t’s no secret that land is at a premium in southwest Florida. With a new community springing up seemingly every day, and growth pushing further east, buyers often feel like they have to sacrifice location to get a home they will love, especially if they are looking for new construction. Jennifer Springer of The Orchid Group at Premiere Plus Realty and Mike Soule of Gulfshore Homes are here to say that isn’t true. With a little imagination and the right team, it’s possible to transform a home into the perfect place for you and your family. A great example of a buyer getting everything they wanted is this project located in Miromar Lakes. “Miromar Lakes is a wonderful, established neighborhood and people love the community and the amenities.

This home was built in the early 2000’s and like many in the neighborhood, it needed updating.

The buyers fell in love with the location and the premier lot with amazing views but knew the home wouldn’t fit their growing family’s needs,” explains Springer. With older children beginning to start their own lives, the buyers wanted to create a private space for each new family unit so everyone could enjoy southwest Florida and their vacation home. Springer suggested they partner with Gulfshore Homes to create their dream home.

“We were brought in before they even purchased the home to help them both see the possibilities and reassure them that their ideas could be implemented in this location,” Soule explains. “We understood what they saw in the lot and agreed that this could be a fantastic location for a family retreat. We were also able to assure them that we could work within their budget.” In fact, the budget informed

their decision to make a fresh start from the ground up. Only two walls from the original structure remain, while the rest of the home is now completely new. As the buyers began to tell the team what they wanted, it became apparent that it would be more cost-effective to simply start over than to work around the existing layout.

Effective Elevation

(OPPOSITE) Throughout the home, elegant neutrals were used to create a serene and sun-filled home, and the foyer sets the tone for the rooms beyond. The foyer’s crown jewel is the unique lighting feature with crystals that seems to drip from the ceiling like beads of water. Channeled walls are accented by metallic wallpaper that adds shine to the space. A white-lacquered console with plenty of movement pairs well with the dark wood of the front door and the decorative stone inset.

(ABOVE) At the front of the home, the older style Mediterranean accents were replaced with more modern elements. The tower was raised, the arches squared off, and stone was added to create a beautiful elevation that is now contemporary and clean. “We also extended garage by four feet to create room for a larger master bath and then added an extra garage and golf cart bay,” says Soule. The new paver driveway matches the colors found in the flat concrete tile roof and stone facade.

Lush landscaping and details like the Bahama shutters are used to create the feel of a far-off resort and sets the tone for the home’s vacation purposes.

Seeing Double (ABOVE) Two different types of stone, Pompeii quartz and graphite marble, were used on the kitchen’s double islands creating the perfect place to prepare a meal or host a party. No matter how large a home is or how great the other rooms are, the kitchen is where people congregate, so Gulfshore Homes created a space that could hold the whole family. The double islands also solve the storage problem open kitchens present by making up for the storage lost when there is only one wall for upper cabinets. Tile was added to the main kitchen wall to create a feature wall that not only adds a beautiful visual element but also helps balance the marble and large fireplace on the opposite wall. Wolf and Subzero appliances finish this important room.

Open Interiors (TOP) The home is bright and welcoming thanks to the updated great room designed by Gulfshore Homes. The original room had a distinctly dated vibe with coffered ceilings, dark tile, and walls that closed in the main living areas. Now, this area has been transformed into a modern, open space perfect for both entertaining and family time. Toffee-toned wide plank oak floors provide the foundation for the room, while a large sectional with deep and comfortable seats facilitates relaxing conversation. Above, decorative trusses were built on-site to ensure a perfect fit. “Originally we had a much more detailed ceiling planned but as we got into the renovation we decided to scale it back to create a clean look that makes a big impact,” says Soule. The soft blues, seafoam green, and grey found here, and throughout the home, are inspired by its waterfront location.

Dinner and a View (BOTTOM) One space that takes full advantage of the view is the dining room with expansive sliding doors that open to create the perfect dinner party setting. The dark and modern table is accented by ivory upholstered chairs. Elegant drapes in a steel-toned fabric frame the windows and are a wonderful companion to the blue and ivory area rug. The ceiling is a contemporary study in color and texture as dark crown molding, backlit with LED lights, and tongue-and-groove accents provide a beautiful depth to the room.

Home Spa (BELOW) The master bath represents one of the biggest changes in the home. Now larger and more functional, the spa-like room features inlaid natural stone, glass tiles, and a large steam shower with a fantastic rain shower head that was a last minute addition to the bathroom. While in Europe, the owners experienced a Grohe electronic shower system they loved and wanted to incorporate one into their new home. Mid-framing plans were changed to accommodate the new shower and the ceiling was built to house the electric system and pipes leading to the shower head. Thanks to newly bumped out garage space, the vanities are now larger for more function and visual impact. A beautiful freestanding tub finishes the space.

Movie Night (ABOVE) The theme of unique ceiling details is carried into the versatile club room. This is the perfect place for a gathering, reading a book alone, or for a family movie—the new owners wanted a room could be used for multiple purposes. “This room wasn’t a part of the original home but it made sense given the space we had and the owner’s need to create another gathering area,” says Soule. The room overlooks the lake, so whether they are watching a movie on the 110-inch screen which comes down in front of the custom Maple wood built-ins, or playing a family game, the water is never out of view.

Sweet Dreams (ABOVE) French doors and the addition of four windows on the headboard wall create a light and bright master bedroom. Roman shades are used for privacy and bring in a pop of aqua that is accented by the light bedding. Behind the headboard, a champagnecolored folding screen gives the room a little shimmer. Coffered ceilings were removed and a more modern white wood ceiling was added.

Take a Lap Outside, the task was to create a pool for a homeowner who loves to swim. “We wanted to make it beautiful but also keep in mind that she was a college swimmer and still uses the pool as a main form of exercise. We needed to make a pool that would also facilitate relaxation since this is a family home, so we added a seating edge around the perimeter. Once that was added, we then had to think about how she would make her turns in the water so the length and depth had to be calculated correctly for a comfortable swimming experience,” says Soule. The large lanai was updated to create enough space for the family to gather and the outdoor kitchen and grill now provide the perfect kitchen experience when the weather is comfortable.

MAKING SENSE OF INSURANCE

BY J E N N I FE R T U D O R It’s that dreaded nine-letter word—insurance. We’ve all got it, in fact, some of us have lots of it and it’s one of life’s “necessary evils”. But how many people truly understand the policies that we pay for year in and year out?

Let’s take a look at the basic homeowners policy. For most, our homes are our largest assets and as such we want to protect them. Your homeowners insurance policy then should be set up to protect that prized asset, and prevent financial loss to you, the homeowner. But what does that really mean? Have you ever tried to navigate your way through your policy in hopes of better understanding exactly what is covered and what you are shelling out all of this money for? If you have, you’ve probably given up about halfway through the first page. Today, let’s take a moment to examine the basics.

First, your policy is set up to protect the structure itself which is outlined under the “dwelling” portion of your policy. Remember this value reflects the amount to which it would cost to replace the existing structure. Items such as land value, lot premium, and/or purchase price are not good indications of what should be evaluated when calculating this value. In addition, this will cover any other items physically attached to the home,

such as a pool. While we are addressing pools under the property coverage portion, another important item to consider is the pool cage. Many carriers insure the pool cage only by endorsement (an add-on to your basic policy) and some will not offer coverage to this item at all. As damage to or loss of a pool cage structure is extremely high in the event of a hurricane, be sure to check your policy to verify that it includes this valuable coverage.

The next coverage, which may or may not apply is your “other structures” coverage. This item is set up to protect any structures that are not physically attached to the main structure—detached garages, fencing, workshops, or a shed. Many carriers will include this coverage as an automatic percentage of the dwelling coverage, generally 2-10%.

Another item to review carefully is your personal property coverage. This will cover the loss of any personal belongings, furniture, and electronics.

For this item, there are two types of loss settlements- replacement cost and actual cash value. With the actual cash value option, your belongings are covered for their current replacement cost minus depreciation. Depreciation will be determined as the total decrease in value of an item due to its age, condition and other contributing factors. The second and most common

type of loss settlement is replacement cost. In this case, your belongings are covered for the amount that it would cost to replace that same item at the time of the loss. For this reason, the replacement cost coverage does carry a higher premium. In addition to considering the type of loss settlement, you will want to also consider the actual items you are insuring, and whether your policy is adequately covering those items-especially in the event of a loss due to theft. Did you know that most policies have a maximum amount that they will pay out on items like jewelry, fine arts, furs, and firearms, which generally maxes out at around $2,500? For items of value, it is important to consider scheduling those items onto a personal articles floater to ensure financial protection.

In the event that you are unable to live in your home due to a covered loss, your homeowner’s policy will also afford coverage for such a situation through the “loss of use” coverage portion of your policy.

This item is generally a pre-set amount determined as a set percentage of your dwelling coverage.

Yet another important coverage included under your homeowners insurance package is your liability coverage, which will generally include a separate limitation for medical payments. These items are set up to directly protect you and your family’s assets in the event that someone sues you for damages incurred on your property, or as a direct result of a member of your immediate household. Keep in mind that most policies will have either separate exclusions or endorsement requirements for animals (even household pets) as well as trampolines, watercraft, ATVs and pool slides/diving boards. Be sure to consult with your agent if you feel that any of these exclusions could result in a gap in coverage.

As you probably know, in the event of a loss there will still be some financial obligation that remains on your shoulders, prior to any payment being made by your insurance carrier. These amounts are of course known as your “deductible”. For this reason, it is important to choose a deductible that fits your financial comfort level. Policies including

wind will have two separate deductibles. Your first deductible, known as your “all peril” deductible will be a fixed amount (ie. $1,000, $2,500). This deductible will apply to any covered losses other than a “named storm”. Your second deductible will be your hurricane deductible, which for many years was required to be a set percentage of your dwelling coverage (typically 2, 5, or 10%), however there are many carriers that now offer either a diminishing or flat hurricane deductible, which can significantly reduce your out of pocket obligation. You will note that of course, there is a direct relationship between the deductibles you select, and your total premium—the higher deductible option selected, the more you can expect to reduce your total premium, and vise versa.

On that note—flood insurance, flood insurance, flood insurance! Time and time again, I explain coverage to my clients and I get the same response—”right, but if we have a hurricane, and we get so much rain that it causes water to rise into my property, my homeowners policy will still cover that, right?”

—Wrong.

Unless you have purchased by separate endorsement, your homeowner’s insurance policy specifically excludes such coverage. Any rising water, as an act of God, is covered only under a flood policy.

For more information, I encourage you to visit floodsmart.gov which is an excellent resource for homeowners interested in evaluating their potential risk.

The last thing to consider is your availability of credits. From the roof that you recently replaced, to the security system that was just installed, or the guard that greets you in your community, there are all kinds of credits available to homeowners in our area, so make sure that you currently receiving any and all credits that you may be eligible for. In addition, if you have not had a wind mitigation inspection completed on your home, and it was built prior to 2002, you are potentially missing out on 30-40% in premium reductions based on items ranging from the shape of your roof to the way your roof deck is attached. Consult with your agent to make sure that you are maximizing your savings!

HEN LAURIE WALTER was asked to design the interior for this beautiful Talis Park model, she was stepping into a familiar world. “This is actually my personal home’s layout, so I had a great advantage with knowing how the condo lives and feels,” she explains. Working with WCI for Lennar, she wanted to create a modern space with comfortable touches added through color, texture, and light. “People are so drawn to this space because it is friendly and open, and are then are surprised to find that as a condo it lives like a single-family home.” Her design infuses a feeling of modern coastal living perfect for the neighborhood’s location and residents.

Elevator Entry In the entry, shiplap is the star. Made popular by home and garden TV shows, this material works so well in our coastal environment. Benson Cobb artwork has been hung over a chrome entry table which adds a pop of contemporary style to the versatile shiplap, giving it a modern feel. The diagonal, faux wood porcelain tile is the perfect base for this contemporary home.

Group Seating In the great room, two seating areas were created to help define the open space. Four chairs by Precedent in a light linen fabric have been placed around a matching bench to create a comfortable chat area. Further into the room a sectional with 20-inch accent pillows surrounds a glass cocktail table with faux horn legs, an element Walter says is one to look for in the design world as it continues to grow in popularity. Drapes add an infusion of ultramarine and the color blocking pattern is fresh and contemporary. The room is illuminated by Kichler chandeliers and the space is further delineated by a drop down ceiling feature over the chatting area.

Dining Center The eat in kitchen is the perfect blend of a casual space and elegant entertaining area. The dry bar adds a convenient serving area and houses a beverage center. “I wanted to keep the area open so a glass top table from Sunpan was chosen. The reflective chrome legs on both the Palecek chairs and the table adds to the lightness of the space,” Walter explains. Cornices in a modern, geometric tone-on-tone pattern complements the chrome and acrylic chandelier.

Den Envy The den is a cozy space and thanks to the sleeper sofa that can create an extra guest bedroom. The cobalt blue linen ties the space into the great room and wood legs lend a more casual feel. Above the sofa hangs an original piece of art and a wonderful modern desk and chair combo balance the room. Walter explains, “When possible, I like to use a dining chair as a desk chair so it can be used for overflow if there are extra guests. It’s an old trick of the trade!” Cabana striped window treatments add interest and frame the room’s focal point, the lanai and view beyond where pops of blue are repeated in the outdoor furniture. A hide rug and silver bunching stools finish the room.

Master Space In the master bedroom, Walter wanted people to feel peaceful as the entered the space. She believes the master should be a retreat saying, “This room has to be a calming, tranquil space so I chose to use my new favorite neutral, City Loft by Sherwin Williams. It looks beautiful next to white trim.” The height of the tufted headboard complements the size of the mirrored chests placed at either side of the bed. In larger rooms, Walter suggests using larger furniture pieces as nightstands as they help balance the space. At the foot of the bed, a bench by Precedent offers storage and seating. This bench is customizable making it the perfect piece for any room and design style

Thoughtful Host The king guest bedroom is the perfect space for out of town guests to relax. A unique window seat creates a sun-drenched reading area with a cornice in a beautiful cornflower blue. In fact, the cornice color was so loved by Walter and her team it served as the inspiration for the whole room. The bed, by Bernhardt, has been given comfortable bedding and accent pillows with a touch of elegant shimmer. Modern stools at the end of the bed bring in the chrome used in the main living areas and give guests a place to put luggage as they unpack. In the corner, a faux tree stump has been placed next to an accent chair continuing the theme of a modern, warm coastal home.

Light Vibrance A second guest bedroom offers a vibrant contrast of orange and grey and silver. “This particular room is difficult to arrange because the only wall that can be used as a headboard wall also has windows,” explains Walter. Her workaround was to choose a bed by Wesley Allen with a low profile so the light could still stream through.

She then added bright orange lacquered night stands with chrome bases from Worlds Away and paired them with solid Gallery Design lamps.

Echoing the drapes in the great room, Walter once again used color blocking to create a contemporary window covering and has finished the room by layering texture and color to create a polished space.

Outdoor Excellence The lanai feels like an extension of the great room thanks to the continuation of the tile from inside the home. The area is covered and screened in for shade and bug protection. A fabulous concrete table by Urbia is the perfect piece for this indoor/outdoor space. A seating area with Zuo chairs is accented with pops of blue that complement the colors of the great room just beyond. Walter suggests keeping outdoor colors similar to inside ones but ramping up the intensity.

BANFF NATIONAL PARK ALBERTA, CANADA

Located within Alberta Canada’s Banff National Park, Banff is a resort town known for spectacular wildlife viewing and sightseeing. Mt. Rundle and Mt. Cascade create the iconic natural skyline and the main thoroughfare hosts shops and restaurants as well as château-style hotels. While the park is great for hiking, paddling, and mountain biking, in winter it has incredible downhill and cross-country skiing thanks to the mountain-filled landscape. There are three major downhill ski resorts in the park—Lake Louise Ski Resort, Sunshine Village, and Mount Norquay.

Combined, they offer a large skiable terrain on top of the back country trails available throughout the park. You can also enjoy wildlife tours, ice walks, snowshoeing, and dogsled and horse sleigh rides. After you’ve hit the slopes, warm up in the geothermal Banff Upper Hot Springs, which is the original reason for the national park’s creation.

TRONDHEIM, NORWAY

While Trondheim is not a big city by European standards, it is the third largest in Norway, and the country’s historic capital, which means there is a wide range of things to do and see. From its colorful warehouses, beautiful waterways with quaint fishing boats, and lovely wooded hills, Trondheim is extremely photogenic, so visit with cameras charged. Beyond the city’s outskirts there’s a range of wilderness to wander through. While the city has many sights to explore, the Nidarosdomen cathedral is something you won’t want to miss. The intimate city center is combined with exciting shops making Trondheim a popular city for shopping. Here you can enjoy many independent shops selling unique items, particularly in historic Bakklandet. Trondheim also has a strong focus on local food and many establishments serve a wide range of excellent locally brewed beers.

REYKJAVÍK, ICELAND

Reykjavík is the capital of Iceland and the country’s largest city. Located on the southern shore of Faxaflói Bay, it is home to around 128,000 people. It is also among the cleanest, greenest, and safest cities in the world. If you’re interested in history, take a trip to the Settlement Exhibition built around an unearthed Viking longhouse or the National Museum. The Saga Museum or Old Harbour are great places to learn about the area’s maritime history.

For art buffs, the Reykjavík Art Museum and National Gallery feature cutting-edge Icelandic design and edgy contemporary art galleries showcase emerging and internationally famous Icelandic artists. No matter how long you spend in Reykjavik, make sure you take a trip to the countryside. Just outside the city the snow-capped mountains, churning seas, and crystal-clear air hint at Iceland’s ancient past. Iceland is a great destination for viewing the Northern Lights with tours from Reykjavík available from September to April, the prime Northern Lights months.

Winter, even in Southwest Florida, comes with the desire to enjoy comfort foods with friends and family. Classic dishes like succulent roast chicken, creamy broccoli cheddar soup and rustic bread are sure to please and satisfy any hearty cravings this season!

easy roast chicken 1 (5-6 lb) roasting chicken

2 tablespoons butter, melted

Kosher salt

1 large yellow onion, thickly sliced

Freshly ground black pepper 1 lemon, halved 1 head garlic, cut in half crosswise

1 fennel bulb, cut into wedges with tops removed Olive oil

Preheat oven to 425°F. Remove the chicken giblets and rinse the chicken inside and out. Remove any excess fat and pat the outside dry. Liberally salt and pepper the inside of the chicken. Stuff the cavity with lemon halves, and all the garlic. Brush the outside of the chicken with the butter and sprinkle again with salt and pepper. Tie the legs together with kitchen string and tuck the wing tips under the body of the chicken. Place the onions and fennel in a roasting pan. Toss with salt, pepper, and olive oil. Spread around the bottom of the roasting pan and place the chicken on top.

Roast the chicken for 11/2 hours, or until the juices run clear when you cut between a leg and thigh. Remove the chicken and vegetables, place in a dish, and cover with aluminum foil for about 20 minutes. Slice the chicken onto a platter and serve!

broccoli cheddar soup 6 tbsp. unsalted butter

1/4 tsp. ground nutmeg

1 small onion, chopped

Kosher salt pepper

1/4 cup all-purpose flour

4 cups broccoli florets (about 1 head)

2 cups half & half 3 cups low-sodium chicken broth 2 bay leaves

1 large carrot, diced 21/2 cups (about 8 oz.) grated sharp cheddar cheese

Melt the butter in a large pot over medium heat. Add the onion and cook until tender, about 5 minutes. Whisk in the flour and cook until golden, 3 to 4 minutes, then gradually whisk in the half & half until smooth. Add the chicken broth, bay leaves and nutmeg, then season with salt and pepper and bring to a simmer. Reduce the heat to medium-low and cook uncovered, until thickened, about 20 minutes.

Add the broccoli and carrot to the mixture and simmer until tender, about 20 minutes. Discard the bay leaves. Puree the soup in batches in a blender until smooth; you’ll still have flecks of carrot and broccoli. Return to the pot. (Or puree the soup in the pot with an immersion blender.)

Add the cheese to the soup and whisk over medium heat until melted. Add up to 3/4 cup water if the soup is too thick. Enjoy with a hearty bread. Yields 4 servings.

simple rustic bread 1½ tablespoons yeast 1½ tablespoons kosher salt 6½ cups unbleached, all-purpose flour, more for dusting dough 3 cups lukewarm water, plus 1 cup for broiler pan Cornmeal for dusting

Mix yeast and salt into 3 cups lukewarm water. Stir in flour and mix until there are no dry patches—the dough will be loose.

Cover bowl with a dish towel and let the dough rise at room temperature for 2 hours.

To bake, sprinkle a little flour on the dough and cut off a grapefruit-size piece with a serrated knife. Turn the dough in your hands to lightly stretch the surface, creating a rounded top.

The bottom will be lumpy. Put your unbaked loaf on a pizza peel sprinkled with cornmeal and let it rest for 40 minutes. If you don’t have a pizza peel, a large cutting board works as well.

Preheat oven to 450°F. Place a broiler pan on the bottom of the oven and a baking stone on the middle rack. Heat the stone for 20 minutes.

Dust dough with flour, and slash the top with a serrated or very sharp knife a few times. Slide onto stone. Pour one cup hot water into broiler pan and shut the oven quickly to trap steam.

Bake about 30 minutes or until well browned. Cool completely.

Remaining dough can be stored in the refrigerator for up to two weeks.
