SQ FOOTAGE: 4,500 SQ FT

The Chanin Building was completed in 1929 in an art deco style with 56 floors. During its �me, it was the third tallest building in New York City. The facade of the building has a mix in its stonework of buff brick, terra co�a and limestone. In addi�on, the building has a copper and terra co�a decora�ve friezes, very prominently displaying the art deco style of the �me. Located mid town Manha�an the floor has views to a busy city with many vibrant ac�vi�es. The building is sorrounded by tall and mid size commercial and residen�al building, Through the north-west windows of the floor a glimpse of the empire state building and thrugh the north east a clear view to the Chrysler Building.

ART DECO INTERIORS

THE STYLE: - Eclec�c designs, taking from modern and classical breaking from tradi�ons that reflected before the World War I. - Art Deco was one of the most influencials styles of the �me. - Modernist Architecture brought func�onalism and forms of radical extremes in architecture. - Modern materials used were stainless steel, concrete, aluminum and chrome plated steel with art deco geometry. - Drama�c illumina�on was used to highlight shape, color & pres�ge. ACHITECTURAL CHARACTERISTICS: - Ver�cal towers reaching heights above 50 storeys, with strong emphasis. - Low sculpted decora�ve freezes and geometric designs - Angular Outlines - Stepped Piers - Tapering structures and pylons - Metal casement windows - Smooth exterior finishes such as stucco - Exterior entrances ornamented with metallic materials around doors and building structures. PROTOTYPICAL INTERIORS: Art deco interiors focused on opulent, bold, luxury and op�mism of the era. - Common Theme included nudes, trapezoids, stylized animals, chevrons, sunburst and jagged pointed edges fo heigh. - Interior percep�on decep�on increasing heights with curtains, linear treamed lines in furniture. - Metallic framing, finishes and material contrasts. - Luxury fabrics with geometric designs, leaves, branches and feather pa�erns. - Large scale furniture, high reflec�ve finishes, exo�c materials. - Large rooms and entertaining spaces.

The roaring 20’s for New York architecture was driven by new technology, materials and brought the rise of the skyscrapers.

Today Bauhaus is translated into thin, slender and multifunctional designs that adapt to different uses.

User Needs and Characteristics: With a home office and entertaining needs, the unit adjacencies should consider entrance points for constant unit users and occasional users. Privacy needs in initial entrance spaces as semi-private spaces. Entertaining areas should consider functional furniture, spatial volume and access points, including private spaces. Attention to accessibility considerations should be taken in high task areas such as bedroom, kitchen and washroom: ergonomic furniture, counter heights for various needs and materiality. Structural and Contextual Needs:

EVIDENCE-BASED DESIGN

OBC clarified distances from units to forms of egress. Facade and window treatments must stay as-is for heritage and building aesthetic integrity. HVAC and plumbing to remain directed to building core to maintain building integrity. Columns to stay, no restructuring of load-bearing structures. Sustainability Needs: As window treatments may not be removed, additional measures of energy efficiency by adding caulking to prevent heat loss. Energy-efficient appliances with the addition of LED lighting. The use of reflective materials in natural light areas to carry natural light through the spaces, to prevent day time artificial light use. The use of vintage furnishings for character and re-use. Human Factor: Create multi-use function areas for various client needs, such low volume entertaining to large volumes. Introduce natural textures and visual elements for Feng Shui and connectivity. Organize task areas and adjacencies based on potential requirements. Anticipate required tasks from the guests. Privacy and acoustical privacy will allow for visitor satisfaction of the rental unit. Economic needs: With larger spatial volumes, sustainability in effectiveness to maintain and capture natural heat will aid in the cost cycle of the units. Income property units should aid in the maintenance and livable expenses for the units. The branding, aesthetic, connectivity and human factor of this unit will ensure the success of return and constant occupancy. Functional Needs: Unit to occupy a capacity of 3-4 persons, with all amenities of a residential unit. Additionally, dual private and semi-private entrance for a home office. Unit to occupy a capacity of 2 people in a wheelchair accessible unit. Age accessibility in all areas of spatial planning and materiality are functional requirements. Hallways and main circulations paths require a min of 3'-0" in clearance. Fewer base cabinetry to allow for a wheelchair, wall cabinets need to be adjusted to accommodate storage requirements. Lower light switches, and required bathroom accessories. Unit to occupy four overnight guests with short-to mid-term rental contracts. Materiality and FF&E's require durability and maintenance considerations for diverse usage.


Appropriate FF&E's: Maintain sustainability requirements based on user needs, human factors and source locally. Utilize both new and used refurbished FF&E's. Custom furnishings will additionally add to design concept, branding, and spatial connectivity in design methodologies. Handicap accessible appliances will be a requirement for this unit. Multi-functional furnishings will be an asset for the unit to diversify spatial capabilities. Specific Design Types: Unit to have loft rest spaces with min. 7'-0" ceiling heights. Home office Space must be conceptual with functionalism design methodology. Conceptual directions to lead continuity within circulation corridors and units, without forcing cohesiveness to allow for units to create their own character and identity. Accessible unit with base wheelchair clearances, counter height areas of 2'-6". Unit to reduce the requirement for a second loft floor area. If required, a private elevator to be installed. Diversity Aspects of Design: Through cultural requirements of client needs, Feng Shui will be a way to incorporate cultural identity to all units as well as add diversity to the income property. Feng Shui design rules are: Bed must be kept away from the window, work and rest areas are separate, use Bagua map and colour theory. With a new tehnological era, income properties such as vacation rentals thrive on connectivity and Instagram ability. This will be a key requirement for the rental unit. Design features that set the unit aside from all others. Precedents in historical design: To attain a historical relationship to the building built in art deco architectural style. The style characteristic should be seen through furnishings, architecture and upholstery. Such elements are the chosen transferrable characteristics, such as metallic and reflective materiality and geometric shapes. Design theory and analysis: Important factors to address through the design process are accessibility needs, design concept and requirements in addition to residential unit requirements. Such are privacy and acoustical separation for areas such as the home office, between units and additional separation for the income unit. The income unit required and the home office have additional detail requirements as branding and diversification as it is a space of multi-ethnic, multi-capacities and age-diverse uses.

Spatial Requirements: Two bedroom with ample closet space Utility Room with Laundry One Full Bathroom with shower and double vanity One powder room Wife requires a home studio, with ample storage for art supplies and resources. Studio must include ample space two people working, teaching and for sculpture art. Small Library Clients like to entertain friends and potential art clients. FOR CLIENT SPECIFIC NEEDS TO FOLLOW Place Identity: Owner loft to provide a connection between the topography and the unit to integrate with identity. Symbolic Interaction: Applicably it needs to communicate the image of the owners and who they are. Debby Wu: As per her occupation, the unit to integrate her love of art and be the initial gallery of her work. It is also to be her muse for her artwork using the identity of the fast pace and design of New York Manhattan City. The home office must be seen as the represented brand of Debby for potential clients as ongoing marketability. Steven Wu: As a visual merchandiser, he finds inspiration from the city, in its dynamic vibrancy and multi-faceted design inspiration. The unit must also allow him to disconnect and yet find inspiration for his projects. Functionalism: To find the appropriate functional concerns, purpose, usefulness and satisfaction. Interior Ecosystems Model: Considerations for all environmental needs. Mrs. Dara Lee: As the primary user of amenities of the unit Mrs. Lee requires special attention to the sustainability within the design with special consideration to cultural cross relations in materials and Feng Shui. Mr. Kai Lee: From having his stroke and wheelchair-bound, Mr. Lee requires critical attention to the functionalism of their space. All areas or independency and daily requirements need to be considered. Proper spatial planning and material consideration will aid in the satisfactory design of the unit. Meaning of Place: Conceptual identity, creating individual identity, sense of place, place attachment. Gestalt: Focus on aesthetic concepts with space planning, finishes, decorative. As a short term vacation rental, the unit requires a personal identity with a theme to draw in a repeat customer. Visitors need to create connections with the unit as well must be an experience they cannot get anywhere else. The unit must have a relationship with its location (New York City); it needs to be an elevated version of their own home.

PLANNING IS THE PROCESS Spa�al and circula�on pa�erns were explored in par� diagrams from conven�onal forms and abstract forms of paths. The chosen par� for circula�on flow follows one architectural feature of the 1920s; stepped architecture. The goal was to bring into the floor plan an iden�fying element that would retain the feeling of the buildings built in this era. The stepped architecture that was popular of the �me was symbolic of the op�mism of the culture in prosperity and the fascina�on with skyscraper towers.

Unit two is designed to follow the design theory of feng shui. With the Theory of Feng Shui one must consider the circula�on, placement and sight views for the Chi energy pass. In the design process follows the Bagua Chart for space planning.

A�er analyzed our Criteria Matrix and the adjacency bubble diagram, we con�nue the space planning process with the crea�on of Block Diagrams, that help us to integrate each space into the exi�ng floor plan. In this stage, we were able to define and visualize different scenarios predic�ng what our lo� floor plan will look like. A�er the crea�on of our block diagrams we realized that in order to achieve our design desires goal for the units, we have enough space and even to go beyond and create more luxury spaces for the rental and primary unit.

PROTOTYPICALS The Prototypical plans are very useful during the space-planning process, help us to understand how much space is necessary per room, clearances and spa�al requirements support on informa�on from anthropometric data. Base on programming requirements and the criteria matrix collected we used to accurately develop the spa�al planning and later our Flor Plan.

ACCESSIBILITY UNIT

Bathroom require a 3’-0” x 5’-0” transi�on space to the toilet. Doors must be a minimum of 3’-0” in width. Toilet must be place at a minimum od 1’-6” from wall to center.

Radial clearances for turning requires a minimum 5’-0”. Universal turning radiuses require a minimum of 7’-0” Kitchen must include roll-in counter areas, mainly sink area.

Circula�on areas must have a minimum of 3’-0” obstruc�on free path Consider transfer aids required in bed, floor. Addi�onal plugs for mul�ple eqipment recharge.
