Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Dec. 14, 2021, Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board approved a revised proposal for plant installments around trellis at Parkland Quadrangle. n The board approved the 2022 Retainer Agreement with Becker Law. n The board approved a revised proposal for plant replacements around Grace Hopper Hall.
UPDATES
n Grace Hopper filter tank enclosure: Spies Pools was able to pop the tank out, and it doesn’t need to be replaced at this time. n Grace Hopper pump motor: The pump motor at Grace Hopper pool was replaced. Spies Pools swapped out the motor at no cost and only charged for minor materials and labor to do the work. n Insurable evaluation: The insurable evaluation of the association-owned facility centers with Integra was completed, and the report has been received and forwarded to the association’s insurance agent. n Hardware replacements at Enders and Grace Hopper: Armstrong Locks will be replacing some of the hardware at the facility centers. The approved work is being scheduled once the parts arrive. n Sidewalk panel replacements and grinding at Longview Park and Oak Mews: The approved work has been completed.

n Resurface and painting pool bathroom stall structures at Enders: DRS has ordered the materials, and once they are received, it will schedule the work. n Access systems hardware upgrades: The approved upgrades have been ordered and will be scheduled for replacement once received. n Landscape replacements: Plant installations at the following parks/mews have been completed: ARC-approved shade-tolerant plant materials to replace Bermuda on the four corners of Parkland Quadrangle, with the condition that the proposed mulch is replaced with confederate jasmine. There is no price difference for this change. The replacements have been completed. n Enders pool deck/pool fence/ pool light poles/pool bathrooms: The approved work to repaint, replace backer rods and re-caulk the expansion joints on the pool deck and fence painting has been completed. n Grace Hopper flooring replacement: The carpet installation was completed. The plank flooring has been ordered. Once the flooring arrives, the installation will be scheduled.
HELPFUL INFORMATION FOR OWNERS This is a great time for pressure-washing your home, fencing, driveways and walkways. It is also a great time to take a look at your trees for signs of mistletoe. Most of the oaks and elms have dropped their leaves; therefore it makes the invader more visible. This airborne disease has no cure. It should be cut out each year to deter spreading to other healthy trees.
TOWNHOME SERVICE AREA COMMITTEE BY MELISSA PARKER The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the Dec. 16, 2021, meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com, n The TSAC moved to explore other options regarding fire/safety protection. n The TSAC moved to approve the Wayne Automatic fire safety proposals for the Live/Work service area. n The TSAC moved to appoint Edward Ward as the TSAC Secretary.

n Please remember to report any landscape, building, or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s), and receive real time updates from management staff on corrective measures being taken. n It’s election time for the Townhome Service Area Committee. The TSAC is a nine-member committee, comprising a representative from each of the eight service areas (Cambridge, Issa 22, Issa 28, City Home No. 1, Live/Work, City Home No. 2, Mattamy and City Home No. 4) and one at-large member who can be from any of the service areas. TSAC terms are for two consecutive years, and the terms are staggered. For 2022, representatives will be elected to represent interests of the owners in the Cambridge, City Homes No. 1, Live/Work, and City Homes No. 2 service areas. If only one person submits his or her name as interested in a position, then an

election is not required. The TSAC is advisory in nature to the ROA board (where final decisions are made), but the TSAC deals with issues directly related to the townhomes. Requests for candidates will be mailed, and all candidacy forms must be submitted to Grace Hopper Hall by 5 p.m. Monday, Jan. 31, 2022. If you need a candidacy form, would like additional information or have questions on volunteering to be on the TSAC, please contact Melissa Parker at mparker@baldwinparkpoa.com. n New sod that was installed in December/January has been treated with a fungicide. n BrightView fertilized Ixoras in the City Homes No. 1 service area; the plants looked a little yellow. n BrightView treated multiple areas within the service areas for brown patch. n BrightView treated hollies for scale in the City Homes No. 1 service area (Chatfield Place). n During the month of November, there was 4.20 inches of rain (normal is 1.79 inches). n Per DRS Inc. the townhome painting schedule for January/February 2022 is as follows: Issa 22. n Per DRS Inc. the townhome maintenance schedule for January/February 2022 is as follows: Cambridge. n Because of the pandemic, there has been an adjustment to originally stated dates for painting projects and maintenance in the townhome service areas. Supplies was delayed in being shipped from vendors to DRS Inc. at the beginning of the year. Schedules now will be projected one to two months out to anticipate any possible future changes. Notices are still being left on townhome front doors one to two weeks in advance to
n Maintenance tips. If you live in a townhome, you have probably received the below information in the past, but it’s great information to keep handy in case one of these situations happen to you. n Dryer not drying? Clean the vent to prevent lint build-up and a possible fire hazard. n Use the correct wattage lightbulbs for exterior lighting fixtures. Plastic fixtures will melt. Check the tag posted on the inside of the fixture or with the manufacturer for the proper wattage. n Weatherstrip around your doors and windows to help lower utility bills, prevent water intrusion and unwanted pests from entering your home. n See black lines running down your garage door? Adjust the garage door tensioner heads. n Need a copy of the Master Insurance Policy for your townhome? Please email Melissa Parker- mparker@ baldwinparkpoa.com with your request including your address. n All association buildings that have been repainted have used AllGuard — a specialized coating with a 10-year warranty for use on stucco surfaces. Do not to pick, poke, rip, tear or penetrate the protective seal. Using brushes or scraping tools will harm the surface. If you pressure wash, do not use pressure higher than 1,500 psi. Simple Green is the only approved cleaning product. Avoid spraying any chemicals directly onto the building due to a possible chemical reaction with the product.

Check out all our local Baldwin Park retailers for the perfect gift for that special someone. NEIGHBORHOOD BUSINESS DISTRICT n The annual tree trimming for was completed in January. Over the past few months, we have been working on a project to revitalize the landscaping on some of the parking lot islands. This project will continue over the course of the next few months until all are completed. VILLAGE CENTER n The annual tree trimming for the parking lots was completed in January. GENERAL UPDATES n The parking lot Dumpsters are not meant for large items. This can break or clog the city’s Dumpsters and cause issues why they fix the problem. If you have any bulk items, the city of Orlando offers bulk pick-up — in most cases, free of charge. This can be used for most items that cannot fit in the commercial Dumpster. Visit orlando.gov/Trash-Recycling for more information and to schedule future pickups. n Have you downloaded the Baldwin Park Services App yet? You can find it in the Android Play Store or in the Apple Store. It is a great resource to report various issues around the community, including light outages, broken sprinkler heads and many others. You can also submit work requests for city of Orlando maintenance and repair. n Architectural Review Committee meetings take place on the second and fourth Tuesday each month for application reviews regarding commercial changes to exterior structures (roofing replacements and painting), landscaping and signage. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee. an y’all believe we’ve already blown through the first month of the year? I personally feel like it was just New Year’s Eve. If January was sign of the year ahead, it’ll be 2023 before we know it! As we roll into February, we’re starting to see the signs change from holiday to hearts. Oh, who am I kidding? Stores have had their Valentine’s Day products out heading into the second half of December. Either way, this is the month brought to you by love. Some people see it as a “Hallmark Holiday,” and with just cause. Many of our traditional and non-traditional holidays have become branding machines for large companies. Look at the aisles of almost every store as you walk down them during February covered in red hearts; in December, we’re blasted with red and green garland on everything from street lights to candy packaging; June gives us rainbows galore. As someone with an advertising degree, I totally get it: It’s all about capitalizing on what’s happening in the moment. Hang in there friends, I am going somewhere with this, I promise! Putting business aside, it’s important to remember the original meaning behind each of these holidays — whether they were idealized by a corporation or not. As I said above, February is the month brought to us by love, and it’s important to keep that original sentiment at heart as we move through the month — and every day of our lives.

Love translates differently to different people. There is the love of family which, for many of us, is everlasting despite our flaws. There is the love of friendship, which for countless others can become the same as the love of family. Someone, no idea who, said, “If you love your job, you will never work a day in your life.” That is another type of love some people are lucky enough to experience. One of the most important forms of love is loving one’s self, which is often the hardest. I for one suck at this one. … Keep in mind that I am writing this sitting in pain waiting to get into the chiropractor for neck pain that is 100% brought on by stress — face palm! Like so many other aspects of life, love is not always easy. Some struggle to give it, while others struggle to accept it despite best efforts. It’s important we don’t stop loving one another — even if it’s not instantly accepted. In our everyday lives, we are most likely presented with at least one opportunity to give love in some way to another person. Now, I am not saying that you need to go out and start hugging random strangers as you walk down New Broad Street, let’s not make it weird. But, it wouldn’t hurt to give a nod and hello to that person. You never know what kind of day someone is having, and something as small as a “how are you?” can completely change the way they are thinking and
how their day is going. Looking at our neighborhood businesses and restaurants, these simple acts of love (call it kindness if you don’t want to attach the L word to it), when shared with the workers in these businesses, can even impact someone else’s experience. I’m sure some of you thought this might be a rant about big business or a diatribe against the commercialization of our holidays but, that was only part of the point. While many of us made resolutions to lose weight or exercise more or countless other things, let’s use the Month of Love (trademarked/copyrighted/registered) to remember the meaning of it all and share that love with one another, even if it’s in the most simple of ways. This is our opportunity to do better, be better and help make others better in the process. What more natural way to end this than saying Happy Valentine’s Day to you all, I guess ha ha! N
othing inspires Wayne Denny more than when he has a camera in his hands. Even 10 years after his first paid photo shoot, the photographer still gets a thrill to create for every new client. “My goal is to create something unique and memorable for any particular client,” Denny says. “Sometimes, the goal isn’t always that lofty, though, in the case of something like a simple headshot. But even then, you want to help that person to make the best possible first impression on a new potential client or employer. So even with something as simple as a headshot, it feels good to know that I had a small hand in helping them out.”

The 42-year-old’s photography journey began in Iowa. He lived in the

small town of Bettendorf, until his freshman year of high school, when he moved to Orlando and attended Lake Mary High School. Denny got into photography right around the end of high school. He started with his dad’s old Canon camera and Polaroid, both of which he still has and utilizes. Denny’s dad was a hobbyist photographer and used it to document life events such as traveling. “It was always just a little hobby, something fun that interested me, but I didn’t take it all too seriously,” he says. “But then digital photography came along, and I loved playing with Photoshop to create something original.” The photographer’s first memory of shooting with his dad’s camera was when he and his brother skipped school and went to the beach. “I shot a photo of him surfing at sunrise that morning — I fell in love with photography the moment I got the prints back from the de-

veloper,” Denny says. Photography has been his fulltime job since early 2017, but he started dipping his toes into the creative side of it around 2011 and 2012. Over the years, Denny has worked on honing his skills, — both with the
camera and in editing — to the point where he felt comfortable enough to charge money for his services.
FOCUSED ON SUCCESS
The photographer has been going strong ever since. He says he has an appreciation for clean, commercial-looking photos that have an artistic edge to them. He believes this gives the photos a modern look without looking dated years down the line. When it comes to Denny’s personal photography, it’s all about challenging himself. “I always want to try something new, something that I’m not entirely sure I’ll be able to accomplish when I start out,” he says. “And I don’t always succeed with it either, but that’s part of the fun. The learning process so that I will get better the next time around.” Although he just moved to Baldwin Park in February 2021, he says the area fits him perfectly. “I’m someone who can find something in common with just about anyone, and love striking up a conversation with strangers,” Denny says. “Meeting people and learning about them is one of my favorite things to do.” Denny’s talent in capturing people shines through. Almost two years ago, he was supposed to do a non-traditional engagement photoshoot combined with the wedding, but then COVID-19 derailed the wedding plans. The couple, Anthony and Rachael Todd, were set to get married in a castle in Ireland and instead were forced to move it to their living room in Jacksonville. Denny says he let the shoot fall by the wayside, until Rachael posted one of the shots on her Instagram last October. “I started getting some inquiries from her followers, so I posted some of them myself and ended up booking 15-plus new shoots from the posts I made using some of these shots,” he says. “I was already having a pretty good year up until this point, but this definitely contributed to me having my best year yet in 2021.” The photographer says the best part of the shoot was that the couple gave him full creative control and
went along with all of his ideas. He says it is one of the shoots he’s most proud of to date. “I love that photography can stop time,” Denny says. “It allows people to put their own feelings, emotions, bias ... toward a moment that will affect everyone in different ways.”
CAPTURED MEMORIES
Outside of photography, Denny loves scuba diving and motorcycles, but his favorite hobby is traveling, more specifically anywhere scenic and non-corporate. His best trip so far was a 10-day motorcycle trip around Iceland he did with two of his friends. “If I’m traveling, I absolutely love landscape photography,” Denny says. “Exploring and capturing a different country or the Western United States never gets boring.” One of his favorite photos was
captured on the Iceland trip. In 1973, a U.S. Navy DC3 plane ran out of fuel and crashed on the black beach at Sólheimasandur on the south coast of Iceland. Although everyone in the plane survived, the plane was abandoned on the beach. Denny says his friend originally brought a hammock to use between two large chunks of ice at the lagoon at Jökulsárlón, but the crash location ended up being the only place they used it, because it was too cold to try and set up shots at the lagoon. “The bike barely held my friend’s weight in that position on the loose ground, but the setup lasted long enough for a couple photos,” he says. “This is a pretty popular location to see and take photos at — especially for the northern lights — but I’ve never seen anyone do something like we did, which really makes me love the shot even more.”

A
new business now calls Baldwin Park home. Frosty Fox officially opened its doors to locals and visitors in December. The bubble tea shop is known for its boba tea, gelato, mocktails and egg puffles, all in a variety of unique flavors. Hao Chang, owner of Frosty Fox, says he wanted the space to be a comfortable spot for guests to engage in a plethora of activities. “When we were working on our design, we wanted it to follow a coffee shop-style, so our customers could feel right at home,” Chang says. “We want to really showcase our culture and introduce new concepts to the people in the neighborhood.” The new location is part of a

franchise that took root in Gainesville. Chang says there are also two more Florida locations planned — one in Oviedo and another in the North Miami-Davie area. “Everything we do is fresh,” Chang says. “We brew our tea every few hours and even discard our boba after four hours and make it fresh. We pride ourselves in quality and taste.” The menu includes milk teas, lattes, specialty slushies and more. Some popular items include the brown sugar latte, thai milk tea, mango mojito mocktail, taro slush, matcha snow gelato and lychee puffle. In the future, Chang hopes to be able to offer the space to groups, student organizations and business members, so they can reserve and host meetings in the shop.
