Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Nov. 16, 2021, Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork. com. n The board approved the 2022 Revised Budgets for City Homes No. 2, City Homes No. 3 and City Homes No. 4. n The board approved a resolution that establishes terms for Covenants Committee Members. n The board approved the proposal from Armstrong Locks to replace hardware at Enders and Grace Hopper Facility Centers. n The board approved a proposal for floor and carpet replacement at Grace Hopper Facility Center. n The board approved a proposal to sand and repaint pool bathroom stalls at Enders Facility Center. n The board approved replacing sidewalks at Longview Park, Oak Mews and a townhome service area. n The board approved landscape improvements at Enders Facility Center.
UPDATES
n Grace Hopper Pool resurfacing: Final touches on the pool resurfacing project continue. However, the pool has reopened to residents.

n Grace Hopper filter tank enclosure: A leak was found at the filter tank. It was a pipe leading to the filter tank. The water pressure caused the side of the tank to fold in on itself. It has been repaired.

n Access systems (pool gate) hardware upgrades. The approved upgrades have been ordered and will be scheduled for replacement once received. n Landscape replacements: Plant installations at the following parks/mews have been completed: Parkland Quadrangle warranty Bermuda replacement by BrightView; Longview Park plant materials install; Upper Union and Union Bermuda repairs; and Fenwood Park Mondo Grass fill-ins. n Crepe myrtle pruning: The approved crepe myrtle pruning and clearance pruning based on the recommendations on the analysis have been completed in select park/mews. n Park signage: Signage (park rules and dog waste) has been replaced in park areas. n Enders AC duct cleaning/air purification/UV lighting: This work was completed. n Enders Facility Center paint: The gathering room, kitchen, hallway, bathrooms and patio have been completed. The fitness center, hallway and bathrooms have been completed. n Enders Facility Center pressure wash/caulk/paint: The approved work has been completed. n Enders Facility Center paint benches/patios/screen/ repairs on patios/pressure

n Please remember to report any landscape, building, or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s), and receive real time updates from management staff on corrective measures being taken. n New sod that was installed in October/November has been treated with a fungicide. n BrightView treated Sago Palms again in the Issa 28 (Osprey Avenue) area for scale. n BrightView treated Azaleas on Ethan in the Cambridge service area for spots. n BrightView treated Hollies and Camellias on Common Way Road and Chatfield Place for scale.
