The Summer months have seen a significant upsurge in the number of properties coming to the market, no doubt partly as a result of the removal of the burden of the Home Information Pack (HIP).

have hoped for as property prices will not be artificially inflated by scarcity and we could be about to experience a much more balanced phase in the market all round.

Added to this, there are clear indications of pent up demand – with transaction levels down by 30% over each of the last two years this was almost bound to happen.

In contrast, transaction levels have fallen; no doubt influenced by the election, football world cup and the fact that a large number of the population had taken off on holiday.

Working in partnership with your mover. You’ve decided to move home and have carefully selected the removal companies you would like to provide you with a quote. Their surveyors have made appointments to visit you – what will they want to know? John Watson, UK Services Managing Director of Royal Warrant holder Abels Moving Services, gives some tips. A professional removals company will have a huge range of services they can offer you. It is important you are clear about what you want them to do. You might want to do some things for yourselves – or you might want to go away for a few days holiday and let your mover take care of every detail. The best movers will mould their service to meet your needs. The moving company’s surveyor will listen to you explain what you want the moving company to do and then help you choose the best way to achieve that. An experienced surveyor will also discuss what to do with any items you don’t plan to take with you – they may be useful to other family members or charities.

Prepare notes before he or she arrives. Be clear about whether you want to leave every bit of packing to the professionals – or do you want to do it all yourself? If you want to do some or all of the packing, do you want the company to supply the packing materials? Beware of buying low-cost materials from the internet as these may be inferior quality. Your home and garden may contain a number of items which will require dismantling and reassembly at the other end.The surveyor will need to know if you will take care of this or whether you require the removals company to do that for you. If you had to remove windows or doors to get any of your furniture into your house, tell the surveyor. Give the same brief to each of the companies you invite to quote for your move and try to ensure it’s the same person who meets and briefs each company’s surveyor. That way you should receive like-for-like quotes. You will need to be clear on who is providing insurance, what is and what is not covered under the policy and whether there is an excess. The surveyor should check all these things with you on his or her visit…but it will be helpful if you have given these questions some thought beforehand. There’s a lot to think about – and moving home is one of life’s most stressful experiences. But professional companies such as Abels pride themselves on making it as worry-free as possible. John Watson can be contacted for more advice on 01842 816600 or mobile 07836 644340. His email address is johnwatson@abels.co.uk

fine & Country Staff horse riding Day. Fine & Country recently held their annual staff horse riding day at poplar park equestrian centre in Woodbridge, suffolk for staff in the East Anglia region, from experienced riders/racehorse trainers through to absolute beginners. The day started with much amusement with our Norfolk sales director asking to borrow waterproof trousers and being given leather riding chaps which he struggled to put on! The names of the available horses had been written on a board within reception and Fine & Country staff attempted to allocate horses to each other dependent on the horse’s name. This was not helped by the fact that it was thought that the letter “E” next to the name of the horse was for “Easy” where in fact it was for “Experienced Rider”. Thankfully staff at the yard organised everyone and allocated horses

dependent on the rider’s experience, weight and height. We were asked to ride our horses into the outdoor arena and wait until everybody was ready. This in itself proved problematic for some, particularly when we were all asked to face our horse in the same direction to have a group photograph taken. Our Sales director for essex, who is new to riding, looked a little concerned when his horse started pawing the ground and he was told to ensure that the horse didn’t lay down and roll over.

Following a well earned pub lunch, those staff who wanted to step things up a gear stayed on to ride during the afternoon and enjoyed trotting and cantering through woodland. It was agreed that the day was a huge success and some members of staff are now planning to return to poplar park equestrian centre with their own friends and family.

For further information, please contact poplar park equestrian centre on 01394 411023.

With the sun shining during the morning, we had a lovely hack through poplar park’s miles of glorious countryside, supervised by Jonjo Hardwick who is an experienced instructor and runs poplar park on a day-to-day basis. We were also accompanied by the yard labrador, murphy. this was thoroughly enjoyed but all.

a fairway to travel When played well, golf is a majestic game and sometimes, just sometimes when I stand on the driving range with the wind in my hair I can glimpse just a hint of its appeal. To hit the ball cleanly so it soars up and away, a small fleck of white against the pale blue sky is indeed intoxicating. But more often than not my own effort is rewarded with an arm juddering thud as the ball spins off at an alarming angle. For many people this pursuit for golfing excellence is addictive and they happily hand over their soul to this powerful, subtle, infuriating, exhilarating and beautiful game. My husband is one such victim and I have come to recognise the success of his ‘round’ by the sound his golf bag makes as it hits the kitchen floor. Will he saunter into the room, generous

- by kathy Churchill and effusive from a solid back 9 or will head be down, shoulders sagging, as once again that tricky par 3 at the 5th has defeated him. perhaps i should have come along to offer my support, advice and understanding but 18 holes on a rainy Sunday afternoon in March is not really my idea of quality together time.

some of the world’s most exciting courses. As Martin’s wife I therefore find it my duty, when possible to come along, if not for the ride in the golf buggy, then for the après-golf and to see what some of these destinations also have to offer the ‘non-player’, a word only whispered in club houses of old!

However golf courses have now sprung up in the most exotic of destinations and are a much more tempting prospect. There are a few golfing holiday specialists but if you are looking for firsthand experience and knowledge Holmes Travel, based near Woodbridge, is the place to go. directors, John Ferguson and martin Churchill, being avid golfers themselves have combined a love of the game with their passion for travel and know

Marrakech in Morocco is the perfect place to start. This exotic city, bursting with life, has become a luxury destination with a wonderful selection of boutique hotels and traditional riads in which to stay. For golfers it boasts three championship standard courses, the Royal Marrakech, the amelkis and the palmerie. opened in 1923, the royal marrakech is one of the country’s most celebrated golfing venues and a favourite of Winston

Churchill, a frequent visitor to this vibrant city. With the golfers happily teeing off beneath the snow-capped peaks of the Atlas Mountains that leaves plenty of time to lose yourself in the narrow streets of the souks. The shopping here is a real treat, beaded kaftans, leather satchels, antique lanterns, slippers and carpets of every colour. Reunited for supper to discuss the perfect drive off the 13th and to gloss over your spending spree there are rooftop hangouts, glamorous restaurants and chic courtyard cafes. Marrakech makes for the perfect long weekend. Sotogrande in Southern Spain is another popular destination for a short golfing break. the courses here speak for themselves, valderrama, Sotogrande, The San Roque Club and with Alcaidesa nearby you are spoilt for choice. holmes travel offers a fine selection of villas to rent or there is the NH Almenara, a lovely hotel set high within the resort with wonderful views down to the sea and its own 27 holes. The attraction for me is the year-round sunshine, the social life of the beach clubs and the chance to explore the white washed mountain villages of Andalucía. venturing further afield mauritius stands out as ‘the’ long haul destination

for golfers but with turquoise seas and soft white sand this tropical island hideaway has lots to offer. the paradis hotel and golf club is an outstanding family resort and is a sporting paradise, offering every kind of water sports, tennis, various sized swimming pools, kids clubs and of course a choice of three championship golf courses. The constance belle mare plage is another luxury resort of great character that is excellent value with the green fees included in the price. But for me just the warm Indian Ocean lapping at my toes, a good book and perhaps the occasional visit to the Clarins Spa are enough to keep me very, very happy. South Africa, a wonderfully diverse country, is home to some spectacular golf courses, especially along the garden route, a scenic drive of long sandy beaches and expansive bays east of cape town. here after a quick 18 holes you can throw your clubs in the back of the land rover and set off on safari through the game reserves around port elizabeth. Further east you reach the magnificent drakensberg Mountains and tucked amongst the towering peaks you will find cathedral peak hotel. this family run mountain resort is steeped in history and as well as being a perfect family retreat has the most beautiful 9-hole course. the

panoramic views from the greens are breath taking and the mountains offer hiking, pony trekking, bike trails and climbing for the whole family to enjoy. and finally how about a trip to the legend golf and safari resort where you are flown by helicopter to the extreme 19th hole on top of hanglip Mountain. From here you tee-off from the edge in an attempt to hit a hole-inone on the 19th located at the bottom of the cliff. it is the longest par 3 in the world and a winning shot will earn you us$ 1m in prize money. perhaps it is time to dust off my clubs after all! avoiding painful golf hazards There are some serious hazards associated with the game of golf that have nothing to do with water and sand. there are fast flying balls ready to clonk you on the head, lightening threatening to strike you down on the green and the occasional idiot in a runaway golf cart. However, the hazard most likely to strike you is a serious back injury. Swinging a golf club puts a tremendous strain on the back. As a result, golfers injure their backs more than any other part of their body. Statistics show that back injuries make up around 50 per cent of all the injuries sustained by male golfers, including professionals. In the 1980s, Jack nicklaus’ career almost ended because of back problems. The good news is that injuries don’t have to be par for the course for golfers. the first mistake to avoid is taking up golf in order to get in shape. If this is your main reason for picking up clubs, you’ll be much better off getting in shape before you play. You’ll get far more enjoyment out of it and much less pain. If you are really out of shape, consider having a few personal training sessions with a qualified fitness instructor. they can help improve your general level of fitness and set you on a training regime to help

with your game of golf and a stretching routine to help reduce the likelihood of back strain when you play. professional golfers take time to stretch and warm up so you should too. Once you’re in good enough shape to take up your clubs, learn the proper swing technique and body mechanics from a professional golf tutor, not from your know-it-all friends and family. A golf tutor will teach you how to maximise your swing without putting undue strain on your delicate back. You should also be taught

the safest way to lift and carry your heavy golf bag to avoid injury. When buying golf equipment, buy the best quality that you can afford. buying second-hand is a financially savvy option, but you risk buying equipment that doesn’t fit your size and shape, which can put added strain on your body. If you are buying second hand, take advice from a golf shop on the best sizes for you and then use their recommendations to shop around in online auctions or private listings. before you do anything, make sure you visit your gp, especially if you are over 35, overweight, easily fatigued, smoke heavily or have other health problems. Oh, and if you do hear any warnings of lightening strikes whilst you’re playing, remember that a metal golf club makes for a rather effective lightening conductor, so it’s probably best if you avoid swinging it above your head.

golf may seem like a relaxing pastime, but partakers in the sport are prone to several hazards.

After a year long search for the right property, F&C were far and away the most friendly and efficient of all the estate agents we dealt with. Sally and Philippa were both extremely helpful and were very quick to keep us up to date on all the new properties coming in that may have suited our needs. We were also pleased to receive follow up phone calls after we had viewed a property. The purchase itself was as easy as these things can be, and I found myself ringing F&C for advice regarding my own sale rather than my actual agent. Karheena Woodroffe

How to cure damp Before your damp problem can become a thing of the past, you need to know three things.

Solicitors & Notaries

Please contact: Fakenham - 01328 863231 Holt - 01263 712835 King’s Lynn - 01553 778900 Sheringham - 01263 825959 Wells - 01328 710210 law@hayes-storr.com | www.hayesandstorr.co.uk

1. The construction of the affected areas. Many walls are not what they seem. How walls behave and what can be safely done to them, all depend on the building materials and how they were used.

2. The size of the problem. The extent and severity of the damp, along with where it is dry, will give a indication of where the damp may be coming from.

3. The causes of the damp. These are normally maintenance faults. The information above gives the clues for where to look.

Fixing your damp problems becomes straightforward when all the above are known. It is a case of using the knowledge to remove the faults properly. More advice on damp is available at www.davidkinsey.co.uk For an informal discussion about your particular damp issues, ring me without obligation on 01263 734815. If I'm out, leave a message and I'll ring you back. Alternatively, email enquiries@davidkinsey.co.uk
