Baldwin Park notebook COMMERCIAL OWNERS ASSOCIATION MEETING BY MELISSA PARKER The Commercial Owners Association quarterly meeting took place May 23, 2017. The next meeting will be held Aug. 22, 2017. UPDATES n The buildings have been pressure-washed within the Village Center. n Landscaping enhancements and projects are happening within the Village Center parking lots and within the Neighborhood Business District parking lot. n All line-of-sight hedges/plants have been trimmed for better visibility while driving in the Neighborhood Business District area. The plants are stressed because of the trimming but are expected to make a full recovery. n There are new restaurants and shops that have opened or will be opening located in the Village Center. Take a stroll through there and check them out.

REMINDERS n Now is a good time to pressure-wash or clean areas that may have green algae or mildew. n Keep an eye on any trees that may be in your entity. ROA BOARD OF DIRECTORS MEETING BY STACEY FRYREAR The following is a glimpse of the business the ROA Board of Directors addressed at the May 23, 2017 meeting. A complete copy of the official minutes will be available at BaldwinParkNetwork.com. n The board discussed moving monies from BB&T CDARS to Iberia Bank CDARS upon renewal. n The board approved No. 2 of proposed revision to Resolution No. 2008-4 concerning inspection and copying of official records to charging no more than $20 per hour for personnel costs. n The board approved the Enforcement Resolution, excluding Exhibit A. n The board approved an amendment to Declaration/Bylaws to omit nominations from the floor for annual elections. n The board approved various landscape replacements in Bailey Square, City Homes No. 4 Mews, City Homes No. 4, The Yard, Union Park and Enders Park.

UPDATES PLANT/SOD REPLACEMENTS/FILL-INS The replacements/fill ins for City Homes No. 2, City Homes No. 4 and Baskin Mews were completed. GRACE HOPPER CUPOLA REPAIR The approved cupola repair by S&S Roofing Inc. has been completed. The sod is damaged, because the irrigation had to be turned off. This not only affected Grace Hopper Hall sod but also Corrine Commons sod. WI-FI AT POOLS The Wi-Fi to cover the pools has been set up and works great. POOL DRAIN GRATES The Virginia Graeme Baker Act was adopted as a federal requirement in 2007 for all public pools and spas. The goal was to enhance the safety of public and private pools and spas. The association’s pools were retrofitted with recommended drain covers to

NOISE REDUCTION IN GRACE HOPPER Staff met with the contractor who installed the noise-reduction systems at Enders gathering room to look at a noise-reduction system in Grace Hopper. The interior downstairs hallway and front reception area are the main targets. POOL GATE SIGNAGE Staff has ordered a sample sign to see how it looks. These signs will be located on an area of the gate where they can be installed and removed easily. These will be helpful notifying residents when the pool is closed, as well as provide reminders to stay off lane ropes and out of lanes, etc. BASKIN MEWS PICNIC TABLE Because of the cost of the picnic table through Columbia Cascade (cedar) and Victor Stanley (steel), DRS provided a proposal to build one picnic table with pressure treated wood totaling $1,650. Per the ADA requirements, the table will need to be installed where the top is 32 inches high, and there will need to be a flat surface (pavement or ADA mulch) for wheelchair access. During the May board meeting, the board empowered staff to move forward with the design plan, e.g. sidewalk, pad and table location. Of the nine owners living on the Mews, staff has heard back from five. Of those five, one is not in favor of it being added. Staff, along with a board member, visited the Mews during the landscape walk and came up with and design/location idea. Staff is in the process of getting pricing to add the sidewalk and pad. Pricing and design/location will be brought back to a future meeting.

n There have been many issues with the reclaimed irrigation water system. BrightView keeps finding sand and debris in the lines. BrightView has been in contact with Orlando’s reclaimed water division, which was scheduled to check the system in June.

INFORMATION FOR TOWNHOME OWNERS Have you noticed an irrigation issue around Baldwin Park? The best way to report an irrigation break is on the Baldwin Park Services app. The app allows you to take a photo with your phone. It will use GPS to determine the location and send the service request to the appropriate person. The Baldwin Park Services app is a great way to report issues with minimal time/effort, and it will keep you informed regarding the status of the issue.

STAFF UPDATE Sentry Management’s onsite office welcomed Kathleen Dwyer-Smith to the staff in March. As the residential covenant coordinator, Kathleen is sometimes in the office and sometimes out in the community. Her duties include inspecting properties for covenant violations and overseeing the monthly Covenant Committee meetings. Kathleen has called Orlando home almost all of her life and has witnessed many changes. She and her husband, Don, are avid birders, and she is an amateur bird photographer. She also enjoys reading, cooking, and keeping in touch with friends and family.

Townhome mythbusters O

K, if you don’t live in a townhome or care about townhome myths, just move on, because this one is all about townhome myths. Still here? OK, here we go. First, to clarify, the Baldwin Park Residential Owners Association documents established the Townhome Service Area Committee to handle the eight areas that consist of attached units. The TSAC develops a budget for each area and submits it for approval by the ROA Board of Directors. MYTH 1: TOWNHOMES ARE JUST LIKE CONDOS.

No way! The townhomes are fee-simple properties, just like any single-family home. They are not condos. Townhome owners own the home inside and out, as well as the land on which it sits. The ROA carries a condo insurance policy on the townhomes because Exhibits “G” and “H” of the Declaration of Covenants, Conditions and Restrictions for Baldwin Park state the type of insurance policy the ROA is required to carry on the townhomes. Per those same documents, the ROA performs specific maintenance. MYTH 2: THE ROA TAKES CARE OF PEST CONTROL.

Wrong! The only pest control that the TSAC maintains is the termite bond for the building. MYTH 3: THE ROA TAKES CARE OF ROOF ISSUES.

It depends. The Baldwin Park documents state the ROA is to reserve for roof replacements at the end of the roof’s useful life. The ROA BOD amended the documents to allow the ROA

to complete roof repairs at the ROA’s discretion. It depends on what caused the issue and if there are funds available. Any roof-leak concerns should be reported on the Baldwin Park Services app. MYTH 4: THE ROA TAKES CARE OF TOWNHOME SIDEWALKS.

Partially true. Orlando owns the sidewalks, streets and curbs. The city will not clean the sidewalks but will repair any trip hazards. You can report trip hazards, potholes, broken curbs, etc., to the city via a link on the Baldwin Park Services app or by visiting cityoforlando.net/streets-stormwater/street-and-sidewalk-repair. The TSAC is responsible for maintenance of lead walks (sidewalks that lead from the city sidewalk to the front door of a townhome). You can report problems on the Baldwin Park Services app. The TSAC cleans city sidewalks and the lead walks during preventative maintenance depending on the service area’s budget and needs. MYTH 5: YOU CAN TOUCH UP MY EXTERIOR TOWNHOME PAINT — NO PROBLEM.

Risky business if you don’t do your homework. You could make a mistake that could cost you redoing the touch-up and/or void a warranty. If the building has been completely repainted once, the body of the building is now painted in a Dow Corning product called AllGuard. This is a silicone elastomeric coating system that has a 10-year warranty. To avoid voiding the warranty, you as the homeowner may not: n Do anything that will pick, poke, tear or penetrate the painted surface.

n Do any pressure cleaning with pressure more than 1,500 psi. n Use any cleaning product other than Simple Green. Most cleaning should be performed with only water and sponges. n Use harsh brushes or scraping tools. They will harm the surface. To touch up the body of the building paint, you must be certified in the application by Dow Corning. There are many different paint colors for the townhome buildings. The TSAC touches up the building during the preventative maintenance once a year. If you want to touch up the trim, door paint or concrete deck stain, the colors can be found at the Winter Park Sherwin-Williams, 1770 FL436, Winter Park, (407) 677-0741. Contact Brad Wasil, bwasil@baldwinparkpoa.com, for the correct paint colors for your building. MYTH 6: THE ROA (TSAC) TAKES CARE OF TOWNHOME DOORS, WINDOWS, SCREENS AND WEATHER STRIPPING.

Wrong! These are homeowner responsibilities. If you want to make exterior change to doors, windows, hardware, etc., you will need approval from the Baldwin Park Architectural Review Committee. Applications are available on BaldwinParkNetwork.com. Replace screens when they are worn to keep pests out. Ensuring the weather stripping around your doors is free from holes will help to keep pests out, keep your power bills from increasing and keep rain water out. Enough myths for today. Doing life together The Baldwin Park Kids Club brings moms, dads and kids together in the spirit of community and friendship. TIM FREED ASSOCIATE EDITOR

L

ooking for activities for your child? Want to meet other parents in your neighborhood? Do you live in Baldwin Park? Join the club. The Baldwin Park Kids Club launched five years ago and continues to grow with more families. The club’s mission is to give parents an easy way to make friends and meet their neighbors. Throughout the year, the club hosts a variety of events for Baldwin Park families. Parents and their children can RSVP for group events and field trips by looking up the list through the Meetup app. That’s the vision that Baldwin Park residents Meri Gaston and Julie Hemphill had in January 2012, when they first started the club. “So many times, you hear of moms or people who stay home with their kids being lonely, because it can be isolating,” says Gaston, who today has a 6-year-old daughter, Whitney, and a 15-monthold son, Jayce, in the club. “I wanted to meet other moms and adults and families that I could grow with, and that my daughter could grow up with these friends. It sort of exceeded all my expectations. It’s amazing. It’s awesome to see the kids grow together.” The club held its first meeting with families at the start of that year at the Enders Park Clubhouse. Fifteen families attended. Since

then, that number has grown and reached up to 125 families throughout the five years of the club and currently sits at about 75. Watching the group — and their children — grow has been a wonderful experience, Gaston says. “It’s amazing, and it’s so fulfilling,” she says. “I look around at my core group of friends now, and most of our kids are older and going into first grade. They were little babies when they met. All these people didn’t know each other. “It’s one of (our) greatest accomplishments,” she says. “It’s really enriched my life. I know it’s enriched my daughter’s life, also.” The Kids Club has enjoyed a wide variety of activities in the past five years, including field trips to the zoo, story times, holiday-themed parties and play-dates in the parks. Most recently, a group of 15 children and their parents visited the Emeril Lagasse Foundation Kitchen House & Culinary Garden

in early June. There, they learned how to make a healthy breakfast of scrambled eggs with peppers, mushrooms and other veggies with a side of avocado toast. The children walked the nearby garden and picked the greens themselves before cooking up the tasty meals with their parents. “It has really turned friends into family,” says Baldwin Park resident Piper Mandigo, who has a 6-year-old daughter and 3-yearold daughter in the club. “Everyone in the club is super welcoming and very involved. Honestly, it’s a group of family. It’s been so essential to both of my daughters having neighborhood friends of all ages.” In the last three years, the club even has branched off into clubs for parents. Gaston says the original club always was meant to bring people together and that new families in Baldwin Park are more than welcome to join. It’s better to do life together, she says. “You get out of it what you put into it,” she says. “I’ve put my heart and soul into this, and I have made some of my closest, best friends from this group. If you show up and come out to things, you’re going to have these meaningful relationships. “It’s so hard to connect with other moms and have meaningful conversation when the kids are running around,” Gaston says. “You’re pulled into a million different directions, so when we do have a paint night and different things like that, it’s a chance to get to know these women on a different level. It helps foster friendships.”

T

here are no classes at 9Round Fitness, but the program changes every day. Nine stations outfitted with free weights, medicine balls and punching bags are situated throughout the gym, and a timer on the back wall signals participants when their three-minute round begins and ends. It’s a straightforward workout routine — perform each workout at stations one through nine for three minutes each. A single circuit of the nine stations takes about 30 minutes. Located on Jake Street in downtown Baldwin Park, the specialty gym opened May 1. And although the business is new to the area, owner Damien Signori has worked in the fitness industry for nearly 25 years. Signori got his start in fitness as a football player for the national team in France, where he played

for nearly 10 years. When an injury sidelined him from the game, he decided to pursue a second career as a personal trainer and earned his master’s degree in sports science. For nearly 15 years, he worked as a strength coach for football players and rugby players, but what he remembers most are the teenagers he helped at his gym. The gym he managed in Lyon, France, was created to help underprivileged teenagers and young adults — kids from “the hood,” as Signori says. “That gym was made to help get them out of the streets,” Signori says. “I’ve seen kids from the age of 14 having troubles all the time to now having their own business, having families, having kids. As we (created) relationships with them, we got them back on track with life.” Although he left them behind when he moved from France to Orlando two years ago, he still keeps in touch with many of the clients he

helped over the years. “I just love them,” he says. Moving to another country was never something Signori and his family considered until they visited Florida two years ago. “We didn’t come here to do business at first,” Signori says. “We came here for vacation.” During that vacation, they stopped at a church in Orlando and immediately felt they needed to move so they could become involved in the church. Signori says that after attending services that Sunday, he and his wife, Gohanna, had a 10-minute discussion before deciding to move. “We got a call from God,” Signori says. “We just knew that was where we needed to be.” Signori found 9Round when he was looking for work as a personal trainer and decided to open his own franchise. “I knew we could get results from it,” he says about the fitness model. His goal for the specialty gym is to create a sense of community with members. “I want people to feel good about being here,” he says. The 9Round fitness method uses kickboxing exercises to help clients get fit. And in addition to the nine-station circuit, members use a monitor during their workout to determine their heart rate, calories burned and whether they are in the optimal fat-burning zone. Trainers roam the room to make sure participants are performing exercises correctly, and members can stop by anytime because a new circuit starts every three minutes.

It’s summer, and everyone is outside! Soccer camps, picnics, swimming, whatever it is, most of us will have our kids outside during the summer months. But as a parent, there are things we have to be mindful of before we send our kids out for a day in the sun. Here are some tips to keep your kids healthy and safe this summer. Boost Antioxidant Defenses. Antioxidants for kids? Yes! These protective compounds are needed by everyone. A good antioxidant status inside your body can help protect your skin against damage from outside forces, like the sun and pollution. Make sure to keep plenty of fruits, berries, nuts and seeds on hand to nourish skin from the inside. Trail mix, dehydrated fruits or freeze dried fruits make great portable snacks for a day in the sun - just look for the “unsulfured” options, which are more natural and nutritious. Hydrate, Hydrate, Hydrate. Kids need consistent reminders to drink fluid. This is especially true when they are swimming. They tend to forget that being surrounded by water does not mean you can forget about drinking water. A hydrated body will help nourish skin, protect against dehydration and prevent cramping. And remember that water is truly the best option when it comes to fluids. Avoid drinking too many sports drinks, which are often loaded with sugar or artificial sweeteners. Save those for sports camps when they can be used as intended. As an alternative, try a natural recovery drink like coconut water, which can be used anytime. Protect Skin on the Outside. If you or your kids will be outside for any length of time, protect skin from the sun’s harsh rays with a sunscreen. Look for a natural mineral-based formula that offers broad-spectrum UVA/UVB protection. All the better if it has beneficial additional ingredients, such as protective green tea, soothing aloe, or natural essential oils. And if bugs are a concern, protect yourself and your family from biting, stinging pests with natural insect repellents. et up inside the first three lanes, the runners took their mark. Ahead of them was nothing but an endless swath of gray concrete that had been dampened from a light drizzle. “On your mark,” says running coach Mackenzie Forrest from the grass infield. “Get set. Go!”

Up and out of their three-point stance came the three young runners — heads down as their arms swung wildly. The sound of rubber souls meeting hard pavement reverberated out into the distance as they made their way down the stretch. Sydney, co-running coach and Mackenzie’s older sister, stood at the far end of the track as she watched the runners speed down. Once finally past the finish line,

Sydney slowly walked over to the group as they rested out on the grass infield. Speaking in a soft tone, Sydney offered advice to each of the young runners on how to improve their running abilities and achieve better times. For the Forrest sisters, helping to train kids out on the track has become a passion and a business, and it’s ultimately what started the Sunshine Sprinters.

After aging out of the qualifications for a summer meet at Disney, Sydney and Mackenzie were inspired and decided to take on younger trainees. “I was like, ‘Oh man, I can’t compete at a lot of the meets because they’re for kids,’” Sydney says. “And we were like, ‘So why don’t we start a track group, and we can bring them to meets and train them?’ We are really excited.” Although they both initially started their careers as gymnasts before moving into track and field, Sydney and Mackenzie have pretty impressive résumés since starting their sport a few years ago. Both have competed in the junior Olympic Games and also have participated in FHSAA state meets. Although each participates in multiple events, both prefer the jump events — such as pole vault, triple jump and high jump. Mackenzie is an upcoming senior at Edgewater High School, where she runs track and field, while Sydney will be transferring from the University of Florida to Wesleyan University in Connecticut for academics and to continue her career in track and field. The Sunshine Sprinters, which currently consists of 14 young runners, meet for practice from 5 to 6 p.m. every Tuesday and Thursday at the Glenridge Middle School track. Some of the older participants come to the group with running experience, while some younger ones are new to the sport, Sydney says. However, most come with some sort of sports background. “A lot of them do other sports too — like soccer and gymnastics,” Mackenzie says. “Which is good,

because we come from gymnastics so we can kind of relate to them, and know kind of their techniques — it’s like, trying to change them into more of a track form.” Regardless of experience or inexperience, the two welcome every student with open arms. Each practice starts off with stretching and warm-ups, before the group divides into two. There, the sisters proceed to work with kids in different events — from running to different types of jumps. “It’s really surprising, because even the really little kids remember the things we say,” Mackenzie says. “But we also drill it into their heads a lot,” Sydney says. “Like every time we go to long jump, we will be like, ‘What are we focusing on? Where do we look? How do we jump?’ So we make them repeat it and do things like that, which I think helps them remember the corrections.” The sisters plan on honing their runners’ skills as they prepare them to participate in the Evolution Summer Run Series and All Sports Battle in Winter Park. The meet, scheduled for Aug. 4 at Showalter Stadium, will be the young runners first chance at real competition. With this new event popping up in late summer, Sydney and Mackenzie decided that instead of running the Disney meet, it would be easier to comfortably introduce their runners to the sport at a spot closer to home. Although the new track-and-field athletes will be training to compete in their first meet, ultimately, the goal for the Forrest sisters is to prepare their students for whatev-

er comes next, whether in track or sports in general. “Even if they don’t stay in track, just being able to be fast and explosive with their jumps will help them with any sport that they do,” Sydney says. “And learning how to be in a competition and just getting the mentality of competing,” Mackenzie says. “It’s a whole different world than practice.”

One of these visits will be a yearly check-up where the dentist will check for decay, infection, swelling and do an oral cancer screening. When you weigh these facts against all the serious, progressive disease processes such as cavities, gum disease, abscesses, and cancer that can go undetected without x-rays, it seems like a pretty fair and extremely safe trade-off.

Even though you may feel clean and healthy, there could be problems you cannot see or feel. The absence of pain is not equivalent to the absence of a problem. However, there are exceptions to the "twice a year" rule. If you have gum disease (periodontal disease) or a history of gum disease, we may recommend more frequent visits. t’s starts with some Black Strap rum, followed by Appleton Signature Blend and a splash of lime juice. Next comes the flavoring: a drizzle of cinnamon syrup, some apricot brandy and Orgeat, an almond syrup. It’s filled with crushed ice and topped with mint leaves, powdered sugar and Maraschino cherries. The Nest calls it the Tiki Punch, because it’s served in a green tiki glass and garnished with a plastic primate from a Barrel of Monkeys.

Ready for some late-night drinks? A new cocktail bar in Baldwin Park is hoping to give residents a spot to unwind – and give the night life at the Village Center a shot in the arm. The Nest, located at 4953 New Broad St. next to Colibri Mexican Cuisine, has been in the soft-opening phase since May 2. It already has regulars, well before the scheduled grand opening July 12. What’s bringing people back? Co-owner and General Manager Ricky Galicia says it’s the quality and variety of the drinks. He adds that this isn’t your typical bar. Ev-

erything is made and prepared inhouse, from the juices to the syrups, he says. Unique spirits such as Pisco, a brandy from Peru, and Mezcal, an alcoholic beverage from the agave plant in Mexico, can be found behind the counter, as well. “One of the first things we wanted to do with The Nest is to bring a different cocktail environment into Baldwin Park,” Galicia says. “We really wanted to get away from the classic vodka sodas and things that are normally created in any other place you go to in Baldwin Park. “You take that extra step to make it unique, from glassware to the ice

to the garnishes to everything we have behind the bar,” he says. A menu of several staple cocktails includes the Old Fashioned, the Moscow Mule and the Clover Club. The menu is likely to change with the seasons, as well, Galicia says, and the bartenders — such as Daniel Messina — aren’t afraid to veer off the beaten path. “These are just a few suggestions,” Messina said. “I have a thousand drinks in my head.” The Nest is decorated to make you feel like you’re at home. An eclectic mix of couches, chairs, coffee tables and assorted knickknacks and antiques makes it feel like the living room of a family friend — who happens to be a professional bartender. You won’t find any flatscreen TVs or projectors with the big game on though, and that’s on purpose. The Nest is a place to relax, socialize and have real, honest conversation, Galicia says. “I want people to come in here and relax,” he says. “That’s what any bar should be all about. One of the things that we wanted people to feel is that they can have a drink or two and not feel like they have to sit upright. You can actually relax. It’s kind of like being at home.” The Nest hopes to put its feet up and make itself cozy in the Village Center, as well. Galicia says his goal is to give the neighborhood some-

thing they don’t already have: a late-night bar. “There’s a lot of restaurants that have a bar, but there’s really not a bar [where] you can unravel,” he says. “When I would get off work, I always wished there was a latenight spot here in Baldwin Park where I could get a decent cocktail. There was really nothing here. … It was a mission to bring the night scene back to Baldwin Park.” Guests also can expect to see a variety of guest bartenders from Miami, New York and other cities at The Nest, showing off their own style and menu with crafted drinks they have concocted. Monthly tasting classes also will be held to give patrons a chance to create drinks of their own, Galicia says. A brand ambassador brings a portfolio of spirits, and teaches guests how to mix them in a cocktail lab. Whatever brings you to The Nest, Galicia says he hopes guests will have a chance to come in, slow down and sip.

t’s no secret that Florida has stepped up its efforts to find and prosecute individuals who are responsible for collecting and remitting sales taxes to the Florida Department of Revenue. Now, it seems that the state has intensified that effort. Taxpayers who are required to charge and collect Florida sales taxes in Florida must remit those taxes to the Florida Department of Revenue within a prescribed period of time. Zestimates: Helpful or hurtful? I f you own a home or plan on purchasing one in the future, you likely are well versed with the online home-valuation tool on Zillow called Zestimate. Recently, Zillow and its estimates of value have come under fire by way of a lawsuit alleging the site’s evaluation of a particular property was inaccurate and damaging the prospects of selling at fair value. Barbara Anderson was the homeowner in question and also a real-estate attorney. Anderson initially filed suit claiming the Zestimate was not legal in Illinois (where she resides) and further stated it was damaging her chances of getting market value. Since then, she has withdrawn her suit and started fresh as one of two attorneys leading a class-action suit representing all homeowners whose homes are on Zillow, according to The Glenview Patch, a local publication where Anderson currently lives. The current lawsuit addressing the Zestimate and whether it is legal or even close to accurate isn’t the first time consumers or real-estate professionals have bemoaned Zestimates and other online valuation tools. After all, how can a computer algorithm possibly know all the ins and outs of a single property without ever having sent anyone to physically view the home in person, inside and out? The answer given on the website itself is clear: A Zestimate is not an appraisal. To quote: “The Zestimate home valuation is Zillow’s estimated market value, computed using a proprietary formula. It is not an appraisal. It is a starting point in determining a home’s value.”

Again, the verbiage on the website itself couldn’t be more precise, but you have to scroll to the bottom of the page and click on the Zestimate hyperlink to find to this information. When buyers view a home on the website, they are shown the listing price and then immediately the Zestimate, which in many cases varies from the asking price. Additionally, Zillow provides a prediction of sorts of the future value of the home with its Zestimate forecast. I spoke with someone at Zillow group. He was quick to state Zestimates are in fact estimates of values and not “Zappraisals.” Certainly, Zillow is not subjected to the licensing laws that appraisers are, and Zillow maintains the law provides room for online estimates of value such as the tool they provide. However, the fact remains that many homeowners do rely on Zillow and similar sites to determine the value of a home they are considering buying or selling, at least in part. Zestimates can be most problematic in areas of historic or unique homes. I’ve seen

Zestimates come in tens of thousands of dollars below recent appraisals, and ultimately, the work falls to the homeowners and their Realtor to explain to the buyers why the Zestimate is off. Consumers who make it to the sellers and their agent can easily obtain a copy of an appraisal justifying a listing price, but who of those would-be buyers take the Zestimate as fact and never bother to set that appointment? The concern for a potential homeowner in this case can be real. So what is a seller to do when a Zestimate is lacking accuracy? One of the best ways to put low online valuations to rest is to obtain a professional appraisal and make it known and available to potential buyers. Add an up-todate CMA completed by a Realtor to the mix, and sellers can create a more accurate online narrative alongside blog posts, photography and even custom websites. Although I have seen offers come in that are not in line with a homes value and then realized the Zestimate for the subject property matches the low-ball offer price, this is something that can be remedied with the facts and figures mentioned above. The best defense is a strong offense. Have the data at hand and hire a professional Realtor to help educate buyers and navigate the potential woes of the web. Overall, there is more benefit to a seller to have their home on these websites than drawbacks — at least for now.
