n our rushed world, where “off-the-shelf ” and “good enough” are too often a weak substitute for unique artistry and true craftsmanship, we sometimes underestimate what a difference skilled hands can make. Such hands belong to the Borelli family. Three generations of builders began when grandfather Vincent passed along his knowledge to his son, Mark, who in turn gave it to his son, Parker, who now serves as partner in the family business, Borelli Construction of Naples. The trio can point to more than 40 years of experience in building spectacular homes in Southwest Florida, yet only accept a limited number of projects a year. “We listen carefully to our clients and are very

hands-on,” explains Parker Borelli. “From the original design until we hand over the keys, we are right there for our clients, on-site everyday, lending our eye for design, our concentrated attention and our years of experience to help turn our clients’ visions for their home into reality.” The result of such personal attention to detail is a portfolio of stunning homes. One of the most recent is the model Borelli created at The Estuary at Grey Oaks. “We put a transitional modern twist on West Indies architecture, streamlining the design but retaining the use of stone, towers, and other accents, combining these traditional elements with a more contemporary look,” says Borelli.
glowing elevation
This 6-bedroom, 8 full-and 2-half bath home has 9,230 square feet under air, including an attached guest house, and is built on an expansive one-acre cul-de-sac lot backing to the lake and golf course in The Estuary at Grey Oaks. A five-car garage motor court is accessed via a porte cochère and a mix of tropical palms and tall oaks flank the home’s towering façade, which is attractively lit to evoke a softly glowing evening atmosphere.

French doors and a chair rail add traditional elements to the great room, furnished with contemporary pieces. Natuzzi leather settees and twin armchairs surround a marble-topped coffee table by Stone International. A custom built-in, designed by Borelli’s in-house cabinetry artisans, houses the TV. Large transom windows light the scene. The walls, painted with a grey blend made by Borelli with Sherwin Williams paints complement the Asian Statuary marble floor topped with a royal blue custom rug.
custom touches
The vaulted kitchen features soaring 17 foot ceiling - one of the benefits to not having second story above. The angled transom windows add another custom touch and flood the space with light. The backsplash and counter, created from a slab of Carrera Statuario marble, complements the custom cabinets finished in Sherwin Williams Hearthstone. The Sub-Zero and Wolf appliances are a chef’s dream. An island, clad in white marble by Luxor Stone serves as both prep space and a place for guests to perch on ivory Italian leather and chrome stools. The breakfast nook has room for six at the Natuzzi weathered grey wooden table with its frosted glass insert reflecting the light of the chrome and glass chandelier above.

A seating group covered in chalk white cotton with walnut accents and a matching table, all by Ralph Lauren, offer comfortable seating in the formal living room. Twin Bernhardt chests, with glass and parchment column lamps, sport metal filigree flowers and flank the linear gas fireplace with Mystery White marble surround. The coffered ceiling of the master bedroom hosts a “Flyte” Minka ceiling fan. Beneath, the Bernhardt bed, upholstered in grey wool and banded in nickel, rests on a Legno Bastone French White Oak “Roma” floor. The weathered grey nightstands and chest are also by Bernhardt, as is the silver leather stool at the bed’s foot. Lighting is provided by a pair of smoked glass lamps on the nightstands and two column lamps atop the bureau.
light-filled elegance
An oasis of soothing neutral tones and natural light, this master bath (one of two) has walls of custom cabinetry with nickel hardware, countertops of Calacatta marble, Kohler fixtures, and a freestanding Jacuzzi tub. Louvered shutters by Coastline filter the light shining onto the squares of the grey marble floor, which features a white Thassos marble inlay. One of the countertops creates a perfect vanity table served by the leather and chrome chair on casters.

A glass tile pool with spa and sun shelf takes pride of place on the shell stone deck at the rear of the home. A covered lanai with double facing fireplace, living area and outdoor kitchen benefits from motorized screens and shutters in inclement weather. DESIGNER Q&A with Claudia Leah
GREAT DESIGN MAKES FOR MERRY GUESTS
’T
is the season to gather ’round the table, enjoying bountiful meals with family and friends in celebration of the holidays. As you make your plans, a well-designed and organized home can help alleviate the stress of party planning and guest arrivals so take some time to make sure your home is prepped for this exciting and busy season. Amid the flurry of preparations for a dinner party of any size, let’s not overlook one very basic requirement—a place for every guest to sit. Considering tables and chairs may not sound as exciting as dreaming up holiday tablescapes, your guests will be much merrier if they have a comfortable place for their derrière. If a new dining table is in your near future, choose one that has at least one or two insertable leaves to extend your dining area. The extra
16 | YOU R HOM E M AGAZIN E
leaves can be stored under a bed when not in use. Some tables even have leaf storage built in. Once extended, there is still the seating situation to address. The average dining chair is 16–20 inches wide. A general rule of thumb is to allow three inches on each side to avoid bumping elbows at the table. But before you pull out the mismatched, uncomfortable, skinny folding chairs, try a dining bench. Cozy by nature, an upholstered dining bench with a smooth or tufted back and even slight arms will give you more tableside seating options and can double as a standalone furniture piece when not drawn up to the table. Most holiday celebrations revolve around good food and festive drinks. If you don’t have a built in bar area, don’t worry—you can still have a well-stocked and well-organized drink station. There are a plethora of bar carts on the market to match any design style and budget
and since you can wheel them through your home, they keep the party mobile. On the other hand, a stationary bar cabinet can function as a beautiful design piece when not in use. Cabinets also close, hiding unused glasses and bottles which is great if you like a cleaner look or don’t want to spend the time to make sure every bottle and glass is organized and neatly aligned. Hosting overnight guests? Little things like blackout window treatments, extra throws and a roomy reading chair will mean a lot but won’t compensate for an uncomfortable bed. Invest in the best mattress you can and take your guest room for a trial run. Sleep in it a few nights. Check the temperature and lighting throughout the day and sound levels at night. Adjust where necessary. If you don’t have a separate guest room, don’t despair—sleeper sofas have come a long way since the days of squeaky springs and bars down the middle. Memory foam mattresses and patented platform systems like those in the Comfort Sleeper® from American Leather® ensure a restful night for your guests. Adding furniture pieces to your Christmas wish list is a job for your experienced interior designer. High quality items are not quick ship items. Order now to outfit your home beautifully and comfortable for the holiday and winter season.
(RIGHT) Make the most of your entertaining space by storing bar items in beautiful furniture-like pieces. When not in use, they enhance the look of your room and then open up to provide the perfect drink station when the party gets going. (BELOW) Placing a simple Parsons-style counter height table with tucked-away stools at the back of a couch can add two to three additional seats, while serving as a sofa table or even desk when not in use for dining.

A STRONG FOUNDATION the benefits of using a natural finish on your hardwood floors
«
18 | YOU R HOM E M AGAZIN E
WHEN SELECTING HARDWOOD FLOORS, you’ll need to consider the finish. Unlike wood stains which are used to change the color of your floors, a finish provides a clear coat of protection that enhances the appearance and increases durability. Consumers may be surprised at the choices available for finishing their hardwood floors, which includes the eco-friendly option of an oil finish, one that we recommend for a variety of reasons. Oil finishes are natural, non-pollutant, non-toxic, and VOC-free with no biocides, no preservatives, and are lead/ benzene-free. They are produced from natural substances like vegetable oil and waxes made from purified, renewable raw resources. These finishes come with a milder, signature “oil smell” that will dissipate with time. Urethane finishes contain volatile organic compounds (VOCs), which are toxic and have a much stronger smell that can be an issue for people with allergies. Oil-based finishes tend to yellow or amber the color of the floor so take that into account when choosing this finish. One of the major benefits of using an oil finish is absorption. Instead of coating the top of the plank, oil soaks into the wood. Natural oil finish cures and hardens, forming a thin layer of protection from the inside. Oil finishes permeate deeper into the wood than traditional urethane products which means the end result is a stronger floor.
YOU R HOME MAG AZ INE | 19
An oil finish creates a matte appearance which makes scratches and dents less noticeable. It’s easy to spot repair this type of finish as the new oil will simply blend in with the old over a short period of time. When it comes to urethane, the scratch marks are more noticeable on both oilbased and water-based polyurethane finishes, oftentimes resulting in stubborn white lines which can be difficult to repair. Unlike urethane-coated hardwood, flooring finished with natural oils continue to look their best for years. Using specially formulated soap to clean your oil-finished hardwood helps maintain the finish. With proper care and maintenance, floors finished with this natural coating lasts for a lifetime and beyond. With each flooring purchase from Naples Flooring Company, every client gets a special all-natural flooring cleaner that is designed for the floor they selected. A hard wax-oil finish is another great, natural choice for your wood floors. The wax saturates the wood and acts as a barrier against stains and moisture but the cells of the wood
20 | YOU R HOM E M AGA Z IN E
aren’t closed off so your floors can breathe. This can also prevent mold growth. Because it hardens the wood, hard-wax oil extends the life of your floor, making it look new longer. Hard wax-oil finished floors are more waterresistant than urethane-finished floors because the wood is able to easily expand and contract. A polyurethane-finished floor essentially has a plastic film over the wood, which can trap moisture leading to a higher chance of mold. This also means you could wind up with costly damage you have to repair or replace later on, shortening the life of your floors. UV-cured finishes are another option that are typically 20 to 40 percent more durable than conventional urethane finishes. Not only do they protect against early-use wear and tear, but they also offer greater long-term durability which further prolongs the life of the wood floor. UVcured finishes are also low-VOC which helps you keep your indoor air quality and your home environment safe. Like oil-finished floors, UV-cured hardwood floors offer a beautiful matte look
which will help you easily repair scratches. Safe, durable, long-lasting, easy to repair—oil finished floors are the best option for your Southwest Florida home.

Giving Your Furniture a New Lease on Life MAYBE YOU BOUGHT your dream home as a furnished model but the furniture doesn’t match your current tastes. Or perhaps you are just changing up your design scheme but know your current pieces are still in good shape and don’t want to throw them out. For most people, they immediately consider calling a local charity to donate their unwanted, yet still usable items. While that is a great option, there is a second route you might not be as familiar with—consignment. Consignment has been called the recycling
22 | YOU R HOM E M AGA Z IN E
of the design world. You are able to make a little cash for your gently used furniture while helping the planet at the same time. Secondhand furniture, since it already exists, does not use any raw materials or energy to be produced, packaged or shipped which reduces waste. It is the new “green”—good for the planet and good for your wallet. So how does one consign home décor? First take a look at your possessions. Consignment stores are looking for all kinds of home items, not only furniture, so don’t overlook rugs, other
textiles, and your artwork. As you assess, you need keep an eye out for imperfections, gouges, chips—anything that can reduce the value of the piece for a prospective buyer. It should be noted that most consignment shops will not accept items from homes with pets or smokers. The hair, dander, and other allergens from pets and the lingering smell from smoke require deep cleaning and reupholstering fees are just too high. Take several clear and well-lit photos of the piece(s). Don’t try to hide the wear-and-tear. The more information you can provide about
the piece, the easier it will be for the consignment shop to decide if it is marketable. Either email your photos (with an explanatory note about the items you’d like to consign) or take your phone with the photos to the consignment shop and ask about their interest in what you have to offer. The items will be assigned a scale of desirability by the experts in the shop who know what sells and in what condition things must be in order to do so. If the scale is say 1-10 with 10 being the highest, consigners usually only want items in 7-10 range. Sometimes this can be an emotional process so if a shop chooses not to take your items, remember it’s not a personal decision. You have loved your furniture but you need to be realistic about the market and what other people are looking for. If you have too many items or if they are too large, the consignment team will agree to come to your home to see what you have and may be able to help arrange a mover. Once the consignment shop has decided on the pieces they think are most likely to sell, you will be asked to sign a “Consignment Agreement”. This is a contract indicating what the shop is attempting to sell for you, at what price and what commission they will take out of the purchase price. The consignment shop takes it from there, contacting its customer base, as well as professionally merchandising your furniture in their retail gallery. Once the item is sold, a check will be issued with your percentage of the sale. You are able to make a little extra money, another homeowner furnishes their home the green way, and your beautiful furniture is loved once again. Consignment is a win-win for everyone.

VERYONE KNOWS THE KIND OF outdoor living space they want. Something that’s comfortable, beautiful, and efficient in which to entertain your family and friends. A place where you can gather, cook a delicious meal, and enjoy the balmy days and stellar sunsets of Southwest Florida. You also want the design to complement your home and the construction to endure. But where do you start? At the Outdoor Kitchen Place, we know that designing your kitchen can be an overwhelming experience when you don’t know where to start and what things to consider. We always encourage people to bring in photos of their home, site plans, even some basic measurements as you
26 | YOU R HOME M AGA Z IN E
begin to create the space. Some of the questions that might come up: What do you plan to cook— a few burgers occasionally or steaks every Sunday? Do you prefer cooking with gas, lump charcoal, infrared, wood pellets? How many people will you usually host? Will you want to include features like fountains, fireplaces, and pizza ovens? We’ve put together a few things we think are important when designing your outdoor kitchen. LOCATION » The location of the kitchen is a good starting point to consider. If the kitchen is close to the house, sometimes conveniences like plumbing and electricity are easily accessible. This will save you money, considering most
equipment utilizes electricity. If you will need a sink, plumbing will be necessary. You also want to locate the kitchen so that it is not blocking any views and if it is against a wall, proper ventilation should be planned accordingly. The location of the sun is another factor, especially if refrigeration is needed. STYLE & SHAPE » Obviously, there are many different shapes and styles of a kitchen designed specifically for your space. Do you want a seated bar area around the kitchen? In this case, an L- or U-shaped kitchen may be suitable for your needs. The positioning of the grill is very important because you don’t want smoke blowing
often put up against a wall to save space, or placed under the enclosed area of the lanai. BUILDING MATERIALS » There are many options today as far as building materials are concerned. A kitchen can be covered with stone, tile, porcelain, or any other material that is heat- and moisture-resistant and coordinates with your backyard theme. With these types of kitchens, we usually suggest 304 stainless steel doors that will not rust or pit in your outdoor area. If you are looking for a wood grain look, we suggest using a polyurethane cabinet, such as Naturkast, which is made from high density resin that is not affected by the heat and moisture. Choosing the right counter in your new outdoor kitchen is also very important. Surfaces that stand up to food prep and can also handle the humidity and heat and the sun should be considered. Quartzite is one of the countertop materials recommended for outdoor use, not to be confused with quartz which has no UV protection and could actually bend and flex in the heat. New to the market are two manmade products that carry lifetime warranties. SapienStone and DEKTON® are pressurized and heat-treated materials that yield porcelainlike finishes without imperfections. Moisture is the enemy when building your outdoor kitchen. Because of our high humidity levels year-round, the materials used throughout the whole kitchen are important. We suggest not using wood products in applications where the structure may come in contact with
moisture. This also applies to the frame of the cabinets. We use galvanized steel frames in all of our cabinets, custom cutting and building everything on site. This helps prevent warping on a structural level and ensures your kitchen is usable and attractive for years. FUEL TYPE » There are many different choices today as far as fuel. A standard 20 gallon propane tank is the most common, but natural gas and propane lines have become much more popular here in Florida. Of course, other options are traditional charcoal or pellet grills. APPLIANCES & LAYOUT » Choosing the right appliances for your kitchen is probably the most important tip we could offer. You want to make sure the appliances are laid out in the most strategic “zone” to optimize flow and comfort. If the cook is right or left handed, the placement of a grill and/or burner to the island can make a difference. If a sink is vital, ensure that it is in a placed in an easily accessible place for the cook. The location of your trash bin is also important and should be easy to access. Make sure the refrigerator is placed in an area that does not receive direct sunlight. Most importantly, don’t crowd your counter space with kitchen appliances—good closed storage space can help you keep your counters free and clear. In a place like Southwest Florida, creating a well-planned outdoor kitchen is a fun way to take advantage of our great weather as you casually entertain family and friends throughout the year.
The Outdoor Kitchen Place is your Southwest Florida choice for the best kitchen accessories and materials in the area. From cabinets to countertops, stone, stucco, and fireplaces, we are providing local residents with the kitchen they have been dreaming of. Our experienced team is helping build, plan, and design kitchen areas for looks as well as functionality. Serving kitchens and homes across the Gulf Coast including Naples, Bonita Springs, Estero, and beyond. For many, the kitchen is the heart of the home. The Outdoor Kitchen Place was founded in 2013 by Anthony Zanette, a graduate of Barron Collier High School and the University of Central Florida. What started out as a small sideline to his father’s business, Zanette Construction, quickly became a well-known and respected leader in the outdoor kitchen industry. The firm grew quickly with a highly diverse portfolio of projects to back up our reputation. The Outdoor Kitchen Place works diligently to expand as a leader in the outdoor kitchen industry. Our firm strongly promotes quality and service as a top priority and has uncompromising commitment to total quality management.

COASTAL CHARACTER Our first job was secured by answering a question here at MHK Architecture & Planning. We were on the site of Glory Cottage, the name of what is thought to be the second oldest house in Naples. We had no portfolio to show the prospective client. But our personalities clicked. In the midst of discussions, and in competition with another firm for the contract to renovate Kristen Williams’ newly purchased 1912 Old Florida home, she posed question, “If wishes were fishes, what would you do?” We went back to work with a challenge to present a schematic design—our vision for what the result should be. We won the challenge with our design and the rest, as they say, is history.
HISTORY IN THE MAKING
Naples had been deluged with Mediterranean style architecture for the previous 15 years or so, even though there was nothing truly Mediterranean about that style! Nor was it representative of Naples’ heritage. “Cracker Houses” were actually the architectural genre of old Naples. We took that historic style and modernized it, respecting the past, something that other styles didn’t do. With elongated brackets, raised ceilings, larger windows, transom windows, standing seam metal roofs, horizontal lap siding and vertical board and battens, and white paint—lots of white paint—we tweaked the Old Florida style into something that has taken Naples, and the architectural world, by storm—Coastal Contemporary design.
28 | YOU R HOME M AGA Z IN E
Coastal Contemporary design works well on smaller, narrow homesites which are usually located close to urban areas. These “Shotgun Houses capitalize on the indoor/outdoor living style popular with Neapolitans.

A FAMILY RESEMBLANCE
Coastal Contemporary, for all its similarities to Old Florida, has some distinct differences. An Old Florida home will usually have smaller doors and smaller, mostly double-hung windows, lower ceilings, and will present a quainter, cottage-like look. Roofs are typically 5-v crimped metal instead of standing seam metal. A Coastal Contemporary home will typically be larger and more detailed—larger square footage, larger windows, taller ceilings. We also introduced a smoother stucco feel, mixed with the traditional lap siding. In neighborhoods like Port Royal, where metal roofs are not allowed, slate tiles take its place which still holds to a historical look. We think of Coastal Contemporary as the first cousin of Old Florida style.
HERE TO STAY
This newer style has dominated Naples architecture since 2012 and it is here to stay. We have designed over 550 homes, with only a handful of them slightly transitional in design. Virtually all others have been Coastal Contemporary, including multiples for Mrs. Williams and other developers. We are being copied a lot, and we agree that imitation is the sincerest form of flattery. We have potential clients coming to us with folders of pictures they have torn from magazines, printed off the internet, seen in brochures, etc., and unbeknownst to them, the photos are of homes we’ve designed!
Coastal Contemporary design hallmarks include a standing seam metal roof, elongated brackets, transom windows, lap siding, smooth stucco, and plenty of white paint.

The Glory Cottage, a 1912 Old Florida style home that was renovated with Coastal Contemporary design, put MHK Architecture & Planning on the Naples map.
DEVELOPING INTEREST
We applied this signature Coastal Contemporary look to a unique, well-received project with Naples ReDevelopment, renovating an old, rundown apartment complex with an alley-loaded product. The shotgun homes are sited on 40-by-150-foot lots with a traditional front elevation. With your first steps inside, you are in the kitchen/dining/great room with a giant sliding glass door that looks onto a private pool courtyard and across that to the garage on the alley. Mustique of Olde Naples, a four-home project by Belz Properties was another instant hit. The furnished model sold upon completion, a second home was sold during construction and the remaining two were sold pre-construction. Makaya, a development of three two-story houses followed suit. We did a few more projects showcasing Coastal Contemporary design in an urban living setting. With their inside/outside living ambiance, set in gorgeous, walkable neighborhoods, the homes feel like they are 60-feet wide!

THE PERFECT DESIGN MIX
Not limited to single-family homes, Coastal Contemporary design can grace multi-family, mixed use, and even commercial buildings. So|Ce Flats at 101 Eighth Street South in downtown Old Naples will feature eighteen hotel/residences above 4200-square-feet of commercial space. The Residences at Mercato by the Lutgert Companies is a gated enclave of 52 single-family homes just north of the Mercato retail center. The 33 detached homes and 19 villas are all Coastal Contemporary designs. We have even taken this look to Nantucket, where we are currently designing a private residence. That’s not surprising, as Naples is becoming Nantucket-like in its continuity. There’s plenty of design variety in both locales, and both harbor a respect for the coastal influence, which is really a respect for the history of the area.

HILE CANDLES ARE a yearround favorite in many homes, the holiday season is a time where people are especially eager to enjoy the magical glow they provide. Festive and timeless, the smell of a scented candle can bring back memories and welcome in guests with the comforting hints of pumpkin, delicious baked goods, or pine branches. They also make a great gift! As you peruse the candle options at your

favorite stores, you might not realize those appealing smells are usually made from paraffin wax, a petroleum byproduct, and synthetic fragrances which are also derived from petroleum. Synthetic fragrances often contain phthalates which are harmful endocrine disruptors. These phthalates can trigger asthma attacks and have been linked to cancer in pets. In addition, many candle wicks contain heavy metals which are released into the air as the candle burns. Seeing the issues conventional candles cause,
Cortney Byus founded Simple Soy Candle Co. in Fort Myers, Florida in 2015. “I was working in corporate America and was feeling professionally unfulfilled. Candle making for me was a creative outlet and hobby but once I made the decision to leave my corporate job I realized I could turn what I love into a full-time profession, explains Byus. Her company has quickly become a burgeoning leader in the artisan candle industry due to her clean-burning candles that are sustainable and long-lasting. The lifetime of her candles are
one of the things customers frequently comment on. “The high-quality, natural materials I use create a candle that burns 50-60% longer than a conventional one,” Byus says. Byus’ small batch process keeps production simple and intimate, and each batch of candles is carefully and precisely curated. Her deliciously scented candles (both soy and beeswax) are hand-poured by Byus who works out of a small studio with lean and natural materials with a focus on wholesome, easy to understand
ingredients. This includes 100% cotton wicks and essential oils that are phthalate-free. Her candles are free of parabens, preservatives, emulsifiers, thickeners, synthetic fragrances and additives. The commitment to sustainability doesn’t end with the candles. From the labels and packaging to the shipping supplies, Byus uses recyclable materials from start to finish. Simple Soy’s plant-powered, vegan candles are one of our top gift recommendations this year. Their natural ingredients mean you don’t have
to worry about toxins so they are great for those with allergies or for someone trying to keep their home chemical-free. This time of year we suggest the Holiday Blend, White Pine, Warm Apple Pie, or Pumpkin Spice scents. Simple and minimalist with a hint of modern charm, they are designed to complement every home’s style from country chic to bohemian. SOPHISTICATED COASTAL
veryone is drawn to Southwest Florida for a reason. The weather, family, a life change like retirement—each person has a unique story they bring with them when they move. Most people are also looking for a different kind of design. While they may have loved (or still love) their Northern home, they want a more airy, coastal feel in here. Open concept living, light colors, and an emphasis on indoor/outdoor living are all elements frequently requested by my Naples clients. Sophisticated coastal design can be somewhat tricky to achieve and there is a fine line between coastal and kitschy. While every home I work in is unique, here is my basic take on sophisticated coastal design. First, I lay a foundation with durable and beautiful flooring. Hardwood is popular, but now there are great tile floors with the look of wood and they have become one of my favorite choices for a Naples home. These floors are easy to clean and maintain, but you still get the look of wood in your home. While greys are still common, I suggest using warmer tones. Colors in the “greige” family lend themselves to our coastal environment and provide flexibility to use greys or browns in your home. Next, I like to use a base of neutral colors and natural textures for soft goods and rugs. Natural fibers like wool and jute can be woven in tone-ontone patterns which brings texture to the space but doesn’t compete with the
34 | YOU R HOM E M AGA Z IN E
floors you’ve chosen. I also use high performance fabrics to help facilitate the casual, hassle-free lifestyle people enjoy here. These fabrics repel liquids, are stain-resistant and easy-to-clean, making them great for couches and chairs. Furniture is an ideal place to bring in some mixed metals as well—another trick I like to use to keep a coastal vibe elegant. Table bases, chair legs, and hardware allow you to add in satin nickel, chrome, and bronze finishes. I use accessories to usher in color and depth. Accessories bring out personality and a final, polished look to your home. It’s important to accessorize with things you really love—it’s better to leave a shelf empty while you look for the perfect item. As a book lover, I think interesting and antique books are a great way to inject color and character. They also provide insight into the people living in the home. I also like to include unique lighting details throughout. Your lamps spend most of their life unlit so they should look beautiful on or off. Lighting also plays an important role in how your accessories are showcased, especially your artwork, so it’s important to hang and light even non-original works well. For new builds and remodels, I suggest you add an extra A/C vent or two per room so you don’t feel the need for ceiling fans in every space. This will give you great airflow and allow you to add chandeliers or other fixtures throughout your home.

An etagere, like this one in a driftwood finish, acts as a beautiful storage area and creates separation between spaces in an open concept home.
Choose lamps that look good on or off. This stunner features blue and white ceramic, burnished bronze, and a textured linen shade.
This antique nickel side table with white marble top brings in shine while the natural lines keeps your coastal theme consistent.
Pillows are a beautiful way to in add color into your home. The indigo hues and repeating pattern offers a chic, modern vibe while mimicking the hues of the Gulf of Mexico.

N
APLES IS NO LONGER the sleepy town it once was which means there is less room to build your dream home. Lots are increasingly expensive, tearing down an existing structure can be frustrating, and new home communities are popping up farther away from the central areas where most people work as the country becomes more saturated. “This is why we are seeing such a heightened interest in remodeling,” says John Sweet of Sweet Sheldon Construction. “Many people are making the choice to consider location first and design second. Whether they want to be closer to work or school or in a neighborhood with other family members, people are purchasing homes that need updating so they can be in the perfect neighborhood. A home with good bones can always be updated—a commute can’t be shortened!” Sweet found this to be true in his own life. He and his family really loved the North Naples community they now live in, but the homes were older and needed updating. As a remodeler, he also knew he wanted to create a home that showcased what was possible in a remodel. Most people are familiar with a kitchen or bath remodel but after years in the business, he wanted a better way to show potential clients what they could do with good bones and a good lot. From changing the floor plan to adding a new garage with room for a fun features like a man cave, Sweet is now able to illustrate what’s possible in a remodel, while creating a space that he and his family can enjoy. The home’s new layout is a total change from the original plan. Sweet tore down walls and the now open concept living areas have room for both casual and formal seating areas, a large kitchen that’s perfect for entertaining, and a wine room. The new addition features a hang out area for his children and their friends, a guest bath, and is now where the guest bedrooms are located. He is also in the process of creating the ultimate man cave with a safe room for his family. “Space for the man of the house, the ‘man cave’, and its counterpart, the ‘she shed’, have become extremely popular over the past few years,” says Sweet. Especially in Southwest Florida, where many people are empty nesters, their homes are a place where they can now focus on themselves after raising a family, so an area for hobbies that both partners can utilize is an important addition to the home.

French Country Influence When you enter the home, the open concept leads you through the more formal areas into the French-inspired kitchen. Solid wood cabinets in a crisp white finish have been designed to meet the ceiling to eliminate wasted space that becomes a dust collector in most homes. Here, Sweet chose to use copper elements to pay homage to New Orleans and his Louisiana heritage. He also brought a little of his home state to Florida through the accent lights above the kitchen which are from Bevolo, the same company that makes the streetlights for New Orleans. Sweet also wanted to show how a variety of materials could be woven into a Southwest Florida home. “Metals, stone and wood are all great ways to personalize a home and can make it feel more inviting. Mixing those three elements creates a warm interior and can be used in a variety of design styles from ultra modern, to something like this kitchen that has a French country feel,” Sweet adds. The wood top on the island also warms the space. A large gas range, microwave drawer, and oversized refrigerator make this kitchen perfect entertaining space and family hub. The beautiful paneled ceiling that runs the length of the kitchen and family room is a great example of the modern farmhouse style so many people wish to incorporate in their home. The slight vault highlights the beautiful linear details and adds height which opens the room. Modern, square LED lights keep the ceiling from feeling too rustic. Sweet explains, “This house combines a mix of both modern and traditional. We decided not to do moldings and baseboards throughout the home to keep the lines simple and then paired that with elements like the unfinished whitewashed wood panels under the kitchen bar. This creates a home that has plenty of traditional items that still feels modern because we have the juxtaposition of themes.”

All About Wine Just off the kitchen is the wine room. When Sweet rearranged the home’s layout, he was able to design a space not only for his own wine collection, but also a room that shows what can be achieved with a little imagination. “People are once again willing to add fun features to their homes and wine rooms are at the top of the list because they are a great way to fill in an area of your home that might otherwise be dead space. They also add personality and are a beautiful conversation piece,” says Sweet. When designing your wine room, you need to tell your remodeling contractor about your wine drinking habits. Are you a casual consumer or a collector? If you find yourself going through your wine quickly, you don’t need to worry about creating a room with precise climate control. If you are collecting rarer wines, you may need to work with your remodeler to build a room that will care for these expensive bottles for an extended time. You should also consider adding the hookups for a generator during your remodel so your wine collection won’t be ruined if you lose power.
Farmhouse Table Back in the main living areas, a comfortable dining room with a farmhouse-style table sits under another great detail, a lowered panel with recessed lighting that casts a soft glow onto the ceiling above. A combination of textures like wood and linen soften the modern ceiling and gives the family a more formal space for entertaining. Sweet also replaced all of the home’s windows with casement windows which take advantage of the lake breeze as casement windows can be positioned to direct wind into the home.

LIVING ROOM AND MASTER BATH
Living Room Luxe The stacked stone fireplace is a beautiful focal point in the living room. “Adding this stone into the interior of the home ties in the outdoor kitchen area and brings something more organic,” says Sweet. It’s also practical. “We don’t get very many chilly nights here in Southwest Florida but on the days we do, it’s nice to have a fireplace option. And if you opt for an electric one you don’t need to turn on the heating feature so it can be used to create ambiance.” The Sweets, like many people remodeling their home, decided they wanted a formal but homey entertaining space. Here, a palette of blue and cream with dark wood accents complements the piano. “You want a room that you will actually use so adding a piano or making the choice to keep your furniture comfortable will ensure this isn’t wasted space and your guests are at ease,” says Sweet.
Space to Grow The tranquil master retreat features a spacious bedroom with seating area and enough room for a future morning bar. The star of the suite is the beautifully appointed master bath. The modern tub, topped with an electric fireplace detail provides ambiance year-round and heat on colder mornings. The master bath also features automation throughout. From the “full service” style toilet to the smart shower that remembers the perfect, individualized temperature setting for multiple users, the bathroom is a place where people often want technology when they remodel. The ceiling feature that match the custom cabinets highlights the importance Sweet places on details. “At the end of the day, details are what people notice and can take a project to the next level. My whole team feels the work that we put into the little details is what sets us apart.”

Elegant Edges Since the Sweet house functions as both a family home and a model for potential clients, the downstairs guest bath is a great example of how even smaller rooms can be unique and personalized. The modern glass sink rests on the live edge wood vanity and large format tiles extend from the shower to the floor giving the room a seamless look that also makes the space feel larger. Again, details are important even in spaces like a guest bath so working with a remodeling company that understands small things count (and can assist you with design ideas) will make your project more enjoyable and the end results worth the time and effort.
Living Outdoors Sweet has seen a rising emphasis on outdoor living spaces. People want rooms that are as comfortable and beautiful as their indoor counterparts. “It’s about working the outdoor lifestyle you want into the space you actually have,” Sweet explains. “We can help you create a really amazing space no matter how large or small your remodeled outdoor area is going to be. It’s about communicating your lifestyle and then tailoring the space. For example, I knew my family needed a larger outdoor kitchen since we like to host crawfish boils and cookouts throughout the year. We also wanted a seating area with television for game day and movie nights.” Stacked stone ties the kitchen and seating areas together and columns with recessed lighting provide visual interest. Decorative niches surround a gas fireplace while retractable screens keep bugs out during the summer months. For more information on remodeling, visit sweetsheldon.com.

above the standard builder-grade closet with fixed wire shelves. You know, the kind where your boxes fall through the gaps between the vinyl-coated wires—wires that eventually get grimy and sticky with dust and spilled food. A custom-designed pantry gives you beautiful, efficient, flexible storage. Shelves can be moved to accommodate your largest bulk food items. Cases of water, soda, and other beverages purchased in advance of an event can be neatly stacked and readily accessible. Packages of party-ready paper goods can be
stored on shelves reached by your fingertips instead of on tiptoe. Pantry corners are no longer deep, dark recesses filled with forgotten foods. Lazy Susans, pull-out drawers or baskets, and triangular base shelves, alone or in combination, transform those corners into valuable storage real estate. Vertically divided shelves for storing baking and serving trays, platters, cutting boards and the like, are among the most popular features requested in the customized pantry. Anyone who has ever tried to stack several sizes of
muffin tins on a shelf or in a drawer can understand why! Wine aficionados are fans of the “wine x”—four triangular cubbies formed by intersecting diagonal dividers installed between two shelves, that comfortably hold over two cases of wine. Add a wine cooler, stemware racks, and counter space, and you have an uncorking station for your holiday libations. Inspired Closets of Southwest Florida intentionally works with standard industry depths and widths. Cabinetgrade particle board is covered with thermal fused laminate or ¾-inch melamine. For spanning long distances, wrapping banks of drawers and for decorative countertops, they rely on Forterra™—lightweight engineered structured composite panels. The panels, featuring an innovative honeycomb cell structure, can span up to 60-inches horizontally and up to 2-inches thick without bowing or buckling. Sections of shelves can also be enclosed with doors, to avoid dust as well as conceal the contents. Requiring only one to two days of installation time, a custom pantry could be an early gift to yourself, making your holiday entertaining merry and bright!

Keeping Cool Through the Holidays The holidays are upon us and with them come visits from family and friends, happily leaving the bad weather behind them. Though our balmy 80-plus degree days are a welcome change, an unwelcome one is when our air conditioners give up the ghost, leaving a houseful of uncomfortable guests. Prevent such an occurrence now by prepping your HVAC system for the season ahead. Here are some professional tips on keeping your cool over the holidays.

lighting strike can destroy your HVAC system or ruin a part that will decide to stop working at the most inopportune moment.
REALIZE YOUR HVAC SYSTEM HAS A LIMITED LIFESPAN
PICK A REPUTABLE HVAC COMPANY Check their references, look at their testimonials on their website and choose a company with years of experience. You don’t want to just pick the least expensive option, but a company who will know how to maintain and fix your system in the event of a problem and who stand behind their work with guarantees and warranties.
SCHEDULE REGULAR MAINTENANCE Twice a year is recommended. The work should be done by an experienced technician, who can drain and clear the system’s lines, fix any problems and ensure that your system is running properly.
CONSIDER GETTING A MAINTENANCE CONTRACT
service calls (even after-hours) as well as discounts on parts and products. Contracts should cover all parts of the heating, ventilation, and air conditioning HVAC system including registers, ductwork, air filters, and humidification controls.
Salt water humidity in the air, as well as algae that develops from our Gulfside location and the aforementioned lighting strikes and power surges can shorten the life of your HVAC system. In Florida, HVAC equipment lasts approximately 8-10 years. Most reputable companies will offer a free system evaluation. Consider upgrading your unit from a 10-SEER to 14-SEER. This upgrade alone can reduce your air conditioning costs more than 25 percent. Headed North yourself? Before visiting the grandkids, have your HVAC system checked out to make sure nothing is leaking to prevent mold and mildew. To help keep your own cool when you get the post-holiday utility bills, realize for every degree setting below 78°F, you can spend up to 8 percent more in cooling costs. Give overly warm guests individual room fans (or even battery-operated table fans) and chilly guests some comfy throw blankets and keep everyone’s hands (except yours) off the thermostat. Here’s to comfortable and happy holidays for all!
CHANGE YOUR FILTER EVERY MONTH Changing the air filters regularly allows air to flow properly and will also reduce or eliminate allergens, germs, and dust. This simple chore is the most cost-effective way to reduce the chances of a serious system failure.
SET YOUR SYSTEM TO “AUTO” Leaving it set to “On” can mean the constantly running fan can overwork the system.
BUY A SURGE PROTECTOR

Creating the Perfect Holiday Table
F
AMILY AND FRIENDS gathered for a special meal—that’s often an image the word “holiday” conjures. When preparing for guests, you may have trimmed the tree, put out the wreaths, and added some twinkly lights, but don’t forget about your table. People wait all year for turkey and sides so your table setting should match the important occasion. This doesn’t have to be expensive or difficult. There are so many table items from a variety of retailers so you can find the right pieces at the right price. Here are some tips for setting the perfect holiday table.
SET THE TONE Start by choosing your color palette. Online resources like Pinterest or design-seeds.com can give you color ideas based on moods or seasons so you can decide on your dominant theme. Pick two or three main colors so you
don’t overwhelm the table or feel like matching your plates, to your glasses, to your napkins is an impossible task. By choosing a limited palette and accenting it with neutrals, you can create an elegant table that pops and is also easy to recreate or revamp year after year.
STOCK UP ON STAPLES While it might be tempting to have special holiday items you only use once or twice a year, when it comes to storing these pieces you might find you don't have the space. You can create a beautiful table by incorporating some of your everyday things with special pieces. Pair festive chargers with your normal dishes, especially if they are neutral in color and style. Put out special holiday wine glasses with your normal water glasses. Flatware is another great way to incorporate a little sparkle and, since forks
YOUR HOME MAG AZ INE | 49
and knives don't take up much space, investing in a holiday set will help you design a beautiful table for years to come. Try to find a set that’s dishwasher safe. The last thing you’ll want to do is hand wash your flatware!
FLORALS Consider adding a beautiful floral arrangement. Flowers bring in color, and are an easy way to create a more festive setting. A local florist can match any color palette you choose but you can also create the arrangement yourself. Local grocery stores, especially specialty stores, stock fresh flowers year-round and have seasonal varieties for the holidays. Again, choosing a dominant color or two and then accenting with neutrals and greenery keeps everything simple and elegant. It’s also a good idea to choose flowers that are appropriate for the season. Popular flowers to include around the holidays are roses, chrysanthemums, alstroemeria, and white calcynia. Mix in eucalyptus, dusty miller, holly, pine cones, pine branches, and red or white berries to fill open areas. Always keep your arrangements low so you don’t disrupt sight lines and conversations around the table.
COMPLETE THE SCENE Now that you’ve selected your items, it’s time to set the table. Place the salad and dinner fork to the left of the plate with the smaller salad fork farthest away from the dinner plate. Knife and spoon go on the right side and place the knife directly next to the plate facing in and the spoon next to the knife. Napkins can go under your forks or can be attractively folded on top of your dinner plate. Glasses should be arranged above the knife and spoon while the bread plate is placed above and slightly to the left of the forks. Once all the pieces are in place, that’s it, your holiday table is ready for an occasion of delicious food and fond memories.

ITTLE DID I KNOW when I was in high school how enrap-
tured I would become with the arts. It was the essence, the style, and the stories behind the artwork that kept drawing me nearer and nearer to who and what I am now. My family, high school teachers, and college professors found ways to integrate art into much of what they were teaching me, not only about the world, but the evolution we experience throughout our lifetime. My high school teachers used to collaborate by incorporating historical facts and art in each other’s lesson curriculum. While studying these topics I became fascinated by the stories behind the movements in art, writing and architecture throughout history. Each day I was learning ways to identify what I was seeing and how it was expressed in those times. My teachers had the ability to make us imagine we were part of that time in which they were teaching, while often describing the lives of Leonardo da Vinci, Michelangelo, Raphael and many more. What I didn’t understand was the thirst for knowledge and the desire to be surrounded by art and history that was rapidly growing inside of me. A definitive nod goes to Mrs. Abegg (HS Honors English) and Mr. Kessler (HS Honors Social Studies). Art appreciation is not something we are born with, rather it is developed and acquired, from the time we are young, through many different resources. Every day, we experience the great engineering wonders of buildings (sometimes with mind boggling geometric lines), new and unthinkable designer clothing, artistic trendsetting jewelry, fine and redefined furniture, iconic evolutionary musicians, new and surprising entertainment and yes, even culinary experiences that make your eyes shine and your mouth water. These are just a few examples of how art affects us every day. Art is brought into our lives every day without anyone telling us the “artistic intent” behind what the artist envisions and experiences in their projects. There is no real education in these instances—we simply learn and experience through osmosis. We are sometimes lucky enough to have people in our lives that make a difference (like my parents and my teachers) and who explain the ideas behind what we see. Many times, we just walk by unknowingly, appreciating (or not) the view. What we all appreciate however is the art of the party! Have you ever gone to great party where every little detail including the decorations, the
Keyman 80 x 60 x 60 cm. Welded key sculpture Shaun Gagg
food, and the music are all impeccably tied together? As if this weren’t enough, there was something unusual about that party that differentiated it from every other party that you have ever attended? Studies show that people desire art in their visual and sensory world. Art expands thinking abilities and opens new ideas. It releases endorphins and makes people much happier in their environments and everyday lives. A party that is visually and sensorially in touch with your guests allows people to open their minds so they really enjoy the event on a different, deeper level. Your holiday party this year could include art! Make your event a little different, enjoyable, and possibly the talk of the town by throwing a party from the artist’s perspective. I always enjoy an art opening so why not bring one to your friends-allowing yourself and your guests to think outside the box. Collaborate with one of your favorite artists. They can provide the art, you can bring the food, music, and wine to pair. Find something in common with all elements. Work with the artist to find their vision and bring these special elements together all the while redefining the art of the party. From personal experience, I know when I see artwork I can usually hear music that I would relate to the work. In addition, I can envision foods that bring out the art…and vice versa. The artist will most likely have ideas that would help bring an amazing party to fruition. Have fun and visit emillionsart.com so see our holiday gift guide! Happiest of holidays this beautiful season!

DO’S AND DON’TS OF OUTDOOR LIGHTING
THE
Outdoor lighting for your home adds dramatic highlights, enhances the architecture and landscaping, and sets a tone for welcoming guests. Creating the perfect lighting scheme takes industry knowledge and experience, but even the pros are guided by a list of Do’s and Don’ts when they to create a successful lighting plan. Here are some tips to help you get your landscape lighting right the first time:
DO ▶ Hire a professional lighting designer, not just an electrician. Even if you plan on installing the lighting yourself, you need a plan from someone experienced in the placement and choices of your lighting. Lighting just the trees on your property is not lighting design. ▶ Use LED lights, now an industry standard and available in many colors. They are safer as they give off less heat. They also last longer and are environmentally-friendly. ▶ Pick warm-toned LEDs. Cool tones can make landscaping look less vibrant. ▶ Layer lights using path lights, sconces and well lights. Use three-watt bulbs, not expensive colored bulbs, to light different features, like a red bush, a beige palm and a white column individually.
54 | YOU R HOM E M AGA Z IN E
▶ Use down lighting on pathways to make them easier to see and safer to navigate. ▶ Use a quality brand of lighting fixtures made of strong materials (like heavy brass) to withstand the rigors of Southwest Florida’s weather. Choose the fixtures from one line—you shouldn’t mix and match pieces from different manufacturers. Get a recommendation from your lighting designer. ▶ Choose fixtures complementary to your architectural style. Black fixtures make a dramatic statement, white shows up well against a dark background, and metallics, like bronze, work well with earth tones. ▶ Pick front door fixtures that are big enough for the scale of your house. For one light, make it roughly one third of the door’s height. For a pair of lights, use those that are one quarter the door’s height.
DON’T ▶ Don’t overdo your lighting. You aren’t lighting a theater stage. Small fixtures with low wattage bulbs are better than many with overly bright bulbs. Less is more.
▶ Don’t light the upper story of your house using lights in the eaves and in the surrounding trees. Make sure you use low voltage lights for a softer, prettier look and a pleasing ambient glow on the lawn.
▶ Don’t shine lights directly on your house. Filter everything through landscaping, creating shadows for dramatic effect.
▶ Don’t rely on the contractor-installed lighting, such as existing garage lights, to be your entire lighting scheme. Left as is, they can be too bright and wash out any other lighting you install. Put all contractor-installed lighting on dimmers, so you can tone down the Broadway effect.
▶ Don’t string lights in a “daisy chain”. The lights closer to the power source will be brightest and the outlying lights will fade out. ▶ Don’t cover wires with mulch. Bury all wires and cords underground so you don’t have a mower accident and have to replace the wires. ▶ Don’t use solar lighting. The technology needs more development time.

NAPLES, FL 34102 Kristen Williams, in collaboration with MHK Architecture & Planning, has created Harbour Village, a Row House community of three single-family homes within Old Naples ranging in size from 2,900-square-feet to 3,500-square-feet under air. The homes feature coastal contemporary interiors, with light-filled entries open floor plans, first floor master suites, covered lanais adjoining the pools and spas. The second floor of each home includes three or four guest bedrooms with private baths, a loft space that includes a wet bar, laundry and balconies overlooking the pool areas. Kristen’s coastal contemporary look features a light, airy layered color palette. Flooring throughout the home is Legno Bastone light wide plank oak. The kitchens each have a palette of warm whites, beginning with beautiful counter tops on base cabinets finished in white, creating a space that is bright, light and open. The living rooms in each home have a continuation of the layered neutral theme that are framed with clean white moldings. Antique and clean lined lighting fixtures along with plenty of large windows all provide ample light to take in the visual inspirations of every room.
Amenities at Harbour Village include nearby boating access, as well as access to area beaches, parks and shopping locations. There is also a fishing pier close to the community, offering access to the Gulf of Mexico. The Old Naples area of Southwest Florida dates back hundreds of years, incorporating some large old homes and cottages, with oversized mansions built in recent years.
