Baldwin Park notebook ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR ROA The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Feb. 22, 2022, Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com. The board approved the following items/work: n Tropitone replacements for new tables and umbrellas for Grace Hopper and Enders pools and tables for High Park pool. n Brightview to replenish ADA playground mulch at Union and Enders Park playgrounds. n BrightView to install a shade tolerant bed of plants under large oak tree at the southwest corner of the parking lot at Enders Park. n 2022 Insurance Renewals to included General Liability, Umbrella, Crime, D&O, GAP Liability, Workers Compensation, Property and Equipment Breakdown.

HELPFUL INFORMATION FOR OWNERS WILDLIFE IN STRUCTURES The tree-lined streets of Baldwin Park offer shady canopies for residents to enjoy the outdoors and provide homes for amazing animals like songbirds, squirrels and even bats. Bats provide great pest control. They are protected yearround from harm and cannot be evicted from buildings until after the end of the annual bat maternity season, between April 15 and Aug. 15. Now is the time to evaluate your home for potential wildlife entry points and make necessary repairs. The Florida Fish and Wildlife Conservation Commission provided us with a comprehensive video addressing “How to Remove Bats from Buildings.” You can access it online at youtube. com/watch?v=IbaKnvc8sZA.


TOWNHOME SERVICE AREA COMMITTEE BY MELISSA PARKER The following information is a glimpse of the business that the Townhome Service Area Committee addressed in the Feb. 17, 2022 meeting. A complete copy of the official minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The TSAC moved to approve the 2022 Annual Tree Trimming proposals from BrightView Tree Care.

n Please remember to report any landscape, building or irrigation issues on the Baldwin Park Services App. Reporting items on the Baldwin Park Services App will allow residents to share photos of the reported area(s), and receive real time updates from management staff on corrective measures being taken. n Roof replacements are coming to multiple townhome service areas! Please remember to check your attics/soffit areas for any bats and/or rodents. Some of these animals may have decided to make a home in these areas. Animals will be required to be removed prior to any roof replacement projects beginning and may delay construction if they are found. This is considered a homeowner expense. Issa 22 is the first service area to receive roof replacements this year, followed by Cambridge, Issa 28, and City Homes No. 1. Not all addresses will have roof replacements this year; some addresses are listed to be replaced in 2023 per the Reserve Study. More information will be released as it becomes available.

n New sod that was installed in February/March has been treated with a fungicide.

HELPFUL INFORMATION FOR TOWNHOUSE OWNERS

n BrightView treated all Majestic Beauty Trees (Live/Work) with granular fertilizer which contains micro-nutrients and a fungicide. n BrightView has trimmed all crape myrtles within the service areas. WINGED TERMITE

n BrightView treated azaleas with fungicide, micro-nutrients, Merit and an insect control. n Any pots located within plant bed areas or on porches are the responsibility of the resident to maintain. If a plant species begins to take over the plant bed, then the resident can be issued a covenant violation to preserve the integrity of the plant bed. Unkept vines, growing from pots, can also creep up downspouts and townhome buildings causing damage. If damage occurs, the resident will be financially responsible for repairs — not the entire service area. n During the month of February, there was .75 inches of rain (normal is 1.25 inches). n Per DRS Inc., here is the Townhome painting schedule for March 2022: Cambridge (Meeting Place-Finishing); Cambridge — Lake Baldwin Lane. n Per DRS Inc., here is the Townhome maintenance schedule for March/April 2022: City Homes No. 1 n Because of the pandemic, there has been an adjustment to originally stated dates for painting projects and maintenance in the townhome service areas. Supplies were delayed in being shipped from vendors to DRS Inc. at the beginning of the year.

Questions about pest control for your townhome? The only pest control that the association maintains is the termite bond for the building. All other pest control is a homeowner responsibility. If you believe you have a termite issue, you can report it on the Baldwin Park Services App or contact Melissa Parker at mparker@baldwinparkpoa.com. Many people get ants and termites confused, so here are a few differences. Winged ants have elbowed antennae, while winged termites have straight antennae. Winged ants have narrow waists, while winged termites have broad waists. Winged ants’ front wings are longer than the back wings, while on winged termites, they are the same size. Carpenter ants and termites differ in color. Carpenter ants are black, while termites are a reddish brown.

Schedules now will be projected one to two months out to anticipate any possible future changes. Notices still are being left on townhome front doors one to two weeks in advance to inform residents of any upcoming projects beginning in their address range.

When driving through the parking lots during the rain, please be mindful of standing water and pedestrians running to their car. Fallen tree branches can be reported through the Baldwin Park Services app. Drive safe and stay dry! VILLAGE CENTER UPDATES n Check out all the local shops for spring inspired decorations around the Village Center all month long. The conversion of the parking light to LED continues throughout the year. LED lights are much more efficient and brighter than the old bulbs.

NEIGHBORHOOD BUSINESS DISTRICT n Over the past few months, we have been working on a project to revitalize the landscaping on some of the parking lot islands. This project will continue over the course of the next few months until all are completed. GENERAL UPDATES n Have you downloaded the Baldwin Park Services App yet? You can find it in the Android Play Store or in the Apple Store. It is a great resource to report various issues around the community, including light outages, broken sprinkler heads and many others. You also can submit work requests for city of Orlando maintenance and repair. n The parking lot dumpsters are not meant for large items. This can break or clog the city’s dumpsters and cause further issues. If you

have any bulk items, the city of Orlando offers bulk pick-up — in most cases, free of charge! This can be used for most items that cannot fit in the commercial dumpster. Visit orlando.gov/Trash-Recycling for more information and to schedule future pick-ups. n Architectural Review Committee meetings take place twice a month — on the second and fourth Tuesdays — for application reviews regarding commercial changes to exterior structures (roofing replacements and painting), landscaping and signage. nd just like that, it’s already April — can you believe it?! We don’t get much for seasons here in Florida, but you can always feel a change in the air around late March/ early April. That change usually includes a temperature increase (cue sweat) and the return of afternoon showers we can set our clocks by (cue 2:45 p.m. monsoon). Along with the bad comes some good. Flowers start to bloom just a little bit brighter, we get an extra hour of daylight, and we get to take advantage of all of our pools again! Speaking of, keep an eye out for the weekly e-blasts for pool closure’s when needed. If you aren’t getting the e-blasts, make sure to sign up for BaldwinParkNetwork.com (shameless plug). The new season also brings out some gorgeous nights, which are perfect for strolling along New Broad Street and dining outside at some of our great restaurants. This is also the time of year that festivals start back up again, not to mention we get Easter and St. Patrick’s Day. Speaking of Easter: Don’t forget about the free, resident only

Baldwin Park Easter Egg Hunt from 10 a.m. to 1 p.m. Saturday, April 9, in front of Grace Hopper Hall. The Easter Bunny will be there, along with lots of fun activities. Don’t forget to bring your baskets! Although we aren’t having a St. Patrick’s Day festival this year in Baldwin Park, there are lots of great options nearby. Events are happening in nearby Mills 50, Winter Park, College Park and down at Disney Springs. There is definitely no shortage of things to do to celebrate the day. Speaking of events in Baldwin Park, another great thing to do this spring is the Backyard Food Fare at the end of each month in rotating community parks. The first one was a huge success, with the vendors selling out in just about an hour, so we plan on bringing them back each month. Be on the lookout for upcoming dates and come on out for some good food and the good company of your neighbors. Now is also the time to start planning those summer vacations, because it’s going to be here before we know it. It’s sometimes funny to say “summer vacation” as an adult, but it’s one

takeaway from our school years that might have even gotten better in adulthood. My summer plans include a much-needed seven-day cruise around the Caribbean. It’s amazing to be traveling again, in general, but especially cruising. I have to admit, I love cruises, because it’s the only time I can completely disconnect and shut my phone off. Hopefully, you also have some fun plans over the months ahead and get some relaxation time. Finally, let’s have a real talk: Although there’s plenty out there to do, when the weather doesn’t cooperate, it’s completely OK to curl up on the couch and spend the day bonding with your favorite streaming service. In fact, that’s my weekend plan given that the weather is going from high 80s into a massive storm front before dropping into the 30s in the evening. Sounds like a perfect time to do absolutely nothing, doesn’t it? Until next time, stay safe, stay well and remember, We Are Baldwin Park!

CENTRAL FLORIDA NAVY LEAGUES 13TH ANNUAL WOUNDED WARFIGHTER LONE SAILOR 5K/10K 7 a.m. Saturday, April 9, at Blue Jacket Park, 2501 General Rees Ave. For more than 30 years, Baldwin Park was home to Naval Training Center Orlando. Run around the former “Grinder” to honor Orlando’s rich military heritage and support our wounded service men and women. This event’s primary goal is to raise money for charities that support wounded service men and women and the Central Florida military communities. To date, more than $400,000 has been raised for the Wounded Warrior Project, Building Homes for Heroes, The Camaraderie Foundation and the Lone Sailor Memorial of Central Florida. This year’s event benefits the work of the Central Florida Navy League, the Camaraderie Foundation and Wake for Warriors. Race-day pick-up will begin at 7 a.m. near the Blue Jacket Memorial; parking is available along General Rees Boulevard, as well as on-street parking. or many, it comes as no surprise that CBD can provide lifelong health benefits. But what does CBD actually do? What’s in it? And how is it made? President Maria Hulsewe and CEO John Hulsewe, of Your CBD

Store in Baldwin Park, sat down with us to answer those questions and more. What is CBD? There are plenty of misconceptions about what CBD is exactly. CBD, also known as cannabidiol, is the second most prevalent active ingredient in cannabis (marijuana). Although CBD is an

essential component of medical marijuana, it is derived directly from the hemp plant, a cousin of marijuana, or manufactured in a laboratory. One of hundreds of components in marijuana, CBD does not cause a “high” by itself, according to Harvard Medical School. Who uses CBD? According to a 2019 Gallup Poll on CBD use, 14% — about one in seven — of U.S. adults use CBD products. The highest percentages of usage come in the 18-29


age groups, 20%, and in Western states, 21%. Only 8% of those older than 65, and 11% of those between 50 and 64, use CBD. Pets also can use CBD products.

Are there any side effects to CBD? According to Harvard Medical School, side effects of CBD include nausea, fatigue and irritability. CBD also can increase the level of blood thinning and other medicines in the bloodstream by competing for the liver enzymes that break down these drugs. People taking high doses of CBD may show abnormalities in liver related blood tests. LEGALITY

Although CBD products have been approved by the FDA, some states aren’t 100% clear on the legality of CBD. So where is CBD legal? In 2018, the Farm Bill made huge progress in the legalization of CBD products by removing hemp from the Controlled Substances Act. Thanks to this bill, hemp can be cultivated in U.S. soil legally. Although CBD is technically legal in all 50 states, the laws differ from state to state. State laws dictate the legality of what type of CBD products people can use. In Florida, most cannabinoid extracts, including CBD, are legal. However, only products that contain less than 0.3% THC are considered legal.

Your CBD Store is part of a franchise that has more than 600 locations in the United States. Baldwin Park’s location opened seven months ago. “A lot of people hear the word CBD and think of a smoke shop,” Maria Hulsewe says. “What we offer at our stores is almost the exact opposite.” Your CBD Store offers a safe, comfortable and inviting environment where guests can learn about CBD, try samples, and feel empowered to make an informed decision on the best cannabinoid formulation option for them. The story starts with Your CBD Store Founder Rachael Quinn, whose quality of life was affected by Crohn’s disease. CBD was the only thing that helped gain her quality of life back. “CBD helps to target your endocannabinoid system and helps to put everything in your body back in place,” Maria Hulsewe says. The founder knew she had to share her experience with others, which led her to open the first store in 2018 in Bradenton. With the store’s success, Quinn and her husband, Marcus, the company’s CEO, founded a product line under the name Sunmed. “It’s great that we have something that can help people,” John Hulsewe says. “It’s amazing how many people still don’t know the benefits of this hemp product so we are working to educate people and change that.”

A

nyone with a furry friend in Baldwin Park knows the name Kacey Kelly. Kelly, 29, has lived in Baldwin Park for seven years and has served the community and beyond with her pet concierge business, Kacey Kares Pet Services since 2017 as an LLC, although she started two years prior as a side business. She stumbled upon Baldwin Park by accident. However, since she moved to the Sunshine State from New York, Baldwin is the first place that feels like home. “It’s the first place that I’ve moved since leaving New York that felt like a community to me,” she says. “There are so many dogs here; it’s like a dream come true.” Now, Kelly is capitalizing on her skills and passion for people and their pets with the creation of her new company, Pet Free Showings. Pet Free Showings offers on-demand dog walking services to Realtors, homeowners and sellers. The concept is simple. Customers call Pet Free Showings, and the company will pick up pets from clients homes so the client can complete a successful showing or open house without the stress of a pet. Kelly explains there are many

Growing up as an only child and as someone with a lot of health struggles, Kacey Kelly often found herself isolated. However, her three childhood dogs always encouraged her to look on the bright side. “I never felt completely alone,” she says. “You really don’t realize how much they give to you. There’s nothing better than unconditional love.” Although Kacey Kares started as an accident, Kelly now serves 400 to 500 clients locally and has 11 other employees who work under her to help with the taxi, boarding, pet sitting, dog walking, cat care and more. She and her employees pride themselves on being self-motivated, punctual, trustworthy and enthusiastic. The business has also taken on other animals including guinea pigs, crawfish, lizards and parrots. “A lot of people assume dog walking is easy, but it’s actually a pretty tough job that’s very taxing on your mind and body,” Kelly says. “However, I know that no matter what business it is I’m working on, it will always be super important to me, and I will always do my best at the end of the day to make sure that I’m doing the right thing for my customers and their pets.”

Sellers can avoid severe allergic reactions they may not know potential buyers have. Sellers also can avoid safety and liability issues. Showings can be stressful to pets that may be protective of their home, which can lead to disruptive barking, growing or aggressive behavior. In addition, not everyone is an animal lover. Certain smells can be off putting such as poor animal hygiene or post marking odors. “I have a lot of clients now who are Realtors, and they have expressed to me that it’s hard to sell a house when there are animals around,” Kelly says. “My original business opened up another avenue I really wanted to tap into.” Since opening, Kelly already has served clients from several companies, including Fannie Hillman and Keller Williams. The agents have discussed having Kelly come into their business meetings to discuss her services. Kelly says she wants the new business to alleviate stress and pressure from her clients, because she understands the value of those relationships. “I always want to go above and beyond for my clients, because I am so grateful for them,” she says. “I’ve made so many relationships through it, so they’re also my friends.” Some of the dog lover’s clients have even gone so far as to ask Kelly to travel to Santa Monica or Napa Valley to have her care for their pets. “It all starts with their animal and they just want someone to love their animal the way they would,” she says. In the future, Kelly says she would love to create an app for the Pet Free Showings services. She says she would want to hire subcontractors from across the United States to show up for any local sellers in their area and hopefully bring a new opportunity to other dog walking businesses, as well. She also would love to donate a portion of the proceeds back to a rescue organization if someone uses her services.

F45 is celebrating its first anniversary in Baldwin Park.

f you live in Baldwin Park, you’ve walked by the doors of F45. The glass windows and red, white and blue lettering are hard to miss, but what really draws people off the streets and into the training studio is the energy. Walking by the studio, the blasting quick-tempo music shakes the windows. Upon peeking inside, the center is lit up with sweaty, but smiling, faces which radiate a positive and welcoming energy out onto the streets with ease. F45 celebrated its first anniversary in Baldwin Park in February, and already, the fitness facility is making a lasting impact. “There have been friendships and relationships that have been built here, and we try really hard to bring that sense of community through these doors,” co-owner Robert Strauss says. “We just want to bring people together.”

But what is F45? The “F” stands for functional training and “45” is the total amount of time spent training. Functional training is a mix of circuit and HIIT, high intensity interval training, style workouts geared toward everyday movement. The F45 training workouts are designed to unify the muscle groups of the body to help members move and feel stronger in all aspects of life. The company has 45 unique and customized workouts with more than 5,000 exercises. The workouts are fueled and organized by technology systems placed in all F45 locations. A series of TVs mounted on the front wall of the studios provide an organized, station-by-station diagram for each daily workout. The system is

a visual tool for members to progress from exercise station to station throughout the workout. Across the world, members of F45 at various locations all complete the same workout on the same day. “These 45 minute workouts are something that everyone has time to do and should be doing,” Strauss says. The best part about it? Anyone — from a 70-year-old retiree to a professional athlete — can participate. “You do it at your own pace, so you choose your own weights and your own reps,” he says. “Everyone can work together, and we always finish a hard workout with a high five.” Trainer James Ventura, who has been with F45 since the beginning, says although he had never had a group training job before, the community has been supportive. “I love to set goals for myself and try to achieve them, so being able to help and do the same for other people and see them accomplish their goals is amazing, and that’s something that I think all of us as coaches enjoy,” Ventura says. “I love being able to spread that healthy lifestyle and there’s no judgment here so people can just come in and be comfortable.”

THE BEGINNING

Co-owner Tara Strauss discovered F45 in New Jersey towards the end of 2018. When Robert Strauss signed with WWE as a professional wrestler, the couple moved to Orlando to be close to the training facility. Tara Strauss attended F45 in Lake Nona and traveled as part of a larger fitness corporation while Robert Strauss wrestled. The couple says they both fell in love with F45 and its training style. “You want to keep your mind and your body occupied,” Robert Strauss says. “Having this was something different that challenged me instead of doing the same movements over and over.” When the coronavirus pandemic hit, the couple was inspired to open their own F45 in Baldwin Park. Robert Strauss says the location was perfect. “When you walk down the streets and see the shops and the vibe, and the families, it just seemed like the perfect place for

us to live,” he says. After traveling for two years from Lake Nona, the couple moved to Baldwin Park to embed themselves in the community. Robert Strauss says the opening was difficult. The couple never opened their own business before, and many people were still cautious of gyms because of the pandemic. The couple worked hard to spread their name and even held free outdoor workouts at Blue Jacket Park so people could try out the workouts and see if they liked them. On Feb. 6, 2021, the hard work paid off, and the Strausses opened their brick-and-mortar location. The location now has about 300 members. Tara Strauss says they work hard to provide accountability for those that maybe don’t have that same positivity at home or in their professional lives. “Taking care of yourself should be your No. 1 priority, because in order to be your best self — whether that’s being a good mom, wife, friend, sister, employee — you have to feel great about yourself and feel great in general,” she says. “I do feel people are their best versions of themselves when they feel great. It’s the beginning of the extension of all the positivity in your life.” As a family, fitness has always been a main priority. Both Robert and Tara Strauss have backgrounds as physical education teachers. They even met at a gym where Tara Strauss was teaching classes. Now, that passion for fitness has been passed down to their twin 5-year-old boys, Cash and Carter. The boys love to workout, play sports, eat healthy and even enjoy their own kiddie protein shakes. Cash says he can’t wait to be able to work at F45. “We want to provide a space for this community to come together,” Tara Strauss says. “Community is one of the reasons we are here. The franchise had 1,749 studios worldwide and 654 in the United States, as of the fourth quarter of 2021, with a multitude of locations scattered across Florida and Orlando. The fitness organization is even backed by Mark Wahlberg, who in 2019 invested $450 million in F45. In Wahlberg’s documentary “Wahl Street” he even says his goal is to have as many F45 locations as Starbucks.

BALDWIN PARK’S FIRST BACKYARD FOOD FARE T

he Baldwin Park community came together for the first Backyard Food Fare Friday, Feb. 25. The event, which took place in front of Grace Hopper Hall at Corrine Commons, kicked off the first of the monthly food rallies. The events are open to Baldwin Park residents and their guests to enjoy great food and conversation with neighbors. Families, friends and pets watched the sun set on blankets and folding chairs. Local food vendors at the event included PhatAshBakes, which served an assortment of huge cookies; TableTGK, serving garlic chicken and macaroni and cheese; and Thevintagehotdogcart, with famous New York-style hot dogs. The next few Food Fares will

take place from 5:30 to 8 p.m., giving the residents more time to come and enjoy the festivities. Although the original vendors will still be available, Baldwin Park is hoping to add on an additional vendor, possibly tacos, as well as a local animal treat vendor so pups can take part in the fun. “We hope to grow this event to be something the residents look forward to each month and that brings the community together,” Sentry Management Multimedia & Community Coordinator Brie Bernstel from Baldwin Park says. “Our residents work so hard, and we just want to be able to provide them with a quick, easy and fun way to get their dinner right in their backyard.”
