his issue, we are going out on a limb. While we normally leave predictions to the economists, they simply don’t zero in enough on the local markets.

It is not a surprise that nationally we have a housing supply shortage. This is the result of low housing construction during the recession. Our Realtor contacts around the country report inventory shortages in most areas, so it will be builders that help solve this issue. The slow winter for new home starts was expected due to the severe weather, but it will pick up this spring and summer. The bad weather, combined with an increasing number of baby boomers reaching partial or full retirement, will lead to a continuing strong demand for properties in Southwest Florida. A number of developers now have new communities rising, and that will help our local lack of supply issue. However, I believe that we have crossed over to a new level of demand in the luxury areas from which there will be no return. Let me explain, using Naples as an example. As the Naples area potential population grows, there is a certain percentage of the buyers who desire and can afford to live in the luxury areas. However, the ability to create these properties is limited. The coastal neighborhoods have all been built. The “close in” luxury golf course neighborhoods have almost all been constructed. So our supply of luxury is limited. I predict that we will never again have a low demand in those areas, such as we did in the recession. As an example, suppose you had a 100 seat commercial airliner, with 10 first class seats. If there are 100 travelers and 10% of them wish to be in first class, then everything is fine. However, when there are 300 travelers and 10% of them wish to be in your ten first class seats, there is a supply shortage. Likewise in Naples, and eventually in some other SWFL areas, the demand for luxury properties will continue to increase as the area grows, but the supply of new luxury properties will be limited. So areas such as Old Naples, Moorings, Park Shore, and Pelican Bay will be in high demand. The same will occur for the close in luxury golf course communities such as Grey Oaks and Collier’s Reserve. Luxury properties should experience price appreciation for the foreseeable future. It will be interesting to watch these dynamics and see how the market evolves.

Coconut Point, or Third Street for a bit of high-end shopping, a rejuvenating spa treatment, and live performances ranging from opera to Broadway productions are just some of the alternative pursuits enjoyed by the well-to-do. For times when relaxing or entertaining within the comforts of ones’ own home is preferred, an increasing number of elite families are creating dedicated spaces for at-home leisure activities – a space that, in luxury real estate parlance,

is simply called “the game room.”

course, the idea of home entertainment is not new; but like everything else, it has evolved. Not long ago, massive estate homes often boasted a den (billiards room/man cave) as well as a separate home theater complete with rows of tiered theaterstyle seating. With the introduction of flat screen televisions and a movement to creating areas within the home that are more inclusive, the specialized spaces of the past have become passé. “My clients want a combined media and game room with an integrated bar,” said Deborah Paulin ASID, a designer with Vogue Interiors in Bonita Springs. “Depending on their interests, we’re also incorporating numerous fun activities, such as table tennis, table hockey, foosball, vintage pin ball machines, slot machines, juke boxes, and internet Karaoke machines. In some very large rooms, we’ve even added an indoor golf area or bowling alley.” While that may sound as if today’s luxury game rooms are simply ‘arcade spaces,’ the fact is they are multi-purpose rooms designed with multi-generational families in mind. They are designed to provide something for all ages to enjoy, allowing multiple activities to occur simultaneously. The limited, individual play areas of the past are now sharing more spacious and diverse home entertainment spaces, which are often located off the family room, or upstairs in a space that opens to a covered terrace with beautiful views. The media component is still prominent, but it now tends to be confined to a dedicated area within the larger, multi-purpose space. The seating is more apt to be comfortable sofas or sectionals rather than rows of theater-style chairs. There may be a pool table or poker table and a bar set-up with comfortable stools or separate high-top bar tables, all of which will have direct sight lines to the television screen. Children’s areas may have a table where they can enjoy a snack, perhaps while watching television. Later, the table can be flipped over for the adults to enjoy a game of cards. Ample seating and large gathering areas make these spaces ideal for entertaining. “Many of these multi-purpose rooms actually evolved from home theater spaces, while others represent a transformation from a simple den or library into more of a club room retreat,” said Joe Smallwood, President and CEO of BCB Homes. “In some cases, the office desk area is incorporated into a larger room with lounge seating and multiple television

screens with surround sound. This type of room still functions as the place where the owner can go to pay bills, do computer work, or have a conference call. At other times, it’s a comfortable retreat away from the main part of the house to watch sports, news, or movies. Club rooms can also incorporate a pool table, bar, and exercise equipment.” One of the key features of these luxurious multi-purpose rooms is they are highly personal. There are no strict rules about how they should be arranged. Whether it’s new construction or a renovation, the interior designer, builder, and electronics expert work together to define the space after understanding exactly how the client will use it.

gathering areas make these spaces ideal for entertaining. “We want to make sure the spaces we create are versatile and fit our clients’ lifestyle,” said Daniel Lubner, President and CEO of Clive Daniel Home. “If they are avid card players, designing a comfortable card playing environment becomes the focus. We don’t want to introduce a pool table just because there’s space for one. Regardless of size, our goal is to make the room absolutely dynamic, impactful, and special to that family.” “The look of a game room or club room can vary from traditional to contemporary,” said James Nulf, Director of Sales and Marketing at McGarvey Custom Homes. “It depends on the client and how the space will be utilized. If it’s intended to be a ‘man cave’ clubroom, the style will be more masculine. If

it’s intended to be more family-oriented, it will be light and airy rather than the traditional, more formal country club dark cherry. Younger luxury homeowners are looking for a carefree, casual environment where everybody is going to feel welcome and relaxed.” Whatever their decorating styles, luxury homeowners want the latest and greatest in audio-video technologies, perfectly designed lighting systems, and simple one-touch controls. With advancements in home automation, wireless technology, and acoustics, specialized installation is required. The TV is the core component in any game or clubroom, and an outstanding surround sound system is a must. The number of speakers depends on the size of the space – usually 5 to 7 speakers plus a sub-woofer, although more extravagant combinations are available. Whatever the media source, whether it is television, Blu-ray, streamed sources like Netflix and iTunes, or Playstation and Xbox games, crisp “in-the-action” sound allows viewers to become immersed in the experience. Nowhere is this more evident than when viewing a sporting event. In the past, a home theater provided a massive screen and captivating sound quality, but there was something lacking. Typically, there was no bar, and the formal rows of seating were not conducive to “having the guys over” to watch the big game. In today’s more casual game rooms, considerable emphasis is still placed

Anything is possible.” For ultra-high-end movie buffs, it’s even possible to watch a just released movie at home on the same day it’s released in movie theaters. All it takes is a hefty subscription service and set-up in addition to a ‘per movie’ charge that can be as much as $500 per title. The new releases are downloaded via the Internet and require advance planning to accommodate the time involved. Luxurious multi-purpose games rooms come in many shapes, styles, and sizes. They are thoughtfully designed by a creative team comprised of the builder, interior designer, architect, and technology expert to meet the homeowners’ specific goals. Southwest Florida may hold many delights in outside entertainment, but, as the ultra-wealthy have discovered, sometimes there’s no place like home!

Fortunately, the latest media systems can be managed with a single wireless touch panel that can be custom designed to control cable and satellite inputs, audio, gaming devices, lighting, motorized shade control – and even the room’s thermostat.

In recent years, 3-D televisions were deemed the next big thing, but their allure evaporated quickly when the production studios were unable to produce a sufficient amount of 3-D programming. Ultra high-end game room systems are now being designed with 4K HD format televisions that offer enhanced resolution and spectacular clarity. As with anything new, 4K technology carries a hefty price tag and is only available through a limited number of manufacturers, most notably Sony and Samsung. As was the case with 3-D, the success of the 4K format will depend on the studios’ ability to deliver programming in the higher resolution format. This time, the studios seem to have gotten the message, and 4K television systems are in high demand among the ultra-wealthy. So what does today’s luxury game room cost? According to Stephen Molitor, Design Department Manager for Advanced Electronic Systems Integration in Naples, the first thing to remember is the media design and installation component of the overall cost is totally separate from the interior design and furnishing element. “From our perspective, we see projects ranging from $100,000 to over $2.5 million,” said Molitor. “It really depends on the owner’s priorities. There’s a wide range of options for individual customization in terms of screen size and resolution, sound and acoustics,
