The cute coastal town of Friday Harbor on the 55-square mile San Juan Island, is not only San Juan County’s government seat and a U.S. Port of Entry, but also the only incorporated town in the entire island archipelago, making San Juan the most convenient of the islands to live on. According to the 2020 US Census Bureau survey, San Juan Island has a population of 8632, 1.105% greater than in 2018. The median age is 54 years and female to male ratio is 55% to 45%. From the 2022 American Community Survey, the percentage of owner households to total households is 76% (24% are renters). 3.3% of homeowners have moved to the island since 2021. San Juan Island has a median home value of $585,000 and an average monthly rent of $1358 (US average is $1372). The average household size is 2.54 and 95% of the homes here were built before 2009. WHERE DOES SAN JUAN ISLAND DRINKING WATER COME FROM?
Water a precious commodity everywhere, but especially on a solid rock formation surrounded by salt water, like San Juan Island. Consumable water is at a real premium. While many private residences on San Juan Island have private or community wells, all the water piped through Friday Harbor comes from the Trout Lake watershed on San Juan Island’s pristine westside. A single Friday Harbor home pays a minimum of $250/month for water, sewer and garbage.
Many island residents would love to live “off the grid,” and some do. However, San Juan Island lacks the winter daylight necessary for a good solar power system, does not have large enough streams to support small hydroelectric systems and doesn’t have consistent enough wind for efficient wind power generation. So, most of us buy power from OPALCO, our local power and light cooperative, which delivers it to us via three separate submarine cables. During winter storms, power outages are just something we accept as part of the wonder of island living.
GARBAGE GOES WHERE?
San Juan Island residents are very conscientious about reducing, reusing and recycling, partly because we’re all protective of our island and partly because garbage is so expensive to ship off-island. We have a transfer station just outside of town where we recycle, dump garbage and pay by weight. Everything disposed of is then shipped back to the mainland.
IS GOOD HELP HARD TO FIND?

Visitors are often surprised by the higher prices for island goods and services relative to mainland expectations. In some cases, island prices run 50% higher than mainland equivalents. We’re not exactly on the edge of the world, yet being as remote as we are does take its toll on prices. Consider that nearly all the goods consumed here must be brought over on the Washington State Ferry system, by private barge, or by plane and it starts to make a little more sense. The island experience, be it here, Hawaii, the Caymans or anywhere, is just a little more costly.
IS IT HARD TO BE SO RELIANT ON THE FERRIES?
Planning trips to the mainland around the ferries does take some thought, and we won’t lie and say we don’t complain. In fact, the San Juan Islands have the highest number of pilots per capita of any US county, and it could be because so many of us overreact to the ferrydriven economy. Still, dealing with the ferries really just requires a small amount of advance planning. Get your car in line with time to spare, bring a book or a pair of running shoes and enjoy the fantastic scenery. In our fast-paced modern world, it’s good to be forced to slow down from time to time, and that’s how we teach ourselves to love the trip. The constant crisis in ferry funding is a little different. The ferries are part of the Washington State Highway system. We need them to get around just like Seattle needs I-5 or Spokane needs I-90. Yet somehow ferry funding is treated a little differently than highway funding. Wouldn’t it be great if riding the ferry cost the same amount as a 60-minute drive down the freeway?

In the woods near Roche Harbor Resort is the John S. McMillin Memorial mausoleum. Erected by the founder of the quarries and Hotel de Haro, the mausoleum is hidden on a hill and only accessible by walking a trail through a nearby graveyard. The center of the mausoleum is a table surrounded by six chairs as crypts for the ashes of the McMillian family, representing their reunion after death. The site is on the National Registry of Historic Places and should be shown respect.

Friday Harbor’s Whale Museum, just a few blocks from the ferry landing, is a fantastic, hands-on, natural history museum and the first to be dedicated to a species living in the wild. Besides exhibits depicting the resident orcas’ history, habitat, and challenges, there are real whale skeletons, artwork, models and artifacts on display, as well as their family tree. National Historic Parks
The 1859 Pig War on San Juan Island – so called because its only causality was a pig – set in motion a border dispute and a 12-year occupation by American and British forces on opposite ends of the isle. The two stunning camps left behind, with a combined area of 2,072 acres, couldn’t be more different from each other and became National Historic Parks in 1966 by an act of Congress.
American Camp on the south end features truly aweinspiring prairies and many different beaches, among them San Juan’s longest and wildest: South Beach with its dramatic driftwood formations, picnic benches and fire pits for Summer night bonfires and s’mores. The interpretive center and historic barracks give a glimpse into what army life must have been like 150 years ago. Beautiful Granny’s Cove is shallow and protected and gets warm enough for a little swim in Summer. Jakles Lagoon and 4th of July Beach are calm and protected by Mt. Finlayson and its windswept wolf trees. Mt. Finlayson and the lagoons are the gateway to gorgeous nature trails winding through the entire park. Cattle Point Lighthouse on the south end with an almost 360-degree view, is one of the best places
to go birding on the island. It is common to see foxes, rabbits, bald eagles, numerous seabirds, otters, seals, sea lions and orca whales.
On the north end of the island, wooded English Camp is nestled around protected Garrison Bay. The remaining barracks double as an interpretive center and backdrop for reenactments of the Pig War and 19th century camp life on Summer weekends. There is a small, formal English garden and a Royal Marine cemetery as well as an abundance of scenic trails to explore. The flat Bell Point Loop winds through old orchards and forest along the bay for a lovely 1.7 mile round-trip. A bit more challenging is the steep, 1.5-mile hike to Mt. Young, offering the most rewarding views from the top. English Camp is adjacent to the Roche Harbor Trails and Roche Harbor Highlands properties, each with a maze of trails to explore. GPS is spotty out there.
Also known as the “Whale Watch Park”, Lime Kiln State Park, on the west side of San Juan Island, is one of the best places in the world to watch orcas from land. The steep cliffs and deep waters surrounding the park let whales and other wildlife feed very close to shore. Orcas can be observed year-round, with most sightings being in July and August. The Lime Kiln Lighthouse doubles as an interpretive center in Summer.
KING SISTERS PRESERVE
Owned by the King family since 1930, four King sisters and the Landbank share ownership of this gem in the heart of San Juan Island. Most of the protected land is leased to farmers. A public trail parallels San Juan Valley Road.

This 12-acre jewel where the 1998 feature film “ PRACTICAL MAGIC ” was filmed is the only park on San Juan Island with overnight camping facilities. There are picnic tables, a picnic shelter and barbeques for day visitors. The crescent-moon shaped pebble beach has a boat launch and is a popular place for kayakers to put in. The water is shallow and calm and perfect to cool off on a hot Summer day. On top of the rocky bluffs surrounding the beach you’ll find a wide-open grassy field for playing games, sunbathing or whale watching. On Friday evenings in the Summer, the staff of the local Wolf Hollow Rehabilitation Center gives wildlife talks here.
HARTMAN BASEBALL FIELD
On the corner of Spring and Price Street in Friday Harbor is the home of Friday Harbor High School’s Wolverines. This popular ball field is also the starting point of many of Friday Harbor’s parades.
MT. GRANT PRESERVE
Located around five miles from Friday Harbor on Beaverton Valley Road, Mt. Grant Preserve is San Juan Island’s highest publicly accessible mountain. A one-mile trail winds through old-growth Douglas Firs and leads to a sweeping 360-degree view of Mt. Baker, Mt. Rainier and Glacier Peak, as well as the Gulf Islands, the Olympics and the Cascades.

Friday Harbor’s newest sports park offers soccer, softball and multipurpose fields, as well as a concession stand, playground and walking trails. The athletic fields and playground are open to public if not reserved and leasheddog friendly!

This guide will help you better understand what it takes to build your dream home here.
STEP 1
FI ND A LOCAL REALTOR® & PURCHASE YOUR DREAM LOT OR FIXER-UPPER
The first step in the home building process is to find a LOCAL REALTOR® in the San Juan Islands. There are many benefits of hiring an islander due to their intimate knowledge of unique codes, regulations and documents specific to our islands. In addition, local Realtors can have the inside scoop of properties for sale that haven’t hit the market yet. This is your best asset to finding the perfect dream property. With your local Realtor® hired, it’s time to get to work.
• Make sure you understand all limitations of a property or home of interest during a feasibility period for your real estate transaction. Work with your Realtor® to understand this process.
• Has the property been developed for construction?
• Are there any utilities at the lot (water/well, access roads, septic, internet, power)?
• What county codes and regulations could create limitations for your plans?
• Understand the current costs of construction when purchasing with the mindset to build or remodel.
STEP 2
DESIGNING YOUR DREAM HOME
The next step is to determine who will be designing your home. Options could be:
• A LOCAL BUILDING DESIGNER
• A LOCAL DESIGN / BUILD COMPANY
• A LOCAL ARCHITECT
• WORKING THROUGH A PREFAB DESIGNER AND HOME SUPPLIER
• PURCHASING PRE-DESIGNED PLAN SETS ONLINE

Always meet your potential designer at the property prior to selection so they fully understand site conditions. Once you’ve identified your designer, but before beginning the design, make sure all parties have reviewed local building codes and regulations to ensure your home will meet all setbacks based on side yards and critical areas in addition to meeting the size and height limitations of local code regulations, HOA regulations, view easements, etc. It can be costly to re-design a home if important details are
missed. Keep in mind; all properties have their challenges, but waterfront projects will always require the highest level of detail and attention before beginning the design work. Once you know site limitations based on known codes and regulations, the fun can begin, and your preliminary design work can start. Get your design to a point where the shell and shape of the house won’t change much, but maybe the interior finishes inside are still in the works. At this time, engineering on the home can usually begin, and so can other tasks necessary for the next step of permitting. As you are preparing to start the permitting work, this is an excellent time to engage contractors in discussions about your project. While it may be too soon for accurate estimates, it’s always good to have a contractor selected well before permit approval occurs at the county.
STEP 3
PERMITTING IN SAN JUAN COUNTY
There is more to a permit than a plan set and application. Your permit process includes reports prepared by professionals such as geologists, archeologists, civil engineers, biologists, surveyors, arborists, energy code consultants, etc., for county review based on your lot and location. The San Juan County Land Use and Building Departments can help identify all reporting and documentation needed based on your project. Once all required reports are completed, it’s time to submit your permit. Some owners do this themselves, some hire their designers, and others hire a third-party consultant to support the submittal process. Once submitted, permitting timelines for the county are about 18+months out from submission date to approved permit. Shoreline properties can expect longer wait times (about 6 months more) as several more studies are needed as part of the permitting process. Be sure to check the county websites for up-to-date estimate review times.
STEP 4 CONSTRUCTION - BUILDING YOUR DREAM
You have your permit in hand, and you’re ready to break ground; Congratulations! While you waited for San Juan County to review and approve your permit, you selected your finishes and hired a contractor. So, what will it cost to build in the San Juans? Well, it depends on a variety of items.
Once your project is underway, you can expect a timeline of about 12 to 18 months for a custom home. Timing can vary significantly for lot conditions, size, complexity of your home and the contractor you select. It’s important to keep in mind you’re building on a secluded island that comes with obstacles and challenges you’ll want to prepare for. There are finite resources when it comes to materials contractors and subcontractors. When those resources are scarce, you must turn to and rely on the only mechanism for bringing outside resources, boats and airplanes, which can impact both your schedule and cost. Working with an experienced local builder familiar with local regulations and island life nuances is key to keeping your project moving as smoothly as possible while preparing you for the journey. Know it takes more time and patience to build here. However, the result is well worth waiting for to become part of this fantastic community.

Mount Grant Preserve
The Mount Grant Preserve* is the newest hiking acquisition on the island. It’s 5 miles from town on West Valley Road, marked with a thermometer-type sign showing the process of fundraising for its acquisition. Two paved roads almost make a loop to the top (exception is about 100 ft. of narrow, slippery dirt trail near the top on one side). The main paved road is open to vehicles on publicly-announced dates, and both are open every day to hikers, bikers, and horse riders. It was jointly acquired by the San Juan Preservation Trust and the County Land Bank.

Lafarge Open Space*, better known as the gravel pit, is located across Pear Point Road from Jackson’s Beach. This area is undeveloped, and activity is limited to walking on the graded roadways only. Off-leash dogs allowed per San Juan County ordinance 19-2006.
