How to choose the “Worthy” Land for redevelopment
DramaAc difference of housing price with the surrounding
Obsolescence
PLACE FOR REDEVELOPMENT
Convenience of Community Centers
Vicinity to Parks
Vicinity to Subway Entrance
The project is about choosing a group of possible condominiums in New York City for future residential redevelopment consideration based on as series evaluation showed above.

Data Preparation Social & Environmental informaAon Most data are acquired from NYC Open Data, the Lion_street generic map is from the Department of City Planning.
Issues associated with basic data
basic data
1. Deciding the surveyed objec-ve as blocks containing residen-al areas,
Select these blocks using Select by LocaAon
3.Asser-ng the polygons with borough name using Spa-al join
2.Street map for Address Locator
Data Preparation Condominium informaAon The data of Condominiums are excel files from NYC open data which contains basic informa-on of address, year built and market value (per SQFT) But these address are lack of Zip code, so the data are first complemented using some assis-ng websites. h1p://www.gpsvisualizer.com/geocoder/ Select those built before 1940 and aaer 2000.
Transform the data into shapefiles of point 1. Create Address Locator, right click on the file > new > Address Locator, choose “US Address – Dual Ranges” and the street shapefile as reference data
2. Geocode Addresses
2. Merge the shape files of points into one
Evaluation and Seleciton a1. EvaluaAon of Distance of ResidenAal Blocks to Subway entrances and to Parks Evaluate the distance of the residen-al blocks to nearest parks and subway entrances using Spacial Join and summarize the sta-s-cs for narrowing the scale of selec-on.
Distance_S: Distance to the nearest subway entrance Distance_P: Distance to the nearest park
Evaluation and Seleciton a2, a3. Select blocks near parks and near subway entrance 1. Select blocks containing condominium samples using Select by loca-on selec-on > select by loca-on > contain the source layer feature selec-on > create Layer from selected features
2. Set the buffer distance for “park vicinity” as 200 meters (5-‐ minite-‐walking distance) and selec-ng the blocks intersec-ng with the buffer using Buffer and select by locaAon
In the model sekng, the criteria for distance could be adjusted un-l it reach the expected results
3. Select the blocks that are within 1000 meters (10-‐ minite walking distance) of the nearest Subway Entrace by sorAng the "Distance from subay entrance“ and select
Evaluation and Seleciton b. SeparaAng old condo built before 1940 and condo built aVer 2000, select old condos with low market value 1. Select condos whose market value is not “0” using selecAng by a[ribute 2. Select condos that was within the selected blocks using select by locaAon 3. Select condos whose “year_built” < 1940 using select by a[ribute 4. Export the selected data in to a new shapefile 5. Compare the Market_value of the old Condo and the New Condo, Select old condos under the certain value which is set to be $70 per SQFT
Evaluation and Seleciton c. EvaluaAon by kernel density of Community Centers and select condos with sufficient support from community centers.
d1. EvaluaAon by TIN of Market Value showing the severity of value changing of surrounding envrionment
1. Selec-ng the Community Centers from community facili-es using select by a[ribute. 2. Generate a raster picture showing the conges-on of community Centers using Kernel Density 3. Exclude the condos far away from the convenience of community centers
1. Generate a TIN of the Market Value of all the Condos, show the slope 2. Select the condos causing the most dras-c value changing to the surrounding area.
Evaluation Comprehensive evaluaAon Condos
Chnaging of Market Value
Conges-on of Community Center
Vicinity to Subway entrances
Vicinity to parks
For further evalua-on of the selected Condos, there should be a comprehensive evalua-on that combined the evaluated result of vicinity to subway entrance and to parks, degree of Community Center sufficiency, degree of obsolescence, severity of market value difference with surrounding buildings. How ever tools to quan-fy some results are not acquired at present. So I just show the theore-cal func-on as a conclusion. F(Feasibility for Redevelopment) = w1 * f (obsolescence) + w2 * f(vicinity to public transit) + w3 * f(vicinity to public space) + w4 * f(acAveness of surrounding public infrastructure) + w5 * f(severity of market value difference with surrounding buildings) w1, w2, w3, w4, w5 are the weight of each factor
