How we prepare you for the journey

HOW CAN WE HELP YOU ARRIVE AT A COMFORTABLE OFFERING PRICE?

We research neighborhood market trends and analyze recently closed sales to gauge a home’s value for the initial offer. We also request a current property survey, any transferable warranties and an inventory of furnishings and other personal property included. And we explore special addenda and contingencies that may work to your advantage, as well as weigh the pros and cons between an as-is and non-as-is offer with you. Even more, we submit your offer and enter negotiations seeking to gain a strong position for your offer to be accepted.

WHAT HAPPENS NEXT? WHAT IF THE SELLER MAKES A COUNTEROFFER?

When an offer isn’t accepted, your John R. Wood sales associate will obtain any additional information you may need to gauge your next move. This could take the form of additional questions answered by the seller or the seller’s agent, another viewing of the property, further analysis of the market and the home’s pricing, or even an exploration of other homes that might be equally as suitable. Your agent, throughout the process, will offer strategies for your consideration. You remain in control as we provide further information.

Due diligence and additional negotiations

WHAT DOES YOUR DUE DILIGENCE PROCESS INVOLVE?

In the due diligence phase, we work to help you make sure that the property is what it appears to be. We help you organize professionals to perform inspections, align you with resources to confirm taxes and insurance details, connect you with the homeowner’s association manager, and address many other property-related items. Often, these inspections uncover issues that require careful attention and strategic consideration in further negotiations.

HOW DO YOU HANDLE NEGOTIATIONS WHEN PROBLEMS ARE UNCOVERED?

When issues are found, it can be a surprise to the sellers and may lead to uncomfortable situations. Leveraging facts revealed through inspections and professional consultations, we generate a strategy to compel the seller to resolve the items you want to be addressed.

WHAT HAPPENS AFTER NEGOTIATIONS ARE COMPLETED?

Following successful negotiations, we may amend the contract in your favor. Reaching a signed agreement on the negotiated items is often one of our most valued services. Sometimes, everything is as advertised, and other times additional negotiations may be necessary. In either case, you will benefit from peace of mind knowing that your concerns have been thoroughly reviewed and addressed.

Ensuring a successful property purchase

WHAT ABOUT INSURANCE, TAXES, ASSOCIATION RULES/FEES, CLUB RULES/FEES, AND UTILITIES?

If needed, we can be a resource for finding professionals who can thoroughly investigate and clarify all details related to insurance, taxes, association and club rules/fees, and utilities. This eliminates surprises and helps you understand ongoing costs and obligations.

HOW DO YOU MANAGE INTERACTIONS WITH LOANS/BANKS, ATTORNEYS, INSPECTORS, CITY/COUNTY AUTHORITIES, TITLE, AND ESCROW?

HOW DO YOU HELP AVOID SURPRISES AND MANAGE NEGOTIATIONS, AMENDMENTS, FORMS, AND SIGNATURES?

By coordinating thorough inspections and due diligence, you are positioned to discover potential issues early on. We then handle all negotiations, necessary amendments, and paperwork to make sure everything is correctly documented and signed.

WHO PAYS FOR WHAT IN THE TRANSACTION?

We clarify, and may need to negotiate, who pays for various costs associated with the transaction. This includes closing costs, inspections and any other fees.

Trust and transparency from the very beginning

In the spirit of complete clarity, and to ensure you have a full understanding of your purchase details, the National Association of REALTORS ® mandates the completion of a Buyer Brokerage Agreement. A seller may offer to pay all, some or none of the fee owed to a buyer brokerage. You will know up front what portion of the fee (if any) you are responsible for. As the customer, you are in control of the financial details, at all times.

WHAT IS A BUYER BROKERAGE AGREEMENT AND WHAT DOES IT DO?

In short, a Buyer Brokerage Exclusive Agreement, or similar document title, is a contract used to inform you how your John R. Wood Christie’s International Real Estate agent is compensated, adding transparency to the process. It outlines the agreement between you and your agent. By specifying terms and conditions up front, including fees, there is added peace of mind—and no surprises.
