Community Happenings Townhome Service Area Committee Meeting

The March Townhome Service Area Committee meeting did not take place due to the lack of agenda items. A comple te copy of all official minutes can be obtained on the Community Network (www.BaldwinParkNetwork.com). The April TSAC meeting was set for Thursday, April 20. UPDATES: • 2017 Preventative maintenance work has started in the City Home #1 service area and should be completed by the end of March. Preventative maintenance work will then begin in the City Home #2 service area. • Five (5) City Home #2 buildings are approved to be repainted this year. At this point, 1835-1839 Britlyn Alley, 1807-1819 Meeting Place, 1804-1822 Prospect Avenue and 1832-1850 Sipes Alley have been re-painted and the contractor is currently working on the final building located at 1827-1843 Meeting Place.

Community Happenings What a great neighborhood we live in!

Instead of the normal traffic concerns, crime prevention tips, and Residential Owners Association content, I’m providing: Tales from Penn’s Woods. (“Pennsylvania” means Penn’s Woods. William Penn was the founder of the state.) HORSE CHESTNUT WARS I grew up in a small town in northwestern Pennsylvania. Our neighbor’s house across the street had many horse chestnut trees on his lot. These trees grow to a size similar to live oak trees. (Horse chestnuts grow in spiny green seed pods and are not to be confused with chestnuts as in “chestnuts roasting on an open fire.” Horse chestnuts cannot be eaten, whereas chestnuts can.) When you peel back the spiny green pod, you will find two or three horse chestnuts. As kids, my friends and I thought the new chestnuts were pretty, but what we really cared about was the number we could gather up in preparation for the next battle in the horse chestnut wars. About five blocks down the street were a bunch of other kids who were also gathering up horse chestnuts. Spontaneous wars were always erupting summer through fall when the horse chestnuts fell from the trees. I suppose it was a little dangerous that we were throwing horse chestnuts at each other, but we didn’t think much about it (we were under ten years old). At any rate, although getting hit by one of the horse chestnuts could sting and leave a mark, we didn’t care, and we had a ball as the battle lines moved back and forth across the five-block area. Usually about twenty boys organized very loosely into two “armies” were engaged. One day you might be on one side, the next day the other. The day’s battle would end when one side caused the other to flee the field of battle. Sometimes you’d get captured by the other army and had to surrender (think “Christmas Story” - Ralphie and friends getting caught by Scut Farkus) and give your remaining ammunition to the other side. All of us, the horse chestnut wars veterans, remained friends through the years. I wonder if kids today in my hometown still have horse chestnut wars. THE POLLYWOG POND The horse chestnut wars ended for me at age ten when my family bought a house in a new neighborhood, about a mile distant from my old one and without any horse chestnut trees. But when one door gets shut, another opens. 12 | MAY 2017 - BALDWIN PARK LIVING

My new neighborhood was located close to “the woods.” The woods were owned by someone who had stripper oil wells (shallow oil wells) all over the woods. A centrally located pump house provided power to the oil pumps via a lot of steel cables which ran out from the pump house like a spider web. The cables provided another danger to my friends and me when we ran through the woods. The cables were supported by metal tripods about six feet high with a hook hanging from the apex of the tripods. Some of the cables ran a few inches above the ground while others ran as high as four or five feet above the ground – these were the dangerous ones because if you weren’t paying attention you might run into one with your head or neck which could result in some serious damage to you. The Pollywog Pond was named for the pollywogs which grew up in it. (A pollywog is a life stage of a frog; it looks like a small fish with a big head.) The Pollywog Pond was simply a great place for kids. We went there almost every day except in winter, when we went occasionally to walk and play on the ice covering it. The pond was about maybe 30 feet by 30 feet square. Yes, square. It was originally built as a spring-fed reservoir for several homes. The pond was shallow around the edges and only two or three feet deep at the center. Along the western side of it, the low side because the pond was on the slope of a hill, ran a stone wall built of large rectangular foundation building stones. Sometime in the past a few stones were removed to allow the reservoir to drain, but the pond was deeper than the remaining wall, so some water remained. All of the area kids had a lot of fun at the pond. We caught pollywogs, crayfish, and water bugs in it. We ventured out to the center of the pond on wood rafts we built and pretended we were riverboat pirates (Davy Crockett on TV had an episode in which he fought them). We floated our plastic model warships, pirate ships, etc. on the pond. And, boys being boys, we threw M80s (a kind of fireworks) into it to watch the water spout up with the explosion, and we also blew up some of our model ships in the pond. We spent hours playing there. And often we would return on another day to use our raft only to find it, destroyed by some unknown boys. No problem, we’d just use the raft remains to build a new one. A few years ago, I went back to the Pollywog Pond only to find it silted up and with trees growing in it. Things change, but it is a shame the pond isn’t available for kids play.

Keeping your pet happy & healthy – Calming a fearful dog DEAR PAW’S CORNER: My little Schnoodle, “Daisy,” hates noises, thunder, firecrackers and more – but only indoors. We can be outside and have large trucks go by with air brakes squealing, and she doesn’t care. But ordinary house noises, like windows creaking, have begun to bother her recently. Last year I got a new front door and it really cracks and creaks in the afternoon when it gets hot. She is petrified of this, shaking and panting the entire time. Please help, as we are at our wits’ end. – Pam, via email

DEAR PAM: If the issue started over the past year, have the veterinarian check her out thoroughly. Not just her hearing and sight, but for any underlying conditions. While Schnoodles are less prone to certain health conditions of their parent breeds (poodle and Schnauzer), they could still suffer from inherited conditions. According to the AKC, autoimmune thyroiditis is one possibility; behavioral changes like excessive anxiety are among the symptoms of this condition. However, even completely healthy dogs can develop a phobia to noise, perhaps because they attach a negative experience to a specific noise. In that case, TLC and training can help, along with medication if needed. Talk to the vet about Daisy’s noise phobia and work out a treatment and training plan, if possible. For example, use anti-anxiety medication for a time to help Daisy stay calmer, but then begin replacing meds with positive-stimulation training. This is done by making the sound that causes anxiety, but giving Daisy a favorite treat or praise each time the sound is made. There’s more to it than I have room to explain here, so consider working with a trainer to help Daisy handle that creaky door.

ISN’T IT DANGEROUS TO GIVE PETS YEAST? DEAR PAW’S CORNER: You recently told a cat owner that it was OK to give her pet yeast as a supplement. Yeast is supposed to be very bad for pets. Why did you recommend it? – Concerned in Cincinnati DEAR CONCERNED: This is a great opportunity to discuss the difference between live yeast and brewer’s or nutritional yeast. You’re right that live yeast, particularly dough leavened with yeast, can be a danger to pets. If, for example, your cat gets up on the kitchen counter where your soon-to-be loaf of bread is rising, and eats the raw dough, trouble could be brewing. That dough may continue to rise in its stomach, and could cause a blockage in the digestive system that, if not treated immediately, could be fatal. Brewer’s or nutritional yeast, on the other hand, is a “dead” yeast. Once it has been propagated (grown) in a medium like molasses (for nutritional yeast) or as part of the beer-brewing process (for brewer’s yeast), it’s pasteurized and dried. This stops the yeast from multiplying, while retaining its nutrients, like B vitamins. Brewer’s yeast has either a powder or flake consistency, unlike active yeast, which is packaged as small granules. The amount of brewer’s yeast to give a pet depends on its weight. Follow the dosage instructions on the package -- typically the yeast is mixed in with a pet’s food. Most pet formulations of brewer’s yeast also contain powdered garlic, which is said to help ward off fleas and ticks. Garlic can be toxic to cats and dogs, making it doubly important to follow instructions exactly and contact the vet immediately if a pet consumes too much.

TAKE THE HIGH ROAD TO PROTECT A CAT DEAR PAW’S CORNER: Before moving out about five months ago we found a good home for our cat, “Figaro.” I supplied everything the new owner would need, like his litter box and litter, food, etc. A week later, the new owner called and said Fig’s eye was weeping. He did suffer from that a year ago, so I bought the same over-the-counter medicine and delivered it to her. Four months later, she called again and accused me of knowing Fig had a pre-existing condition. She demanded I come retrieve him, and that I also take him to the vet. I was shocked. What should I have done? – Sorry for the Cat Problems


DEAR SORRY: I believe the new owner just didn’t want to take care of a cat. And instead of taking Fig to the vet to treat his eye problem with a stronger medication, she waited four months and then dumped him back on you. I’m pretty upset at this, and I know you are, too, because the victim here is Fig. He lost one home already, and now he’s losing a second hxe, and he’s sick. He may wind up in a shelter. I’m not sure how this might play out legally, but we’re dealing with a living being here, and Fig’s welfare is at stake. So, take the high road and be Fig’s hero. If there is any way you can take him in for a few weeks while you rehome him, please try. Or, ask the new owner for time while you find someone else to care for him. Also, find out if the new owner has taken Fig to the vet. If not, and if you have the resources, offer to pay for the visit and medicine.

Help plan Corrine Drive’s future MetroPlan Orlando has launched a survey to find out what you envision for Corrine Drive and how you want to get there. Education Do you have a careerreadiness roadmap?

As I think about my career journey, I reflect back to my undergraduate experience at the University of Illinois. Similar to many undergraduates at Rollins College, I received an athletic scholarship to attend college and felt as if much of my academic year was divided between academics and athletics. During the summers of my sophomore and junior years, I completed undergraduate research as a McNair Scholar and participated in a summer internship with the local park district. However, I had not begun to think about my future career plans, or even start to make meaning of my previous experiences in college. It was not until my senior year, when the question was asked, “What are you going to do after graduation in May?” Now, that question was not posed by an academic or career advisor, or a professor, or mentor, or athletic coach, or even my mother. It was posed by a college boyfriend – and hearing that question, I began to panic. My anxiety was grounded in the realities that I was facing, since I knew I was not going to the Olympics in track and field, I knew I was not marrying this college boyfriend, and I knew I had not begun to think about the answer to his question. The anxiety I felt when asked about my plans after graduation is not an uncommon experience for today’s undergraduate. With the increasing pressures to obtain employability skills before graduating, combined with the challenges of a competitive job market and navigating the job search process, undergraduates are often intimidated by the idea of career planning. As a result, undergraduates often delay the career preparation process until their senior year. This anxiety is real, and can have a lasting impact on how graduates perceive their overall college experience. However, by asking undergraduates to engage in the career preparation process earlier in their college journey and providing them with a roadmap of both curricular and co-curricular experiences to explore – we can equip students with invaluable transferable skills and competencies, and the confidence necessary to pursue meaningful lives and productive careers. I believe a career-readiness roadmap is an integrative process that spans across the four years of an undergraduate experience. Each academic year, undergraduates should devise this roadmap based on academic courses, experiential learning, leadership development, and career exploration practices they plan to pursue. However, the educational and professional development of undergraduates must be a shared responsibility of the entire college community, established by strong partnerships with academic departments, student affairs, career center, alumni and other campus partners. As co-educators, we can help undergraduates understand the value of each curricular and co-curricular experience, and the impact to their career journey. 2 8 | MAY 2017 - BALDWIN PARK LIVING

By following their personal career-readiness roadmap, students have the opportunity to discover their strengths, as well as engage in experiences that will require them to reflect on who they are and how they connect to the world. I now often encourage students to start early in their college career by asking themselves common existential questions, such as “Who am I?” or “What is my purpose in life?” These types of questions are part of the ethos of what it means to be liberally educated and by engaging in the exploration of those answers our students can be career-ready. These experiences over four years will shape their self-understanding and confidence to articulate the transferable skills gain in supporting future endeavors. As I reflect back on my career journey, I am reminded that my collegiate experiences did not prepare me for my first job out of college, but for many careers throughout my lifetime. We know the journey in life is complex and we must consistently be reassessing what skills are necessary to be successful. Therefore, we want our undergraduates to develop skills and habits that they will utilize throughout their lifetime. No matter which path our students take, we can be confident in knowing that our work has empowered graduates to pursue meaningful lives and productive careers. Allisa D. Finding her inner warrior Baldwin Park resident brings peace and yoga to community BY JARLEENE ALMENAS

Warrior One founder Kim Zamoff teaches yoga in her studio professionally, but also teaches a free class weekly in Blue Jacket Park.

On April 4, 2013, Kim Zamoff woke up and grabbed a cup of Joe from Stardust Video and Coffee at the corner of Winter Park Road and Marble Avenue. It was her 45th birthday when she walked down Corrine Drive and spotted an empty storefront with a simple little sign that read “For Rent”. Fast forward four years and Kim, now 49, teaches a yoga teachers retreat at Blue Jacket Park. A group of about 30 women hum in meditating prayer with their hands palm to palm in front of their chests. Kim, blonde in iridescent blue glasses and yoga pants with heart cut-outs, asks them if they can feel the earth beneath them. “The earth is so good,” Kim said. They lift their arms, their fingers splayed in the air. Kim has been active all of her life. Growing up, she played basketball, volleyball, and at 16 she taught aerobics classes. In college, she rowed competitively at the University of Washington. The Seattle native turned to yoga to stay healthy and balance out the intense workouts as an athlete. What started out as a fun way to destress soon became Kim’s passion, leading her and her husband to open Warrior One Yoga and Spin Studio in 2013. “It just really made sense, you know,” Kim said. “It’s hard to describe, but you just feel really good when you do it.” 32 | MAY 2017 - BALDWIN PARK LIVING

Before becoming a full-time yoga instructor, Kim taught high school English for 12 years. She has a Master’s in Education and her experience dealing with teenagers for many years helps with managing large classes in her studio. In 1995, Kim attended a teacher training course similar to the one she teaches to her own students. Outside Santa Cruz, California, Kim lived in the wilderness for a month, doing yoga from sunup to sundown. “I really felt like a different person when I was done with that,” Kim said. A few years later, she met her husband. It was 1998 and they worked together in a restaurant in Seattle. Soon, Kim became Dore Zamoff ’s first yoga instructor. Dore, 46, originally started doing yoga because it helped him feel good and at first, the exercise became a sort of coping mechanism for his stresses at his restaurant job. Now, yoga means more. “Yoga makes me feel good, and that has evolved into not just making me feel good, it creates a situation where I can make others feel good and empower myself to empower others,” Dore said. “And now it’s evolved into empowering the whole community.” The Zamoffs put a lot of effort into supporting others. They hold a free community class every week, hold food drives to donate to the Jewish Family Services of Greater Orlando and Fern Creek Elementary, support an animal rescue farm in Ocala and offer free classes to libraries and schools in the area. Kim said there are many ways to impact a community, even if they seem unconventional. She said yoga is about finding your voice and that’s what she wants to impress upon the public. “It’s not about doing acrobatics or gymnastics,” Kim said. “It’s about being inspiring and connecting to people.” In 2013, Kim’s mother passed away, and Kim’s focus changed again. “I had a shift in my perspective, and I realized I wanted to do something bigger with my life and have more impact,” Kim said. The former schoolteacher decided then the empty storefront would become her own yoga studio. Soon, the empty windows would be covered with bright curtains and twinkle lights, the walls full of swirling hues of paint and the floors dotted with yoga mats of all colors. Studio manager Danielle Cosgrove, 26, has been working at Warrior One almost since it opened, coming in around late August of 2013. She said Kim and Dore are not only supportive bosses, but she considers them her best friends and family. “A lot of people say what they feel here is love and it’s hard to

find somewhere that has that feeling, and I think that’s really because of Kim and Dore,” Cosgrove said. “They created a space that is available to anyone — where anyone can come and be part of it like there are no barriers … Like we say, we’re a tribe.” While the studio’s name, Warrior One, originated because of its namesake yoga pose, it now means more. “It’s really evolved into ‘We are One’, and the one is a big part in our community,” Dore said. Kim and Dore have expanded that community feeling to Dunedin, Fla., where they recently opened a second studio. In the original studio, customers might see Kim and Dore’s son Jacob Zamoff, 7, manning the front desk among the yoga instructors. He’s spent all his life surrounded by yoga. Kim said she hopes to pass on to her son the idea that he can do anything he wants to do, even if no one else has done it before — that he can create his own way. “We are living our lives in a non-traditional way,” Kim said. “We have a really odd schedule. We work when we need to work, but our first priority is being there for him and raising him ourselves and really showing him that you gotta love your life, and you choose every day to spend your minutes and your hours doing things that are real to you and things that are meaningful to you. “Things that are inspiring to you.”

Senior Living Recognizing stroke: acting ‘FAST’ saves lives BY PAMELA RUBEN

While National Stroke Awareness month takes place in May, for my family it takes place all year-round… My mother’s stroke was diagnosed by her manicurist (which was later confirmed by the ER), just about two years ago to this day. We are forever grateful that Olga noticed the changes in my mom, and reached out for emergency help. While I am not suggesting that you leave your neurologist for a consultation (or a manipedi) with your nail stylist, I am proposing that all of us who work with seniors in our daily lives are advocates for the older adults whose lives we touch. When my mom walked into the salon on that fateful day, Olga immediately recognized that something was “off.” My mom was displaying classic stroke symptoms, with one-side of her face drooping and her speech “slurry” and unclear. My mother had been feeling “unwell” all day, but was unable to put her symptoms together on her own. Olga “acted FAST” when presented with a very different version of my mom, and called my sister right away. Moments later my “mom” was zipped off to the ER. Olga (excuse the pun) really “nailed this one”, looking out for her client, and possibly saving her life. Mary Carter Eick, owner of Griswold Home Care in Seminole and North Orange Counties, shares a similar story experienced by one of her home care aides, who are senior advocates in their daily work with older adult clients. Recently, the aide was working with a regular client “who just didn’t seem to be himself ”. With a long-held affinity and training for the elderly, combined with knowledge of the client and his habits, the aide reached out and contacted the client’s son for additional input. Though the senior wasn’t a “poster child” for stroke like my mom, it turns out he, too, had experienced a stroke. With stroke symptoms, sometimes obvious and sometimes not, how do we know when someone needs immediate medical attention? Longwood neurologist, Bruce Hoffen M.D. suggests following the “as an effective way to recognize stroke symptoms. Dr. Hoffen shared, “If you suspect someone is experiencing a stroke, start by looking for drooping on one side of the face. Ask the person to raise their arms, and check for one arm that may be drifting. Since speech is often affected, ask them to repeat a simple sentence, listening for signs of unclearness or confusion. If the person is experiencing any of these symptoms, time is of the essence, and get emergency help. If a stroke is caught within a specific time window, special clot busting drugs may be able to reverse damaging effects.” Less obvious symptoms that Hoffen points out are sudden trouble seeing, balance and coordination problems that come on quickly, and sudden severe headaches in older adults with no known cause. How will my family celebrate this second “stroke-aversary” (as

Clean living after a long dusty road Royal Maid owners traveled to the Arctic and back again.

A year after David Salley sold his South Florida lawn care business, his Dodge Durango’s tires crunched over the only road that reaches Prudhoe Bay, 500 miles north of Fairbanks, Alaska, a dirt highway surrounded by nowhere, heading to some of the coldest water on Earth.

His entire family was packed inside the SUV headed on a side trip into the wilderness that dwarfs most people’s entire vacations. His Wheaten Terrier, Angel, feet propped up on the dashboard, stared into the dusty distance as the road wound interminably north. After more than 20 years in landscaping, this was the escape he’d been looking for. The family had sold nearly everything, their business, their home, put the rest in storage and climbed into a new black-on-silver-on-gold 45-foot-long RV in Palm Beach County headed north, destination anywhere. “We decided to do an unconventional family adventure,” he said. Sooner or later, they’d have to come home, but that day, the longest day of the year, when the sun would never set, they were headed as far from home as they could drive. FAST FORWARD On a cool day in early April this year, inside Royal Maid cleaning service near Baldwin Park, David spun yarns about life on the road, in between dispatching employees. The family business has more than 20 maids now, ringing a 15-mile radius around Orlando and beyond in white Chevy Cavaliers. It’s been a wild ride for the Salley family, taking them thousands of miles around the country, with a two-year stop-off in North Carolina before they finally settled in their Baldwin Park home in 2010. They had been gone more than four years by then. THE ROAD Just after Veterans Day in 2005, the road became theirs, as David, his wife Diane and kids Josh and Moriah, who were 12 and 9 at the time, wound their way through America’s backroads. It was like a trip back into the past for David. In 1977, he was 15, riding shotgun with brother Mark, 24 at the time, blasting across the 38 | MAY 2017 - BALDWIN PARK LIVING

southwest in a Camaro. This time the load was a little heavier. The kids were homeschooled along the way, using lessons from a private school to help keep them on track with kids they’d join when they came back. Josh caught a bass at their first stop, Riverbend, 30 minutes after he arrived. He quickly become a master fisherman along the way. Moriah turned 10 and got her ears pierced in Colorado. Poring his way over a binder filled with photos, David took a trip back in time. There’s their basketball-court-long Travel Supreme RV parked in the Colorado snow. They’re in parkas in Arches National Park, one of the park’s rocky red archways framing them perfectly from behind. Dozens of kaleidoscopic hot-air balloons launch skyward behind them in New Mexico. In Fairbanks, 4,770 miles from West Palm Beach, Josh taught a woman he’d just met how to fish. In Whitehorse, the capital of Canada’s Yukon Territory, they found a sled dog ranch with 100 energetic huskies. “Diane walked around and petted every dog, all 100 of them,” David said. Then there’s that scary moment in the western Kukon, passing through writer Jack London’s one-time home of Dawson, crossing the Yukon River on an impossibly overloaded ferry as water flooded over the front of the deck. They survived to tell the tale, taking one final trip east when a friend in Colorado bought their RV, but needed it delivered in Florida, across the street from their storage facility by wild coincidence. But what would they do now? They took a detour north to visit family in North Carolina for two years while David learned on the go, building a house for a prolific 83-year-old businessman. “I fell in love with the house design, then I went from loving it to building it,” David said.


After four years on the road, they finally headed to their home state. Baldwin Park was perfect. But they needed a way to survive too.

All of it was designed to reduce stress by taking care of things ahead of time.

HOMECOMING They tried some new things first. Diane went to cosmetology school.

That doesn’t mean they didn’t have speed bumps. He’d been too used to the luxury of just having employees show up to an appointment, mow a lawn, and disappear. When he got his first phone call that a maid was locked out of a house, he didn’t know what to do.

“I always wanted to do it, so I took the opportunity,” she said. It turns out she was good at it too.

“The more stress you have, the less important it seems,” David said.

“That was a real funny moment,” he said.

David tried his hand at timeshare sales. He quickly found out he’d rather be in business for himself.

As he’s telling stories, a potential employee walks through the doors to fill out an application. Word’s getting around that it’s a good place to work for, he mused.

After doing research for months, in February of 2012, they pulled the trigger. The appropriately British couple who had started Royal Maid Service sold them everything, and the Salleys went into business together.

“People just come to us,” he said.

MR. AND MRS. CLEAN As soon as they had the keys, they got to work, painting over the battleship gray walls and technologically updating the company to 21st century standards.

What’s their secret? Trust, they say. “When you have that trust…” David said. “…you can get through the ebbs and flows,” Diane said, finishing his thought. The nest is getting lighter. Josh has graduated from UCF already. Moriah will have her bachelor’s in a few days. Maybe the road will call them again one day soon, David said. “You never know.”

They hyper-organized everything, with GPS tracking of cars, timers that start the moment maids arrive at their next appointment, logging of supplies, everything to make the business more efficient.

WHERE TO GO FROM HERE It’s safe to say the Salleys have settled in to life in Baldwin Park. David and Diane have been together 29 years now.

What to expect in Central Florida heading into our busiest season Living in Central Florida we’re blessed to enjoy a year-round housing market. It’s always sunny and nice outside so sellers and buyers can go about their real estate business without concern for snow ice and freezing temperatures, problems that can slow the pace of sales up north. In fact, the only thing slowing in Orlando and the surrounding areas is the amount of available homes for sale. As we head into the even warmer months of spring and summer you can expect home sales to heat up right alongside the weather. Here’s a closer look at what to expect in the hottest selling season of the year here in Greater Orlando.

A competitive sellers’ market persists Available inventory dropped below year to date numbers for 2016. The Orlando Regional Realtor Association released its sales data for February 2017 and the median sales price for Orlando and total sales are up, 11% and .3% respectively from February of 2016. Inventory, however, is down 21% with only 8457 homes available for purchase. Sales were up over last year but just less than half a percent with 2423 homes closing in the month of February. Expect sellers to continue to hold strong in their efforts for obtaining top market value if you are buying. It will still be worth it to buy in most cases if you are able. If you’re looking to sell, the outlook is bright.

At some point rents are expected to stabilize as housing starts increase but in the meantime Orlando can expect higher than average rental rates and more affordability in the ownership sector.

Spencer went on to say that the growth we’ve seen as of late is regular housing appreciation and that a larger affordability issue exists with rental rates. In early February of this year Spencer echoed his thoughts from that interview on CNBC’s Squawk on the Street stating Zillow isn’t forecasting any type of housing recession at this time and predicting appreciation but at slower rates than 2016.
