BROKER’S UPDATE Attention Sellers - Your Buyer Pool Just Got a Lot Bigger At the end of July 2017, Fannie Mae released changes to loan requirements. Its goal, expanding access to credit, seeks to simplify underwriting guidelines. It is Fannie Mae’s hope that more people will qualify under the new guidelines and increase home ownership. Debt-to-Income Ratio - The maximum allowable Debt-to-Income ratio was adjusted up to 50% from 45%. This allows for more buying power. ARM Enhancements - A 5/5 ARM Plan is now available. It features an initial fixed period of 5 years, with subsequent adjustments every 5 years. Alimony Treatment - Lenders now have the option to either reduce income or treat alimony as a debt when qualifying borrowers. Treating alimony as a decrease to income instead of viewing it as a monthly liability means more room in the budget to purchase a home. Employment Offers – Borrowers may now qualify based on future income, with some restrictions: • Primary residence • Borrower not employed by family • Qualified using fixed base income

Using nextdoor. com, a private social network built for neighborhoods who want to encourage residents and neighbors to connect, Kewannee Park’s engaged community identified their aging playground as a significant safety issue. Over time, the neighborhoods surrounding Kewannee Park came to a consensus opinion that the playground needed to be replaced.

Ultimately the county, who owns and manages the park, approved the plan to replace this playground that serves so many of its constituents. I’m happy to report that the playground reopened earlier this year.
