Real Estate Notes Home Affordability is Groovy, Baby! By Scott Kibbe, Mortgage Master

We all have noticed the recent impressive rise in the value of homes across the US. The most recent CaseShiller Home Price Index® indicated that home prices are up over 10% among the cities surveyed in their 20-city survey on a year over year basis. While this is healthy it is important to keep two facts in mind. First, average home prices nationwide are still 28% below their peak levels reached in early 2006. Secondly, and this is crucial, home affordability, which measures average home prices against average earnings remains near to all-time historic highs last seen during the groovydays of the early 1970s. The National Association of Realtors® conducts monthly and quarterly Home Affordability Index® surveys that indicate the relative ability of the median family to afford the median priced house. When the income of the median family supports qualification* for the median priced home it scores a 100 on the index. Scores below 100 reflect below average home affordability, while scores above 100 reflect above average affordability. For April, 2013 the Home Affordability Index® stood at 183.1. This means that the median family could income qualify for a home that costs 83.1% more than the median-priced home. While this level of affordability is down from the all-time high 0f 210.7 reached this past January, it still ranks near the top and means that incredible home values still exist for those who seek them out. *Other qualification requirements must be met as well (creditworthiness, debt-ratio, 20% down payment, etc.) Get your groove on and take advantage of some of the best housing values ever!
