Summer is in full swing, but it seems like many of our residents are still here enjoying everything that West Bay has to offer. The weather is a bit steamy, but the Gulf breezes and calm seas make it a great time for boating or just hanging out at the beach. It is also a perfect opportunity to dine at all the best local restaurants without waiting in line. The new expanded beach club is now under construction and hopefully will be ready for the grand opening sometime next season. The two new pickleball courts are almost complete and will certainly help with the booming pickleball interest in the community.

We hope that you are enjoying this magazine that we are sending out every other month. Inside you will find interesting and informative articles on Southwest Florida living, tips for around your home, decorating ideas, and fun seasonal recipes.

The real estate market in Southwest Florida is still very strong with little or no inventory in most of the highly amenitized communities. There is now a waiting list at every private golf club in the area. It will be interesting to see what happens with demand next season now that Covid 19 is in our rear-view mirror.

hrough the ups and downs of the real estate market, one thing has remained the same. It’s a pretty great investment to have in your portfolio. While nothing is certain, real estate can be a great hedge against inflation.

During times with high inflation, it can be difficult to get a mortgage. These high mortgage rates give buyers less purchasing power, so many will continue to rent which creates more demand for landlord-owned properties. Also,

as a general rule, housing prices usually rise in an inflationary economy because real estate has intrinsic value. Of course, there are negatives to consider. There is the increased cost of borrowing debt and high-priced materials for new homes, renovations, and general upkeep can eat into your investment profits. Vacation rental homes or retirement communities may also be impacted by bad markets, so make sure you know your options as you invest in real

estate. Here are some important mistakes to avoid when investing.

DON’T BUY THE WRONG SIZE INVESTMENT

While it might be easier to buy a smaller property, it’s not necessarily easier to make money on a single family home versus a multi-family unit. A single family home has the potential of a 100% vacancy rate if the

home isn’t rented which means the property isn’t providing any cash f low for that period of time. Another issue with smaller properties is they don’t usually provide you with enough income to afford a property manager. Larger properties offer more continuous cash f low since they should never be completely vacant and bring in the rental income so you can have more freedom. However, larger properties take more upkeep and more tenants means more broken appliances, clogged drains, and roof leaks to repair. Decide what you want to prioritize with your investment property.

DON’T HOLD YOURSELF BACK

Locals can suffer from sticker shock. If you’ve lived in an area for a while, you remember how much properties used to cost and it can stop you from moving on a great option that may be priced much higher than you remember it being worth in the past.

You might also have a hard time believing the rental prices people are now willing to pay, which can lead you to think the larger purchase price won’t give you a great ROI. Don’t get hung up on what the prices were.

You will hold yourself back from getting a great property while people moving into the market are more than willing to spend more on a home to both purchase and rent.

Of course you should do your research to make sure a home isn’t priced too high, but you don’t want to stop yourself from setting up a great real estate portfolio because you’re living in the past.

DON’T BUY THE WRONG BUDGET PROPERTY

Just because you can afford it doesn’t make it a good deal. Once you’ve found a property in your price range, make sure you are looking at other considerations like its location and the quality of the home or the units.

Perform your due diligence by checking the neighborhood and local amenities. You should also determine if the property is in a prime spot for its intended purpose.

If you’re looking for a vacation rental, proximity to local attractions like the beach or amusement parks is very important. If you want tenants to stay long term, look at

school zones and how close it is to amenities like grocery stores. A home with a great price tag but doesn’t provide renters with the opportunities they want won’t create a sustainable income property. Better homes bring better tenants, so holding out for an investment in your budget that will also bring in responsible and reliable renters will go a long way in securing your financial future through real estate.

DON’T FORGET TO PROTECT YOURSELF

If you’re investing in real estate, consider purchasing properties through an LLC. This can help you with risk management since the LLC has ownership over the properties and you are not held personally responsible should something happen. This can help you protect your retirement fund should issues occur on the property. After opening an LLC using your self-directed individual retirement account, your account is the business, and you are the assigned business manager. This process allows you access to your funds whenever you need them; however, that doesn’t mean you don’t need a custodian, or that you can take the funds for other uses. All funds removed must be used on the property, and any withdrawal needs to be reported to your custodian. However, instead of being charged for multiple account changes, you only need to report it once.

DON’T FORGET TO LOOK INTO LOCAL ORDINANCES OR HOA RULES

Many cities and communities have cracked down on rental rules and regulations thanks to popular online vacation rental companies. They are especially concerned with short term rentals as they don’t promote community building and can lead to problems with property damage and crime other residents don’t want to deal with. You may run into rules about having to own the home for a certain amount of time before you can rent the property out. Make sure you or your Realtor are doing the right research to ensure you buy a property that is actually rentable right away and there are no limits on how many nights someone can or cannot stay in the home.

CALCULATE THE COSTS

You want to make sure that you are going into this decision with a full knowledge of how much it will cost you. Aside from the upfront costs associated with the purchase, there are also additional expenses you will have to calculate to make sure you’re making a profit.

Here is a list of things to think about as you buy.

BASIC MAINTENANCE These costs will be monthly, yearly, and unexpected maintenance.

UPGRADES if the investment you’re buying isn’t new, make sure you are able to perform the needed updates to get the best renters possible. You will also need to upgrade things when renters move out.

TAXES Pretty self explanatory but don’t forget you will owe taxes on both the property and the income you’re making.

UTILITIES Most landlords cover a part of the utilities, like water or trash, for their tenants. Figure out what’s expected in your area so you can stay competitive with the other landlords.

HOA FEES With so many gated communities in the area, chances are you will have HOA or community fees. Make sure you are factoring in these monthly or quarterly costs.

PROPERTY MANAGEMENT Most people want help managing their properties and look to outside companies to help. They will change you for their services so make sure the investment you’re buying allows you to hire help.

In today’s fast paced real estate market, it can feel like you have to take what you can get.

With multiple offers on almost every home, a lack of available listings, and an influx of cash buyers, purchasing a home right now is a whole different game than it was just a few years ago. Even in the best of times, buyers can feel like they made a mistake but under pressure, people can wind up with a bad case of buyer’s remorse. However, there are steps you can take to avoid this feeling as you purchase a home even in a market like the one we are experiencing.

Work with a Realtor

One way to avoid buyer’s remorse is to work with a professional. If you are relocating to a new area, they will know the city better than you and can steer you towards neighborhoods based on your school needs, your work commute, and your likes and hobbies. If you are moving in the same city, a Realtor can still help you as they assess your lifestyle and preferences, saving you time by recommending neighborhoods that fit your needs. They know the sports programs, club house amenities, as well as neighborhood styles and can quickly get you set up with showings in the communities that will work best for you. This will help you avoid buyer’s remorse by ensuring the home you buy is in the neighborhood with the best fit.

Make sure your budget is realistic

While we would all love to live in the most spectacular home ever built, your expectations need to match the real buying power of your budget.

One way to make sure you are getting the most for your money and to help you battle buyers remorse is to create a “wants and needs” list. What are your must haves? If you cook and entertain frequently, then the kitchen and dining area might be top of your list. Maybe you need a lot of space for your hobbies so a garage that can hold your clubs and cart is something you can’t do without. On the flip side, an outdoor kitchen might be something you want to have, but isn’t an absolute need in order to purchase. Remember that a long list of “wants” can be added later as well. Many of the things you want in a home could also drive up the price of a home making it out of your budget while creating a scenario where you aren’t happy with what you can afford right now.

Don’t look at new homes first

There’s nothing like going to look at a new model home, decorated to the nines and filled with all the upgrades to make you strongly dislike a resale filled with someone else’s furniture and photos. Older homes can offer you great opportunities for renovation and many times you can get more space for the same money a new construction home would cost.

Also, with the supply chain issues builders are experiencing, the timeline of building a new home might not work with your schedule if you are moving for work or school. Start by looking at the resale market before moving to new homes.

Stop your wandering eye

Once you’re under contract, stop looking at other homes. Sure, you might discover you got a great deal, but more than likely there will always be something listed the next day that you feel you might love more than the home you’re buying, and that is a great way to fuel buyer’s remorse.

Continuing to “see what’s out there” can stop you from getting excited about the home you’ve chosen. Unsubscribe from the email alerts, delete the apps from your phone, and resist the temptation to take a look online at any new listings. One caveat to this is if you’re worried the home won’t appraise or an inspection will fail. If that’s a concern, then it’s good to keep looking so you aren’t starting from ground zero if the worst should happen and you need to find a new home to purchase.

Stay positive

Every home will have something you don’t love about it but make sure you aren’t nitpicking at things that can easily be changed, like paint and carpet. Look at the flow of the home, the square footage, and the quality of the build. Don’t let small things stop you from purchasing a home you would have loved OR fool you into buying a home you regret.

A well-decorated home that matches your personal tastes doesn’t mean it’s a well-designed home that will fit your personal needs. Once you’ve moved in, focus on what you love about your new home and how you can highlight those aspects. Also, remember that the things you don’t like can most likely be changed. Come up with a plan that will fit your schedule and budget so you feel like you are making progress towards creating a home you won’t regret buying.

Make sure you’re listening to the right people

You’d be surprised how many people in your life will have an opinion on your real estate purchases. They may be well-meaning but they also might not know what they’re talking about. If they don’t live in the area, they might not understand why you’re having to move so quickly on a purchase, why the house costs what it costs, or what contingencies you may have to waive in order to be competitive. They also may not like the style of home in your local area once you’ve purchased. Don’t let other people get into your head during and after the purchasing process. Trust your research and your Realtor’s advice as you look for a home. It will help stave off any buyer’s remorse you may have.

You can always sell

This can feel like a really large and lasting purchase and that gives people anxiety. It is probably the most expensive thing you will own! Keep in mind as you buy you aren’t tied to this home forever. If you truly don’t like the home you’ve purchased after you’ve given yourself time to get used to living in it, you can hold on to it for a while to give new listings time to hit the market and start looking again while you sell your own home. While moving is a hassle it’s better than staying in a place that makes you unhappy.

Communication between contractor and client is crucial. While the contractor should be providing you with information before and during the process, you should always feel free to speak up when you have questions or concerns. Contractors deal with all kinds of renovation and building issues as a part of their job, so what might seem like a huge deal to you could be an easy solution for them. Even the best contractor might not know that you have some concerns about the process, so ask questions when you need clarification or are worried about certain issues. A good contractor will appreciate the questions and be happy to answer them.

CONTRACTORS WANT TO WORK WITH PEOPLE THEY KNOW

A contractors’ job is to orchestrate your remodel and they should have a list of subcontractors they know and trust. They have go-to people they know will get the work done right and on time so while you may want to help out your cousin who does plumbing, your contractor would rather work with someone they have a relationship with. By using someone you know to install or work on specific areas of the remodel, the contractor is giving away work their subcontractors may depend on for steady income as well. You are also doing yourself a disservice by not taking advantage

of a group of workers who are pre-screened to get the job done and who can be fired if they don’t show up.

RECYCLING DOESN’T USUALLY WORK

While you may love the vintage cabinets in your home’s kitchen, your contractor doesn’t. It can seem like a good idea to reuse items to save money and reduce waste, but ultimately you will likely spend more as your contractor takes the time to either figure out how to save and reuse items or has to bring in a more qualified person to work with older elements like flooring, glass, and cabinets. Most of the time these things fall apart during the removal process or aren’t safe (old wood can be moldy for example) or energy efficient. Also, some old items don’t meet modern building codes and will not be approved for use upon inspection.

YOUR MATERIALS, YOUR RESPONSIBILITY

Along with reusing old and vintage elements, homeowners can think they will save money on a project by providing materials themselves. Talk to your contractor to see how they feel about you providing materials as some are more open to the idea than others. Keep in mind that whoever supplies the materials is responsible for making sure they are the right ones for the job. For example, if your kitchen sink was supposed to have

one drain and you provide a sink with two drains, whose responsibility is it to take that back to the store and get a replacement? Even if you volunteer to replace it yourself, who then pays the plumber for the time it takes to wait while the new one is on its way? If you are supplying materials, make sure you have given the specs in writing to your contractor and they have approved the materials are the right ones for the job.

DIY DOESN’T MEAN EXTRA SAVINGS

Circumstances can vary from project to project, but generally doing some of your own work won’t save you enough money to make it worth the time and effort. Most construction work builds on itself and is dependent on the trade who was there before. For example, if the drywall installation is poorly done, the painter will struggle to make the paint look good. Each job sets off a chain reaction, both good and bad. It can also be hard for homeowners to understand just how much work goes into a “simple” job, like painting or demolition. It’s better to just let the professionals do it right the first time.

THEY CAN’T CONTROL THE WEATHER AND/OR THE PERMITS

There are still a few things out of the control of even the best contractor.

If the weather doesn’t cooperate, this can affect both their ability to work and the availability of material. It’s as frustrating for you to deal with unpredictable or changing weather as it is for your contractor, so remember they aren’t trying to drag out a project because they don’t work in the rain or because the weather forecast was incorrect. The other major thing they

can’t control is the government. Permit application times and inspection schedules aren’t up to them and your local ordinances and bureaucracy can make the process an easy one or a nightmare.

HEAD ON OUT

Try to make plans to be out of the house while the work is being done. It’s both a space and safety issue and it’s better for your mental and physical health to be out of the home during large scale renovations. It is also better for your contractor as they are able to get their subcontractors in the home without having to worry about you and your family needing quiet hours for naps, homework, or meals. While you can microwave your coffee on the counter in the master bathroom while your kitchen is being remodeled, you will be tempted to pop in to see the progress way more than you should and you’re exposing yourself to all the dust and dirt a remodeling project kicks up. It’s better for everyone to leave, even if it’s just for a few days while the main demolition and renovation portion of the project is finished.

COMMUNICATE YOUR BUDGET CONSTRAINTS

Some people feel they might be overcharged if they’re honest with their budget but a reputable contractor will only use this information to come

up with a realistic plan that will allow you to reach your renovation goals. If you still feel genuinely uncomfortable discussing money, then you need to be very direct about your expectations in regards to finishes and materials. There is a huge difference in cost between vinyl and hardwood, so make sure your contractor knows which materials you want, not just that you need new floors. Finishes will determine if your bathroom remodel costs $5,000 or $25,000 so let them know what your expectations are before they sit down to budget your renovation.

THINGS WILL GO WRONG

There will always be bumps in the road and unforeseen problems that occur in any renovation. A successful project isn’t a trouble-free one, it’s one where your contractor was able to quickly and professionally deal with the inevitable issues that popped up during the process. Good communication with your contractor will help you feel better about these problems as they arise and can help your contractor know your objectives so they can make the best decisions during a crisis. Don’t sit back and allow your questions to nag at you and also to panic when a problem comes up—as in any relationship, if you both are open with each other about issues and expectations, you and your contractor should be able to work through almost anything.

COMPANY WITH A LONG HISTORY in Collier County, Gulfstream Homes has built homes across the area. Launched in 1998, the company focused mainly on build-on-your-lot estate homes on large tracts of land in communities like The Oaks Estates. Their commitment to great customer service and a wonderful building experience allowed them to grow rapidly and gain a reputation for excellence.

As they grew, their focus was on Naples, mainly working in The Estates and some of the communities with larger lots that accommodated their open floor plans and preferred, single story builds. That changed in the mid 2000s for Michael Peel, Co-founder and Managing Member of Gulfstream Homes. “Through some personal developments, I found myself spending more time on Marco than ever before,” says Peel. “For most of our time as a company, we didn’t work on Marco even though it’s a part of Collier. It really is its own unique market and we knew we would need to create a line of homes that fit on the lots down there and embraced what the Marco client was looking for in a home.”

Peel also thought they needed to have a physical presence in the market with a team and a model home to really bring the right experience to buyers. “As I got to know the island and the community it started to feel like we could really offer a great product and unique experience to people there.” The decision was made and they enlisted the help of a local Realtor to find the perfect lot for their Marco model. Heathwood Drive provided them with a great lot to showcase their talent and knowledge.

Once the lot was found, the team at Gulfstream Homes set about creating a home that would work for the area, taking into consideration the difference in lot size. Now working with thinner lots that prioritize water access, they created a line of homes for Marco Island. “We are a company that historically built on larger, one acre plus lots. Most of our homes were one story and when we decided to create aoptions and floorplans for Marco, we realized we needed to create two story homes to make sure we were offering the right amount of square footage.” Another consideration was outdoor living and making sure the water view most homes have on the island was prioritized. Easy pool and dock access was a must as well.

“The Marco buyer is also more seasonal than the Naples client, so we really made sure we thought about that as we created our designs,” says Peel. “A focus on that large, great room plan with plenty of space for entertaining in the kitchen, nook, and living area as well as privacy for both guests and owners were also considerations.” The new designs placed the main suite and bath on the first floor and gave guests a separate living space upstairs for maximum comfort.

“We have had so much success thanks to the local community welcoming us into the area,” says Peel. “In fact, we had to stop taking contracts for a while due to the demand and then the supply chain issues all builders are facing. We wanted to make sure we could give each client the best experience and build an amazing home so we paused our sales efforts in the area.” Peel and the team at Gulfstream Homes are happy to report that they are once again taking contracts for 2023.

COASTAL COOL

The exterior is a great example of Gulfstream Homes’ take on coastal contemporary design. The style exemplifies clean lines, organic materials and texture, along with a soothing color palette. A crisp white exterior is enhanced through the decorative awnings in “Salty Dog” by Sherwin Williams that pull in more of a coastal, chic feel. The home is surrounded by lush landscaping that works with the island location and the driveway is paved with light gray stones. Peel and the team used dark wood accents at the garage and front door to add subtle contrast. Both doors are built to withstand the elements, an important consideration for a home that is exposed to the island elements.

The great room is bright and airy thanks to the light colors and organic materials used in the room. “I believe the property as a whole captures a subtle elegance,” says Jeneane Bennett, Director of Business Operations and Managing Member of Gulfstream Homes. “In the great room especially, you really get a feel for how well the home has been designed. This isn’t our largest home at just over 3,000 square feet, but the way we’ve laid out the space makes it feel a lot bigger than people expect.” Prospective buyers are happy to find that a thoughtfully designed home can fit their needs and their budget better than a home with a lot of square footage but wasted space. Two sofas and a set of armchairs provide a good amount of seating. The soft gray tones of the fabric keep the room chic and comfortable and pops of color are achieved through the pillows in varying shades of blue. Natural elements, like the driftwood console and organic fiber area rug help balance the room. Above, shiplap cladding has been added for subtle texture and elevates the space.

Buying Well The process of buying a home in any market can seem a little daunting, especially for first time buyers. Here are some tips to help you as you find and purchase your new home.

WORK WITH A REAL ESTATE AGENT. Experts in your community, they can steer you towards a neighborhood that will fit your needs and can help you avoid potential issues as they advise you on the home buying process. The last two years have really changed some of the fundamentals in real estate and they can help you make the most competitive offer.

you talk with your Realtor about any expenses that might pop up related to the neighborhood. There will also be surprise issues, so make sure you still have a little money on hand after you’ve purchased the home. It seems like water heaters and ACs love to break the minute you’re handed the keys to your new home!

HAVE A REALISTIC BUDGET. Take some time to carefully review your finances, taking into consideration your monthly income and debts. Your debts will impact what you can afford. If you’re debt-free, consider houses that are up to five times your total household income. If you are using under 20% of your income to pay down debt, look for a home that is no more than four times your income. If more than 20% of your monthly income goes to pay down existing debts, only shop for houses that are up to or less than three times your income.

RESEARCH THE NEIGHBORHOOD. The neighborhood you choose can make a really big difference in the experience you will have living in your new home. Take some time to vet the neighborhood to make sure it’s a good fit for you and your family. Take into consideration the age of your kids, how active and social you are, and think about expectations for your relationship with your neighbors. If you envision close friendships with neighbors, but find the community doesn’t foster that among the residents, you might want to look at houses in other neighborhoods or just adjust your expectations. Take a walk around the community and chat with a few people. Ask them about the community to get a feel for other people’s experiences in the community. Make sure you also research crime rates, school quality, and neighborhood amenities before buying.

MAKE SURE YOUR CREDIT IS AS GOOD AS IT CAN BE. Lenders look at more than just your credit score when evaluating your mortgage application. They will look at your credit report as a whole to understand your payment habits, balances, and overall financial health. Both your credit report and your score will help your lender determine what interest rate you’re eligible for. As a general rule, the better your credit is, the lower your rate will be. Review your credit report regularly and adjust your habits accordingly to make sure you have the best score possible. If you see errors on your report, alert the credit bureau, as it could improve your score.

DON’T APPLY FOR A NEW CREDIT CARD. Going hand in hand with keeping your credit great, make sure you don’t buy furniture or appliances on credit, or take out an auto loan before the mortgage closes. The lender’s decision to give you a loan is based on your credit score and your debtto-income ratio. Applying for credit can reduce your credit score a few points and adding to your monthly debt payments will increase your debt-to-income ratio. Neither of those is good from the mortgage lender’s perspective. The time between the day you apply and the day you close, or finalize, the loan is critical and any changes to your credit will jeopardize your ability to buy the home. Wait until after closing to open new credit accounts or charge big expenses to your credit cards.

HAVE YOUR DOWN PAYMENT READY. On average, it takes about 6.5 years to save the 20% down payment most loans require, so it’s important to start saving early. Consider setting up a dedicated savings account just for your home buying costs, and look into apps which can automate the process for you. You should also sit down and look at your budget. Identify areas of your spending where you may be able to cut back, and commit to putting those funds in a high-yield savings account or brokerage account.

This could allow you to grow your funds more quickly.

KNOW ABOUT ALL THE COSTS. The expenses of ownership aren’t limited to just the monthly mortgage payment. As a first time home buyer, don’t forget to factor in other costs as you buy a home. You will be paying for insurance, property taxes, utilities, monthly maintenance, and more. Make sure you get a few insurance quotes to get the best rate and look at county records to get an idea of what your taxes will be. In some communities there are HOA fees or club membership dues, so make sure

TAKE ADVANTAGE OF FIRST TIME HOMEBUYER PROGRAMS. You may not know that many city and state housing agencies offer first time homebuyer programs that will assist with a few of the stressful situations you might face. These programs help with down payments and closing costs and you might be able to get a grant or a loan to offset the amount of money you need to bring to the transaction. There are also government loan programs that allow lenders to offer flexible qualifying standards and lower down payment requirements. These programs will educate you about tax credits that some state and local governments still offer. There are also homebuyer education programs that will help you know where to start and how to apply for a mortgage.

GET PRE-APPROVED BEFORE YOU SEARCH. Shopping for a home is the fun part, getting a loan is not. You will need to gather a lot of paperwork proving you are making the amount of money you claim you are and are able to make your monthly payments, so it’s a tedious process. Looking at homes, imagining what it would be like to decorate the interior, and envisioning your future life there is so much more enjoyable. But visiting properties before finding out how much you’re able to borrow only leads to disappointment and then when you do find the right home, if you aren’t pre-qualified or pre-approved, you won’t be able to make a serious offer.

Before you really start your home search, talk to a mortgage professional about a home loan. In today’s fast-paced market, no one will even consider an offer that doesn’t come with a pre-approval letter and many Realtors don’t have time to work with someone who hasn’t gone through that process already.

HAVE AN IDEA OF HOW MUCH RENOVATIONS AND REPAIRS WILL COST. Many first time buyers are looking at homes that might need some TLC. It’s a good idea to get a feel for the cost of materials and labor in your area so you don’t underestimate the costs and find yourself stuck with something that won’t actually turn into the great home you thought it would. The price of materials has gone way up as well so make sure you have a realistic idea of how much time, money, and effort renovations of any size will take before you buy your first home.

While you should always talk to a Realtor in your market about local trends, most parts of the country see the highest sales volume and prices during this time of year. While the market is still experiencing a lack of listings, there is a noticeable slow down in many areas, so there are considerations before you put your home on the market. Before you list, take a look around to make sure your home is in great shape and there aren’t points potential buyers might find problematic. You want to give yourself the best chance of quickly selling your home for the highest price. Making some simple home improvements will not only keep you loving your home longer, these are great ways to add value to your home should you decide to list.

Summer is the time to make sure your AC is at its best. Most companies

suggest maintenance twice a year, once before summer heats up and once before you have to use your heat. Ensuring your AC is running efficiently will give you peace of mind during hot days and as your home is listed on the market. The last thing you want to worry about is the AC breaking and losing valuable time as you rush to fix it before another showing.

In addition to regular maintenance, replace the filter every 45-90 days, maintain grass and bushes around the exterior condenser unit so they don’t block the airflow, and help out your AC inside by running your ceiling fans.

The exterior of your home is the first thing you and the people coming to view your house will see, so make sure it’s in great shape. Your lawn is a big consideration—check that it’s not patchy or scorched and keep the weeds at bay. Talk to your lawn care team about seeding your lawn, fertilization, and weed mitigation so it looks as green and lush as possible.

Fresh mulch in garden beds with sharp lines will ensure your home looks clean and smart as people attend showings.

Make sure that sidewalks and your driveway have been pressure washed, windows are clean from the outside as well as in, and there are no hard water stains from sprinklers on your walls.

Again, even if you aren’t selling your home, paying special attention to the exterior will keep your home looking new and give you a great feeling as you pull into the driveway each day.

Another outdoor area that shouldn’t be overlooked is the lanai. This important space can quickly look a little worn thanks to the heat, humidity, and sun we deal with in the summer. Make sure outdoor furniture is clean and free from mold and mildew. This might require purchasing new cushions or whole pieces like chairs and sofas since technology has come so far in the last few years. Performance fabric is now offered in an almost endless array of colors and patterns, making your outdoor upholstery look just as beautiful as your indoor soft surfaces. Adding lights and replacing burnt out bulbs is another great step to creating a beautiful lanai that will work for both your family and up the sellability of your home.

Also, pay attention to your pavers and concrete surfaces as well. Are they cracked or stained? Are weeds growing through the joints of the pavers? If so, make the necessary repairs, clean the surfaces well, and put down new sand after picking out any plant life that might be growing between your blocks. Also make sure your pool is clean by checking the filter, chemicals, and water quality. This will help you avoid costly repairs and it’s hard to show a home with a green pool! If you’re not selling the house, this will also ensure that you and your family can enjoy this special area throughout the hottest months.

You’d be surprised how much change a new set of draw pulls can provide. Also take the time to secure draw fronts and any loose hinges so your cabinet doors don’t hang awkwardly.

Be aware of broken light switches and outlet plates. These plastic items can become brittle over time and break, and can look dingy from years of use and oils from your hands. Replacing these will update your home and show buyers how much care you’ve given it throughout the years. Speaking of switches and plugs, it might be time to think about updating the lighting in your home. One of the more simple changes you can make for a small investment, lighting makes a big impact on the look of your home.

As you pick out the new pieces, try to keep colors consistent with your home’s hardware. Also remember that certain metals still look a little dated so stay away from the shiny brass of the 80s and 90s. There are updated options that will look more contemporary while still giving you that warm look.

The most impactful changes happen in the kitchen, dining room, and bathrooms. These spaces are all areas you want well-lit as high traffic areas, so focus on them first before tackling the bedroom or home office.

Also remember that less is more with lighting. Sometimes an update can be as simple as removing a light fixture and not replacing it. A large chandelier from the 80s in your living room might not need to be replaced with anything at all, especially if there are other light sources in the space.

Have your generator serviced so you know it will work should the power go off and make sure all your hurricane shutters are labeled and organized and that the right fasteners are at hand. If you have roll down screens, test them to ensure they are working properly, both manually and electronically.

There’s nothing like a delicious, homemade burger hot off the grill or griddle paired with perfect summer sides. Juicy and filling, you can make a burger out of almost any meat and there are some great vegetarian options as well. Here are some updated takes on the classic American favorite along with delicious sides that will be crowd favorites at your next summer gathering.

the classic hamburger SERVES 4

If you want to add more flavor to your burgers, consider mixing in some special ingredients like the ones listed below:

• 1 egg

• Lightly oil grill or griddle and heat to medium-high.

• 1 tsp. mustard (yellow or Dijon)

• Whisk egg in a bowl and add mustard, Worcestershire sauce, onion, garlic, salt, and pepper.

• 1 tsp. Worcestershire sauce

• Crumble the beef and use your hands or a fork to gently incorporate the wet mix.

• 1 small onion, finely grated

• The more you work the meat the tougher it gets so handle it a little as possible.

• 1 tsp. lemon pepper

• Gently shape (don’t firmly press) mixture into burgers about ¾ inch thick.

• 1 tsp. dried thyme or rosemary

• 1 clove garlic, minced • 1/2 tsp. salt • 1/2 tsp. pepper • 1lb ground beef

• Using your thumb, make a shallow depression in the center of each burger to prevent puffing up during cooking.

• Place burgers on the grill or griddle and cook about 6 to 8 minutes per side.

• 1 Tbsp. creamy caesar salad dressing or 1 Tbsp. Greek salad dressing • 1 Tbsp. chopped sun-dried tomato • 1 tsp. curry powder • 1 Tbsp. fresh herbs • 2 tsp. cajun seasoning • 1 tsp. teriyaki sauce hoisin sauce • 1 fresh or pickled jalapeno, chopped

corn, avocado & tomato salad SERVES 6 • 2 cups cooked corn, fresh or frozen • 1 pint cherry or grape tomatoes, halved • 1/2 cup finely diced red onion • 1-2 avocados, cut into 1/2-inch cubes Dressing: • 2 Tbsp. olive oil • 1/2 tsp. grated lime zest • 1 Tbsp. fresh lime juice • 1/4 cup chopped cilantro • 1/4 tsp. salt • 1/4 tsp. pepper

• For the best results, wrap the corn in tin foil and grill until most of the kernels have a nice char.

You can also boil the corn if you don’t have access to a grill.

• Combine the cooked corn tomatoes and onion in a large glass bowl. Mix together the dressing ingredients in another bowl, pour over the salad, and gently toss to mix. Chill salad for an hour or two to let flavors blend.

• Add avocados and a squirt of lime juice right before serving so they don’t brown.

juicy turkey burgers SERVES 4 • 16 oz. 93% lean ground turkey • 1 Tbsp. plain dried breadcrumbs • 1/2 tsp. salt, or as desired • 1/4 tsp. freshly ground black pepper • 1/4 tsp. (heaping) garlic powder • 1/4 tsp. (heaping) onion powder

• Add ground turkey to a medium mixing bowl. Sprinkle in breadcrumbs, salt, pepper, garlic powder, and onion powder. Add mayonnaise and Worcestershire sauce.

• Gently break up and mix the meat mixture until evenly blended.

Divide into 4 equal portions and shape into patties about 1/2-inch thick.

• Preheat olive oil in a 12-inch non-stick skillet over medium-high heat for a few minutes.

• 2 tsp. Worcestershire sauce

• Add turkey patties and sear until golden brown on bottom, about 4 to 5 minutes, flip and continue to cook until cooked through, about 4 to 5 minutes longer. Center should register 165°F on an instant read thermometer.

• 1 Tbsp. olive oil

• Serve warm on buns or lettuce leaves with toppings of choice.

• 2 Tbsp. mayonnaise

baked zucchini chips SERVES 4

• Olive oil spray

• Preheat oven to 425°F and line a rimmed baking sheet with parchment paper. Coat it with olive oil spray.

• 2 medium zucchini, about 1 lb. total weight

• Slice the zucchini into ⅛-inch thick rounds. This is most easily done with a mandolin. Sprinkle the slices with 1 teaspoon of kosher salt. Place the salted zucchini in a colander in the sink and let them stand for 30 minutes at room temperature to help drain excess water. After 30 minutes, rinse and blot dry the zucchini slices using paper towels.

• 1 ¼ tsp. coarse kosher salt, divided • ½ tsp. garlic powder • ¼ tsp. black pepper • ¼ cup dry-grated Parmesan

• Arrange the zucchini slices in a single layer on the prepared baking sheet. Spray them with olive oil. Bake them for 15 minutes.

• Remove the baking sheet from the oven. Sprinkle the zucchini slices with the remaining ¼ teaspoon of kosher salt, black pepper, garlic powder, and grated Parmesan.

• Return the pan to the oven and continue baking until the slices are browned and crisp, 15-20 more minutes.

crispy potato wedges SERVES 4

• 3 large russet potatoes • ⅓ cup olive oil • 1 tsp. salt • ½ tsp. pepper

• Preheat oven to 400°F. • Thoroughly wash potatoes, cut in half, and slice into wedges.

• 1 tsp. garlic powder

• Toss wedges in olive oil, cheese, and spices.

• 1 Tbsp. dried oregano

• Place on a baking sheet, skin side down.

• 1 Tbsp. paprika

• Bake 40-50 minutes, until golden brown and slightly crispy. Serve and enjoy!

• ½ cup Parmesan cheese

amazing veggie burgers SERVES 8

• 2 Tbsp. extravirgin olive oil, more for drizzling • 2 shallots, chopped (about ⅔ cup) • 16 oz. mushrooms, mix of shiitake + portobello, stemmed and diced • 2 Tbsp. tamari • 2 Tbsp. balsamic vinegar • 1 Tbsp. mirin, or ½ teaspoon maple syrup • 2 garlic cloves, minced • ½ tsp. smoked paprika

• 2 tsp. sriracha • ½ cup chopped walnuts • ¼ cup ground flaxseed • 2 cups cooked short-grain brown rice, freshly cooked • 1 cup panko bread crumbs, divided • Vegan Worcestershire sauce, for brushing • Nonstick cooking spray, for grilling • Hamburger buns & desired toppings • Sea salt and freshly ground black pepper

• Heat the olive oil in a medium skillet over medium heat. Add the shallot and sauté until soft, 1 minute. Add the mushrooms and a generous pinch of salt, and sauté until soft and browned, 6 to 9 minutes, turning down the heat slightly, as needed.

• Stir in the tamari, vinegar, and mirin. Stir, reduce the heat, then add the garlic, smoked paprika, and sriracha. Remove the pan from the heat and let cool slightly.

• In a food processor, combine the sautéed mushrooms, walnuts, flaxseed, brown rice, and ½ cup of the panko. Pulse until just combined. The mixture should hold together when pinched, but it should still have some texture.

• Transfer to a large bowl and fold in the remaining panko.

• Form into 8 patties, place them on a large plate and chill in the fridge for 1 hour.

• If you’re grilling the patties, preheat a grill to medium-high heat. Brush the patties with olive oil and spray the grill with cooking spray. Place the patties on the grill and use a spatula to press down lightly. Grill for 7 minutes on the first side, flip, and grill for 6 to 7 minutes on the second side, or until well-charred and cooked through.

• To cook the patties on the stove, heat a cast-iron skillet over medium heat. Coat the bottom of the skillet with oil and cook the patties for 5 to 6 minutes per side, or until well-charred and cooked through.
