MARKET SUMMARY Data is compiled for zip code 34135, August 2019 compared to August 2018*
All indicators point to now being a good time to sell. Average closed price is up by 5%. Average price per square foot is up 4% which is indicative of a rising market. But the two compelling stats are the fact that we only have a 4.4 month supply of homes (indicating a sellers market), and there is a sharp uptick in homes in the pending status (contracted but not yet closed) which means a further drain on inventory once closed.

your house! Everything should add to the overall design of the home; if it doesn’t, move it out. Consider renting a temporary storage unit if you need more space.
DON’T UNDERESTIMATE STAGING
People are better able to envision their life inside a potential home when furniture and design elements showcase the home’s best features. While you love the way your home is set up, there might be a better, more attractive way to arrange your rooms. Give me a call and let’s talk about how staging can net you more money. And remember, “staging” doesn’t have to be complicated. It could be as simple as purchasing clean kitchen towels or new bath mats to be put out right before a showing.
FRESHEN UP WITH PAINT
A fresh coat of paint will transform your home. Dings and scratches disappear and walls are vibrant again. Just make sure you stick to neutral colors. You might like bright pink, but the new owners may not. This isn’t your home anymore, it is an asset, so don’t worry about your personal preferences. You’re moving to a new home soon—there will be plenty of creative space there!
GETTING YOUR HOME READY TO SELL Getting your home ready to sell is the first step when listing your home with a real estate agent. Putting your best foot forward will help you sell your home quickly and for top dollar. Here are a few tips to get your home on the market.
CHOOSE A LISTING DAY
Don’t feel pressure to put your home on the market right away. Give yourself a weekend or two for completing repairs or a few weeks for larger projects. Make a list of what needs to be done and set a reasonable deadline.
CLEAN HOUSE
Don’t let odors, dirty floors, or dusty surfaces make a bad first impression on a potential buyer. Before listing your home (and throughout the selling process), give everything a deep cleaning. Consider calling professionals to help ensure that your place is in pristine condition.
GET A SECOND OPINION
It is easy to overlook issues in your home. You may have lived with a door that won’t shut or trim that’s not painted, so these things might go unnoticed. Prospective buyers will see these issues. I’d be happy to take a look at your home and give you my opinion on what improvements can be made to get top dollar.
OPEN UP THE SPACE
It’s almost impossible for people to look past clutter. Take time to pack away personal knick knacks, toys, and extra furniture that might make rooms look small. This isn’t a garage sale, it’s a house sale so show off
FOCUS ON CURB APPEAL
The outside of your home makes the first impression, so give it proper attention. Sometimes people won’t even enter a home if they don’t like the exterior. Give the walls and roof a thorough power-washing and complete any minor repairs. Lay out fresh mulch, sod that bare patch in the lawn, remove toys and excessive ornaments, and make sure the lawn is mowed. You never know when someone will drive by.
TIME FOR A SHOWING
Finally all that hard work paid off and someone wants to see your home! Now what? Have a plan in place. At this point, you’ve already decluttered and deep cleaned, but before I show your home, here are a few quick tasks: • Clean all dishes and put them away—empty the dishwasher as well • Make the beds • Put clothes away—make sure no laundry is in the washer or dryer • Vacuum and sweep every room • Wipe down all counters, sinks, and appliances • Have clean linens ready to put out right before a showing

publisher’s note FA L L I S O U R FAVO R I T E time of year. The days start to get a little less humid, and we will soon feel the beautiful breeze that signals a change in seasons here in Southwest Florida. We may not have falling leaves, but there are still great ways to get into the spirit of the season. One fun thing you can do is get in the kitchen and make Fallinspired food, like delicious baked goods. And if pie doesn’t say Fall, then I don’t know what does! On pg. 38 we have gathered some wonderful pie and tart recipes that should get your inner baker inspired. We also have a handy guide to making the perfect crust and a little cheat chart to explain the differences between pies, tarts, and galettes.
This is also the season of new technology-related product releases, and we don’t want your home to feel left behind. We cover some of the most exciting, and practical, tech items for every room. Whether they help you enhance your entertainment experience, keep you safe, or give you the tools to smoke the perfect rack of ribs, these inventions are a great addition to your day to day lineup. Don’t miss this article on pg. 15. For the rest of your home, we have our top picks that will help you create fall décor that makes sense for our tropical climate. While you might automatically envision orange and yellow when you think of Autumn, we have some examples of lighter hues that can feel just as cozy. Winter whites, taupes, dark and dusty blues, and golds all elevate your Fall décor. Consider adding natural textures like wheat stalks, wood elements, or olive branches to create an earthy feel. To top it off, bring in some spicy scents through candles, and suddenly you have a home that reminds you of this beautiful time of year while fitting in with your geographic location. Take a look at our favorite Fall items on pg. 44. Thanks for reading this issue of Your Home Magazine®!
Enjoy!

TIMELESS TRAVELS A GLOBALLY INSPIRED MARCO RETREAT TUCKED AWAY ON Marco Island, this elegant condo project by Claudia Leah of Claudia Leah Design is a testament to slow, thoughtful design. Completed over a three year period due to the owners’ busy schedule and the condo’s restrictive renovation calendar, Leah was able to create a home that functions on two levels. First, as a family home for the owners, their children, and nine grandchildren; and second, as a business retreat for colleagues and potential clients from around the world. “While this project took some time to complete, we were able to make a home that feels cohesive thanks to long term planning with the end goal in mind,” says Leah. Her master plan allowed for a clear path through the multi-room remodel based on the client’s needs and lifestyle. “When you work on a home over multiple seasons, you must think about the impact each decision will have over a much longer time frame. Projects can snowball, and you can end up repeatedly dealing with dust from tile or drywall removal, or you move furniture over and over again when you don’t create a long term vision.” This property was featured on the program, Out & About. INTERNATIONAL AFFAIR
BEFORE
6 | YOU R HOM E M AGA Z IN E®
The living area of the home reflects the owners’ love of West Indies design. Dark wood is mixed with light fabrics, natural textures, warm colors, and elegant fixtures. On the far wall, Leah wanted to create structure and detail to balance the room and add a focal point. Her solution was to put a chair rail below three panels of grasscloth trimmed with moldings. The finished look is both textural and cohesive with the overall theme. The art was chosen to tie in the colors of the room and the technique used to paint the fish makes them look three dimensional. “It’s like they have their own little aquarium without the work,” Leah says. The owners’ professional interests often take them to China and India,
so they also wanted their Marco home to be a nod to that part of the world. Leah used bamboo, ceramics, and the Koi pattern in the drapery to reflect these regions. Because the home hosts both family and business guests, only important or sentimental personal belongings are used in the home. The focus here is on comfortable, durable living, rather than filling spaces with simple items. The tight back sofas are upholstered in a crisp white performance fabric that cleans like a dream. “I got a call about a purple marker incident,” laughs Leah. “An unnamed grandchild had drawn on one of the cushions but I was able

to tell them to simply take a little dish soap and warm water and wipe it away. They were shocked by how well it worked and the cushion was a good as new!” The sofas were also chosen because they were tailored without being too formal, a perfect fit for the design of the home. Other durable yet beautiful items like the faux leather-topped ottoman and the only look alike natural fiber rug are easy to clean, especially if any of the avid wine drinkers were to spill a glass. To finish the space, Leah added more lighting through sconces and the f loor lights in the corner of the room.

GATHERING SPACE
The old dining room has been transformed from a dark, uninviting box to a beautiful entertaining space. Placed just off the great room, the blue walls and white trim add an elegant contrast to the colors found there. Leah used the soft color as a backdrop for the dark case goods and chair rail, which mirrors the one in the main living area. “I am finding people are more and more interested in adding color to their spaces. For a while it just felt like a scary suggestion when I would offer it as an option, but now there is a real willingness from my clients to embrace color,” explains Leah. A glass top table maintains the room’s openness by not blocking sight lines and sits upon a woven, natural fiber rug. She also installed more lighting to create a warm and welcoming ambiance.

THE UPDATED CELLAR
The eye is immediately drawn to the mother of pearl and marble backsplash of the redone wet bar. The space provides plenty of storage areas for glasses and bottles and the glass front cabinets are the perfect place to showcase the owners’ glass collection from Milan.

KID-FRIENDLY DESIGN
The den is now the perfect space for the couple’s grandchildren. The large sectional brings in the much loved navy blue, while creating room for movie nights and nap times. The sectional’s performance fabric means easy cleanup in this kid-friendly room, and it can also be unfolded to create a queen sleeper for overf low guests. The ottoman was placed on wheels for easy mobility across the muted area rug. “Working with a professional has its perks,” says Leah. “People tend to forget about things like halls, stairs, and elevators when ordering furniture, they simply measure the room and get what fits. Because I’ve worked on other condo projects, I measured the elevator and then, after searching through countless vendors, chose the largest possible sectional based on what we could actually get into the condo. That saved the owners time and money—no returned furniture with this project!” Throughout the home, Leah has artfully woven dark case goods with lighter walls and f looring to create a perfect blend of of formal pieces and casual appeal. Here, the media stand and adjacent shelving from Lexington pop against the cream curtains and light f loors.
MARCO MAGIC
“I loved working with this couple because it really was a collaboration. They were very eager to take my suggestions and brought their own great design ideas to the project,” Leah says. For example, the stately poster bed was something the owners really wanted in their bedroom while Leah pushed for the grasscloth accent wall to introduce a natural element. Together they create a fantastic merging of textures that feels authentic to the rest of the design found throughout the home. On the f loor, the custom rug trimmed with leather, sports a similar pattern to the drapes with inverse colors. Dark furniture looks beautiful against the newly redone woodlook tile f loors. According to Leah, the location of the home was an important factor as she worked on the project. “Throughout the home we wanted to bring in the colors of the sand and sea. The condo’s beautiful view was such an inspiration to the BEFORE design process.”

SUNROOM LIVING
BEFORE
12 | YOU R HOM E M AGA Z IN E®
The large outdoor living area is protected by glass sliders creating a sunroom. When the sliders are closed, the door leading to the main interior can be opened creating more air conditioned space which greatly adds to the square footage of the home. When the weather is nice, the sliders can be opened to let in the Gulf breeze. Motorized solar shades keep the heat and damaging UV rays out of the home while leaving the view unobstructed which is a total game changer for homes along the coast. The shade and slider combination means the furniture is protected and Leah was able to put in dark wood pieces that complement the interior of the home without fear of damage or fading. This modern indoor/outdoor space also features a new kitchen area with better ventilation and counter space. At the end of it all, Leah is glad she had the extra time to complete this project. “While it may not seem ideal, working on a project over a longer period of time actually gives you opportunities to really pinpoint areas that aren’t working for the homeowner and they have a chance to really see how they live in the space. Instead of making informed guesses, I was able to really work with the layout and their lifestyle needs to create a home that works for this amazing couple.”

TECH TRENDS THE HOTTEST GADGETS FOR YOUR HOME
The Vivint home security system can be monitored and controlled from your smartphone.
Fall is here and with it comes more than pumpkin spice and harvest festivals. This is the season where the tech world releases their latest and greatest products. Here we take a look at some new tech that will cover your home inside and out. From amazing kitchen appliances and accessories that will help you create gourmet meals, to outdoor items that illuminate, protect, and entertain, this is our list of the best in new home technology.

SECURITY
A relative newcomer to the security world, Vivint Smart Home has shot to the top as one of the best and most recommended smart home securities on the market. Do-it-yourself smart home security systems are great for frugal homeowners, but these systems don’t take action when an alarm is triggered. It’s up to you to check in when your smoke alarm goes off or the front door alarm is tripped. If you are looking for an automated home security system, then you would want to choose a subscription-based service like the one that comes with the Vivint. If you don’t need comprehensive home monitoring and are simply interested in protecting your home from porch pirates, the Ring Video Doorbell and the Nest Hello Doorbell are still your best options. Ring now offers four video doorbells: Video Doorbell, Video Doorbell 2, Video Doorbell Pro and Video Doorbell Elite. They all allow you to see, speak, and hear people at your front door and Ring’s doorbells are compatible with most smartphones, PCs, and tablets. All of the above options, except the Video Doorbell Elite, can be self-installed. Since they are available in both hard-wired and battery-operated versions, Ring Doorbells work for any home. They are also durable and certified for outdoor use in temperatures from -5 to 120 degrees. The one major drawback with the battery-powered doorbells is their short battery life. Ring claims they average 12 months of battery life. However, tests done by safehome.org show they only offer about two months of battery performance. The Nest Hello Video Doorbell lets you see who is at your door day or night. Compatible with Google Home Mini, the device can announce when someone is at your front door. The image quality is crisp and bright thanks to HD video and night vision. Since it continually streams video to the cloud 24/7, you can check in anytime. Nest also features a three hour snapshot. While it is easy-to-install and use, the Nest requires a hard-wired connection so it’s not ideal for customers who need a batteryoperated doorbell.

The Vivint home security system is easy to arm using the interface tablet or your smartphone and connected apps.
Nest and Ring now offer a variety of video doorbells which all allow you to see, speak, and hear people at your front door. These top of the line video doorbells are compatible with most smartphones, PCs, and tablets, so you can check in on your front porch visitors even when you aren’t home.
KITCHEN The kitchen is a space where technology and flavor meet to create the perfect pairing. While some kitchen tech can seem a little superfluous, there are great advances that can make your life a little easier. For those who like to bake, a kitchen scale is an important item since many recipes call for ingredients by weight. The Drop kitchen scale is a Wi-Fi-equipped food scale that works with a recipe app to make baking simpler. It will also adjust measurements if you’re short on an ingredient and will offer substitutions. The app also gives you screen-by-screen, illustrated instructions as you cook. Not sure when you opened that jar of marinara, or how long that container of sour cream has been in the fridge? DaysAgo is a digital tracker with a suction cup; attach it to an item when you first open it,
start the timer, and it will record how many days have passed. This handy invention helps you cut down on food waste by eliminating the, “Do I need to throw this away?” guessing game we all play. If you’ve heard about the Instant Pot but you aren’t sure what all the hype is about, now is the time to get one for yourself. This new generation of pressure cookers speed up cooking time and use up to 70% less energy while producing consistent and convenient healthy food. The Instant Pot replaces seven kitchen appliances, creating more storage space. The new Instant Pot Smart WiFi is fast, efficient, precise, and intuitive. The Smart WiFi provides a handy 8-in-1 appliance with the convenience of WiFi connectivity, allowing you to set, monitor, and control your multicooker from almost anywhere.
Tech can be a very helpful sous chef. From baking to cooking, these great new advancements can help you create a wide range of delicious dishes. YOUR HOME MAG AZ INE® | 17
While technology has advanced in all areas, items centered around fun and relaxation are the ones we love the most. Smart speakers from Sonos can enhance your downtime and create a clearer, crisper audio experience. Now, sleeker and smaller, speakers don’t have to take up a ton of space in your living room.
ENTERTAINMENT
The LG C9 features OLED display, excellent color reproduction, cutting-edge HDMI 2.1 connectivity, and great sound.
18 | YOU R HOM E M AGAZIN E®
Technology has come a long way in all areas, but the most fun gadgets can be found in the entertainment genre. For the most part, these smart devices are used to enhance your downtime and create a clearer, crisper audio/visual experience. Additionally, there is smart technology which helps create a full home entertainment experience like lighting and smart control devices. Together, these items produce an immersive entertainment experience. Multiple lists put the LG C9 OLED TV at the top as the best overall television of 2019. OLED, or organic light-emitting diode technology, is considered the pinnacle of picture quality. The LG C9 features impeccable OLED display, excellent color reproduction, precision lighting and unbeatable black levels, cutting-edge HDMI 2.1 connectivity, best-in-class performance, and great sound. It’s also compatible with Google Assistant and Amazon Alexa to help you create an integrated entertainment experience. When it comes to home sound systems, the Sonos 5.1 Home Theater Surround Set is a top-of-the-line choice thanks to its great sound, sleek design, and user-friendly technology. It also features the most intuitive, app-driven interface in the industry. The Sonos One speaker (also sold as a stand alone speaker) incorporates two class-D digital amps, a tweeter, and a mid-woofer. The Playbar’s nine speaker design handles left, right, and center channels and will play any source plugged into your TV. The end result is surprisingly rich, room-filling home theater sound in a very aesthetically pleasing package.
OUTDOOR
The Timberline 1300 Pellet Grill by Traeger is a great time saving option for both the aspiring home BBQ chef and the most competent grill master.
There are also some exciting products available for the exterior of your home. From smart grills, to lighting, to bug control, you can create the perfect outdoor space with the help of some innovative devices that will enhance your outdoor activities. The smoked meat craze is only growing and it’s easy to taste why! Succulent, tender, and flavorful, smoked meats are both delicious and time consuming. Traditionally using a smoker means being on standby for hours on your weekend as you test temperatures and smoke levels to ensure you were getting the right cook and flavor. The Timberline 1300 Pellet Grill by Traeger is a great time saving option for both the aspiring home BBQ chef and the most competent meat master. The smart grill’s natural hardwood pellets are automatically fed into the fire pot for a steady burn and you can control the heat using the Traeger smartphone app. The Timberline 1300 has TRU Convection, which is an induction fan that generates a delicious vortex of heat and smoke. This size is great for a crowd as well—it can hold 60 burgers, 12 chickens, 82 hot dogs, or 14 rib racks simultaneously. Exterior lighting is vital to the enjoyment of your home’s outdoor patio and entertaining spaces. To enhance your next outdoor gathering, consider the Philips Hue White and Color Ambiance Calla Bollard. It offers an easy-to-use app and the ability to pick from a large range of lighting colors to enhance the ambiance of your garden, pool, or barbecue area. It does require a hub like the Hue Bridge, the Amazon Echo Plus, or the SmartThings Hub. As we approach the most beautiful time of the year in Southwest Florida, why not invest in a home theater for your backyard? Grab a few blankets, pillows, and your favorite snacks, and you have a fun activity the whole family will enjoy and remember. The SilverScreen Series System provides you with everything you need for movie night. Their Savi 1080p HD projector provides a sharp and vibrant image and the projector’s controls and remote make it easy to adjust and focus. It’s LED bulb lasts more than 20,000 hours (ten years at six hours a day). The screen’s durable quick set up frame means it doesn’t need to be inflated so you don’t have to worry about the sound of a blower interrupting your movie. It also pairs with all your devices. Incorporating new technology into your home can be as easy or advanced as you wish. Why not take advantage of the convenience, safety, and enjoyment these gadgets provide in our busy daily lives? TM

Q & A W I T H C I N D Y G AY E R O F WINDOW WEAR DESIGN WHAT SHOULD WE KNOW ABOUT WINDOW DESIGNS AND COVERINGS IN 2019? There are three things I really want people to know about modern window coverings. First, form and function now go hand in hand, especially in the world of custom work. There are parts of the country where your window coverings are mainly there for looks but here in Southwest Florida it’s a necessity. We spend a lot of money to have large, plentiful windows, but we need to cover them to control UV rays and heat which protects our interiors and creates a more energy efficient home. All those windows also bring privacy concerns, so window coverings serve a range of important services. Second, they are also a fashion statement. They enhance the beautiful view and soften the framing of the window. With so many material options 24 | YOU R HOME Ž M AGA Z IN E
available, your window coverings should never distract from or clash with the interior design of your home. Third, they are now more user-friendly than ever before. Over the last few years, we have seen the integration of technology into almost every level of window coverings with automation becoming a necessity, not just a luxury. These automation options are now quieter, smaller, and easier to use. Now, with one button you can control your whole room, which is important since our homes here have so many windows. While there are still hard-wired options that plug into an outlet like a lamp, the advancements in battery operated systems now make it a great choice for any home. The cost of automated window coverings has also become much more affordable, so it now works for every budget. Finally, thanks to automated drapery, this technology now works for all materials and styles. INTERIOR DESIGNS BY: LAURIE WALTER
(OPPOSITE) Window coverings should always integrate with your home’s design. With so many materials available, your window coverings should never distract from or clash with the interior design of your home. (RIGHT) Lifestyle is an important consideration when choosing your window coverings. Do you need blackout curtains, or are you someone who likes to wake up with natural light? (BELOW) Window coverings are now about form and function. Especially in Southwest Florida where the heat and UV rays are a concern, there is a wide range of beautiful options that will enhance your view and protect your home.
WHAT SHOULD WE KEEP IN MIND AS WE SELECT WINDOW COVERINGS? Lifestyle is one of the most important factors to consider. We want to know how you live day to day and one of the main questions we ask is how you like to sleep—do you need a little sun in to wake up or are you someone who loves a completely dark room? Solar shades are a good option for the main living spaces in your home as they block UV rays and reduce heat by 90%. They also won’t obstruct your view, and provide daytime privacy while letting the light in. They are now our number one product since they protect your home while looking chic against any design style. If you do have solar shades, we suggest adding a second layer of blinds or shutters since the privacy effect is reversed at night, as the light source changes from outside to inside the home. For those who need blackout curtains, there is a wide range of fabrics available and light channels with zero light leakage can be achieved through doubling up on layers. We also consider the function a person needs. For those planning to age in place, we suggest something that is motorized or at least lightweight for ease of use.
WHAT CAN WE DO TO PROTECT THEIR WINDOW COVERINGS FROM THE SOUTHWEST FLORIDA SUN? A main concern we often address is longevity. After all, this is the first defense against the damaging effects of the sun and it’s also an investment both financially and in your home’s design, so you want something that will stand the test of time. Thankfully, the modern window covering is designed to last. Tested like paint or high performance fabrics, the modern materials used in our window coverings are put through rigorous tests to make sure they will withstand the heat and UV rays coming through your windows. Another way to protect your coverings is by layering. Shades and shutters placed under decorative fabrics will keep the top layer from fading and will further protect other surfaces in your home as well. YOU R HOME® MAG AZ INE | 25
WE HAVE A LOT OF LARGE SLIDING DOORS IN OUR SOUTHWEST FLORIDA HOMES. WHAT’S THE BEST WAY TO COVER THOSE? Roll shades are one of the best options and they can be motorized or manually operated. With many fabrics we can create something that’s 158 inches wide so we are able to cover large areas. I personally love a lot of the Hunter Douglas products for style, ease of use, and longevity. Sliding plantation shutters are great for bedrooms and I would also suggest motorized drapes for these large sliding doors, since they bring style and versatility. Sliding panels are also a sleek and modern way to cover these bigger areas.
WHAT WILL BE BIG IN 2020 AND WILL THERE BE A CHANGE IN TASTES AND TRENDS NEXT YEAR? Nationally, there is a trend towards a more modern and industrial look; however, here in Naples we will still be seeing the much loved look of coastal chic with a transitional flair as represented by designer, Laurie Walter. She is a great example of a designer who brings in the sand, water, and colors of the sky while keeping window treatments neutral to highlight original artwork and

furnishings. While there is a range of new colors trends on the market, blue will continue to hold strong here. We are seeing more navy blue used in homes here and we are having fun as we work with designers who bring in the oranges and yellows of the sunset. Technology will continue to develop in in 2020, and we are excited to see what new products are rolled out for our clients as the year progresses.
Panels are a great way to cover large window spaces or sliding doors. Modern and elegant, they easily protect your home and add privacy.
CAN WE MIX AND MATCH STYLES THROUGHOUT THE HOME OR SHOULD THE STYLE MATCH WHILE THE FABRIC IS DIFFERENT? Unless you are looking for an eclectic home, it’s best to keep the style, color, feel, and trends basically the same throughout the interior spaces. We like to consider the flow with style and color, down to the bedding upholstery when we meet with our clients. We are also able to provide more than just window coverings—we offer many different upholstery options from headboards to furniture, and can even cover the walls in entire rooms like home theaters and offices. We believe it’s important to consult with a professional before making any big decisions and we are here to help you as you choose the best options based on your needs and lifestyle.
Cindy Gayer and her team bring have been in Naples for around 20 years and Window Wear Design is a full service window design company which can provide all of the services and products necessary in the creation of both decorative and protective window treatments. Window Wear Design is also well known and highly respected among the interior design community in Southwest Florida. Call for your next project!

Golden Hour A CONDO WHERE TRANSITIONAL MEETS TRADITIONAL
W
HEN YOU ENTER THIS
condominium in Bonita Bay’s Altaira, you are immediately struck by a sense of subtle sophistication that is cohesive and fresh as you move from room to room. This inspired sense of style comes from former Principal of Cinnabar Design, Diana Hall and senior designer, Elizabeth Manchego who are now pleased to announce their latest venture, Diana Hall Design. Built as a spec unit for WCI and Lennar, a lot of features were already in the unit when Hall and Manchego were brought into the project. “It quickly became about finding ways to integrate what we do, which is lighter and more transitional, with the finishes that were already in place, like the traditional dark wood floors and granite countertops. We decided on a palette that enhanced the warm, golden tones already there, while bringing in a touch of glamour people have come to expect in these beautiful beach and bay front high rises,” says Hall.

Warm and Welcoming
Creative Outlet
The decision to use gold, champagne, and oiled bronze throughout the home softens the dark wood floors and continues Hall’s signature theme of understated elegance. A challenge she faced was finding a way to utilize the three large niches added by the builder. In the dining area, she decided to create a beautiful bank of seating nestled into the first of the three niches. This comfortable bench with faux bois fabric makes an impressive statement piece as well as functional seating area. Above, the architectural ceiling detail not only delineates the space, it also serves a function, hiding an awkwardly placed j-box which allowed Hall to center the beautiful chandelier. The table is surrounded by chairs finished in a Chanel-like quilted pattern and the champagne colored table base mimics the “X” pattern found in the lighting details. Accent pillows with marble swirls finish the bench.
In the living area, the second niche wall, originally designed for an entertainment center, has been given and fabulous upgrade. Hall had a solution to the less than ideal placement of the niche saying “If we were to use the whole space for a media stand or built-ins for an entertainment center, it put the TV too close to the sliding doors. By placing this wonderful media piece to one side and the filling in the open space with floating shelves, we were able to create an area that is modern, balanced, and now functions as a great entertainment area.” Tone on tone applied molding accents create the perfect finishing touch behind the Century media stand with soft grey doors, architectural gold hardware, and a cement top.

Elegant Comfort From a different angle, the expansive bend seat sectional provides a comfortable place to relax. The cut velvet pillows and panel drapes soften the mixed media cocktail table by Vanguard. Hall brought in interesting lighting like the asymmetrical chandelier and the lamp with crystal-like base from Flo Decor. Across the room, the breakfast nook and kitchen have been given the same level of sophisticated design through artwork which features cut geodes and the soft gold of the trey ceiling.

Color Study The den features a great desk space and a sleeper sofa, making it the perfect multi-purpose room. Hall used a natural sisal area rug which contrasts with the more luxurious touches like the faux stump finished in gold leaf. In fact, the whole room is awash in subtle gold and oil rubbed bronze tones, creating a space to relax or work with a backdrop of glamorous undertones. Sheer drapes with a horizontal pattern complement the greek key-patterned throw pillows. The whole room is tied together with the abstract gold painted rope art from the Phillips Collection.
Relaxing Design The bed is a modern take on a familiar four poster frame and is the perfect transitional option for this calming master bedroom. A pair of Stanley night stands with chocolate shagreen finish and industrial style handles and drawer pulls frame either side of the bed. Near the window, the Pearson chaise is an ideal spot to read a favorite book. Natural linen drapes are given a fun twist thanks to the thin gold threads woven throughout. Hall finished the space with lamps containing floating orb details in the center, and bedding by Eastern Accents.

Three faux turtle shells framed in shadow boxes with mirrored frames add a whimsical, seaside touch.
Thinking Cap A versatile desk area was created from the third niche. “Since we had already filled the other two niches with furniture, I wanted to design something different here. The chocolate colored floating shelf can act as a storage or desk area and balances the other two niche spaces in the home,” Hall explains. She added extra seating options via the three ottomans below the shelf which can be pulled into the room for more seating when guests visit. The wall covering in the niche is a natural mica which adds sparkle and dimension. Three faux turtle shells framed in shadow boxes with mirrored frames add a whimsical, seaside touch.

easy as pie While Southwest Florida may not have a traditional autumn, we can certainly still enjoy the seasonal joys of baking. Nothing says fall quite like a delicious, homemade pie. One way to blend the comforting feeling of the season with the warm Florida climate is to create pies and tarts with vibrant and refreshing fruits and fillings. Here are a few favorites to try!
strawberry rhubarb pie 2 pie crusts ( see pg. 40) 4 cups chopped rhubarb 2 cups chopped strawberries ¾ cup granulated sugar, plus more for sprinkling 1/4 cup cornstarch
1 tbsp. lemon juice plus 1 tsp. zest pinch kosher salt 2 tbsp. cold butter, chopped 1 large egg, beaten vanilla ice cream, for serving
Preheat oven to 375°F. Using a rolling pin, roll out both pie crusts to about 16” across. In a large bowl, mix together rhubarb, strawberries, sugar, cornstarch, lemon juice, zest, and salt until mixture begins to look juicy. Place one crust into a pie dish and pour in fruit mixture. Dot with pieces of butter. With the other sheet of pie dough, make a lattice top. First, cut the dough into ¾ inch strips. Then, weave strips over and under each other in a criss-cross formation. Using kitchen shears, trim the top and bottom crust so there’s a 1 inch overhang, then fold under and crimp edges together. Brush crust with egg wash and sprinkle with sugar. Bake until pie is golden and filling is bubbling, about 1 hour to 1 hour 20 minutes. If crust is browning too fast, cover with aluminum foil. Let pie cool slightly, and serve with vanilla ice cream if desired.

Preheat oven to 350°F. In a food processor, combine the nuts, sugar and flour; cover and process until blended. Add butter and blend until mixture forms coarse crumbs. Press onto the bottom and up the sides of four greased 4-in. tartlet pans with removable bottoms. Bake for 13-15 minutes or until golden brown. Cool completely. In a small bowl, beat cream cheese until fluffy. Add the confectioners’ sugar, citrus juices and peels; beat until blended. Spoon into crusts. Refrigerate for at least 1 hour. pie, tart, or galette? the differences explained
pie A baked dish made of a pastry dough casing that contains and sometimes covers a sweet or savory filling.
galette A free form pastry that doesn’t require a special pan—just a flat surface for baking. Can contain a sweet or savory filling.
tart A filling over a crust base with an open top not covered with pastry, but with fruit or garnish instead. Tart pans generally have a removable bottom so they can be served freestanding.
creating the perfect pie crust 1/2 cup (1 stick) butter, cut into 1/2” pieces 11/2 cups all-purpose flour, plus more for surface 1 tbsp. granulated sugar 1/4 tsp. kosher salt 1/2 tbsp. apple cider vinegar 4 tbsp. ice water (or more, if needed)
Place butter and flour into freezer for 30 minutes before starting crust process. (You want them VERY cold.) In a large bowl, whisk together flour, sugar, and salt. (Or you can use a food processor.) Add butter and, using your hands, mix together until pea-sized and slightly larger pieces form. Add vinegar and then ice water, 1 tablespoon at a time, until dough starts to come together and is moist but not wet and sticky (test by squeezing some with your fingers). Mixture should be crumbly. Turn dough onto a lightly floured surface and form into a ball. Flatten into a disk (making sure there are no/ minimal cracks). Cover with plastic wrap and refrigerate until dough is very cold, at least 2 hours or up to overnight before pressing into pie plate and baking. (If making a top crust or for lattice work, this recipe doubles easily.)
tips: • Apple cider vinegar will prevent the rise of gluten, which can create a tougher crust. • Mixing with your hands (rather than food processor) will ensure control over the dough. • Keeping the butter and water as cold as possible makes for a flakier crust! 40 | YOU R HOM E M AGA Z IN E®
no bake chocolate cherry tarts Crust:
Filling:
2 cups lightly toasted hazelnuts
3/4 cup full fat coconut milk
1/2 cup cacao powder or unsweetened cocoa powder
8 ounces bittersweet chocolate
1/4 tsp. salt
pinch of salt
3 tbsp. maple syrup 1 tbsp. coconut oil, melted
1/4 tsp vanilla extract
Garnish: 3/4 pound fresh cherries, pitted and halved
To make the crust, lightly grease one 9 inch tart pan with coconut oil or for mini tarts 6 small tart pans. Process hazelnuts, cacao powder, and salt in a food processor until resembles a coarse flour. Add maple syrup and melted coconut oil and pulse until well incorporated. Press mixture into tart pan(s) with removable bottom(s). Set aside. To make the filling, coarsely chop chocolate and place in a large glass bowl. Bring coconut milk to a gentle simmer in a small saucepan and pour over chopped chocolate. Wait one minute, add vanilla extract and pinch of salt, and then stir mixture until creamy and smooth with chocolate fully melted in and incorporated. Pour mixture evenly into prepared tart crust(s). raspberry & nectarine galette Dough:
Filling:
2 cups unbleached all-purpose flour
11/2 pounds nectarines, halved, pitted, and sliced lengthwise
¾ tsp. kosher or sea salt 1/2 cup plus 7 tbsp. unsalted butter, chilled, cut into small pieces About ¼ cup ice water
1/2 pint raspberries 3 tbsp. granulated sugar 1 large egg yolk whisked with 1 tsp. water, for egg wash 1 tbsp. sparkling sugar
For the dough: Put the flour and salt in a food processor and pulse to blend. Add half the butter and pulse just until the fat is evenly distributed and coated with flour. Add the remaining butter and pulse a few times, just until it is coated with flour. There should still be pieces of flour-coated butter. Transfer the mixture to a bowl. Drizzle in the ice water while tossing with a fork, adding water just until the mixture begins to come together. Gather the dough with your hands and knead gently if necessary to get it to hold together. Resist the temptation to add more water. Handling the dough as little as possible, shape it into a thick disk like a hamburger patty, then wrap it in plastic wrap and refrigerate until chilled, at least two hours or up to one day. Preheat the oven to 425°F. If you have a baking stone, put it in the oven on the middle rack to preheat for at least 45 minutes. Remove the dough from the refrigerator about 10 minutes before you are ready to roll it so it can soften slightly to make rolling it easier. Unwrap the dough and place it between 2 sheets of parchment paper at least 16 inches square. With a rolling pin, flatten the dough into a 15-inch circle. Occasionally lift the top sheet of parchment and lightly flour the dough to prevent sticking, then replace the parchment and invert the dough so the bottom sheet is on top. Peel back that sheet of parchment and lightly flour the dough, then replace the parchment and continue rolling. When the circle is large enough, remove the top sheet of parchment and transfer the dough, still on the bottom sheet of parchment, to a rimless baking sheet. For assembly: Working 2 inches from the edge of the dough, place the nectarine slices in concentric rings. Scatter the raspberries evenly over the nectarines. Sprinkle the fruit with the granulated sugar. Using a palette knife to help you lift the dough off the parchment, gently fold the uncovered edge of the dough over the fruit to make a wide, rough-edged rim. Make sure there are no cracks in the dough for juices to seep through. Brush the rim with the egg wash, then sprinkle the rim with the sparkling sugar. With scissors, cut off the exposed parchment paper. Baking and serving: If you have a baking stone in the oven, slide the galette, still on the bottom sheet of parchment, directly onto the stone. If you do not have a baking stone, bake the galette on the rimless baking sheet. Bake until the crust is golden and the nectarines are juicy, about 50 minutes. Slide the galette onto a rack to cool slightly. To serve, slide it from the rack onto a cutting board and cut into wedges. Serve warm.
lemon meringue pie 1 cup white sugar
2 tbsp. butter
2 tbsp. all-purpose flour
4 egg yolks, beaten
3 tbsp. cornstarch
1 9 inch pie crust, baked (see pg. 40 for crust recipe)
¼ tsp. salt
4 egg whites
11/2 cups water 2 lemons, juiced and zested
6 tbsp. white sugar
Preheat oven to 350°F. For the filling: In a medium saucepan, whisk together 1 cup sugar, flour, cornstarch, and salt. Stir in water, lemon juice and lemon zest. Cook over medium-high heat, stirring frequently, until mixture comes to a boil. Stir in butter. Place egg yolks in a small bowl and gradually whisk in 1/2 cup of hot sugar mixture. Whisk egg yolk mixture back into remaining sugar mixture. Bring to a boil and continue to cook while stirring constantly until thickened. Remove from heat. Pour filling into baked pastry shell. For the meringue: In a large glass or metal bowl, whip egg whites until foamy. Add sugar gradually, and continue to whip until stiff peaks form. Spread meringue over pie, sealing the edges at the crust. Bake in preheated oven for 10 minutes, or until meringue is golden brown. Serve and enjoy! YOUR HOME MAG AZ INE® | 43
