Real estate Notes The New American Housing Reality

Here are the emerging facts that will define the housing market for the next few decades: •70+ million Baby Boomers (born 1946-1964) will be retiring over the next 20 years •Most of these Baby Boomers (65%+) own their own homes •The vast majority of these Baby Boomers (90%+) would prefer to “age in place” in their current home •Only 50% of Baby Boomers will actually “age in place” •70+ million Millennials (born 1982-2000) will be reaching their peak ages for household formation over the next 20 years •Millennials are carrying substantially more college debt than previous generations Millennials currently appear to be more inclined to urban and rental properties than previous generations •The Northeast and Midwest are witnessing a growth of older age groups and a drop in younger age groups •The South and West are witnessing growth in both younger age groups and older age groups These facts will fundamentally remake the housing industry and change the calculation on what constitutes a good housing investment in the decades to come. Here are some potential outcomes: •In selected areas some single-family homes may be converted to multi-family units •Home renovation to enable “aging in place,” live-in caregivers and multi-generational occupancy will grow substantially •Owner-financing programs exist that can facilitate the sale of single-family homes to prospective, younger buyers without necessary down payments •First-time homebuyers will become highly coveted in the market and perks and benefits will be increased to attract them •Urban apartment and condominium growth is likely to surge •Residential real estate will be even more based on “location, location, location” than ever before •Real estate agents and mortgage loan originators will have to be far more consultative and creative than in the past Buy and hold strategies may work in selected markets but the majority of homebuyers in the future will need to make more informed and strategic decisions.
