Community Happenings Townhome Service Area Committee Meeting BY BRAD WASIL, Assistant Community Association Manager

The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the February, 2017 meeting. A complete copy of the official minutes can be obtained on the Community Network (www.BaldwinParkNetwork.com) • After several complaints, the TSAC approved a project to replace 7 live oaks and 2 southern magnolias (located between entries of Cambridge units) with jatropha trees. • The TSAC approved to use majestic beauty Indian Hawthorn trees to replace holly trees in the Live/ Work service area as the holly trees decline. This substitution was previously approved by the Architectural Review Committee.

Updates:

• 2017 Preventative maintenance work has started in the City Home #1 service area and should be completed by the end of March. • The following 5 City Home #2 buildings are approved to be re-painted this year: 1835-1839 Britlyn Alley, 1807-1819 Meeting Place, 1827-1843 Meeting Place, 1804-1822 Prospect Avenue and 1832-1850 Sipes Alley. At this point, 1835-1839 Britlyn Alley and 1832-1850 Sipes Alley have been re-painted and the contractor is currently working on 1804-1822 Prospect Avenue. • BrightView landscape completed many landscape replacements in the month of February. • The annual Crepe Myrtle pruning for all of the TSAC areas has been completed. • Th e annual fire sprinkler inspections were completed on Feb. 25 and Feb. 26.

Helpful Household Information for Townhome Owners: • Irrigation within your private zone The irrigation that lies within your back yard / private zone is the responsibility of the owner to maintain. If you need to check the irrigation in your back yard / private zone, you can contact Brad Wasil at bwasil@baldwinparkpoa. com or 407- 470-5838. Make sure to give Brad a good contact phone number for the landscapers to contact you and schedule a time to turn the system on or off for you to check your system. There are many zones for each time clock and each zone can control more than just one back yard / private zone. The irrigation runs overnight and the Association tries to follow the St. John’s Water Management District guidelines, however the Association uses reclaimed water so it’s not a requirement at this point.

• Union Park Picnic Tables The picnic tables have been delivered and will be assembled and installed the week of March 6th.

Surveillance Systems Replacement

What a great neighborhood we live in! NOTE: The Baldwin Park Traffic Committee (hereafter the “Committee”) has nothing to do with the Baldwin Park Residential Owners Association because the ROA has NO authority over Baldwin Park Streets. The Committee was set up as a separate entity loosely tied to the Neighborhood Watch Program as the issues which caused the Committee to be established were related to speeding and stop sign running.

The Committee held its latest meeting on February 22. It discussed a variety of traffic issues and had as guests Billy Hattaway, Cade Braud, and Cesar Leirias, all of the Orlando Transportation Department. A brief summary of items discussed follows: • Turning Radii at the intersection of Corrine Drive and Meeting Place and the east and west intersections of Meeting Place and Meeting Place. No update for this item. • Pedestrian (children and parents) crossing safety concerns at intersection of Common Way Road and Corrine Drive during school start and stop times. On January 30, 2017, a “Lead Pedestrian Interval (LPI)” was added to the signal operation. This allows pedestrians 5 seconds to move into the intersection and become visible before vehicles may enter the intersection. • Traffic signal warrant study near the VA and at the intersection of Lake Baldwin Lane and Baldwin Park Street. The TED will perform another signal warrant analysis. The Committee recommends that the TED wait until Westminster is open and the Veterans Administration (VA) transition is complete before the TED does the study. • Virginia Drive traffic study. Virginia Drive residents signed a petition requesting that TED do a study to determine what, if any, traffic calming measures are needed for Virginia Drive. • Corrine Drive and Bennett Road Intersection Traffic Signals. The Committee recommended on September 12 | APRIL 2017 - BALDWIN PARK LIVING

8th, 2016, that TED study the timing on traffic signals in regard to cueing on east-bound Bennett Road traffic entering Baldwin Park and the syncing of that traffic signal with the traffic signal at the intersection of Corrine Drive and Common Way Road. The problem now includes traffic north-bound on Bennett Road turning right onto Corrine Drive to enter Baldwin Park. The Committee recommends the TED steady the timing of these traffic signals and try to improve the traffic flow.

• Sight-lines on Lake Baldwin Lane at Starboard Street, Reefpoint Drive, and Mast Street. The TED has not yet performed a sight line analysis at these intersection. • Corrine Drive Complete Streets Study. Metroplan Orlando is managing the study which started in January and will end in spring 2018. The TED will endeavor to have any Baldwin Park resident concerns/ questions reviewed and addressed. • Rectangular Rapid Flashing Beacon (RRFB). The TED has collected data from the Cady Way Trail crossing on Baldwin Park Street. Analysis of the data found that a RRFB is warranted and it will be added to the priority list. • Bike Lane on the north-bound lane of Lakemont just south of Lake Baldwin Park. The Committee recommended the City of Orlando connect the bike lane with the trail around Lake Baldwin at that point as a safety measure. The TED will investigate this location for a possible bike lane ramp. • Handicapped Sidewalk Ramp in Harbor Park across from Starboard Street on Lake Baldwin Lane. The TED crosshatched the parking space in front of the handicapped ramp be cross-hatched to indicate no parking. • Speed Bumps on Meeting Place. The Committee discussed some residents’ request for speed bumps on Meeting Place around Corrine Commons (park) because of concern about vehicles

endangering the many children that play in the park. The Committee is looking for a resident who lives in that area to circulate a petition to all of the property owners bordering Corrine Commons as an initial step in the Neighborhood Traffic Management Program.

• Penway Drive Curve Traffic Issue. The Committee was in favor of making the curb yellow to indicate no parking on the bend. The Orlando Fire Department will look at the issue, and then the City will soon mark the curb. • Parking on Harston Avenue. The Committee declined to make any recommendation concerning parking on Harston Avenue. • Refurbishing Pavement Marking Locations. The City had asked the Committee to prioritize pavement marking locations for refurbishing. The Committee Members set as first priority pedestrian crosswalks (throughout the neighborhood, but especially at Fern Ave – east side of intersection with New Broad Street, and at the intersections along Upper Park Road from Anissa Avenue to Glenridge Way Road). The other items needing refurbishing are listed below: • Lakemont Avenue - markings from Winter Park boundary to Upper Park Road. • Lakemont Avenue - other spots/sections on from Upper Park Road south to Jake Street. • Lakemont Avenue - parking spaces on the east side from Jake Street to Meeting Place and parking spaces on both sides from Chatfield Place to Common Way Road. • Lake Baldwin Lane – turn arrows, parking spaces, and bicycle lanes from Outer Road south to end of Baldwin Park. • Lake Baldwin Lane – parking space markings both sides from Common Way Road to Jake Street. • Jake Street – parking spaces both sides.

Springtime – A time of renewal

associated with tendons, and spring is a perfect time to renew tendon health and flexibility. After your dog is warmed up (via exercise or massage) try some passive stretching techniques to increase his flexibility.

Here are a few other suggestions for ways to strengthen wood. • Begin the day early with a brisk walk.

I

n Traditional Chinese Medicine or TCM, the comprehensive system of medicine that dates back more than 3000 years, springtime is the time for rebirth and renewal. The days become longer, the temperature warms, rains renew meadows and fields, plants germinate and begin to grow, and animals come out of winter hibernation. Springtime is one of the five seasons detailed by one of the key components of TCM; the Five Element Theory, a principle that describes the flow and balance between the elements of wood, fire, earth, metal and water. In Five Element Theory, each of these elements interacts with the other and depends on one another. Health is achieved when all of these elements are in harmonious balance. Among other things, each of these elements is associated with a season; this time of year, we’re leaving winter, associated with water, and moving into spring, associated with wood. Over winter, despite the lack of winter conditions in our area, it’s our nature to draw inward. We slow down and conserve our energy. As a result, many of our pets lose muscle tone and flexibility. With the onset of spring comes a new cycle of birth, letting go of the past, a renewal of spirit, and looking forward to the future. It’s time to get moving again! What can you and your dog do to strengthen his wood element? For one, stretch! The wood element also is

• Eat green - green is the color of the wood element and of springtime. Add some green vegetables to your dog’s meal. Vegetables can be raw, just make sure you chop the vegetables in to very small pieces, or pulse in a food processor. • Check out your dog’s skin and coat. Inspect both thoroughly. You may want to schedule a trip to the groomer, or start a new grooming routine to keep your dog’s skin and coat in top shape. And don’t forget the brushing! • Since spring and the wood element are associated with reinvention and learning new things, this is a perfect time to teach your dog some new tricks. • Add a bit of cider vinegar to your dog’s water bowl and pour a bit of olive oil over his meal. CT Imaging for Rapid Diagnoses

CT imaging allows us to see detailed, three-dimensional images of the inside of a pet’s body, and with these images, we can diagnose many different health issues. Traditional CT scans circle around the patient slowly numerous times, creating images in individual slices and piecing them together. The NewTom 5G Vet Cone Beam CT is much quicker than traditional CT machines. It only needs to circle a pet once, drastically reducing the time the test takes. This means the pet is exposed to less radiation and requires much less sedation during testing. Plus, it generates higher-quality images than traditional machines. We’re excited to have this new technology at our sister hospital, Integrative Animal Hospital of Central Florida, as it allows us to quickly and accurately diagnose pet health issues. The IRS will serve what is known as a Notice of Levy (the “IRS Levy”) on all of the taxpayer’s known financial institutions and employers. A Wage Levy takes effect immediately upon receipt and the taxpayer’s employer must pay over to the IRS the proper IRS levy amount on each payday the levy remains in effect. Generally, a bank must freeze your account for 21 days from the date of the Wage Levy before it is required to turn over the funds to the IRS. This gives the taxpayer, the bank and the IRS an opportunity to resolve the matter before the taxpayer’s funds are lost.

5 ways to stay on track and eat healthy BY CAROL LEMEROND, ARNP

Squeezing work, family, community and other responsibilities into a short 24-hour period often leads to eating a lot of meals on the go. The good news is it’s easier than ever to find healthy options on restaurant menus, so you don’t have to sacrifice having a healthy meal for convenience. In fact, many restaurants remove the guesswork by promoting lighter, healthier meal alternatives with a special symbol or section of the menu. But what if you’re faced with a menu without lighter, healthier options? That’s okay. You can still stay on track and cut fat and calories by following these easy tips:

1. Order dressing on the side

Drizzling the dressing on your salad gives you control over how much you consume. Or, dip each forkful of salad into the side of dressing to give it a small yet still flavorful taste.

2. Substitute sides

Exchange fried or creamy side items with steamed vegetables, fresh fruit, a small side salad or cup of soup. Some restaurants charge extra for the substitutions, but it’s worth the cost to stay in control of your sodium, fat and calories.

3. Hold the sauce

Sandwiches, wraps, burgers and even sushi can come drenched in sauces that add calories and fat. And, sauces can be very salty! Ask for no sauce or order your sauce on the side so you can drizzle or dip it.

4. Make it vegetarian

Almost any order (particularly pizza, rice bowls, pasta dishes and even sandwiches or wraps) can be made vegetarian by simply asking for the meal “without the meat.” Be sure to ask for extra vegetables in place of the meat.

Restaurant servings are often much larger than one serving size. When your meal arrives, put half into a “to go” box before you even begin eating.

Healthy Living German training program works to keep brain

Amidst Saturday morning joggers and people walking their dogs by Lake Baldwin, a small group of people practice waving a neon scarf in one hand while bouncing a hacky sack in the other. They laugh even when they drop the ball, quickly picking it up and trying again. These people are in the middle of their third Life Kinetik session. The German workout aims to improve cognitive function by utilizing exercises that require using both hemispheres of the brain in 6 to 12 sessions. The exercises include aspects like eye training and hand-eye coordination using both hands. It was originally targeted for soccer players to help them improve their performance on the field, but has since grown to involve people of all ages and physical activity levels. Mark Dillon, former soccer coach for the Orlando Lions and CEO of Life Kinetik USA, was looking for ways to improve his own soccer team when he found out about Life Kinetik. “When I saw this in action in Germany, I realized we had lightning in a bottle,” Dillon said. Dillon then approached Neele Hoerner, who at the time coached soccer in Germany. Hoerner took her first Life Kinetik class in 2015 and also saw more potential in the program. “I didn’t just see the sports side of this,” Hoerner said. “I saw student athletes, I saw elderly, I saw kids with any disabilities who just made great progress and having fun by it.” She is now the director of education for Life Kinetik USA, where her job is to train future program leaders, though she still coaches the actual sessions as well. She trained Mary Pulles Cavanaugh, 60, who was in attendance during the session on March 4, 2017. Cavanaugh, an author and Uber driver, decided to get involved with Life Kinetik after Dillon told her about the cognitive benefits. As a mother to a highly-functioning autism daughter, Cavanaugh was immediately interested. 32 | APRIL 2017 - BALDWIN PARK LIVING

“I think it’s really good that I’m able to work both my left and right side of the brain at the same time and do all different movements plus a cognitive challenge,” Cavanaugh said. “You’re pushing your brain but the fact that you’re actually trying it already makes connections. So it’s not about failing, it’s about trying.” Downtown Orlando resident Helen Parnell, 65, also participated in the session that day. She said Life Kinetik has helped her realize she needs to live more in the moment and react to what’s happening around her instead of worrying of what may happen in the future. Her main goal however, was to keep training her brain. “Being retired, 65, you know you want to keep that sharp,” Parnell said. “This will keep one’s brains sharp as they get older, I can tell that already.” This is a benefit Hoerner said would help Life Kinetik’s older attendees. “Elderly are always worried about forgetting things— forgetting names, dates, tripping and falling,” Hoerner said. “Through [Life Kinetik] we have a lot of studies which prove that you will improve it.” Hoerner referenced a study conducted in the Central Florida Leadership Academy where groups of children from seventh to ninth grade completed six weeks of Life Kinetik exercises. The study found that the Life Kinetik classes helped improve the children’s cognitive processing speed.


“I think with Life Kinetik what is important is we want to challenge the brain,” Hoerner said. “It is something new but it will help you and people need to try it.” For Dillon, while this might have started as a way for his soccer team to improve on the field, now it has expanded beyond that. He believes this program can help everybody, from children with ADD to people recovering from brain injuries and first-responders who need to act quickly on the job. “They say that a human will only use 10 percent of their brain’s capacity,” Dillon said. “If we could increase [that] by 3 percent, it could change the world.”

Senior Living Tidbits of Value:

What makes a family heirloom priceless? BY PAMELA RUBEN

You may love your great-grandma’s 100-year-old set of Limoges China, but don’t plan on retiring on it. This dishy bit of information was shared by antiques appraiser Mark Metts of My Nanna’s Estate Sales, who I recently met at a Jewish Pavilion “Antiques Roadshow Style” luncheon. Metts shared that the bottom fell out of the antique’s market with the recent recession, and does not appear to have a silver lining (However, he did share that silver is one of the few items that has retained its value). Instead of china, estate sale shoppers became interested in more practical, usable items like bargain-priced, lightly-used, every-day tableware. So where does the value lie in our old keepsakes and heirlooms? Metts explains that the real value is in the memory. He noted, “Love, treasure, and use your keepsakes, for most, the true value is the story of the loved one that passed it on.” At the same luncheon, Sandi Saft learned that her grandmother’s elegant handkerchief side table (named for foldable corners) that was also over 100 years old, had lost a good deal of its financial value over the last several years. Saft was undaunted by the pricing information. For her, the value was in the remembrance of her grandmother as an elegant lady who made every occasion special, with a place and use for everything. Metts pointed out the table’s beautiful craftsmanship, and the functioning moving parts that worked perfectly, built from a time when things were built to last. So back to the china … when I was a little girl, my mother displayed her grandmother’s tea set on a coffee table along with these small doll-sized cups that I later learned were called ‘demitasse’ (French for ½ cup) that were meant for espresso. I was very attracted to these pretty child-sized cups, but I was told they were very old, and too delicate for little hands. My mother stepped up to the plate, sharing that one day this set would belong to me, because I could see its true value. Slowly, one by one, each cup came into my possession, and later when my mother suddenly needed medical care and assistive living, the whole set became mine in one fell swoop (My china cup runneth over!). I spent quite a bit mailing the china across the country to my home in Orlando from the Chicago area UPS store, where they packed and shipped the fragile century-old plates in bubble wrap and shipping peanuts tightly enough to last into the next century. After visiting EBay, I can share that I spent more shipping the china than it is worth on the open market. However, I can still remember oohing and ahhing over these pretty dishes throughout my life, and I look forward to passing each cup and plate down to my own daughter. 36 | APRIL 2017 - BALDWIN PARK LIVING

According to Sharon Germaine, also of My Nanna’s Estate Sales, each year 66,000 Americans downsize as they grow older. With each estate sale and online auction listing, more vintage and antique objects are available at the click of a button. Not only are values lower, but interest level is lower, too. Germaine shares, “Love and use your objects, because the next generation probably doesn’t want them.” As much as I love the china, two years after receipt, it is still neatly packed in the original UPS box. This year, I plan on using at least part of the set for the next big holiday. If not, I have promised my husband that this heirloom will be sent packing, once again. To make sure I keep my word, I have already started unwrapping this box of memories stemming all the way back from my great-grandmother. It is too much of a treasure to Passover. A bridge between worlds Baldwin Park 25-year-old mentors foster teens

When Morgan Donovan met Vanessa, they bridged a gap between two different worlds. Donovan had taken the traditional route to adulthood; raised by her parents beachside in Tarpon Springs, summer camp, college as a Florida Gator, uncertainty picking a major, graduating nonetheless. Vanessa, shy and demurring, had been up in the air from a young age, with hops between relatives, then a group home in her 13 years, looking for that final landing pad. But inside the group home where Vanessa lived, the two found there were ties that, ever so gingerly, bound them. Turns out they were both scared of flying. Meeting each other just before Turkey Day last year, that was an ice-breaking moment to be thankful for. They found out they both love cooking. For Vanessa, the favorite is pasta. For Morgan, it’s a curry butternut squash rice. That first getting-to-know-you afternoon in November was a bit of a first time for both of them, but it wasn’t totally out of left field. When she was Vanessa’s age, Morgan, now 25, was a camp counselor. Then she was a preschool counselor. Then when she could have been partying when she was 19, she was mentoring kids at the Westwood Middle School in Gainesville while she was at UF. Morgan laughs a little at the name of her degree since it sounds so different than it is. It’s also far from what she’s doing with Vanessa. “It’s called event management now, but my degree is literally called Parks and Recreation,” she said. She’s been on event planning committees for charities, worked as a foster parent recruiter, engineered a huge formal dinner in the middle of the woods in Alachua. Now she’s a volunteer with Community Based Care of Central Florida’s mentorship program for adults working with teens. Her husband, Colby, works in banking, but they have two big things in common. They’re both Gators, and they’re both mentors. Colby works with Austin, a quiet teenage boy who comes alive when he’s talking about girls. In their Baldwin Park apartment, there are little tidbits of Colby and Morgan’s life outside those walls. On the refrigerator, there’s a blue teddy bear with Mickey Mouse’s face from Together We Rise, which helps foster children move from place to place. There’s a calendar magnet from the Partnership For Strong Families – the husband and wife helped sponsor their Wish Upon A Star holiday toy drive. Around the corner, there’s a little paper drawing in a frame, 38 | APRIL 2017 - BALDWIN PARK LIVING

handmade by a 7-year-old boy. When Colby turned 26, he had his birthday “donated” to raise money for Jaidynn to learn nearly a year’s worth of karate instead. In that simple felt marker drawing, under a blue sky, a tiny red flower grows atop a green hill. One day Colby and Morgan hope they’ll be foster parents. Until then, they’re learning what it takes to inspire kids from the sidelines. The little rewards come every time they meet, Morgan said. But there are big ones too. One day in the future, Colby told his wife, they might be in the graduation crowd when Vanessa climbs those stairs and walks across the stage. Until then, one day every week or two, Morgan is checking in on Vanessa. When they hit the road, who knows where they’ll go. They’ve been out for sushi, getting their nails done, the movies. They’ve seen “Sing” together. They saw “Trolls,” and that’s when Morgan learned a little something that Vanessa hadn’t told her. She’s very good at keeping her word. When Trolls came out, she wanted to see it as soon as she could. But she said she’d wait for Morgan. Morgan knew how much Vanessa liked animated movies. The first time they had met, Vanessa showed her new mentor some drawings. They were all cartoons, just like on TV and the movies. “They looked exactly like them,” Morgan said. “They were really good.” Vanessa waited a whole month to see “Trolls,” just so when she watched Branch and Poppy try to save the day, Morgan could be there too. Every time they meet they learn a bit more about how each other’s lives are going. Morgan helps Vanessa out with whatever might be


That’s what the program is all about, Danielle Abbey, Community Based Care’s community impact manager said. She’s been volunteering since she was 6 years old. “A lot of people see people who need help and think ‘that’s not my problem,’” she said. “You do what you can for who you can.” Sometimes that’s just helping kids forget their cares on a dance floor. Turns out Vanessa’s a fantastic dancer. Hip hop, ballroom, you name it. Seeing those moments is Danielle’s favorite part of the job. She remembers one time when she was helping younger kids at the Orlando Sunday School, and a little girl wouldn’t let go of her hand. “It was an amazing feeling,” she said. With Community Based Care, Danielle really found her groove, giving that sense of security that might be missing. “I get to help people who’ve lived their whole lives in fear,” she said. “I get to be an advocate for them. I can help them live a happy successful life. For them, a lot of times you feel like you’re just another adult who’ll be gone soon, but you hope to make just a little impact in their lives.” Hanging out at the Tasty Tuesdays food truck night in the Milk

District a few weeks ago, the trio tried artsy doughnuts while Morgan mused how maybe soon Vanessa, with Haitian/Jamaican birth parents, could teach her how to keep her fried rice from sticking, in her Baldwin Park apartment’s tiny kitchen. Before that, they were already making plans to learn to paint together. Then maybe after that, paddling a swan boat around Lake Eola. And maybe Vanessa will find a little inspiration out there on the water. For that shy teen, a little of Morgan may have already rubbed off. Vanessa, who has two younger sisters, keeps a drawing she made of her dream house. There’s a pool in the backyard, and a spiral staircase in the middle of the living room leading up to a few too many bedrooms for just herself and her sisters. The house needs lots of room, she said. Vanessa wants to be a foster mom. “Most people want babies,” Vanessa said. “When I become a foster mom, I can give teens a chance to be fostered too.” She wants to be a kindergarten teacher also, starting teaching life lessons young. But that’s a long time down the road. For now, she’s getting settled into her new foster home with her sister Sarah. They just moved in. A few days after Vanessa moved into her first real foster home, Morgan got her wish. In Vanessa’s new kitchen, they cooked crab Rangoon, orange chicken and rice that doesn’t stick to the pan anymore.

Can your facebook friends help your credit score? What’s “Trended Data”? Home loan updates for 2017

Social media has infiltrated every aspect of our culture and lives. These days it’s almost an oddity to discover someone without any social media accounts even if they are using them for business purposes. I’ve seen several think pieces circulate the usual online channels declaring that lenders will be peering into your personal lives via facebook and Snapchat to determine whether you are credit worthy or not. I was incredulous when I first heard this and decided to chat with a trusted lending partner to verify whether or not I needed to check my buddy’s bank accounts before adding them to my friends list. Dan Felix is the AVP of Mortgage Lending and Mortgage Services for Fairwinds Credit Union and a former underwriter so he knows the ins and outs of how buyers get qualified (or don’t) intimately.

Here’s what he had to say about your facebook page and its correlation to your loan approval along with some other things to expect if you are buying a home in 2017. No, lenders are not looking at your facebook page to determine if they will give you a home loan or not. In fact your social media activity has no bearing on your creditworthiness at all. So go ahead and add your friends regardless of their financial status; your lender simply wont care. What lenders do care about are more relevant things such as debt to income ratio, assets, income and credit scores. Focus on the usual things you would when prepping to purchase a home by paying your bills on time and keeping your debt low and you’ll be on the right track. Save some money for that down payment too!

What we can expect to see in 2017 and beyond is lenders looking at what is called “Trended Data”. Trended Data gives lenders the ability to see whether you carry a balance on your credit card on a regular basis or if you pay off your balance in full each month. CreditTechnologies.com clarifies further that a person paying off their balance in full every month is a “transactor” and more likely to be creditworthy than a “revolver” who only pays the minimum balance. Further, while these more detailed data reports are now available and being utilized in a buyers overall review Fannie and Freddie will not treat consumers differently based on if they pay credit cards in full monthly or not at this time. That may however change sometime in the not so distant future so it’s something to keep in mind looking down the road. While it’s almost always better to pay any credit cards in full whenever you can this my be the extra motivation you need to finally pay off that balance from when you remodeled your kitchen or splurged on that watch!

The good news here is rates have already been raised slightly in anticipation of the Fed’s announcement. Rates may gradually creep into the 5’s in the coming year and even that is a great interest rate when you look at the big picture and the history of how high they have been in the past. If however you are looking to purchase that dream home in your dream neighborhood and you’re just barely making the numbers work buying sooner than later is in your favor. Currently in Orlando and surrounding areas such as Winter Park Maitland and farther north into Seminole county inventory of available homes is low and pushing prices in most every area up. Great news if you are selling for sure. There is no magic spell to guarantee whether that inventory will escalate significantly enough to offset rising prices however, and those two factors are key when it comes to the affordability of a home.

In interest rate news, rates are headed back up. The Fed has been mentioning they plan on raising rates for a little while now. We’ve had historically low rates for years and if you are on the threshold of being able to qualify for that dream house it’s advisable not to wait if you can act now. As of this column’s writing mortgage loan rates for a 30 year fixed rate loan are in the 4’s and rates for 15 year fixed rate loans are in the 3’s. Phenomenal numbers like this have enabled many first time

In closing, don’t fret about friends on face place, they can’t hurt your chances of buying that new home. Rates are likely to climb in 2017 and inventory locally is likely to remain low making it an overall sellers market. Focus on the traditional factors of creditworthiness when applying for a home loan and consider paying off those credit cards as lenders are now taking a closer look at that behavior.
