The next time you fantasize about remodeling or adding a room, consider this: The value of your home can be estimated by a quick calculation of the price per square foot for comparable homes that have sold recently in your neighborhood. Home values in Marin County can range from a low of $350 per square foot to $750 per square foot, or higher for homes in the $2 million to $3 million range. Are you getting the most out of every square foot of your home? In Marin, hiring a contractor to build an addition or remodel existing space can run $400–$600 per square foot. At that price, adding a 12'x12' room (the size of a small bedroom or office) could cost you anywhere from $50,000 to $85,000. Ultimately, the desire for more space often stems from an accumulation of clutter combined with the inability to get it organized and efficiently stored. Hire edit organizing, a professional organizer at the rate of $75 per hour, and you will spend far less, get rid of unwanted clutter, and regain control over the lovely home you originally invested in and fell in love with.

You’ve come to the right place. I’ve toiled for hours on end to curate the perfect outdoor space. I’ll admit, there was a brutal learning curve. Our landscape architect was on speed dial for six months. The good people at Home Depot still high-five me on the way to the register. The good news: there are endless options that can work with any budget to make your backyard everything you want it to be. The bad news: there are endless options. For me, summer is about just two things: food and games. Fixate on these two favorite American pastimes, and there is no way you can go wrong. It is an unwritten law that the grill chef is the master of ceremonies for any outdoor occasion. Given the option and budget, I would invest in a built-in cook’s station or prefab kitchen with sink, storage, beer tap, fridge, and countertops. These upgrades keep your company where they should be and reduce kitchen runs. Newer models even include a hybrid grill for gas and wood or charcoal cooking. Next, notch up your hosting skills and encourage a lively atmosphere by transforming some dead space into a formal gamescape, like a bocce ball court or horseshoe pit. A flat space is all you really need to start. Whether you have grass, flagstone, or deck, whether DIY or professional-grade—it’s a relatively straightforward process to create your home court. Clear out any closehanging shrubbery, and you’ve got yourself a new focal point for entertaining, and a clever way to draw people away from the grill or bar. Solar lampposts or strategically hung bistro lights will keep rounds going past sunset. Enjoy every moment, and see you at the Depot, He

SHE SAID Dear J.P., He is absolutely right—there were some growing pains, and the “learning curve” was more like a hairpin turn. I’ll spare you the boring details, but in the end it was worth it. My advice: know the scale and timing of what you’re getting into before you get trapped in your own quicksandbox for the summer. You want to be able to actually enjoy the extra hours of daylight rather than watching the clock for construction crews to leave before you get bikini-clad. There is just no better place in the world than a warm summer night in Marin. From San Rafael to Sausalito, our microclimates vary drastically. You need to factor in temperature variations and the location of your sunspots when considering the optimal use of space and your physical comfort at any hour. Beer and bocce are super fun, don’t get me wrong, but I prefer self-perpetuating entertainment that isn’t dependent on a crowd or the whims of the weather. My current outdoor improvement obsessions: fire and film. Since you’ve already invested in some quality outdoor furniture, try to complement the conversation space with a gas-flame firepit. Humans have always enjoyed gathering around the fire—and more recently we’ve discovered it’s fantastic for making decadent, gourmet s’mores. Higherend firepit models are as functional as they are gorgeous, and many include ample counter space for drinks and plates, tempered glass walls, colorful rocks, and more. Even the least expensive models will be an upgrade to your backyard nightlife, as people will surely gravitate there. To top off a perfect evening—a movie projector for outdoor film nights. Sure, a professional setup is ideal, but if you’re budget-conscious, your options range from a simple pull-down screen to a canvas or plain white wall. Roasting marshmallows and a screening of Moonrise Kingdom under a starry night? Your guests will never want to leave, and you won’t have to. Good luck, and save me a seat for your debut screening! Beyond the Trees Clough Construction

Sometimes change doesn’t involve a complete overhaul as much as a course correction.

F

or Deanne Clough, this direction change happened after 24 years in the construction industry. Clough and her husband, Scott, run a successful construction company that specializes in decks, fencing, and outdoor wood construction. Two years ago, Clough was reviewing her monthly lumber bill and decided it was out of alignment with the rest of her life. “I’m an organic eater, I purchase locally, I recycle, I love to be outdoors, and yet I could see that our company was consuming large amounts of natural materials,” says Clough. “I needed to do something innovative to change our direction.” She enrolled in a course at the Women’s Initiative—an organization designed to help women

reinvent themselves—in order to tackle her goal of turning Clough Construction “sustainable.” Around this time she also met Linda Delair, a green specialist who suggested that they visit some ecofriendly lumber manufacturers’ forests and learn about their mill practices. The Cloughs took a field trip to Scotia, California, to tour Humboldt Redwood Company and saw how their redwood is sustainably harvested. After picnicking with their 12-year-old son, Kenny, in a redwood meadow that had been thinned with an eye to encourage new growth, the Cloughs came away convinced that this was the direction they wanted to take the company. »

Of course, one of their major concerns was staying competitive while going green, since lumber certified by the Forest Stewardship Council (FSC) as sustainably harvested can be more expensive. Fortunately, Adobe Lumber was willing to sell the Cloughs FSCcertified lumber and meet their regular lumber prices if the Cloughs would order in large quantities. There was a risk that they wouldn’t sell enough to recoup their investment, but the Cloughs were keen to be green. “The sustainably harvested wood is an excellent product, so we were able to sell it to our customers. I am delighted that our Marin clients are excited about this movement and want to join us in our sustainability efforts,” says Clough. After securing sources for FSC lumber like Adobe Lumber and Golden State Lumber, the Cloughs expanded their offerings to include composite materials, like TimberTech and Fiberon, that are sourced or made in America. They saw this not only as a way to cut down on fossil fuel consumption but also as an opportunity to boost the economy.

“I read that if all contractors purchased 5% more American-made products we’d create 250,000 more jobs,” says Clough. “We’re only one company, but we’d like to think we make a difference because of our business practices.” Clough hopes that the company’s journey towards sustainability will help other construction companies go green as well. “The construction industry is responsible for consuming 40% of the planet’s natural resources,” says Clough. “But we feel like we’re making a difference—we have a passion for being sustainable exemplars.” Clough recognizes that the increased cost of using green materials will still be a factor. But she’s learned to talk about sustainability without scaring off customers. “I talk about being conscious or mindful of what you’re doing when you embark on a construction project. I show customers alternatives, and they can see that they’re getting quality materials— when they go with sustainable materials— that are an investment in their home. In the long run, that’s going to affect their bottom line. Durability is sustainability.”

As for Clough’s desire to have her work life square with her personal creed? “Activist Anna Lappé says that every time you spend money you’re casting a vote for the kind of world you want,” says Clough. “Now that we’ve created a showroom of sustainable products, I feel like my personal life and work life are in alignment.”

Fire – The outdoor fire pit has become a mainstay for many Marin yards. Most fire pits are fueled with clean natural gas or propane, but the same feel can be achieved with portable fire bowls or small-scale patio or table fire vessels that burn odorless ethanol. Put two tabletop fire vessels— available at ecosmartfire.com—on a long, teak garden table for an urban ambiance, or use several votive candles in mercury glass holders. (We like those and other candle offerings from Roost.) So don’t hold out for an early-summer graduation party or a mid-summer wedding to dress up the yard. When selecting new colors for your exterior, ask yourself what personality you’d like your home to have. Different colors have different meanings and characteristics. For example, yellow is generally jovial. Add a black door, and your palette is immediately more sophisticated. Take your time selecting the right hues and test, test, test! If you’re not up for painting your entire exterior this season, your home can still benefit from smaller painting projects. Maybe just paint your trim. Or your front door. Or your porch. Consider Your Building Materials

Perhaps your summer exterior projects fall more under the construction category. Don’t be fooled into thinking that color doesn’t matter. It actually matters more because you are selecting materials that will be around for a while. Roof - Not all roof colors are neutral. Look at samples outside in different lighting conditions and in relationship to the colors of your house. Your roof might last 20 years. Don’t make a hasty decision. Windows - White vinyl windows are not always the best answer. If you choose them, remember that white immediately becomes part of your exterior color palette. Hardscape - Pavers, stone, and concrete all have a color and will play an integral part of your exterior color palette. Grays, browns, reds, oranges—don’t choose your hardscape in a bubble. Just like your roof, look at samples in relationship to other exterior elements before making a decision.

Opportunity in the Details

House Numbers - You can play it safe with black, white, brass, or nickel. Or you can have a little fun and introduce a bold color. For a quick, inexpensive update, spray-paint your existing house numbers in a bright hue. Outdoor Furniture - The best rule of thumb when selecting outdoor furniture and fabric is to repeat a few colors from your interior. Not in the market to buy anything new? Cheer up your old metal or wicker furniture with a fresh color, and recover old cushions with a few yards of outdoor fabric. Garden Tools - Utilitarian items don’t have to be boring. Make gardening extra colorful with rainbow-inspired hoses, sprinklers, and pruners. (Shown: hoses by Dramm)

Plant a Color Palette

Plants and flowers contribute immensely to your exterior color palette. Yellow flowers are happy. Red and orange are energetic. Blue-violets are a little less showy but no less beautiful. The point is that different colored flowers have different personalities. Before planting, consider the mood your blooms will create. Also, think about your color palette as a whole when selecting plants. A few red geraniums placed near a red-and-white-striped patio umbrella will look polished and cohesive.

Most importantly, when creating your exterior color palette, be sure to think about the relationship of your interior and exterior colors. Your palette should flow as you move from inside to outside your home. The front door, outdoor furniture, flowers, pots—all of these colors help create the mood of your home, both inside and out. Your outdoor spaces are an extension of your house itself. And just like with the interior, a thoughtfully planned exterior color palette will help make your home a place you truly love.

Bluestone, a durable material native to the region, was chosen for the hardscaping elements, patio to pool. It’s a good example of how the design is a paragon of sustainability: whether it’s the slate roof, the stone fireplace, or the cedar ceiling (which, incidentally, is sealed and protected with a varnish low in volatile organic compounds, or VOCs), the design elements were planned and composed to last a century and beyond. “We call this ‘healthy’ design,” says Jungsten.

Where there was once a tiny midcentury tumbledown with a completely overgrown and disorganized backyard in the Marin hamlet of Kent Woodlands, there is now an expansive and elegant craftsman home with an impressive outdoor space that would be the envy of all the neighbors—if they could peek over the tall hedges to catch a glimpse, that is. For a property that puts a premium on privacy, the outdoor space is, above all, inviting.


A large pavilion was designed to be a seamless transition from the indoor to the outdoor space. Cedar French doors connect the family room to the pavilion, where you still feel the comforts of home. The warmth from a handsome, 15-foottall fireplace, clad in a local fieldstone, makes hanging outside in brisk weather a comfortable, and even cozy, experience.

One of the home’s most beautiful features is the pavilion’s ceiling, a three-dimensional feat of geometry and craftsmanship. According to Jungsten, the process was painstaking: all the components were manufactured on-site, and every cedar board was grain-matched and then blind-nailed. “It was definitely time-consuming,” says Jungsten. “But as you can see, totally worth it.”

It’s no coincidence that a simple stone fountain—a symbolic union between earth and water—marks the division between the patio and the pool. The fountain’s primary function is to provide, as Jungsten calls it, “nice audible aesthetics.” Between the crackling fire and the soft babble of the water, nature provides a beautiful soundtrack for this outdoor space.

The outdoor fireplace is covered in a simulated stacked stone, a product that comes in sheets and is easy to install. The material also provides a textural contrast to the clean lines of the chimney. More beautiful tensions occur between the earthy components (cedar and stone) and the aluminum.

Believe it or not, this modernist Sonoma home is actually a guesthouse—the main estate sits at the opposite end of the pool. “I don’t know about you, but I could be quite happy just living in the guesthouse,” laughs Jungsten. Here, an outdoor environment is created with the help of a thoroughly modern mix of glass and aluminum.


A glass-enclosed stair atrium juts out from the side of the house, creating an unexpected viewpoint from which the rolling Sonoma landscape can be admired. “The stair is a narrow space, so the wide, expansive panorama helps alleviate the feeling of confinement,” says Jungsten.

An aluminum arbor over the patio provides texture and shine—aesthetics more commonly associated with hair-care products than stylish structural elements for outdoor spaces. Why aluminum? “It’s light, fairly inexpensive, and it lasts a long time,” says Jungsten. The graphic nature of the arbor also makes an unexpected design feature: as the sun makes its way through the sky, the aluminum slats cast shadows on the limestone floor.

When the living room’s Fleetwood glass pocket doors are shut, the heating and cooling systems can work their magic, all the while providing an outdoor experience, even if it’s just a view. When the doors are tucked away, the connection to nature becomes seamless. PHOTOGRAPHY BY DAVID WAKELY

A loggia, or open-air room, runs through the center of the main house. As you enter, two graceful, arched apertures frame the pool in the back, creating a kind of tunnel vision. But the loggia also provides another important, and perhaps overlooked, feature for the outdoor landscape: a place to enjoy the outdoors even in inclement weather.

On 20 sprawling acres in Ross lies a small Italian village—well, as Italian as you can get stateside anyway. “This project was a life dream for the client,” says Jungsten. Here, the outdoor landscape doesn’t just encompass the usual patio or balcony, but an entire estate of charming destinations.


The conservatory is located just off the kitchen and provides a quiet, private place where the clients eat breakfast and have coffee throughout the day. The faceted, jewel-like design is centered on an old-growth redwood tree in the adjacent garden. “The tree grounds this glass-enclosed space and gives it incredible strength,” says Jungsten.

The antique roof tiles from Florence, seen on most of the structures on the property, including the pool house, further the authenticity of the Italian architecture. “I actually flew to Italy to bring them back,” says Jungsten. After nighttime dips in the pool, an outdoor fireplace encourages gatherings; vinecovered trellises provide shade and sun, depending on the season.

The piazza is characterized by its generous size and a trellis covered in wisteria that provides color and shade during the spring and summer months. When the plant goes dormant in winter, sun shines through to provide warmth. “It’s pretty cool to get shade and heat when you need it most, just by the virtue of growing patterns,” says Jungsten.

Here, we pick her brain for the best ways to add value to your home, you know, just in time for the highly anticipated upswing. »

Spruce up your curb appeal. If your house is inviting on the outside, people will want to come in. Let’s cut to the chase. What’s the easiest thing a homeowner can do to improve their property value? Spruce up your curb appeal. If your house is inviting on the outside, people will want to come in. A new front door goes a long way, as does a well-landscaped yard. Drought-tolerant native plants or grass lawns and flowerbeds— what’s popular these days? It depends on the style of your house and what’s appropriate for the neighborhood. Generally, modern houses look great with native landscapes, and lawns are very appealing to families with young children. The key to a quick lawn is sod. For a small plot, pick up some rolls at the Home Depot. If you need acres of the stuff, head to a sod farm. Staying on the quick-and-easy tip, what’s the sod equivalent of interior improvements? Giving the kitchen cabinets a facelift. That can be as simple as painting them and changing out the hardware—knobs and hinges. Do you recommend changing them out completely? You see a lot of oak cabinets in houses from the ’70s and ’80s. Even though oak isn’t necessarily stylish right now, it’s a pretty strong material, so barring any disasters, oak cabinets from back in the day are probably still in good condition. Sand them down, give them a new finish, and buy them some new jewelry. What about the cabinets in those popular midcentury houses? The materials were more shoddy back then, so if the cabinets are original, they’re probably in need of total replacement. I recommend hiring a kitchen designer to do all the

measurements. I can’t tell you how many times I’ve heard contractors moan over trying to make cabinets from a big-box store fit in a space. Sometimes they can’t, and extra costs can accrue if the cabinets were cut and can’t be restocked. If you’re going to do that, you might as well remodel the whole kitchen, don’t you think? That would be the next step up, yes. Keep in mind, not everything you do is going to result in a return on your investment, but for the most part, a remodeled kitchen will. Just be sure to keep true to the value of your home. What do you mean by that? It’s so easy to get out of control. I see it all the time. You have to keep your remodel in line with your property value. Nothing against Ikea, but if you put an Ikea kitchen in a million-dollar house, I have a real problem with that. The opposite is true, too. Putting marble countertops in a house that’s only going to be worth $600,000 on a good day is also a bad decision. I’m sensing a domino effect. If you remodel the kitchen, you might as well take on the bathrooms, too. Do it! Take down those old mirrors, switch out the vanity and get some new tiles. If you can swing a separate shower and tub arrangement, or create one really big shower with all kinds of fancy water sprays, that’s even better. I’m seeing dollar signs—and lots of them. Keep in mind, there’s no point in remodeling on this level if you’re not also replacing old windows with more energy-efficient options. That sounds reasonable. In fact, windows should be one of the first considerations. What I’m

seeing now are buyers who are more willing to take on a fixer-upper if old furnaces, hot-water heaters, and windows have been changed out. Let’s go back to that list of improvements that will pay off big. What are the top three? The National Association of Realtors puts out these regional lists. For houses in the Bay Area, the top three home improvements are—drumroll, please— new windows, major kitchen remodel, and garage-door replacement! Who would have thought a garage door could mean so much? One thing I’ve noticed in 24 years as a realtor—men love their garages. Even if they never park a car inside, they love having it around to store their junk—I mean, stuff. So add a garage where once there was none? Additions are top-tier home improvements. If everyone in the neighborhood has a garage but you, then you might want to consider it. A master suite is another great addition. Marin has so many midcentury houses, and a lot of their original master bedrooms have tiny, tiny bathrooms and closets. Having a proper master suite is special. This is an ideal starting point for your selected professional. Depending on the scale of your remodel, a survey may or may not be needed. Check with your local permitting department; they can provide plans and code information to assist the process.

Hire a professional – Consider your site and yourself when selecting a design or construction firm. Some projects are best accomplished by layered management structures, keeping everything on track and you updated daily. Or you may prefer a more intimate scale, with a designer and contractor who work directly with each other. Both models work, but the scale of your remodeling project and the team that fits your personality will determine what’s best for you.

Establish a “scope of work” – This list of areas or items you want in the garden could include elements such as a cut-flower garden, veggie beds, sun patio, shade structure, fire feature, grill, pool, or spa. Your list will develop into a specific “scope of work” for landscape design and construction proposals.

Have a budget – Starting the design process with an overall budget in mind is crucial. Be as upfront as possible with your team to avoid overdesign and to select appropriate materials (such as a finished stone patio vs. a colored concrete patio.) »

With some simple but thoughtful planning and the right professionals to suit your project, you can establish a collaborative team to create your backyard oasis. Here are some tips to get you started on the design/build process.

Define your style – Start by gathering garden images from magazines and websites (i.e. www.houzz.com) and taking pictures when something catches your eye. Gathering these images and ideas will provide important garden style cues for your design professional. Integrating these personalized details (while considering the architecture of your home and the site location) will bring your garden vision to reality.

Establish a master plan – Most of the time my clients need a landscape plan that can be implemented in phases, due to budget restrictions, changing seasons, or a growing family. I recommend developing a “Landscape Master Plan” that can be separated into phases of construction. The master plan establishes and maintains the big picture aesthetics, ensuring a cohesive completed garden. Installing the infrastructure items first is important to avoid double work or digging up finished areas in later phases.

Plan your plantings – Consider installing any trees or screening plantings in phase one. This will allow them time to get going right away and become mature as the latter phases are completed. Build it – Select your contractor based on the scale and variety of professionals needed to complete your project. You may need a general contractor to oversee multiple subcontractors, or you may prefer a direct contract with a landscape contractor if there are fewer layers to your project. Personal referrals are one of the better ways of finding the best fit for you. Ask for references, and call them to get a good gut check on prospective builders. Also check that their licensing and insurance are up to date. It’s quick and

easy: visit the Contractors State License Board website (www.cslb.ca.gov), and click on “Instant License Check.” 10. Enjoy your garden – Just remember the design and construction process takes a collaborative effort. There will be inspirational days and occasional days of pushing through. But when it’s all done, you’re the one left to enjoy the space, relax, and watch the garden grow.

I am fascinated by the simple beauty of xeriscapes, a word derived from the Greek xeros meaning “dry.” However, xeriscaping isn’t creating a desert in your backyard or planting a bunch of cactuses. By planting what naturally exists and thrives in this area, you will save time, money, energy, and lots of water (without killing any plants.) This leaves you free to enjoy your new oasis with friends and family!

I suggest researching the following elements before getting started: • Water conservation • Soil improvement • Water-saving grass seed/turf • Drought-resistant/native plants • Mulch

Forming Good Financial Habits

Good financial habits are essential to financial well-being. Your financial habits are often behaviors developed long ago that you may no longer even think about.

F

or example, many of us learned to pay bills and buy groceries by writing checks. Today, however, convenient alternatives such as debit cards, automatic payments, and online bill pay save time and simplify financial tasks. Plus, monitoring your accounts using online and mobile banking gives you more control over your money than waiting for a monthly statement to balance your accounts. Some habits can have a negative impact on your financial health and can lead to overspending, excess debt, and other financial challenges, so it’s important to examine your financial habits periodically and ask whether they make sense. Here are a few bad habits that, if changed, can lead to improved financial health:

Impulse Spending When are you most likely to spend on things you might not need? Stress, boredom, and other emotional triggers can lead to impulse spending. Pause to identify these triggers, then change the way you respond. Instead of heading to the mall or shopping

online when you are stressed or bored, take a brisk walk, call a friend, or play with a family pet. Paying Bills Late If this is a regular occurrence, it’s likely that you are overspending on late fees—and potentially damaging your credit score. Instead of letting bills pile up, pay them the day you receive them. For recurring expenses, schedule automatic payments to occur before the due date. Pushing Your Credit Limit Credit cards have many benefits, but they can also make it easy to overspend without realizing it. Next time you’re tempted to pay using credit, pause before you purchase. Do you truly need the item, or can you live without it? Consider waiting until you have enough saved to purchase the item. In addition, here are a couple of good financial habits that will help you get your savings on track: Pay Yourself First When you get paid, immediately put some of that money in a savings

or retirement account. Treat your savings as if it’s a bill you have to pay, and pay it on time every paycheck. Even better, set up direct deposit so a portion of your check is deposited into savings automatically. Share Your Savings Goals Telling family or friends what your savings goals are and how you intend to reach them, helps you to be more accountable for your spending. Look Ahead Before you spend, determine how much money you will need to reach long-term savings goals like retirement or paying for your child’s college education. Consider meeting with a trusted financial advisor for assistance. Changing habits can be a challenge, so start small and tackle one at a time. You’ll be surprised how quickly you and your finances will benefit.

Women and Investing Five Financial Tips Every Woman Should Know by Nancy Caton Caton Financial

T

he harsh reality today is that many women leave money matters to their spouses or ignore the importance of investing all together. Women face different life challenges and financial risks than men and therefore must take charge of their own financial futures. According to the National Center for Women and Retirement Research, nine out of ten women will be solely responsible for their finances at some time in their lives. However, only 10% of women are concerned with making financial decisions if they become suddenly single as a result of death or divorce.

Statistics show that nearly 50% of marriages end in divorce and an astounding 80% of women outlive their spouses.

Over 75% of women are widowed at an average age of 56.

Less than 15% of women who are married or living with a life partner feel responsible for their own retirement planning.

Only 41% of women participate in their employer’s 401(k).

Women are surpassing men as the most affluent demographic in the United States. With prosperity comes challenges, and most women need to know more about investing. Here are five basic concepts

every woman should know about investing: You Know More Than You Think There is nothing about investing that any woman of reasonable intelligence cannot grasp just as readily as a reasonably intelligent man. We need to put aside the old notion that women are not suited for business or investing. Women are typically more comfortable asking questions and seeking professional advice than men. Write Down Your Financial Goals Make a list of all financial goals. Knowing what you want can help put you on the road to financial success. Whether learning to make wise investments or planning for retirement, you have to know what you want in order to plan how to achieve it. Invest for Your Retirement Women must face the fact that statistically they will outlive their partners. You should plan to have enough money to last at least 20 years after retirement. If your employer offers a retirement plan, you should strongly consider participating, especially if they offer some matching funds. If no plan is offered, look into IRA options. It is great to save for your kids’ education, but remember, kids can get college loans, scholarships, etc. However, if you are 75, alone, and broke (I sincerely hope that is not the case), you will regret not

funding your own retirement. Learn and Practice Asset Allocation Asset allocation simply means do not put all your investment eggs in one basket. It is very important to diversify among asset classes and to take advantage of investment opportunities globally if appropriate for you. It is important to remember that this is a continuing process and portfolios need to be rebalanced and reviewed at least annually. Do Not Be Too Conservative Many women are extremely risk adverse and are not diversifying their investment strategies. Some risk, even if it feels uncomfortable, is almost always essential to building wealth. This does not mean that you should take on so much risk that it makes you anxious. However, keeping everything in “safe” investments can make it difficult to reach your financial goals. Taxes and inflation may eat up your small investment returns.

Before Hiring a Contractor

The Quick Facts

Financial Information •

Don’t pay in cash.

Stick to your schedule of payments, and don’t let the payments get ahead of the completed work.

Contractors cannot ask for a deposit of more than 10% of the total cost of the job or $1,000, whichever is less.* (This goes for any home improvement project, including swimming pools.)

A free telephone call to the Contractors State License Board (CSLB) or a few clicks on its website can help you verify that your contractor’s license is in good standing and that he or she has the skills to complete your project.

Check Out the License By law, anyone in California who contracts for or bids on a construction project valued at $500 or more (total labor and materials) must be licensed by the CSLB. To qualify for a license, a contractor must verify four years of journey-level experience in the trade, pass both a trade and license law examination, and post a license bond. Since 2005, all new contractors are required to pass a background investigation that includes a criminal background check. Contractors are required, by law, to put their CSLB license number in all advertisements. Unlicensed operators are required to say they are not state-licensed in their advertisements.

Ask to see the contractor’s plastic pocket license and photo identification. Verify the license and make sure it is in good standing by visiting the CSLB website: www.cslb.ca.gov or by calling CSLB’s toll-free automated line: 800.321.CSLB (2752). Get at least three bids and ask for references on work the contractor has completed in the local area. View the contractor’s past projects in person.

Get It in Writing •

Make sure you have a written contract, and don’t sign it until you fully understand the terms.

All changes to the contract, or “change orders,” need to be in writing and signed by both parties.

Keep a job file of all project papers and payments, and don’t make the final payment until you’re satisfied with the job.

Homeowners waive their three-day right to cancel if they sign a “service and repair contract,” which is different from a standard “home improvement contract.” (Service and repair contracts are usually for emergency repairs where the consumer initiated the contact and cannot wait.)

Complaint Forms If you have a complaint against a contractor, free forms are available at www.cslb.ca.gov or call 800.321.CSLB (2752) and ask for a copy of A Consumer Guide to Filing Construction Complaints and a complaint form.

* There is an exception to this rule for about two dozen contractors who have filed a blanket performance and payment bond with the Registrar. This information is noted on the contractor’s license detail page on CSLB’s website.

Construction Project CheckList 1.

Check the contractor license number at www.cslb.ca.gov to make sure it is current and in good standing.

Ask for a current list of contact information (telephone number and business address) for the contractor, subcontractors, and suppliers.

Find out from your local building department whether your project needs a building permit, and confirm that your contractor will obtain all necessary permits.

Get at least three contractor bids and references, and check out, in person, recent projects by the prospective contractors that had similar specifications.

Ask whether your contractor carries general liability insurance and workers’ compensation insurance for employees.

Make sure all project materials and expectations are spelled out and signed in a written contract, including clean- up, debris removal, and site security. Ask your contractor if he or she understands exactly what you want.

9.

Have a timetable for each phase of your project and the corresponding payment schedule spelled out in the contract. Do not let payments get ahead of the work.

Only hire state-licensed contractors. Any contractor performing $500 worth of work or more (including materials and labor) must be licensed by CSLB to work in California. Ask to see the contractor’s “pocket license” or their representative’s “Home Improvement Salesperson” registra- tion. All contractors are issued pocket licenses that show the type of trade for which they are licensed, and the expiration date of the license. Ask to see a photo identification to confirm their identity.
