The city was identified as one of the most affordable places to buy a home in PRD Real Estate’s Housing Affordability Report “Ready Set Go Regional’ released this week. According to PRDnationwide research Wagga is one of the best performing real estate centres in Australia and in the top four in NSW for those looking to fulfil their dream of home ownership. The report highlights regional areas in Queensland, Victoria, New South Wales and Tasmania that not only offer house price affordability, but also show promising growth indicators for local jobs and a sustainable economic future. PRD Sales Consultant, Ryan Smith’s recent experiences back up the reports findings. “We have seen excellent enquiry from the city over the past 18months. Most city buyers comment on the fact Wagga is provided with everything that the city has at a fraction of the cost. We had a family purchase a lifestyle block in Wagga to allow the kids to enjoy space, be able to have pets like a dog and horses and have the flexibility to be at home longer by not spending hours on a commute. ” he said. “Another family moved to town and the husband still travels to Sydney for work, Mon-Thurs and spends 3 days at home, which is still more time than they had together when they lived in the city. Wagga is providing great opportunities that the locals already knew about, now the Citysiders are realising.” added Ryan. Top performing areas were assessed on five key criteria:

POSITIVE PROPERTY TRENDS
Wagga Wagga had more than ten times the required 20 sales transactions in 2016 and 2017 to ensure statistical reliability. Between 2006 and 2016, Wagga also demonstrated positive growth in prices with Houses (6.3%) and Units (3.0%) performing well. Consistent capital growth is expected to attract keen first home buyers and clever investors.
INVESTMENT
Wagga has demonstrated a consistently positive rental market with yields staying over 4.0% since 2009. December 2017 figures showed investment yields on houses (5.5%) and units (4.9%) were well above Sydney’s houses (2.9%) and units (3.8%) for the same period.
PROJECT DEVELOPMENT
Wagga Wagga is set to see major investment in future project developments. With a higher concentration of commercial ($109.5M in 2018) and infrastructure projects ($1.31.7M) there is a positive economic outlook for the City with an expanding economy and growing employment opportunities

Wagga’s unemployment rate (5.5%) sits below that of Sydney (6.0%) and the State average (6.3%). At $345,000 Wagga’s median house price is well below that of its nearest capital city, Sydney at $1179,500.

Last week, the focus was on soil types and how to ameliorate what you have in your house block to what it needs to be to ensure a vibrant, productive garden you’ll be proud of. Now we know what type of soil we have, the next stage is to design your garden. It is really worth spending plenty of time thinking about the purpose of your outdoor areas and make a list of what and how the spaces will be used. By asking good questions of the people who will use this area, all needs can be accommodated and used effectively. Include the following items in your discussions: • Children’s play areas • Clothesline • Paths • Pets • Entertaining area • Vegetable and herb gardens • Shade from trees and / or awnings • Garden art including urns, pots and fountains • Lighting
A very important aspect to consider is, how much time do you want to spend in the garden space and taking care of the plants in it. Plants and humans nourish each other so for a lush space, the choice of plants and the time you spend with them will determine how your garden looks, and flourishes. Start making notes and taking pictures of gardens you’ve been impressed by, and see if some of the features can be reproduced at your place. Some of the most wonderful examples are at Open Gardens with the next round due in Spring. These gardens are usually quite a few years old and you’ll get some idea of how big certain trees grow, what a water-wise garden can look like, and how to select and arrange garden art. The next step is to take note of which plants thrive in your area, be they shade trees, climbers and creepers, perennials, annuals and, if you have a lawn, which species is best (consider those which need little watering). Make a scale drawing of your house and garden to ensure your proposed ideas actually fit into the space,
then use a spray can of coloured paint to literally draw each item on the ground. Mark where north is as this determines which plants will be sited in best positions. When it comes the time to start creating everything, plant your garden beds first then add the borders and paths, to minimise any damage to your plants. I have always been a big fan of building new homes because, financially, it always seems to makes more sense long-term, but ultimately it will depend on your budget and the property in question. Think about your personal financial situation and long-term plans then weigh all options before taking the plunge. Think about what you want to achieve financially through property then work out which type of property is going to suit you and help move you towards your financial goals faster.

PAINTING in winter By Inspirations Paint Wagga
With cold temperatures and rainy weather you may not feel like tackling a painting project but can you actually paint in winter and will the paint dry properly? The answer is yes. Sure, there are valid reasons for being discouraged to tackle a paint project in winter. You don’t want to be painting outdoors in wet weather because the paint will streak if exposed to rain. For indoor projects you may be concerned that lower temperatures will mean your project won’t dry. But all is ok - you can still work on indoor paint projects even during cold and wet weather and as long as the room temperature is between 10C and 30C and you have adequate air circulation, it will dry just fine. To speed up drying times you can increase air circulation by opening doors and windows (as long as the rain doesn’t come in), using fans or, in extreme cases, using blow heaters. These can hired from equipment hire stores. If you are going to tackle a project this winter, check out these handy tips on colour selection, surface preparation and paint application to make the job easy and excellent.
Colour Selection For some, choosing colour is easy, however for others it can be a daunting task. To make colour selection easier start by looking through home magazines and online photo galleries to get a feel for the look you like. It’s important to note that just because you like a particular colour scheme many factors such as aspect, lighting and the architectural style of your home will impact on your colour selection. Get an initial idea of which colours look best in your home using paint colour chips held up against the walls, floors and soft furnishings. To get a really good indication of how your chosen colours will look, experiment with sample pots by painting large pieces of cardboard (instead of your walls) in your chosen colours and placing them on different walls in the room. If you’re still struggling with colour then consider having a qualified colour consultant come to your home, where they’ll work with you to develop the perfect colour scheme.
Preparation In order to keep the job stress and paint-splatter free, it’s important to prepare the space to protect furniture and prepare the surface to ensure you achieve a perfectly smooth finish: 1. Clear the space by moving your furniture into the middle of the room and cover with drop sheets. 2. Cover your floors with plastic or canvas drop sheets. 3. Clean surfaces by washing down all walls, ceilings and trims with sugar soap and water. 4. Protect fittings by using blue painter’s masking tape (which is easily removed) around light fittings, cupboards or areas you don’t want paint.

WEEKLY INSPIRATION Paint Application Once you have prepared the surface it’s time to paint! Experienced painters know where to begin but others may not know where to. Below are some hints and tips to get you started.
Where to Start? Think from the top down when it comes to painting. This way you can paint over any drips and you won’t scuff painted walls with your ladder. Begin with ceilings before moving to the walls. Then paint the trims and then windows and doors before finally painting the skirting boards.
Brush vs Roller A roller saves time and gives a smoother finish for broad walls. However always cut-in with a brush around trims, corners and edges. Be sure to roll the main walls soon afterward cutting-in to avoid ‘picture framing’, where the cut-in areas remain visible as an ugly boarder around the wall.
How to use a Roller Starting at the top of the wall paint in angled strokes like the letter ‘W’ so that you achieve an even coverage without lines. Be sure to overlap the wet edge of the previously completed area. When taking a break, wrap your roller in glad wrap so that it doesn’t dry out between coats.
How Much Paint Will I Need? Most interior broadwall paints will cover at a rate of 16m² per litre, which is 8m² for two coats. To work out how much paint you’ll need, simply measure the height and width of each wall then use our online paint calculator to determine the quantity of paint required. The calculator also gives an approximate cost. Remember, if painting in cold weather ensure there’s a good breeze to allow the paint to properly dry. Every Monday, Wednesda y and Friday morning, the Ashmont Churches Caring for Children runs its Ashmont School Breakfast Program, providing breakfast for up to 150 children who, in many cases, would otherwise go hungry.
