THE DREAM TEAM A Look at Cinnabar Design’s Latest Seaglass Projects PHOTOGRAPHY BY RICK BETHEM PHOTOGRAPHY

TEAMWORK IS THE

best approach to designing great spaces according to Laurie Walter and Diana Hall of Cinnabar Design. Their dedication to providing an enjoyable design experience has allowed them to create a diverse portfolio, happy clients, and a list of talented contractor partners who enjoy their organized, team player philosophy. “There are a million moving parts to each project and while Diana and I might be the face of Cinnabar, there are so many great people behind the scenes that make it all possible,” says Walter. The “million moving parts” every job involves was multiplied when the pair took on 11 projects, plus a model, in the Ronto Group’s new condominium, Seaglass at Bonita Bay. “We were brought into the project thanks to a Realtor partner that

6 | YOU R HOM E M AGA Z IN E

called on behalf of a client who wanted incorporate architectural detail in their unit. From there we also received referrals from the on-site Realtor and, because we are able to help potential homeowners envision design schemes for their condos, we partnered with the selection center,” says Walter. Cinnabar’s collaborative spirit extended to contractors and crews to create a cohesive team across all aspects of the projects from the ground up. “We play nice with everyone. This is about creating the best possible design outcome for the client and that happens when you’re organized and everyone leaves their egos at the door.” The results are 11 beautiful units, each as unique as the owners enjoying them. From bold colors or serene neutrals, here is a selection of Cinnabar Design’s Seaglass projects.

COLOR COMBO This penthouse condo (OPPOSITE) features 4300 square feet of living space complete with expansive views and fantastic natural light. Combining the homeowners’ varied design aesthetics, natural tones are accented with pops of color. “The condo is owned by a wonderful couple and the husband likes bold and bright colors so this wall is the perfect way to blend their two design preferences together,” explains Walter, who was the lead designer on this particular unit. Art by local artist Anna Rac hangs on the brightly colored walls and captures the hues of the Gulf of Mexico and the Southwest Florida sky. The interesting ceiling details were designed pre-construction and are illuminated by recessed lighting. The Bernhardt sofa is covered in a woven faux organic linen and silk blend with silver and blue pillows. The table, a new addition to the Vanguard lineup, is topped with an attractive art glass bowl.

PEACEFUL PERFECTION In the next unit (RIGHT), the deep blue walls and ceiling in the master bedroom provides a dramatic backdrop. “This room is interesting because it’s long and deep and the focal point is the back wall. We needed to add interest through depth and dimension, so we used color to achieve this,” says Walter. Texture was added to the walls through grasscloth in the niche behind the bed. The custom nightstands from Vanguard with painted drawer fronts add a unique pop. Lighter drapes with a tone on tone embroidered weave enhance the custom faux silk pillows in a graphic print. The modern ceiling fan from Minka Aire is a fun element in this comfortable room.

CURVACEOUS KITCHEN Here (LEFT), the layout presented a challenge. “We had to work around a curved wall. While it’s beautiful, it meant there was a space issue between the island and the wall. I didn’t want to add another table as there was already a dining room table nearby, but to leave it completely open would have created the feeling of an unfinished room.” Walter explains. Her solution was to create a larger island that curved with the wall creating an attractive and interesting element in the kitchen. Above the island, the pendant lights by Tech Lighting also follow the curve of the island for consistency. The owners now have more functional seating and prep space in an area of the home they frequently use for entertaining. Espresso cabinets topped with quartz are complemented by the artistic backsplash.

ELEGANT ENTRY Diana Hall lent her expert eye to this serene home (RIGHT). “Soft, zen, and transitional, this elevator foyer is a hint of what’s beyond. These elevator lobby rooms are actually very public spaces as other residents will see them when the elevator doors open so I like to make them into little jewelry boxes that give a sense of the person living in the unit beyond,” she says. Applied moldings were used to create decorative panels finished with wall coverings adorned with delicate glass beads. Hand blown plates made by a Florida artisan enhance the tone on tone theme which keeps this foyer light and airy. An elegant credenza offers storage for items that need to be accessed on the way in and out of the home.

8 | YOU R HOM E M AGA Z IN E

GREAT GATHERINGS This dining room (ABOVE) is a wonderful venue for dinner parties both formal and casual. The space easily accommodates the large Vanguard table with driftwood finish. The painting beautifully matches the pale hues of the walls while the cornice, with custom nailhead detail, mimics the pattern on the rug in the living room beyond which ties the two spaces together. It’s also similar to the pattern found in the fabric of the host and hostess chairs. The blown glass plate on the dining table matches the ones found on the wall in the elevator lobby.

DOGGY DIGS Another example of Hall’s creativity can be seen in the way she designed this multifunctional space (LEFT). “The kitchen is at the front of the home and the large island is directly across from this wall so I knew whatever we did here needed to be special and stand on its own.” Hall decided to use this space for a buffet and wine bar but didn’t want to block the view of the great room as you enter the home. Her solution was a built-in unit with open shelves above. She was also able to create a space for the owner’s two dogs in a nook built into the buffet. The buffet features a waterfall edge Pompeii Quartz counter and cabinets with a greystained finish. On the shelves, accessories are kept to a minimum and add an organic element.

JEWELRY GEMS The great room in this penthouse (ABOVE) is soft, with a neutral palette and contemporary highlights. The owners brought Walter in during the pre-construction phase to help them create their perfect seasonal retreat. “The lighting was very important to get right in this unit. The wife loves jewelry so it reflects her tastes and adds a very special feel to the home, says Walter. Lighting by Restoration Hardware and Kuzco sparkles against the soft colors of the room. The wet bar features glass mosaics with floating shelves and a wood veneer which enhances faux wood porcelain tile flooring. The sofa by Vanguard is covered in fabric that has the appearance of a woven linen but is actually Crypton, a high performance fabric made specifically for interior rooms.

10 | YOU R HOME M AGA Z IN E

SENTIMENTAL SPACE “Purple holds a great deal of sentimental value to the couple I worked with in this unit and they always weave it into their home no matter where they are located,” says Hall. Here (LEFT), she used the color in a comfortable bathroom. Artwork over the tub incorporates the color and creates the base palette for the room. From there, she uses open shelving for a spa-like feel and added glass elements for sparkle and glamour. The espresso cabinets and shelves bring out the purple and warm the space.

SOLID SOLUTIONS The floating LED backlit panels in this family room (ABOVE) were devised as a clever and elegant way to solve a design flaw outside of Cinnabar Design’s control. “As we got into the unit, we realized these windows were overlooking the elevator stack. The challenge was to obstruct the view but create something that would be visually interesting and in balance with the rest of the room. Sleek panels covered in a textured vinyl were the perfect solution. Walter then added a comfortable motorized sectional with durable Crypton fabric for the perfect lounging experience. The concrete cocktail table and Michael Weiss recliner are complemented by a hand knotted Strie rug in a wool and viscose blend. Aging Grace in

F

OR THOSE OF us fortunate enough to reach our “golden” years, the ideal location to live out those remaining days crosses everyone’s mind. This series will explore different options, along with the pros and cons of each, to give you insight into the best choice for you. First consider is what is termed ‘aging in place’. Through careful planning to accommodate the inevitable changes that occur as we all age, it is possible to live out senior years at home. For many, this seems best because moving from the comfort of one’s home and leaving fond memories is not appealing. This may include renovating your home to account for changes such as diminished mobility and agility, loss of eyesight and hearing, difficulty driving, and a host of other factors that could affect daily activities. For example, a shower step can be removed to lessen the risk of slipping. Grab bars can be added for extra safety. Doors may be widened to accommodate the possibility of a wheelchair. Make sure you work with an experienced remodeler such as the professionals featured in Your Home Magazine®. Remember to start planning early. Making necessary accommodations when you need them means you’ve waited too long. Renovate early if you are going to stay where you are. Many people who decide to age in place downsize to a villa or condominium reducing the burden of maintaining a larger home. A villa or condo in an all-inclusive community eliminates the need for landscaping and repairs which are taken care of by an association. “We are seeing a growing trend in downsizing,” says Tony Spano, a Realtor®

at Olde Naples Real Estate in downtown Naples. “As the years go by, our need for large, family-sized homes and the expense of maintenance required is not necessary. We are seeing more and more people selling their bigger homes and purchasing smaller ones in communities with more lifestyle and less worry,” Spano continues. “Since a larger residence generally has more equity than a smaller one, the difference can be put towards enjoying life in investments set aside to take care of unforeseen circumstances in the future.” However, regardless of the planning you do in advance, you may find yourself in a greatly reduced capacity, requiring part- or even full-time care at home, which can be extremely costly. According to AARP, you should anticipate $125 per day for 44 hours of home care per week. You could consider long-term care insurance, but again sooner is better—people with preexisting conditions may not qualify. Considering all this, many opt to move into senior communities that offer a wide range of lifestyle choices, from active independent living for those still in their prime, with the facilities to transition into an assisted living when and if that time comes, and finally into a full-care nursing facility. In the next article, we will explore the different senior living options from equity ownership to Life Plan communities. If you are considering downsizing or moving to a senior community and would like to know the current market value of your home, please call 239.216.9507 and we will provide you with a complimentary Comparative Market Analysis.

KEEPING YOU COVERED THE

idea that not all roofs are created equal may sound a little strange. After all, a roof is a roof, right? It shelters you from the elements, keeps in your cold air, and protects you and your family 24/7. So why is there so much confusion, especially around pricing, when it comes to replacing your roof? As Southwest Florida emerged from Hurricane Irma, many found their roof in need of repairs or even a completely new roof. This led people to reach out to companies across the area and many found pricing differences that were difficult to understand. If everyone has the same profit margin, why are some companies so much less or so much more expensive? We want to help you understand the products and services that can impact the cost of a roof so you receive the highest quality product for the best price. Here we will focus on concrete tile roofs. Metal roofs and shingle roofs are also options available to homeowners in Southwest Florida but tile reigns supreme in hot climates because, out of the three options, it keeps your home the coolest. All tiles allow air to circulate in a way that

14 | YOU R HOME M AGAZIN E

metal and asphalt shingles don’t, and have a substantial thermal density. This helps your home regulate its internal temperature and cuts down on cooling costs. Tile is also versatile in both color and design so it can match the style of any home. When hiring a roofing company, here are some questions you should be asking. First, if you find one company’s quote to be drastically more or less in cost than the rest, ask about materials, especially the underlayment. Roofing underlayment is the only waterproof barrier and is installed directly onto your roof deck. It is applied under the pervious tile layer of protection from severe weather. Many companies are able to cut costs by using a cheaper, thinner, product. Cost “saving” products are only 4555 millimeters thick, which is thin enough to get punctured simply by walking on it! Keeping the elements out in Florida for any length of time requires a much stronger barrier. An underlayment that’s 115 millimeters thick is a much better option for our local climate. Cheaper underlayment also typically offers a drastically reduced manufacturer warranty which is

an issue considering roof tiles are made to last for decades. You should also ask about the uplift rating of the tile roof you’re purchasing, which has to do with attachment method. If your roof was damaged by Irma, that means it wasn’t able to withstand 110 mph sustained winds and gusts up to 140 mph. While all companies in Southwest Florida build “to code”, most only build to the minimum requirements. A true Category 5 rated roof, like the ones required in Miami-Dade, should be the only roof you choose for your home. Concerning attachment methods, mechanical two-screw attachments and two-part foam adhesives are best for securing your roof; however, the two-screw attachment penetrates your waterproofing around 10,000 times while the foam adhesive never penetrates the underlayment. The foam adhesive is expensive in product, equipment, and labor. Since a license is required to use this product, many companies simply don’t want to deal with the extra expense and hassle. ICP foam adhesive comes with a 5-year warranty, and is the single most significant reason a roof could withstand winds up to 150 miles an hour. Compared to a single screw attachment that has 20 pounds of uplift resistance, foam adhesive has anywhere from 80-110 lbs of uplift resistance. It would be like having 80-110 lb bags of concrete on each tile. While not every home has it, roof to wall flashing (material used to seal and protect structures from water penetration by directing the flow of water away from vulnerable areas) is prone to damage and leaking. Code requires the removal and replacement of the existing damaged flashing when you replace your roof. This process requires the stucco, old flashing, and underlayment to be removed and then reapplied. Many companies are unwilling to, or are unable to complete this process since they aren’t licensed general contractors. They get around the code requirements by cutting the underlayment when it touches the house and applying simple roofing cement. If you talk to any engineer, they will tell you this method will eventually leak. Not could leak or might leak, but will leak over time. No matter what company you choose, having a very basic understanding of roofing options will help you feel more confident as you hire a roofing contractor. A roof is an investment so you want to make the smartest decision to protect your home and family, and perhaps spare yourself from incurring a claim the next time a hurricane blows through.

Island Roofing is the leading company in storm restoration in Florida, specializing in commercial, condominiums, HOA, and residential. We build all roofs to High Velocity Hurricane Zone (HVHZ) codes, which are standard in Miami-Dade and Broward counties, and we service the entire state of Florida. We offer roofing repair or replacement, windows, doors, screens, sliders, stucco paint, and siding. We provide a 20-year manufacturer’s warranty for up to 155 MPH wind (Category 5 Hurricane). Do you have a declined Insurance claim? We can help! We are partnered with one of the best property and casualty law firms in the state of Florida that will represent the commercial client or Homeowner’s Association claim at no cost to the commercial client, HOA, or the claim. EEPING YOUR HOME fresh and clean is a top priority for homeowners and spring is the perfect time to get things in order. There’s nothing like glass that sparkles, faucets that shine, and squeaky clean floors. But many common cleaners contain chemicals which are carcinogenic, hormone disruptors, and neurotoxins. Here are the products to avoid, as well as their more natural, yet effective, replacements. GENERAL CLEANING PRODUCTS From floor to ceiling, there’s a cleaning product for every surface. While they are great at removing grime, toxic chemicals are probably not something you want throughout your living spaces. Some cleaners and their fumes may induce asthma and other respiratory problems. Common products can also contain 1,4-dioxane, a carcinogenic impurity, and preservatives that release low levels of cancer-causing formaldehyde. Instead, turn to naturally antibacterial ingredients like lemon, salt, hydrogen peroxide, tea tree oil, vinegar, baking soda, or rubbing alcohol. There are numerous recipes online that use combinations of these ingredients and pair them with cleaning tools like microfiber cloths or wool dryer balls. One great all-purpose cleaner is made from a half cup of distilled white vinegar, two cups water, and 20 drops of essential oils. Pour them into a glass spray bottle and shake well. Store in a cool, dark place because essential oils oxidize in sunlight. You can also purchase more natural options at the store, just read the label. Some manufacturers still use ingredients that aren’t much better than those found in normal cleaning products so do your research before you purchase.

AIR FRESHENERS Phthalates, benzene, formaldehyde, propellants, solvents, and synthetic scents aren’t ingredients you want in your home but they are all often found in popular air fresheners. These chemicals are inhaled or can absorb into skin. Studies have shown that long term exposure to these chemicals can cause damage to the lungs, liver, kidneys, and central nervous system and may alter the body’s hormones, which can increase the risk of some cancers and lead to reproductive problems. If you want to freshen your home, try making a homemade version with one cup distilled water, a half cup of vodka, and 10 to 15 drops of the essential oil of your choice. You can also add a few drops of essential oils to your vacuum filter or sprinkle a mixture of cornstarch, baking soda and essential oils on your carpet for a homemade deodorizer. If your garbage disposal smells stale, save lemon peels in the refrigerator or freezer and throw them in the disposal before running. FABRIC SOFTENERS AND DRYER SHEETS The fragrances and other ingredients used to make commercial laundry products can irritate sensitive skin and may cause asthma, allergies, or lung irritation. Remember, most of the chemicals you’re exposed to come from indoor pollutants so adding something to your laundry, and then wearing it against your skin isn’t helping potential sensitivities. For a healthy homemade alternative to fabric softener, use vinegar, baking soda, and water or you can use hair conditioner with vinegar and water. Just make sure you are using a natural conditioner!

MODERNIZING

Mediterranean W H IL E T HE T U S C AN ST Y L E reigned supreme in Naples, tastes have changed and the prominent Italian influences have been replaced by a light, transitional design theme. Dark wood, niches, heavy fabrics, columns, arches, compartmentalized layouts, and oversized furniture are all signature features of the Tuscan influence. Now people want coastal tones, softer fabrics, and homes that are open, matching the less formal way life is lived in Naples. While many local homes have been transformed, it’s still common to come across a residence with the original Mediterranean style still intact. At Genuine Home Builders, we are experts in de-Tuscanizing both the interior and exterior of any home, so if you feel the location is right, don’t let a dated appearance keep you from purchasing your Naples retreat. Some simple fixes will go a long way in modernizing a Mediterranean home. On the outside, paint and the removal of the precast columns will totally change the look of the facade. False balconies, multiple columns, and arches trimmed with precast stone can be removed altogether or replaced with simpler, linear columns for an instant update. The gold and terra-cotta colors found on many exteriors can be swapped out for a softer hue. We also recommend squaring off arches both inside and out. It’s a relatively easy fix and goes a long way when it comes to creating a more modern residence. The layout inside these Mediterranean homes is often closed in and choppy. Formal living and dining spaces were usually placed right off the home’s foyer and feature extremely tall ceilings, heavy drapes, niches surrounding a fireplace, and dining rooms with dramatic wood tables and chairs. For most people, these large formal spaces don’t match their lifestyle any longer. Removing walls, opening rooms, and sometimes even lowering ceilings to create a more human scale are key to modernizing these homes. Of course, a contractor should be consulted—some of these walls will be load bearing and either can’t be removed or will need to be replaced by other support systems. Inside, paint and arches again make a huge difference. Faux finishing was all the rage in these Mediterranean homes but it is the first thing to remove. Choosing a solid color or adding wallpaper with modern colors and textures instantly updates the space. Squaring off

18 | YOU R HOM E M AGAZIN E

One of the issues we had to deal with in this home was the wide range of ceiling heights. Since most of the rooms were separated originally, the variation in height wasn’t noticeable until we opened the sight lines throughout the house. We reworked the design of the ceilings to create consistency and flow from room to room.

YOU R HOME MAG AZ INE | 19

arches inside will help to bring the home up to date. We also suggest filling in some of the niches created for displaying art and accessories. Transitional décor is all about presenting fewer, but more personal pieces in your home so an abundance of display areas aren’t necessary. Also you may want to take a look at the current built-ins. Ornate wall-units and bookshelves with scrolls and filigree should make way for more contemporary options. In Mediterranean homes, the kitchen is another important space to refinish. Usually, cabinets were ornate with corbels, feet, and heavy trim. Most homes were also outfitted with dark woods accented with gold and the tile backsplashes were pulled right from the Italian countryside. Replacing these cabinets with something like a shaker style door for example, will create a much simpler and trendy kitchen. If you’ve been able to find a home with less ornate cabinets, painting them is a valid option. Counters and backsplashes are another way to modernize a Tuscan kitchen—most people are now attracted to lighter colors for both. You will also want to replace or repaint your bathroom cabinets and change out fixtures and knobs in the kitchen and bath for a cohesive, updated aesthetic. Flooring will also give your Italian home a fresh look so consider replacing it throughout the home. Most were outfitted with tile or marble which can be styled to match a new design. While it’s not always necessary to replace your floors, wood has become increasingly popular here in Southwest Florida and will help to warm and modernize your home. Whether you are purchasing a home or feel it’s time to update a current residence, don’t let the look and scope of a Mediterranean home deter you from an update. There are smaller fixes that will really help transform the look of your home or if you are doing a full home remodel, you can complete it over time in smaller steps. Whatever your situation, we are here to help you fall in love with your home all over again.

20 | YOU R HOM E M AGA Z IN E

The original kitchen was filled with dark cabinets and heavy colors. We installed an updated kitchen with white shaker front cabinets and an island with a lovely mushroom-colored wood. The original kitchen didn’t open into the living area so we constructed a layout that flowed for easy entertaining by removing the peninsula and creating an island that ran parallel to the rest of the home. The ceiling details originally only found in the dining room, were recreated in the kitchen to add continuity to the now combined rooms. The backsplash was updated using marble stacked in a brick pattern to tie the entry and kitchen together.

The owners of this single family Mediterranean home wanted to create a design that opened the floor plan for better entertaining and modernize the interior. Their home’s entry featured an arched ceiling with red bricks and plenty of height so they decided to keep this interesting feature. To modernize and soften the entry, we whitewashed the brick and painted the walls a soothing neutral color with just a hint of green. We also squared off arches in the living room and kitchen to give them a more subtle bend. New Baltic Birch Legno Bastone flooring was installed in a beautiful chevron pattern. As you turn into the Euro-cobble paver driveway, this wonderful home with West Indies flair is surrounded by gorgeous landscaping and a lush natural setting. The outdoor living possibilities offered here are immediately apparent as you take in the scenery. The balanced architecture is accented by details like the louvered shutters above the windows and the corner beams add visual interest. Liftmaster openers are also featured. In addition, the garage is outfitted with an epoxy floor coating for extra protection and durability. The cement tiles and stucco exterior will perfectly weather the heat and rain that Southwest Florida homes endure. These finishes provide a low-maintenance exterior for peace of mind. Sold fully furnished, the home’s tranquil setting is mimicked inside the home through neutral colors and natural finishes. The elegant design from awardwinning Soco Interiors is enhanced by vaulted ceilings with tongue and groove details above the great room. A custom built-in entertainment unit with one-of-a-kind cabinetry provides a beautiful focal point for the great room. With plenty of seating, this room is the perfect space for entertaining and is conveniently located just off the large chef’s kitchen. Designer lighting illuminates the home and four-inch LED recessed can lighting can be found throughout. Attention to detail, like the use of linear diffusers, help create a thoughtfully and beautifully executed residence.

The study, topped with a coffered beam ceiling and crown molding, is a quiet place to read or accomplish some work. Elegant built-ins provide plenty of attractive storage space, and a cleverly designed desk allows for multiple workstations. On the opposite wall, a wet bar with room for a wine reserve reminds you that it’s always five o’clock somewhere.

The crown jewel of the home is the spacious outdoor living area. “This is why people move to Naples; they want to enjoy the mild winter temperatures and healthy outdoor lifestyle,” says Spano. “This home is a great place to launch your outdoor activities.” The lanai offers a full dining room, seating area, and a large outdoor kitchen with bar stools for easy outdoor entertaining. Even outside, ceiling details are present, and accent tile surrounds the fireplace wall and is mirrored across the lanai behind the outdoor kitchen. Naturekast cabinets and granite countertops provide a weatherresistant finish for the outdoor kitchen. Silver travertine tiles anchor the lanai and motorized storm shutters can be rolled down when needed.

The pool uses less chlorine thanks to a salt water generator system. The raised spa and sun shelf are accented by the modern fire feature. The panoramic panels for the screen enclosure create an unobstructed view of the yard and private pond with spectacular water fountain. Thanks to the 1.5-acre lot which provides plenty of lawn space, an outdoor fire pit sits just beyond the screen enclosure. This is the perfect spot to roast marshmallows on the occasionally cold Florida winter night, while the water feature provides relaxing ambient noise. DIY

egg painting MANY OF US have done traditional egg dying at the start of Spring or for Easter. This is a fun craft, especially for kids, but there are other egg decorating techniques for children and adults alike (with no stained hands in the process)! Our Your Home team wanted to try hand painting this year using a vibrant and modern palette along with simple patterns. Recreating similar eggs with your own spin and style is simple and begins with gathering your supplies and deciding on your color scheme. You could easily use a smaller palette if you are wanting to match your home décor or if you prefer a more monochromatic aesthetic. We chose an eclectic mix of colors but the theme is up to you! The supplies

are outlined below—make sure to keep a dish of water and a paper towel for washing and drying your brushes as well. Once you have your supplies set up, you can begin painting! We opted to paint all of our base colors first, and then decide on patterns, whether that be stripes, polka dots or lines. Keep in mind many colors will need a few coats of paint for full matte coverage on the plastic craft eggs; which we chose because they last years rather than a couple weeks. After the base colors are dry, if you want to add a pattern, just have fun and be creative. Share your creations on social media—tag @yhmagazine or use #yhmagazine on Instagram so we can see what you came up with!

supplies PAINT WELLS Multi-packs are helpful for having all your paint colors ready to use.

CRAFT EGGS Cartons of twelve are sold at most local craft stores and are ready for painting or finishing.

PATTERNING TAPE For creating straight lines, patterning tape is essential and it is made to peel off easily.

CRAFT PAINTS Craft paints come in a variety of finishes from satin, gloss, metallic and more in virtually any color!

PAINT BRUSHES If you don’t have any paint brushes on hand, just pick up a variety pack in different shapes and sizes.

PAINT PENS Paint pens make adding polka dots super easy!

a few tips » » »

» »

You can use the paper rings included with the eggs as you paint or for drying between coats. Small, fine brushes or paint pens are better for patterned details. Most paint colors need at least three coats for full coverage. Paint pen drying time may take longer. Tape off sections when a straight, clean line is desired. Let eggs dry fully for an hour or two on ring stands before displaying or storing.

CLOSET

corner THE ORGANIZED HOME

SPRING IS THE SEASON

of new beginnings so it’s only appropriate that you give your home a little attention, specifically those areas that collect clutter. Organization streamlines your life, eliminates stress, and can help you prioritize what’s important as you donate or recycle items taking up physical and mental space. Great design can assist you as you organize, so be sure to reach out to our team at Inspired Closets if you feel your closets, pantries, or garages aren’t the ideal storage areas. Here are five tips to help you tackle your projects both big and small.

1

MAKE SOME ROOM. The first step to organizing is making space. Most people have boxes they haven’t looked through in years or have no idea what is at the back of their closet. This spring, pull everything out and really take stock of what you have, what you need, and what you might be able to sell or donate. As famous organizing consultant Marie Kondo says, only keep the items that “spark joy”. The items in your home should be the things you truly love and use, not just materials that crowd your closets and cabinets. Besides the benefit of creating more space physically and mentally, decluttering helps you define your personal style as you discover what you really love and what you’ve simply let into your home. It can also give you a greater sense of freedom. Sometimes the biggest obstacles in a life change are household items. The idea of moving to a better home or taking a new job could seem daunting because of the amount of things you own. Don’t let clutter hold you back!

30 | YOU R HOM E M AGA Z IN E

A custom-designed pantry can make working in the kitchen more efficient allows for clear counters when items are not in use.

2

USE YOUR SPACE EFFICIENTLY. Everyone wants more storage but you might find you have enough space already. You can create more space by simply being more efficient. Once you’ve decided what you’re going to keep, it’s time to figure out how to store everything. Wire shelves are the least efficient storage method

so changing them out for a better system can immediately double the available space. In closets, add drawers for easy access to jewelry and sunglasses and hang your clothing strategically. If you feel like your closet needs help, talk to a storage professional. We can assist you with your closet layout to maximize its potential.

3

INCORPORATE CLEVER STORAGE. Storage bins have come a long way. There are now great decorative options that will enhance the look of your space while giving you more storage. Wicker baskets come in all shapes, colors, and sizes and look attractive on shelves that are visible in the main areas of your home. Plastic storage containers are also available in a range of colors and finishes, as well as beautiful wooden crates or boxes. These bins are great for children as they are easy to slide out and toys, books, and art supplies can quickly be placed inside for efficient cleaning.

4

MAXIMIZE YOUR PANTRY. A pantry system will provide you with sturdy shelves that are also easy to clean. Anyone who has tried to wipe sticky sauce or dust off a wire shelf knows they aren’t the best option for a pantry. Swapping them out for solid, durable shelves that are easy to clean will help you keep your pantry tidy. Consider placing food like cereal, sugar, or flour in glass or BPA-free plastic containers that have been attractively labeled. This keeps the pantry looking neat by removing cardboard boxes and allows you to easily see what you might need on your next shopping trip. Wire baskets provide a place for chips, snack bars, and cans. Even your refrigerator can get in on the storage bin action—there is now a range of options to keep your door, shelves, and vegetable drawers organized.

5

KEEP THE GARAGE TIDY. For many people, the garage is the main source of storage stress. Not sure what to do with something? Chances are you throw it in the garage! After just a few years, that habit can build into an anxiety-producing space filled with old, broken, and unneeded items. Much like your closest, take time to go through your garage and evaluate each item. You may find you don’t know what all those cords belong to, or you don’t actually need that broken shovel so give yourself permission to let go. Old toys, while sentimental, could be donated to children who will use them and free up space for the activities your kids might be currently enjoying. Adding a storage system with doors is a great way to keep your newly organized garage looking clean. Unique storage solutions like a wall system for hanging toy baskets and ball nets keep things accessible for kids!

GETTING YOUR HOME READY TO SELL Getting your home ready to sell is the first step when listing your home with a real estate agent. Putting your best foot forward will help you sell your home quickly and for top dollar. Here are a few tips to get your home on the market.

1

» CHOOSE A LISTING DAY

Don’t feel pressure to put your home on the market right away. Give yourself a weekend or two for completing repairs or a few weeks for larger projects. Make a list of what needs to be done and set a reasonable deadline.

2

» CLEAN HOUSE

Don’t let odors, dirty floors, or dusty surfaces make a bad first impression on a potential buyer. Before listing your home (and throughout the selling process), give everything a deep cleaning. Consider calling professionals to help ensure that your place is in pristine condition.

3

» GET A SECOND OPINION

It is easy to overlook issues in your home. You may have lived with a door that won’t shut or trim that’s not painted, so these things might go unnoticed. Prospective buyers will see these issues, however. Invite a friend over and ask them to be honest about how your house looks inside and out. They might mention things you’ve never even thought of—use their suggestions as your to-do list.

4

» OPEN UP THE SPACE

It’s almost impossible for people to look past clutter. Take time to pack away personal knick knacks, toys, and extra furniture that might make rooms look small. This isn’t a garage sale, it’s a house sale so show off your house! Everything should add to the overall design of the home; if it doesn’t, move it out. Consider renting a temporary storage unit if you need more space.

5

» DON’T UNDERESTIMATE STAGING

People are better able to envision their life inside a potential home when furniture and design elements showcase the home’s best features. While you love the way your home is set up, there might be a better, more attractive way to arrange your rooms. A quick Google search on home staging will offer you pages of free advice. And remember, “staging” doesn’t have to be complicated. It could be as simple as purchasing clean kitchen towels or new bath mats to be put out right before a showing.

32 | YOU R HOME M AGA Z IN E

6

» FRESHEN UP WITH PAINT

A fresh coat of paint will transform your home. Dings and scratches disappear and walls are vibrant again. Just make sure you stick to neutral colors. You might like bright pink, but the new owners may not. This isn’t your home anymore, it is an asset, so don’t worry about your personal preferences. You’re moving to a new home soon—there will be plenty of creative space there!

7

» FOCUS ON CURB APPEAL

8

» TIME FOR A SHOWING

The outside of your home makes the first impression so give it proper attention. Sometimes people won’t even enter a home if they don’t like the exterior. Give the walls and roof a thorough power-washing and complete any minor repairs. Lay out fresh mulch, sod that bare patch in the lawn, remove toys and excessive ornaments, and make sure the lawn is mowed. You never know when someone will drive by.

Finally all that hard work paid off and someone wants to see you home! Now what? Have a plan in place. At this point, you’ve already decluttered and deep cleaned, but before you rush out so your real estate agent can show the home, here are a few quick tasks: • Clean all dishes and put them away—empty the dishwasher as well • Make the beds • Put clothes away—make sure no laundry is in the washer or dryer • Vacuum and sweep every room • Wipe down all counters, sinks, and appliances • Have clean and unused linens ready to put out right before a showing

Organic Textiles for Your Home

W

e discussed removing chemicals in your home on page 16, but if you’re looking to make changes beyond eliminating harmful household cleaners, consider replacing your linens with organic versions. Cotton is one of the most heavily sprayed crops in the United States, and the chemicals used during the conventional growing process may leave traces on the fibers used to produce your sheets and towels. Organic options come from cotton (or other natural fibers) grown without the use of pesticides, synthetic pigments, and bleach, making them hypoallergenic. The lack of chemicals used during the manufacturing process means these sheets are less likely to cause

42 | YOU R HOME M AGA Z IN E

a reaction in people with skin sensitivities and can be beneficial for asthmatics. Organic fibers allow for ventilation and air circulation which helps absorb moisture. Cotton, in particular, can absorb up to 20% of its fiber weight before feeling damp to the touch. When used in sheets, organic cotton wicks away body moisture which then evaporates, keeping your body cool and dry. Another reason to switch to organic linens is sustainability. Organic production replenishes and maintains soil fertility. Using natural fertilizers, as opposed to toxic pesticides or fertilizers, contributes to the building of biologically diverse agriculture which helps

preserve land health for future generations. You might see “pure finish” sheets which simply indicates that no chemicals were used during manufacturing, but this isn’t the same as organic. Also, most wrinkle-free or easy care sheets are processed with formaldehyde, so steer clear. Organic linens are also biodegradable and will be broken down by living organisms if you decide to replace them. For example, most biodegradable sheets can return to nature in as little as two weeks. This means less waste in landfills! Don’t worry about durability, however. Organic cotton or linen sheets are still very durable. These linens are completely safe to wash

and dry in a regular washing machine and dryer, making them very easy to care for. While you can find organic bedding in a variety of fabrics, especially with its growing popularity, cotton or linen are the easiest to source. Home textiles like towels, pillows, and throw blankets are also increasingly available in more natural materials. If you feel you’d like to replace your current linens, here are a few beautiful and healthy organic options for your home.

Cotton

Easily the most popular fabric for sheets, cotton is durable, breathable, soft, and easy to care for.

The most popular varieties are Egyptian, Pima, Upland, and MicroCotton®. This is also the easiest organic bedding source.

Linen

Naturally derived from the flax plant, linen is heavier than cotton and about 30% stronger. The finest linen typically comes from Europe due to the optimal climate and rich soil.

Tencel®

A brand name for fabric made out of eucalyptus tree wood pulp, Tencel® is soft, durable, and naturally antimicrobial, meaning it can kill or inhibit the growth of microorganisms.

Silk

Real silk provides a cool and smooth feeling and is hypoallergenic. Silk does come with a high price tag and is higher maintenance because of the delicate fibers.

Bamboo

Bamboo sheets are usually made from rayon which is produced when the bamboo pulp is put through a chemical process. Be careful with Bamboo—the manufacturing process often utilizes harmful chemicals and can be difficult on the environment, making it less eco-friendly than manufacturers sometimes claim.

WOR L D CLASS DESIGN a home with global vision BY KITT WALSH PHOTOGRAPHY BY GIOVANNI PHOTOGRAPHY

T

he charm of this Olde Naples home is the classic ‘cottage’ enhanced with 21st century luxury and style. This 4,880 square foot home is an oasis of comfort, infused with exotic influences. With four bedrooms plus study and four and a half bathrooms, this home encompasses the best in Naples living with a global style that makes it truly stand out. This home is offered by Olde Naples Real Estate at $5,495,000. When the team at Jeffrey Fisher Home approached this speculative home project in 2014, they imagined the prospective new owners and created a home they felt they would love. “We imagined them as having traveled the world, collecting many lovely things, honing their taste and suffusing their home with hints of exotic locales like India and Morocco,” describes Jeffrey Fisher. “Like the riads in that part of the world, behind a discrete exterior lies a tranquil oasis.” G.O. Thornhill, owner of Salem Homes, and developer of the property, found the project a unique challenge—ensuring that the home maintained a warm, welcoming feel, regardless of its generous size. “The home makes great use of outdoor space for entertaining, while the louvered doors and shutters help it to remain private,” says Thornhill. BBA Development built the home according to their “built solid” trendsetting techniques and aggressive schedules, setting them apart from others in the field. Vice President of BBA, Jim Longwell explains, “We integrate modern designs with cutting-edge materials and decades of construction knowledge to create homes second to none.”

global vibes Stepping into the foyer, one is greeted with a colorful Kilim rug and an oversize jade bottle decorated with beads, both set on French white oak wide-plank wood flooring from Legno Bastone. Found throughout the home, the flooring is handcrafted by European artisans, following the tradition first begun in the 1800s by the great-grandfather of the current owner, Arturo Guido. “I needed a subtle underpinning to complement not only the serene elements of the home, but the colorful ones as well,” says Fisher, “and Arturo brought sample after sample, until we achieved exactly that light golden, mauve/gray tone, reminding me of the smoky skyline at dusk outside Marrakech’s souk.”

traveler’s retreat As part of the home’s neutral backdrop, sheer linen window treatments are repeated throughout the home, with the same drapery hardware in different finishes providing visual consistency. The great room boosts cream linen couches, accented with tribal patterned linen pillows. An antique end table, wood blocks and Indian drums take the place of a more traditional coffee table. Brass-mounted Colonial Revival leather trunks, featuring brass studs, and matching leather and chrome armchairs were discovered at MP Interiors. Principal of MP Interiors, Mark Fanta states, “Fisher’s well-trained eye and sophisticated approach results in a refined elegance that is unmistakable. The pieces that Fisher selected seem to bridge the Old World and add a bit of retro elegance to the new.”

function meets style The streamlined kitchen was designed for entertaining with two Calacatta marble-topped islands (one featuring a trough sink, for icing champagne) and off-white custom cabinetry designed by Martin Bess of Design Studio by Raymond. “G.O. Thornhill, Jeffrey Fisher, and I sit down whenever we begin a project and have a discussion about the look and feel we are trying to create with the cabinetry,” explains Bess. “In the kitchens, we try our best to create a space that will function well for the new homeowner. A space suitable for the new owner to be part of the party, while at the same time playing the host,” describes Bess. The same Calacatta marble was cut, polished, and beveled to create a reflective backsplash, while four hanging pendants, inset with crystals, form a fantastical light pattern on the ceiling when evening comes.

delightful dinners The dining room seats eight on reupholstered vintage “Lion In Frost” lucite chairs at a glass-topped table with a metal tree root base. adventurous inspiration In the study, Fisher hung the art in a gallery-style on two facing gray grasscloth walls. Borrowing from an age-old European hanging technique, Fisher shares that it helps make any art collection appear more important when hung en masse. The quartet of mid-century modern chairs is upholstered in complementary gray suiting fabric. The patterned silk window treatment and the copper lattice chandelier add textural interest.

exotic dreams The master bedroom’s focal point is the Indonesian wood carving above the bed, the pattern of which is echoed in the fabric of the window treatment. Gray Parson end tables hold Fisher’s favorite pieces—a pair of refurbished brass inlaid Indian lamps—and a Chippendale-style accent table adds a nod to tradition. The massive vintage oak dresser, opposite the gray linen upholstered bed, anchor the room.

white artichoke pizza 10 oz. pizza dough, homemade or store bought 1 tsbp. extra virgin olive oil 3 cloves roasted garlic, minced 1/4 cup grated or shredded Parmesan cheese 2 cups shredded mozzarella cheese half of one small onion, chopped (optional) 1 13 oz. can artichoke hearts, drained and sliced fresh ground pepper, to taste Italian parsley and baby arugula for garnish

Preheat oven to 475°F. If using store bought dough, remove from refrigerator and allow it to rest as the oven preheats. Spread out your dough on a 12 inch pan. Use your fingers to push dents into dough or gently pierce with a fork all over. Brush dough with olive oil to prevent a soggy pizza. Top the dough evenly with the garlic, then sprinkle Parmesan and mozzarella cheeses, onions (if desired), and artichokes. Bake pizza for 12-15 minutes, until edges of crust and cheese are lightly golden brown. Remove from the oven and add herbs and pepper if desired. Slice, serve, and enjoy! Yields one 12-inch pizza. 52 | YOU R HOM E M AGA Z IN E

fresh strawberry mojitos

easy caesar salad dressing

12 oz. strawberries (21/2-3 cups)

1 cup white or dark rum

2 cloves garlic, minced

1 cup mayonnaise

1/3 cup fresh lime juice

1 cup seltzer

1 tsp. anchovy paste

1/4 cup granulated sugar

mint sprigs, lime wedges, & strawberries for garnish

2 tbsp. lemon juice

1/3 cup freshly grated Parmesan cheese

1 tsp. Dijon mustard

1/4 tsp. sea salt

1 tsp. Worcestershire sauce

1/2 tsp. black pepper

12-16 fresh mint leaves

In a large pitcher, combine the strawberries, lime juice, sugar, and mint. Crush for about one minute with a muddler or wooden spoon until the sugar is dissolved. Add in your rum of choice and stir until combined. Fill four glasses three-quarters full with ice, and divide the mojito mixture among them. Top each with 1/4 cup seltzer. Garnish as desired with mint sprigs, lime wedges, and strawberries. Yields four servings.

Whisk together minced garlic, anchovy paste, lemon juice, mustard and Worcestershire sauce in a medium bowl. Add the mayonnaise, Parmesan cheese, salt and pepper and whisk until combined. Sample and adjust with salt and pepper to your preference. Store in the refrigerator up to a week. Yields ten side salad servings. Note: we added cherry tomatoes, fresh Parmesan and croutons as garnish.
