STAGE 1: SITE PREPARATION AND FOOTING

1.1 After obtaining a Land and building permit, the existing building is demolished. 1.2 Land survey is conducted to establish the site boundary. Soil condition is tested and the existing contours of the land is surveyed to confirm and modify the type of footing used. 1.3 Debris, building rubble, surface vegetation and rocks are cleared and removed from site. 1.4 Trenchwork for the waffle slab system is excavated in accordance with AS 2870. The site is then backfilled with compacted engineered fills for levelling purposes. 1.5 A binding concrete consists of a sand and cement mix is used to strengthen certain areas where the bearing capacity of the soil is deemed deficient. 1.6 The location of Service pipes are map out in accordance with Australian standards: AS 3000 (Electrical), AS 3500 (Plumbing) and AS 5601.1 (Gas) 1.7 Foundation is inspected by the engineer before the concrete work may commences.

2.1 Timber formwork laid for the floor slab. Edge boards built to establish the perimeter of the slab. 2.2 Pipework installed and connected to system. 2.3 Vapour barrier composed of 0.2mm Polyethylene on 50mm sand is laid to ensure the concrete does not set too quickly for a firm result. It is also used for damp proofing, preventing moisture from permeating the structural concrete after it is set. 2.4 1-N16 Reinforcement bar is used to support the waffle slab at the base as beams. 2.5 White polystyrene void former is positioned on top with 110mm gap in between each slab for an overground slab. 2.6 einforcement mesh is laid on top. It is secured by bar chairs to ensure that the steel reinforcement do not penetrate through the surface of the concrete. 2.7 Concrete work is performed in-situ in accordance with AS 3600. The concrete is mechanically vibrated to eliminated air bubbles and levelled to ensure a flat finish. The concrete must be cure for a minimum of seven days.

3.1 The structural steel framing system for the ground floor is erected. All structural steel is corrosion protected with coating. Vertical and horizontal members such as columns and girders are installed and the Steel Lintels for the cantilever is also welded in. 3.2 The kitchen bench is erected from structural steel members bolted to the concrete slab. 3.3 Ground floor stud wall framing is installed. The studs are tied down to top and bottom plates and noggings are then put in place. 3.4 Tension galvanised metal straps is installed as bracing to the stud frames. Solid ply bracing is also used in some places when the wall is too narrow to allow for metal bracing.

4.1 Scaffoldings and safety railing are erected to ensure the safety of the workers. Yellow tongue chipboard flooring is laid to provide stable footing. 4.2 imber truss system is erected on top of steel beams. Bedroom 4 is framed by 75*75*6 EA dropper over the conservatory. 4.3 First floor stud wall framing is installed, and noggings are attached in place. Suitable cross bracing is applied to stud frames in accordance to AS 1684.

5.1 Ridge beams are secured on top of the stud walls. Timber roof Rafters are nailed together to form the primary roof structure. 5.2 Box gutter is installed with the relevant flashing, waterproofing and downpipe as complying. 5.3 The skylights are installed in bedroom 4, flashed against the plywood and weatherproofed. 5.4 For the roof over the three bedrooms along the southern façade, 15mm plywood sheeting is applied to the timber frame to structure the organic shape of the roof. 5.5 Breathable roof sarking is installed on top to enhance thermal performance and prevent moulding. 5.6 VM Zinc sheet is applied as external cladding for the roof. 5.7 For the roof above the study and ensuite, wire mesh is used to support bulk insulation in the form of Anticon (which combines insulation blanket with sarking on one side). Stramit Colourbond speed deck 700 metal roofing is placed on top of the sarking.

6.1 Customised timber window and door frames are fitted to the wall and flashed 6.2 Sarking is installed in the wall. For bedroom 4, a layer of sarking is applied to marine grade plywood and covered with zinc sheet as the external finish. 6.3 Double glazed glasses are fitted to the window frames. The glass louvres in the conservatory are installed. The house enters the “lock up stage” where It is weather tight so that the internal constructions may begin.

7.1 Installing in ground floor hydronic heating system for the living area, the kitchen and dining and the bathroom area. 7.2 Timber stud wall erected for internal, non-load bearing partitions 7.3 Rough in electrical services such as electrical cabling threaded into studwork, ceiling lights, air conditioning unit 7.4 Another layer of non-load bearing concrete slab is poured to hide the pipework 7.5 120mm Bradford Soundscreen Plus insulation batts with an R value of 3.2 are infilled for the external walls. 88mm Bradford Soundscreen Plus insulation batts with R-value 2.5 is used for the internal. The cellar has got an insulated floor fitted with Anticon blanket to regulate the temperature. 7.6 Wall lining: Plasterboard sheetings are fixed to the walls as finishes.

8.1 Low sheen acrylic white paint is applied to coat the interior of the wall 8.2 Install prefabricated joinery such as the cabinets and desk in the bedroom 8.3 Ensemble Polished marble for the kitchen bench 8.4 Flooring: Pryanese stone and sandstone paving for the conservatory, Picotage Luna pearl carpet in the bedroom, polished spotted gum timber floor and tiling for the bathroom 8.5 Light fitting and in built electrical appliances installed and connected to service 8.6 Complete the paving in the courtyard and finish Landscaping 8.7 The floor is polished and the whole house is cleaned. 8.8 Building survey is conducted for a certificate of compliance and a certificate of occupancy.
