Family Ticket to Eden Camp

WALKING WITH THE WANDERER

This walk would be ideal for a summer evening or a leisurely afternoon stroll. Starting at the old market and coaching town of Boroughbridge, it soon reaches the river Ure which is followed for nearly half the walk’s length. The return goes through Aldborough, one of North Yorkshire’s best-preserved villages, built on the site of the Roman town Isurium Brigantum —the remains of which are displayed in a small museum.

IS THIS WALK FOR ME?

Under four miles and, with only a few modest slopes, this is a very easy walk. There are no stiles and much of the route is on solid surfaces. The riverside section can be muddy in places and may be impassable at times of flooding.

GETTING THERE

Boroughbridge is 18 miles from York following the A59 to Green Hammerton then the B6265. There is some street parking but the best option is to use the town (Back Lane) carpark accessed from High Street and Hall Square (honesty box). Bus no. 142/143 runs every two hours (no Sunday service) from York Piccadilly to Boroughbridge alighting and returning from St James Square.

REFRESHMENTS

There are several pubs and cafes in Boroughbridge. In Aldborough the only option is the Ship Inn which is open every day except Monday.

WHAT TO SEE

Boroughbridge is worth an exploration. There’s a range of interesting buildings and independent shops. The riverside stretch provides an opportunity to see a range of riparian wildlife. Aldborough has a number of distinctive unusual buildings, many grouped around the village green with its maypole. English Heritage’s Aldborough Roman Site (open Fri-Sun only) is well worth a visit, particularly to see the two mosaics preserved in specially constructed nineteenth-century buildings. Possible short deviations from the described route in Boroughbridge are to the river and weir, or to the Devil’s Arrows— four pre-historic standing stones somewhat forlornly situated off Roecliffe Road near the motorway.

Boroughbridge & Aldborough

Time: 1½ hours Distance: 3¾ miles

1. Exit the carpark and turn immediately left along a short street with the church tower visible ahead and the fire station to the left. At a crossroads, with the Hideaway Cafe opposite, turn left (if arriving by bus, turn back in the direction of York to join the route by keeping ahead at the crossroads). In about 100-metres, the main road will turn sharpright, here keep ahead (signed ‘Aldboro’). In another 125-metres, take the signed footpath on the left, running between fences. Continue to an embankment.

2. Turn right to ascend the bank and continue downstream with the river away to the left. In about 1,000 metres, ignore a prominently signed permissive path on the right staying on the embankment. Soon after passing a farm on the opposite bank, the river and embankment loop right. Not far beyond a metal gate the river begins to loop left. Here, be sure to stay with the embankment rather than a beaten path below which will be running nearer the river. Remaining on the embankment will bring you to a track by a powerline pole.

3. Go ahead on the track, which soon becomes tarmacked, to reach a road. Turn right on the pavement with a wall/hedge right.

4. After entering Aldborough village, go left at the triangular enclosure with prominent conifer trees. At the green, keep right with the tree/seat left and maypole right. Go ahead (left) uphill, soon passing the Aldborough Roman Site on the right. Continue beyond this to a crossroads at the main road.

5. Turn right and go downhill on the pavement. Continue into the outskirts of Boroughbridge until you are opposite a road bend sign on the right, at which, go left into Springfield Avenue. Walk along this suburban street until it ends with a recreation ground opposite. Here take the further of the two roads leading right.

6. Continue on this road (New Row which becomes High Street) until you approach the Black Bull on the left. Here, to go directly back to the carpark, keep ahead and continue along

the main street, then turn right into Hall Square (for the bus stop turn right into St. James Square). To see a little more of Boroughbridge, turn left at the Black Bull into St Helena, soon crossing the stream (River Tutt) then forking right to the Methodist Church. Here, turn right along Horsefair. Continue until you are opposite the Post Office at which turn right with the Crown Hotel on the left (keep ahead to

reach the river). At the bend, go ahead into Hall Square (to return by bus continue along the street (Fishergate) to St James Square).

New Build Warranties

I am proposing to buy a “newbuild” property and I have been told that as the house comes with a warranty, I don’t need to do a survey. Can you please explain the role of the warranty?

When a building company starts to build a new development, it is very common for them to engage a third-party company to provide a warranty scheme to offer to their buyers. This is commonly a company such as NHBC, although there are numerous companies which will provide this service to the construction industry. Ultimately the provider is insured by a reputable insurance company, who underwrite the policy.

These third-party insurers will work hand in hand with the builder to oversee the development as it is constructed and ultimately agree a warranty scheme with the builder, which they can offer to their buyers and any mortgage companies involved.

The third-party insurer will sometimes also take over the role of building control for the development from the council, and as part of their overall scheme sign off each property to confirm that it is building regulation compliant at the end of the build.

Ultimately the property can then be offered with a 10-year warranty against structural defects, which makes the property more appealing to a buyer and is often a mortgage condition imposed by their mortgage company. For the first 2 years the scheme normally includes all aspects of the build and then the remaining 8 years, provides insurance for structural defects.

However, whilst this does provide buyers and their mortgage providers with a safety net if defects are discovered in the future, it does not negate the overall need to have a trained surveyor review the property before you commit to buy. Ultimately it would be wise to discuss your proposed purchase with a surveyor before exchanging contracts and discuss with them what they would recommend.

I am buying a house which has been built by a smaller building company, who are offering an architect’s certificate instead of a newbuild warranty. Am I still protected against any future defects in the construction of the house?

Whilst the third-party insurance companies do normally offer a wide variety of new build warranty schemes, it is not always practical or financially viable for a builder constructing a smaller scheme to provide one.

In these instances, they will likely arrange with their architect for them to oversee the build and provide a certificate to confirm that the property has been constructed correctly and in accordance with the relevant planning and building regulation approvals.

This certificate is then backed by the individual architect’s professional indemnity insurance, usually for a period of either 6 or 10 years and again provides some recourse to a buyer if faults are discovered in the structure of the property during that period.

Ultimately, as with the new build warranty it is effectively an insurance policy upon which you would be entitled to claim should future faults be discovered in the build, which the architects should have identified.

In respect of either a new build warranty or an architect’s certificate, it is important if you are using a mortgage to buy the house, that you check before exchange contracts that it is acceptable to your particular mortgage company.

Local musician tackles online bullies in new single

With the world such a scary and daunting place these days, we’re here to restore your hope in society through a properly uplifting story about one of York’s rising musical stars.

York singer Liv Quigley has shared her story with autism and her struggles with anxiety in a new song called Somebody She hopes it will inspire more creatives like her to put themselves out there.

Liv said, “I started getting people being quite unpleasant online, writing stuff going oh, you'd be better if you lost weight.

Since working with Andy, not only has Liv been able to record her own music in a professional

recording studio, but she's also performed her first ever "noisy pub" gigs at The Pab Bar on Castlegate — who Andy tells us are “very keen to have her back.”

When they first started working together, Andy had helped her write emails to bars and radios, but since then, her confidence has grown immeasurably, such that she’s begun to build independent contacts in the industry.

Andy says the biggest development he’s seen in Liv is that “she’s now in control of her own destiny.”

New homes and businesses planned for York city centre

You may have seen all the roadworks on Queen Street Bridge over the last few weeks and thought things couldn’t possibly any busier (or more annoying), but this is just the beginning of much grander redevelopment plans that will see the station area completely transformed.

Network Rail have signed a deal that will see over £1 billion invested, 2,500 houses built, and up to a million square feet of office, retail and

hospitality space, made available at the back of the station.

They expect the new developments to create up to 6,500 new jobs which will grow the city’s economy by 20%.

Employee, worker, self-employed?

Senior Chartered Legal Executive, Alexander Millward, from Bridge Employment Law, outlines the risks of getting employment status and rights wrong.

The difference really does matter!

In our practice advising employers we often come across cases of mistaken legal status, along with its frequently major impact on both the employer and individual doing the work. Here’s a summary of key issues from both sides.

What’s the key difference in status and why does it matter?

The three statuses’ in employment law are summarised (very simply) as follows: -

1. Self-employed: this person controls their work, their time, uses their own tools, doesn’t have to turn up, can send some-one else - in this case, they are selfemployed, meaning, no holiday pay, no minimum wage and generally no rights to make many claims employees could make and no PAYE.

2. Worker: they can’t send a substitute, they work personally, with some flexibility, they don’t have to accept work BUT they must be on PAYE, they have the right to minimum wage and holiday pay too, working time regulation etc.

3. Employee: they have to do the work personally, they are under complete control of the employer and thus, they are on PAYE, they have holiday pay and minimum wage plus generally rights not to be unfairly dismissed, notice pay and a much wider range of rights and obligations –we have rulings of ‘employee’ status EVEN where they worked via their own personal company!

Getting status wrong can have a huge impact. Often employers think they have self-employed contractors but actually have workers or employees, for example: -

1. For employers, getting this wrong means unexpected claims for PAYE liabilities and penalties that an employer didn’t even know they had, backdated holiday pay, income tax, NI etc. and minimum wage too and, if they are treated as employees, then claims for unfair dismissal! It isn’t just about what you and the contract call them, it’s also about how you manage them on the ground.

2. For individuals it can mean less pay, no holiday pay, no protections when dismissed, no rights to regulated working hours, rest breaks and other protections.

What can you do?

If you have anyone on what you refer to ‘zero-hours’, ‘consultancy’ or ‘self-employed contractor terms’ contact us to have a free audit. YORK VETERAN HAS TRAIN NAMED AFTER HIM

Ninety-eight-year-old Ken Cooke would have spent every morning riding to work at the Rowntrees factory on-board a much larger version of the Ruston & Hornsby 88DS locomotive pictured here, so it must have been a real nostalgic honour when Hornby model manufacturers presented him with his very own miniversion.

Before he was employed at the cocoa works, Ken started out life very differently to most teenagers you see nowadays. When he was just 16, Ken volunteered to serve his country, lying about his age to get onboard a boat

to join the war effort, where he went on to land during D-Day.

This is not the first time that Ken has been recognised for his service, back in 2016 he was awarded the Legion D’Honneur (France’s highest military honour).

We’re sure that as a lifelong member of the Derwent Valley Light Railway, this model is an award he’ll cherish forever.

Community Campaign invites all of York to “save Severus Hill”

First named by Sir Francis Drake for its links to the Roman Emperor Septimius Severus, now more widely known as the site of a former water reservoir and tower, located just near Poppleton Road in Holgate, Severus Hill, is in danger of being sold to private developers— risking huge uncertainty for the natural and historical elements of the unique space.

That’s if the Friends of Severus Hill, an urgently founded community group, are not able to raise the more than £150,000 needed to buy the site.

Keyland Development (the sister company of Yorkshire Water) who own the land, have agreed to postpone an auction of the hill until the end of June, allowing a short time for the community to raise awareness, and the money required, to save the site for the city.

Among many hundreds of local supporters, the group were handed a boost when Member of Parliament for York Central, Rachael Maskell, spoke out in their defence.

Mrs Maskell MP told Your Local Link,

“A chance to community-purchase an important site doesn’t come around often.”

“I’d urge everyone to go and check the crowdfunder and see if you can be part of a grassroots goal to preserve history and nature through a not-for-profit community organisation.”

The Friends of Severus Hill say that preserving the site is so important, because in the 35 years since the reservoir and tower were fenced off, the hill has been left completely untouched, allowing a vibrant ecosystem to form, unlike anything else in the city. A naturally rewilded urban space.

It’s an oasis for several migratory species like swifts and waxwings, who use the site as they travel across the country, and is home to several families of foxes, and critically endangered hedgehogs.

Toni Bunnell, a wildlife biologist from the University of Hull describes the hill as “a wildlife area of great importance” due to the populations of hedgehogs that live there.

In April the campaign ran a creative

competition with local schools to reflect the hill’s importance to the community. 75 fantastic posters were submitted which have been transformed into large banners, displayed at the entrance to the site on Poppleton Road.

Not only have Roman road remains and a Viking spearhead been discovered on the hill, but the area is also rumoured to hold remains of a German bomb — dropped on Holgate during the Baedeker raids in April 1942.

Jo Patton, another Friend of Severus Hill, said that any attempt to build affordable houses isn’t even realistic to solving York’s housing crisis, “It would take a huge amount of work to get the site ready to build on in the first place.”

This process would likely take years and would be at the expense of the entire landscape of the hill and surrounding area.

Severus Hill is without a doubt a hidden gem in York’s landscape— a site that is believed by historians to hold the ashes of a Roman Emperor, Viking remains, and an unexploded bomb, and is believed by geologists to hold ice-age fossils. Besides the history, it is already home to unprecedented levels of urban wildlife; should be protected at all costs. Jo says that any sale to housing developers would mean that “there is never a chance to uncover those mysteries and wild wonders.”

Make time for National Carers week

National Carers Week, running this year from the 10th until the 16th of June, is well worth clearing space in your calendar for. It’s an annual campaign to raise awareness of caring, highlighting the challenges unpaid carers face and recognising the contribution they make to families and communities throughout the UK.

More than anything, the weeklong celebration helps people who don't think of themselves as having caring responsibilities to identify as carers and access the muchneeded support they deserve.

Who are York’s carers?

The National Carers Week charity officially define a carer as, “anyone who looks after a family member or friend who has a disability, mental or physical illness, addiction, or who needs extra help as they grow older.”

Overall, there are an estimated 10.6 million carers around the UK, working out at one-in-five adults!

Considering the size of the community, it’s unfortunately true that many carers can be so focused on providing for their dependents, all whilst maintaining work or any

other responsibilities, that they simply don’t have time to reach out for help when they need it. Whether that help takes the shape of a little extra financial backing or a break for their mental health.

Whilst many feel that caring is one of the most important things they do, its challenges should not be underestimated. Caring without the right information and support can be tough.

‘Putting carers on the map’. This year’s theme is all about ensuring the phenomenal carers we have in our community are not

underrepresented for the (often unpaid) work that they do. Over the course of the week, care centres around our city will be working hard to ensure that each and every carer’s voice is heard loud and clear. Only then will they recieve the support they deserve. This June it’s all about caring for the carers.

Because the first step in making a difference is raising awareness, even if you can’t lend a hand at any upcoming events, the simple action of sharing or re-posting material on social media can go a long way to making the carers in your social circle feel safe in the knowledge that you’re there for them.

Juggling Parenting and Parent Care

Balancing caring for children whilst also organising care for ageing parents can feel overwhelming. Meeting the needs of two generations at opposite ends of the age spectrum requires careful planning, communication and support systems in place.

First and foremost, open communication within the family is crucial. Sit down with both your children and your parents to discuss everyone’s needs and expectations. Encourage honesty and empathy, as each family member may have their own concerns and preferences. Establishing clear communication channels can help avoid misunderstandings and reduce stress for everyone involved.

Next, create a schedule or a shared calendar to keep track of appointments, activities and duties. This will help you stay organised and ensure that nothing falls through the cracks. Allocate specific tasks to family members

based on their availability and strengths, and be willing to adjust the schedule as needed.

Don’t hesitate to seek outside help when necessary. Enlist the support of other family members, friends or Care Professionals to provide respite care or assistance with specific tasks. Remember that asking for help is not a sign of weakness but rather a smart and practical way to ensure that both your children and your parents receive the care and attention they need.

Lastly, take care of yourself as well. Caring for both children and ageing parents can be physically and emotionally draining, so it’s important to prioritise self-care. Make time for activities that recharge your batteries, whether it’s exercising, reading, or spending time with friends. Remember that you cannot pour from an empty cup, and taking care of yourself will ultimately enable you to better care for others.

Dementia Day Care with a Difference

When it comes to finding the right type of care for loved ones affected by any condition like dementia, making the decision is a huge responsibility and an emotional one.

We’re so lucky in York that we have access to the services of The Rainbow Care Group, a six-times national award-winning dementia care provider who have found the perfect balance between stimulation and fun, by employing an ethos of ‘person-centred’ care within a safe environment.

In York they run day clubs in Osbaldwick and Clifton, where

they’re offering free taster days for anyone to try out a day with them to see first-hand how Rainbow Care Group do things differently.

Their day clubs — running from 10am until 4pm — cater for a maximum of 12 people at any one time and promote independence, social interaction and activity, cognitive stimulation, and friendship in a safe environment with a high staff ratio, providing full care and support for those who need it.

The six-hour break also allows relatives and carers the opportunity to have some much-

needed guilt-free time to recharge their own batteries.

It’s an amazing alternative to traditional respite care, based in a care home, as Rainbow run theirs in community settings. For those who attend it feels more like a club, but the care is specialised and focuses on the needs of each individual. The activities, either in groups or one-to-one, are varied and include everything from trips out, entertainers, reminiscence, music, games, arts, and craft activities, and so much more, so that everyone can participate.

An evening at Bistro du Vin REVIEW

Our experience at Bistro du Vin started out as you’d hope any June night to. It was hot, bright, and sticky outside as we wandered down through all the roadwork-induced chaos at York Station. Although we were forced to meander through temporary pedestrian paths and traffic diversions, we still made it to the French-inspired hotel and bistro in just five-minutes.

On entering the grade II listed Georgian hotel building, the sense of refreshment from the outside heat was immediate. The bottle of Moretti I was handed by their welcoming front-of-house staff only served to enhance that sense!

On to the main event, and after being led into their delightful bistro room, which is illuminated by natural light that pours in form a circular skylight, allowing one to access all of that glorious summer sun (minus the humidity), we were given full reign of their delicious new seasonal menu. My eyes quickly focused in on the Spiced Rump of Lamb. Beforehand I started with the Severn and Wye Smoked Salmon,

which we paired with a bottle of their Crowded House Sauvignon Blanc. The freshness of the salmon was evident in every bite and was helped to melt away upon first taste by the fresh and pear-based fruitiness of the sauvignon.

The lamb was cooked to perfection. It was tender and succulent all without tasting gamey, a skill on its own. Like all great modern cuisine, they combined that typical French mastery over the lamb with wider international culinary influences, here in the shape of couscous and pomegranate.

Then Crème Brulé was the only way to cap off the meal. The classic dessert needs no introduction, and yet still surpassed all expectations.
