorites, 5th Ave.Confectionery (formerly The Serious Cookie Company) and The Mon“Key” Bread Factory are conveniently located in Tin City by our office. Another great place is long time favorite The Naples Winery which is known for its award winning wine made from Florida citrus. This also happens to be located next to our real estate office. Needless to say, being located between chocolate and wine, we are a happy, happy, and happy! Now, you’ve been to the beach you’ve got a full belly, and you’re looking for an adventure! Head south on US 41, towards Miami, and you will come to Shark Valley. Don’t let the name fool you, there are NO SHARKS in Shark Valley, but there ARE alligators, and LOTS of ‘em! This is a great place to bring your bikes, and see the glory of the Everglades National Park. There is a lookout tower at the end of the path, and the view is spectacular. You will probably have to share the path with some gators, but they are ex-

handful of 55 and over communities left. We do have communities that are geared towards active seniors and some are geared towards families and some are a little bit of both Then there is golf! Naples is the golfing capital of the world. We have over 95 courses in the Naples-Bonita area. There are public courses, private courses, country clubs, bundled golf communities, golf equity and nonequity. Memberships from $5000 to $150,000 The Ritz Carlton not only has a beach resort here but a Golf Resort! If you are a golfer then you know that Naples has some of the most impressive courses anywhere! We could write a whole magazine on just the golf in Naples. We have compiled the most comprehensive list. Give us a shout if you would like one. We of course cannot forget the

obvious water activities. If water sports is what you want this is the place to be. Rent sailboats, charters, jet skis, water ski, fish on the bay or out in the Gulf. You can also take a sunset dinner cruise. Take a boat tour of Naples Bay and and get a glimpse of Port Royal where homes cost as much as $50,000,000.
