The following information is a glimpse of the business the ROA Board of Directors addressed at the Dec. 19, 2017, meeting. A complete copy of the official minutes can be obtained on the Community Network at BaldwinParkNetwork.com. n The board appointed Kirsten Blum as secretary versus assistant secretary and Tracy Trotta as treasurer versus secretary/treasurer. n The board appointed Rebeca Gonzales as the Townhome Service Area at-large member. n The board approved landscape replacements at Grace Hopper, City Homes No. 4 Mews, City Homes No. 3 Mews, City Homes No. 2 Mews, Enders Park and to remove broken limbs (tree hangers) throughout all ROA parks.

UPDATES CITY HOMES NO. 4 MEWS LIGHTING BOLLARDS The new meter was scheduled to be set at the end of December. BALDWIN PARK SERVICES APP UPDATE To date there are 3,635 people who have signed up for the app. LANDSCAPE REPLACEMENTS The Grace Hopper Zoysia/Bermuda repairs were completed. The approvals from the November meeting for Grace Hopper, Virginia Park and CH No. 4 Mews were scheduled for the second week of January 2018.

WINTER SPARK IN BALDWIN PARK The event and parade went wonderfully with the parade lasting about 45 minutes. Thank you to Steve Thomas, who serves on the ROA and Joint Committee Board of Directors for working with the 3rd Battalion, 347th Regiment from Orlando’s Army Reserve located in Baldwin Park. They were the Color Guard for the Winter Spark in Baldwin Park parade this year and supplied a military vehicle as well as some families that walked in the parade. It is nice to have them once again participate in the parade and continue the tradition of military presence with Baldwin Park’s rich military background. STAFFING Carrie Blomstrom was hired and began work as the covenants coordinator. She replaces Shari King. King will continue to be contracted as the editor/web content administrator for the Baldwin Park Weekly/ Baldwin Park Community Network. AUDIT Staff is currently working with the auditor from Cole & Associates providing information for the 2017 Financial Audit.

FACILITIES Not counting the clubs, classes and meetings, Grace Hopper Facility Center, Enders Park Facility Center and High Park pavilions were reserved 466 times in 2017. CITY OF ORLANDO HURRICANE DAMAGED TREES The city has been removing its downed trees as well as large limbs that were left hanging in its park spaces.


Mulching is completed once or twice a year based on the approved budgets. The mulch used is pine straw (pine needles). The following reasons are why the TSAC decided to use pine straw: n Pine straw breaks down quicker into the soil, thus helping the very high pH leaves in the soil. n Pine straw does not attract termites as pine bark/pine nuggets can. n Pine straw is considered an all-natural or “green” mulch. n Pine straw doesn’t float away as easily during rain storms because the needles become tangled together. n When pine bark/ pine nuggets float away, many times it lands in the sod and can damage the sod. n The groundcover beds will have pine fines installed instead of pine straw, to help enhance the overall growth of the groundcover beds. TOWNHOME SERVICE AREA COMMITTEE MEETING

n The contract for trimming the townhome hardwood trees was signed and the work will begin in January. This will include all oaks, elms, maples, jatropha and magnolias within the townhome service areas. The trimming will include all deadwood removal, elevation, building clearance, thinning the canopy (as needed from year to year), light-pole clearance and mistletoe removal. Thank you for your cooperation in moving any vehicles near these trees. The crape myrtles will be pruned in February or March, according to the landscape maintenance contract.

The December Townhome Service Area Committee meeting was canceled because of the holidays. A complete copy of all official minutes can be obtained on the Community Network, BaldwinParkNetwork.com. The January TSAC meeting was held on Thursday, Jan. 18.

UPDATES n The preventative maintenance contract work for 2017 is completed in the City Home No. 1, City Home No. 2, Mattamy, City Home No. 4, Issa 28 and Live/Work service areas. The contractor is scheduled to finish preventative maintenance work in the Cambridge and Issa 22 service areas by the end of the January. DRS Inc. had scheduled to finish the project earlier but Hurricane Irma caused their schedule to be pushed back a few weeks and they closed down between Christmas and the New Year. When you receive your notice about the preventative maintenance for your building, the notice advises to contact the contractor if you would like your attic inspected. These attic inspections have found several roof issues (especially after the hurricane), and therefore the issues were repaired before they became worse. Please consider an attic inspection during the preventative maintenance on your building as there is no additional cost to you or the Association. n As a result of Hurricane Irma, there were more than 500 service requests for just the townhome service areas. Most of the damages have been repaired at this point. However, there are still some trees that need to be trimmed/replaced and roofs still being repaired. As you can imagine after a natural disaster of this magnitude, roofers and tree trimming companies have been in high demand. Thank you for your patience.

very year, I review the results of the Residential Owners Association annual Activities Survey that residents have completed. Then I write an article about the survey to share with you. This year I did it again, so here we go. This could get depressing, because I just watched my Pittsburgh Steelers lose to the Jacksonville Jaguars, thus ending the Steelers games until August/September. Bummer. I’m always amazed at how many Steelers fans there are across the United States and especially in Florida. So, to all of you Steeler fans out there, keep the faith; there is always next season. Go Steelers!

ing for events where they could meet their neighbors in a friendly atmosphere. The ROA started the Party in the Parks to address this need. Residents attending these parties tend to attend the one held in their area. We currently have three Party in the Park events each year. The original thought was that the party would be rotated among the 19 ROA parks in Baldwin Park, but some aren’t well suited to be a party location because of size, parking availability, etc. We also found that not all times during the year are good times for attendance because of conflicting activities (like graduation times, for example). These adult events are limited to residents.

IMPORTANCE OF THE SURVEY

VILLAGE CENTER

Now to the survey. First, it is important for you to participate in the survey because the Baldwin Park Joint Committee and the ROA do go over the results and make decisions about existing events and might make plans for new events based on input from the survey. Don’t like an event? Let us know. Love an event? Let us know. Want to have changes made to an event? Let us know. This year’s survey had a pretty good response, and the comments are pretty much the same as in previous surveys. So, I’m going to hit what I consider to be the high points and also I’ll discuss some misconceptions that your survey comments brought to my attention.

ADULT-CENTERED EVENTS Once again, many residents mentioned the need for more adultcentered events, because they feel too many events are centered on kids. Some of these residents pointed out that they were look-

There were comments concerning events open to non-residents. The JC events in the Village Center (Winter Spark in Baldwin Park, Independence Day and the New Year’s Eve events) are open to nonresidents as well as residents. Every Activities Survey contains a question about whether you support having events in the Village Center that non-residents may attend. Every year, most residents (this year, 73%) support this idea. Most residents understand that it benefits all Baldwin Park residents when the Village Center is seen as viable and a great place to enjoy eating, drinking and the assortment of other amenities that are found there. It helps everyone’s property value if the Village Center is doing well and the opposite is true if it is not doing well. Several years ago, students in the Rollins College MBA program studied the Village Center at our request and determined that the Village Center simply could not make it if its only patrons were Baldwin Park residents. To be successful, the Village

Center needs a bigger customer base than just the residents of Baldwin Park.

HIGH FEES Several residents mentioned in their comments that their “fees” are too high. To clarify a bit, the fees that residents pay, let’s look at single family homeowners first. Single-family homeowners pay an ROA assessment (currently $357.21 semi-annually) set by the elected ROA Board of Directors. The ROA assessment is used to maintain the ROA common areas and the ROA facilities as well as pay the salaries of management staff. Single-family homeowners are responsible for maintaining their home, their lawn and landscaping as well. Residents living in what are called the TSAC areas (Townhome Service Areas) (Townhomes and Live/Work units) pay, in addition to the ROA assessment, a monthly assessment for their particular area of homes. This TSAC assessment pays for maintenance of certain items on the building exterior as well as landscaping and lawns. These TSAC fees vary by the type of home and are set by the Townhome Service Area Committee made up of residents elected from the eight different TSAC areas. The last type of assessment is the one paid by residents who live in condos. These monthly assessments are set by their Condominium Association and pay for maintenance of certain items on the building exterior as well as landscaping and lawns. There are nine different condo associations in Baldwin Park. Each has an elected board of directors. These residents also pay the ROA assessment. Unlike the TSAC areas for which the ROA Board of Directors has fiduciary responsibility, the ROA Board of Directors has no fiduciary responsibility for these condos, so the ROA does not review or approve their budgets. I hope this information has been helpful.

I

t’s not easy running a business with 15 employees when you have just graduated college. But two Baldwin Park locals are doing exactly that. Natalie Rogers and Jacob Soto run Core Sports Academy, a sports training program held at different schools in Central Florida. Right when school ends, kids stay for a weekly session with the academy and learn to play soccer or basketball. It all started when Rogers began teaching children how to play soccer at her aunt’s day care center when she was a senior in high school. “Originally (my business) was called ‘Kick it with Natalie,’ and it was just me teaching six to 12 kids,” Rogers says. “From there, I asked Jacob to help coach one day. … He would come with me every week and out enrollment just started growing.” Rogers and Soto, both 23, started dating in high school and have been together ever since. Rogers has played soccer her entire life, while Soto has mixed things up by playing baseball, basketball, soccer and football over the years. When Soto stepped in to coach kids as well in 2014, the duo decided a company rebranding was in order. “We want to teach children core values, sports build character and values,” Soto says. “And plus (the new name) allows us to coach other Continued on page 18

sports beyond just soccer.” Soto says they teach children ages 3 to 12, though they’re hoping to branch out to middle schools in the coming months. They run about six programs each, with Rogers teaching soccer and Soto handling basketball. Rather than having the students train for competitions, the academy is more focused on fun. Other than a tournament at the end of the season, the lessons are focused on teaching the kids how to play. They currently have 27 programs running in 15 schools throughout Central Florida. Rogers estimates about 25 to 30 children make up each program, though the number has sometimes been much higher. Core Sports Academy currently has about 15 independent contractors who coach at various schools. Rogers said although the initial batch of employees were friends and acquaintances from the University of Central Florida, they now have younger and older people joining the crew. “It’s definitely difficult (managing 15 workers),” Soto says. “We’re young, and when we first started … having employees, it was hard to manage other people. But we’ve gotten better over the last couple years. … We’ve got it down.” Rogers agrees, saying the hardest part of the entire operation was finding and hiring people who were proficient, professional and good with kids. The two leaders slowly are cutting back their involvement in the day-to-day classes though, to focus more on running and expanding the business behind the scenes. They’re still going to find time to teach one class a week. Rogers and Soto have ambitious goals for the upcoming year. They want Core Sports Academy to go nationwide and have their eyes on California, in particular. “I never thought this is what I would be doing, but it came to me, and we ran with it,” Rogers says. “You get to drive your company in whatever direction you want it to go. It’s great having your idea and having them come to life. … We get to see our visions happen right before our eyes.”

W

hether it’s the taste or how it’s the perfect way to start your day, there’s plenty of reasons to reach for that cup of coffee. Whatever that reason is for you, the ownership behind Baldwin Park’s new cafe has you covered. Tutto Caffe recently opened its doors to patrons at 4833 New Broad St., giving the Village Center a place to meet friends, employees and family for a cup of roasted goodness. The name of the cafe literally translates to “everything coffee” in Italian, and that’s exactly what’s

behind the counter at Tutto, owner and CEO Tony Frith says. “What we decided was that coffee would really be the focus,” Frith says. “We can make every type of coffee. We have the regular drip coffee, the pour over coffee, espresso coffee, nitro coffee, cold brew coffee. … We can do everything.” The new cafe will feature coffee from around the globe — everything from Jamaican Blue Mountain coffee to Kona Hawaiian coffee. Tutto even has some interesting ways to personalize your coffee with a machine called a Ripple Maker, which draws pictures and writes words in the foam sitting on top of your coffee. Whether it’s an emoji, a company’s name or a heart

for Valentine’s Day, it’s all drinkable coffee art, Frith says. “Somebody could propose on there if they wanted,” Frith says. “It’s just something different. Some of the cafes in London do it, but they’re charging two pounds just to print it, where as we just do that (for free).” But that doesn’t mean the baristas at Tutto don’t know how to pour their own latte art, Frith says. The cafe hopes to set itself apart with an attention to detail in every aspect — from the case of the coffee to the freshness of ingredients used in their food items. Patrons can expect an array of panini sandwiches, salads, pastries, bagels and gelato. “We’re not buying packaged sandwiches and stuff like that — all the sandwiches are made fresh,” Frith says. “All the meats and cheeses are high end; there’s no manufactured processed stuff. We’ve gone for topof-the-line on everything.” Frith has a background of 18 years in the restaurant business, overseeing more than 100 pubs, restaurants and cafes in the U.K. Originally from London, Frith lived in Kissimmee while on vacation since 2005 but permanently moved to the area two years ago with the intention of starting his coffee shop. If there’s something he’s noticed in the industry recently, it’s that coffee stops are becoming more popular — back home in the U.K. and in the States. “The coffee industry has always interested me,” Frith says. “A sort of coffee explosion has happened in the U.K. over the last few years. I’ve seen that grow, and I’ve seen what that’s brought. “Now there’s a market for sort of European-style coffee shops,” he says. “People like to relax in coffee shops now. It’s sort of taken a lot over from pubs. … A lot of the pubs

closed down, but there are more coffee shop now than there ever were.” Looking for a place in the Orlando area to start a coffee concept, Frith says Baldwin Park made perfect sense. “My Realtor pushed me in the direction of Baldwin Park, which I really liked because it’s a sort of unique area,” Frith says. “It’s a community. I didn’t want to be on a busy intersection with a million cars going past, because I don’t consider that you can do good coffee at a drive through.” Frith says there are already two more locations in the works, with one set for the Stonehill Plaza in Oviedo and another at Nona Park in Lake Nona. Those coffee havens are set to open in the next four to six months, Frith says.

S

itting out on the green grass at Blue Jacket Park, Lisa Schreiber crosses her legs and shuts her eyes. She places her hands down on her knees and takes in a deep breath.

The deep blue-colored sky above her is settled in a state of stillness, while the only noise comes from a fountain close by and some kids playing off in the distance. For Schreiber, it’s a moment that culminates in a peaceful state — far from the hustle and bustle of the real world and the stress that comes with it. That peacefulness that comes with yoga, and the influence it has had on her life has led Schreiber down a path she had not expected, but it is one that has become her passion — teaching children the art of yoga. “I love kids — I have two kids of my own — so I know how to work with kids, and I love yoga,” Schreiber says. “So I put my two loves together and I felt like I could easily manage it.” Since she first started getting serious with yoga back in 2012, Schreiber has been helping teach the art to children at a few differ-

ent facilities — including Kidding Around Yoga, the Winter Park Public Library, and she has also recently started up classes at Audubon Elementary.

THE BENEFITS

Just as yoga helps her to deal with stress and life in general, Schreiber says yoga has many benefits for kids on many levels — physically, mentally and socially. “There’s a ton of benefits of it, and I don’t think the list would ever end, but physically just getting kids active — as we all know — is so important with one-third of all of our kids becoming obese in the United States,” Schreiber says. “In yoga, you’re definitely moving around, getting the heart rate up. “Their muscles and flexibility are

also still growing and developing as kids, so giving them an opportunity to increase their flexibility and increase their muscle is important for preventing accidents and injuries and keeping them strong and healthy,” she says. In addition to the physical benefits, yoga also helps with body awareness — especially among late elementary-school students and middle-school students, Schreiber says. Yoga teaches from a place of warmth and love that celebrates differences among those who practice it, which is a big deal for kids that are beginning to transition into the rather awkward stages of the preteen/teen years. There’s also a lot of emotions that come along with the physical development during those early stages in life — it’s all a part of learning and developing as a person, Schreiber says. But as a child, it also can be difficult to understand these emotions and express them in a positive and healthy way. This is where the outward aspect of a child developing into a healthier person begins the domino effect that yoga and healthy living brings about in other places in a kid’s life. Being physically active, whether through yoga or another means, is proven to help the mental aspects as well, Schreiber says. It’s an automatic mood booster, as physical activity releases endorphins in the brain, which for many kids is helpful in dealing with things such as stress and anxiety. “Kids today are so overwhelmed, and I’m amazed — my kids are both in elementary school, and my thirdgrader comes home with homework every day, and he has at least one or two tests every week,” Schreiber says. “There’s a lot of pressure on them. … Yoga is definitely helpful in calming the mind, decreasing blood pressure and the heart rate.” With that calming of the mind also comes an improvement with focus and concentration — two things of which that have become major headaches for both the children themselves, and their parents. According to the Centers for Disease Control and Prevention, an es-

timated 11% of children between the ages of 4 and 17 — around 6.4 million — were diagnosed with ADHD from 2011-12. “I encourage teachers and administrators have their kids do ‘brain breaks,’ and a lot of them do in elementary school,” Schreiber says. “If they can sit still and focus then that’s half the battle, and I think that teachers are aware of that and administrators are aware that, but someone just needs to make it (yoga) happen.” If anyone is going to make such a thing happen, look to Schreiber to be there in the forefront. But until then, she will continue pursuing her passion of teaching yoga to children around the area. Helping the children who participate in her classes, she says, is ultimately what keeps her spirit high. “I just look back on all the classes I’ve taught, and the number of kids (I’ve helped) — it warms my heart and it keeps me going, and it keeps me motivated to continue to reach out to these kids,” Schreiber says.

I love kids — I have two kids of my own — so I know how to work with kids, and I love yoga. So I put my two loves together and I felt like I could easily manage it.”

Making a difference Glenridge Middle eighth-grade IB students sought to make a difference through community projects. TIM FREED ASSOCIATE EDITOR

I

t’s important to try to make a difference in the world, and for the IB students at Glenridge Middle School, they are already learning how. Every year, the eighth-grade IB students at the school are told to find a community project to complete — whether it’s something at Glenridge, in the local community or even in another country.

The students are asked to identify a need and then plan a project over two months to make a positive impact. They also present their project to a class of sixth- and seventh-graders. Among the IB students was Madison Barberree, 13, who ran the school’s Red Ribbon Week — an anti-drug campaign during the last week of October. Barberree and a group of volunteers came out before the week started and decorated the court-

Several hundred cans, about 15 cases of water, six blankets and a few trash bags filled with clothes were donated, Dietz says. “There was lot on the news — just hearing about the numbers and how much devastation there was,” he says. “I can’t imagine myself in that place and how many families and people are going through that without a home. They just need supplies. It felt really good to help people out. I think it also gave me some organizing skills.” Dietz says he plans to keep an eye on what’s going on in Puerto Rico. The projects leaving an impression on the students and causing them

to think differently is the exact goal of the assignment, Glenridge Middle School IB Coordinator Nicole Deuter says. “They’re taking all their communication skills and networking and everything they’ve learned in their classes throughout the program and putting it into place independently,” Deuter says. “I hope that they realize that they have a responsibility to be global citizens and be a part of their community, and that when they see a need that they should address it, even if its not ‘assigned’ or ‘a grade.’ It just becomes a part of them to do good.” It seems the project is working. “It feels different to actually start something and watch it follow through,” Barberree says. “It just gives you a good feeling.”

The experience helped Barberree understand how big of a problem drug use really is, she says. “My eyes were closed from just living in this area when it’s not very apparent,” Barberree says. “You get a realization of how bad it affects people. … I’ll think about it every October. I’ll probably keep doing research to build off what I did here.” Another IB student was William Dietz, 13, who decided help gather supplies such as canned goods, dry goods, hand sanitizer, clothes, blankets and medical supplies for people from Puerto Rico who came to the United States following Hurricane Maria. I

t’s early on a crisp weekend morning when the dogs start to fill Lake Baldwin Park. Not too many at first, but the number slowly grows as hours pass. By lunchtime, there are more than 30 dogs chasing each other all across the Lake Baldwin shore. Such is a normal weekend at the dog park, which is home to playful pups swimming, sprinting and frolicking. The 23-acre park is adored by the animals and their owners alike. “We had plenty of dog parks in Toronto, but nothing like this,” Baldwin Park resident Scott Esmail says. Esmail, 36, moved to Baldwin Park in August. He takes his two dogs, Noah the Siberian husky, and

Chloe the Jack Russell mix, to the park every day. He likes the location because there’s room for both his dogs. Noah, with his soft paws, rests in the grass, while Chloe jumps up on tree branches and chases after squirrels. The park’s particular advantages are clear: plenty of space for play, a lakeside location for swimming, a nature trail and plenty of fencing to keep their pets safe. Linda and Peter Sermersheim hail from Indiana but have owned a Baldwin Park townhouse since 2011. The couple takes the two-day drive to Orlando four or five times a year. In recent trips, they’ve brought their one-and-a-half-year-old goldendoodle Belle along for the ride. Peter Sermersheim rides his bike past the park every week, which in-

spired him to take Belle to play. He’s glad he did. “Everyone is so friendly at this park,” Peter Sermersheim says. “One lady said our Belle looks like a human, which is something I’ve never heard in my life.” It’s not just Baldwin Park residents that flock to the park. Dog owners from across all of Central Florida seek out the locale for a day with their pets. Christian and Nicole Ramos, a couple from Kissimmee, took the 30-minute drive with their 11-month Australian shepherd Max to Lake Baldwin Park after reading reviews online. In fact, it’s the first park Max has visited, and he still is getting used to it. “We arrived and Max was just swarmed by huskies,” Christian Ra-


mos says. “He wanted to get packed back up in the car.” Richard Clawson, a Winter Park resident, has been coming to the park every week for at least 10 years. He sits and watches the water from his wheelchair, while his tiny Japanese chins, Milo and Tucker, rest faithfully by his side. Other pets occasionally approach Clawson, but the duo bark them away. “These two really need to learn to leave the bigger dogs alone,” Clawson says. Leashes are optional from eight in the morning to sunset, which is a boon for owners wanting to let their pets roam free. Not every dog, though, is ready to be let off the leash. Robin and Alan Arford, of the Fighting for Our Heroes Foundation, often take veterans to the park. This is the first time they have brought their miniature pinscher puppy Sheena. “We never take her anywhere,” Robin Arford says. “It’s time for her to be socialized with other dogs.” Luckily, there’s a place for her to

Robin and Alan let their puppy play with other pets in a small, fenced-off area near the front of the park. “Other parks don’t have these small-dog sections; we’re going to keep her here until we can graduate her to play near the water,” Robin Arford says, as Sheena chased after another dog and nipped at her heels.

he 2017 hurricane season was devastating for many, and Puerto Rico was impacted in an extreme way. At the time of this writing, one-third of the island’s power is still out, clean water is scarce, and thousands still are not able to inhabit their homes. Full power to the island is estimated to be restored by May. The islands power grid already was aging and presenting maintenance issues, so Maria had the worst possible timing. An estimated 200,000 Puerto Ricans already have flown to Florida since Oct. 3, with more residents anticipated in the coming months. What does the influx of people mean for our local real-estate market? I’ve spoken with several homeowners expecting to see an increase in their property values because of more people seeking refuge in Florida. Many of the refugees from Puerto Rico likely are to settle here in Central Florida, but the fact remains that most will be renters instead of homebuyers — at least initially. For example, a medical professional currently living and working in Puerto Rico wanting to relocate to Orlando would need to procure employment here to obtain a home loan as an owner occupant. Cash buyers, of course, would be able to purchase more quickly. The reality is however many of the islands residents are in need of assistance and not able to just leave and pay for housing out-of-pocket. The primary impact I see is in the rental sector. In a recent survey by Fannie Mae called

the Home Purchase Sentiment Index, Americans still are optimistic about the housing market (if slightly less so than at the start of 2017) but overall confident that rents will rise. As reported on HousingWire. com, Doug Duncan, Fannie Mae senior vice president and chief economist said, “Housing affordability remains a persistent challenge, particularly in rental markets, where consumer expectations for price increases over the next 12 months reached a new survey high.” Nowhere is what Doug’s saying more true than here. The impact of Maria on Puerto Rico will mean more people renting in Central Florida, making the already-low levels of available housing even more competitive. With so few housing choices and even more people vying for the chance to rent property, we likely will see a rise in rental prices. But does this uptick in the demand for rentals mean an increase in home prices? Possibly, but in an indirect way. As rents continue to rise, and inventory is low, many renters are choosing to make the move to become homeowners, because it is simply less expense per month to do so. Buying a home is a way to freeze your housing costs: Once you’ve locked in your interest rate and mortgage payment, the bank cant raise it. As a homeowner, you do have to contend with the maintenance costs of your home, but you are also able to write off things such as mortgage interest and property

taxes, which can offset some of those expenses. In the big picture, many renters can save thousands each year by owning a home. Many of those coming from Puerto Rico are veterans and senior citizens needing medical care. The government is working to expedite affordable housing for these citizens, as well as all others according to Alex Barrio, district director for Congressman Darren Soto. Officials have been working overtime to create safe and reasonable housing solutions but the job is far from done. Without question, both Central Florida and Puerto Rico both will be altered by the damage caused by Maria. How permanent that change is will take time to determine. In the meantime, Central Floridians can expect to see a continued influx of families from Puerto Rico and that most of them will be renters of some type for the next two years. This may buoy the rental market and spur some fence-sitters to buy their home instead of rent. In addition, some investors may benefit from the sparse rental inventory through increased rents and an ever-consistent tenant pool. There won’t be an overnight spike in home values because of the arrival of citizens from Puerto Rico — many will need to get situated and secure employment prior to buying — but you can count on many of the evacuees looking to call Orlando and the surrounding areas home.
