8FTU )BSUGPSE $POO 4FQUFNCFS – According to the Greater Hartford Association of REALTORSŽ (GHAR), year-to-date statistics show that closed sales of single family homes increased 19 percent (from 4821 to 5737) and pending sales are up 20.82 percent (from 5892 to 7119), from the beginning of 2012. New listings increased 2.67 percent (from 11,799 to 12,114) and the median sale price decreased 1.44 percent (from $225,000 to 221,750) from the beginning of the year. Closed sales increased for the seventh straight month by 24.80 percent (from 754 to 941) from August of last year. Pending sales rose 27.89 percent (from 710 to 908) as did new listings by 1.12 percent (from 1428 to 1444). The median sale price decreased slightly by 2.53 percent (from $229,200 to $235,000) and inventory dropped 6.01 percent (from 7020 to 6598). The average days a home spent on the market increased 9.72 percent (from 72 to 79 days), during this same one year timeframe. Short-term statistics (from July to August) show an increase in closed sales of 6.69 percent (from 882 to 941) and in pending sales of 1.68 percent (from 893 to 908). New listings decreased 0.41 percent (from 1450 to 1444) and the median sale price decreased 0.32 percent (from $235,750 to $235,000) during this same time frame. Condominium sales in greater Hartford rose 27.78 percent (from 162 to 207) over August of last year, and the median sale price dropped 2.04 percent (from $159,250 to $156,000). The average days on market increased 27.06 percent (from 85 to 108 days) and condominium inventory decreased 8.74 percent over last year (from 1956 to 1785). “The year-to-date numbers show that the greater Hartford market is rebounding,� GHAR President and CEO, Jeff Arakelian, stated. “People looking to invest in housing should take advantage of these affordability conditions,� he continued. In the national outlook, Lawrence Yun, National Association of REALTORSŽ chief economist, said housing affordability conditions are very good. “Mortgage interest rates have been at record lows this year while rents have been rising at faster rates. Combined, these factors are helping to unleash a pent-up demand,� he said.
