In addition to serving on the YCAR Board of Directors for the past year as Treasurer and now 2020-2021 President, Katie has also been involved with the events committee, the auction committee and in any volunteer spots she can fill within YCAR. She is also very active in her real estate career and is regularly a top producer in her office. Before getting her broker’s license in 2014, Katie worked at Spirit Mountain Casino crafting her social and guest service skills. Katie has been an active community member placing great value in service and giving back. She has been a sponsor for the See Ya Later golf tournament in 2019 and hopes to continue doing so as well as donating to Hope on the Hill. She is a member of Church on the Hill in McMinnville and is hoping to become active within more volunteer opportunities in the Yamhill county area. Katie continues to work hard every day to make sure her clients are well taken care of and know they are important. She takes great pride in her career and volunteerism within YCAR and hopes to continue to grow within her business and find more and more opportunities to give back to Yamhill County. Katie was born in Fort Worth, TX and moved to Oregon when she was 19 years old. She has happily called Yamhill County her home for the last 15 years and hopes to call it home for the next 15! Angela assisted for the first time on the 2019 YCAR Auction committee and will be co-chairperson for the 2020 YCAR Auction committee. She has volunteered as YCES PTO President and Secretary in recent years continuing even after her children graduated on to YCIS to ensure of its continued function. She serves as The Livingston Team Marketing Director and is responsible for cooking and preparing those amazing meals you’ve enjoyed at some of YCAR’s education classes. Casey has provided dozens of free class hours of continuing education to Realtors in the three counties he services. He and his team have performed more than 8500 inspections and has been consistently in the Top 50 Franchisees of the over 500 franchises in the Pillar to Post system. He recently completed a 3-year term representing his fellow franchisees interests on Pillar to Post’s Franchise Advisory Committee where he crafted some of the policies that ensure franchisee success and promotes improved partnerships with other fellow franchisees. Beyond the day to day stresses of being small business owners, Casey and Angela are the proud parents two great boys. Ashton is 17 years old, a Senior at YCHS and is an aspiring film maker that is also the Editor in Chief of the YCHS school newspaper. Caden is 12, a great student and is a very talented musician that can play 3 instruments and is always wanting to learn how to play even more. Casey and Angela have loved calling Yamhill County home for nearly 20 years and look forward to living and working in this community for many more with the continued support of the hardworking Realtors of YCAR.

hen decorating your home, think about the type of mood you want to create for family members and guests. Colors have profound psychological
effects and most people tend to respond to them in similar ways, although different shades may evoke different emotional responses. In general, lighter colors can make a room feel brighter and larger, while darker colors are warm and make a room feel more intimate.
COLORS and the Feelings They Produce Blue evokes feelings of security, stability and order. Warm
shades of blue can be soothing and can make people feel comfortable, but darker shades can elicit feelings of sadness.
Green is a refreshing color that has a calming effect, which

Now that we’re back in the swing, open houses are becoming a thing, again. Here are some tips to preparing for your upcoming open house: Just as you’ve been keeping your home in order for upcoming showings or virtual walk throughs, open houses are a time where you’ll want your home to be in a great state of presentation.
Here are some of the best ways to prepare your home: 1.) Sweep your pathways and patios. First impressions are the real deal and you want people to be impressed just from walking up the pathway to the entry. 2.) Remove your cars from the front of the home and driveway. Cars block the home and take away from the curb appeal. Park cars down the road a bit. 3.) Remove pets from the premises. Many people love animals, but many people don’t. You wouldn’t want your furry baby to be the reason a serious buyer turned away, would you?
4.) Lock up and/or remove your valuables, medications, personal effects that you wouldn’t want people to see. People will open closets, cabinets, and drawers. If you don’t want prospective buyers to see what you have behind those doors, lock the items away. 5.) Turn off Tv’s, computers, and turn on soft music. Instrumental is best. 6.) Use air fresheners if, and ONLY IF, it’s a light scent and not over powering. Many people are sensitive to fragrance. Better yet, fill your rooms with fresh flowers.

CC&R’S | C OVENA NT S, C O N D I T I O N S & R E S T R I C T I O N S WHAT ARE CC&R’S CC&R’s are typically established in the formation of a planned community or a condominium, and “enforced” through a homeowner’s association. CC&R’s affect the use, alteration, improvement, repair and maintenance by setting community standards for the collective enjoyment of individual units and shared common areas. Restrictions may apply to paint colors, parking, pool use and lawn maintenance. CC&R’s are intended to maintain some orderly continuity to the character and livability of the neighborhood. Violations of CC&R’s are enforceable through civil action only.
HOMEOWNER’S ASSOCIATIONS Condominium and planned community Homeowners Associations (HOA’s) are regulated by statute. The distinction between condominiums and planned communities involves the ownership of common areas. In a condominium community, each unit owner owns an undivided percentage ownership of the common area. In a planned community the common area is owned by the Homeowners Association. The condominium and planned community statutes govern matters such as the penalties a HOA may impose, meetings, record requirements, and liens. Developments that have mandatory HOA membership but do not contain any common areas do not fall within the statutory definition of either condominiums or planned communities. In most of these developments, restrictive covenants are recorded against the property (commonly referred to as “CC&R’s”), which empower the HOA to control certain aspects of property use within the development, often including oversight and approval authority over the construction of new homes and alterations of existing ones. When a person buys a home in such a development, the person receives a copy of the CC&R’s and agrees to be bound by their terms. Thus, the CC&R’s form an enforceable contract between the homeowners as a whole and the individual homeowners. Whether or not to live in a development governed by CC&R’s and an HOA is an individual choice. Therefore, all prospective homebuyers should be advised to thoroughly read any CC&R’s recorded against the home and make sure they can live with the conditions and restrictions contained therein prior to close of escrow.
